The welcome basket was very interesting giving us some insight to the local product Products. Very thoughtful and delicious. Lots to do for the boys, dad and I’m and grandparents. This is a property with a high standard of finish and appointments, in an excellent location to explore mid Wales. The lovely owners (Catherine and Rheinallt) live next door and left an excellent and delicious hamper full of locally produced goods as means of a welcome which was very much appreciated. The living areas are all comfortably appointed - living room with log burner seating seven -piano room -dining room seating seven -kitchen with fridge freezer and dishwasher - the bedrooms all have their own TV (beds are comfy too!). There is also a utility room with a washing machine and a fridge for beer - there is really nothing you need to take with you other than food! The enclosed patio area at the rear has a gas barbecue as well. There is a pub 50 mtrs across the road and a convenience store about 200 mtrs walk away in the village. Borth is about 5 miles away and Aberystwyth about 7 miles. Will definitely return in the future

We were left a welcome pack on arrival by the owners, full of Welsh produce, which was a wonderful surprise and very thoughtful. • "Fabulous barn conversion done to an exceptionally high standard."

We echo previous reviews, this is an amazing property. The high quality of the furniture is matched in the bedding and towels that are provided. Welcome pack was the most generous we have encountered. The Owners live in the adjoining property and greeted us on arrival. Very friendly and encouraged us to let them know if we had any questions/ issues. The property would benefit from some updated photos/description on the website. The drive has been beautifully resurfaced and no longer has raised ironwork that was mentioned in a previous review. The balcony off the master bedroom has been removed ! No chance to have breakfast al fresco whilst admiring the scenery from an elevated position. A washer/ dryer is mentioned on the website. There is a great washing machine but no dryer, only an airer. We had an 8 week old baby with us and she produced a LOT of washing. Fortunately the heated towel rails in the bathrooms saved the day. The underfloor heating is preset and locked so you cannot adjust it. Great selection of books, games and children's DVDs. This place is HUGE so plenty of space to spread out. The kitchen area is very well equipped but fairly compact in relation to the size of the property. We thoroughly enjoyed our stay despite the not so great weather, the fabulous showers in the 2 en-suites were much appreciated, it's a shame the bathroom doesn't have one. The double width sink did prove a great place to bath the baby, she loved it !!

Catherine was on hand to ensure our stay was comfortable. While we were there, the TV in the master bedroom broke down. Catherine was there within the hour to try to sort it and when she couldn’t, immediately got people in to replace it that same morning. We wanted to get some salt marsh lamb while there and we asked Catherine where we could source it. Not only did she call around the local butcheries on that same day but even the next day until she found one for us. She was more than helpful. A great holiday all round, highly recommend it!
