  • "It’s certainly not a bad cottage but wasn’t the most comfortable we’ve stayed in."

    The sofa was horrible for us with virtually no back - we gave in and brought our camping chairs in from the car as these were more comfortable! Younger people might find this less of a problem. There is an oven, hob and microwave as well as a fridge and four of almost everything crockery wise. Surprisingly there were no egg cups. No welcome pack was provided which isn’t a problem yet there were teabags, some proper coffee, two dishwasher tablets and three toilet rolls. There were also some washing tablets and washing up liquid. It’s good to know what is provided because we have arrived with bread and milk etc before to find it orovided. The bed was not uncomfortable and the TV worked well and the shower was superb! The cottage is within a few minutes walk of the beach. There are quite a few walks nearby. The train station is very close with two hourly services north to Harlech, Portmadog , Cricieth and Pwlleli or south into Barmouth and beyond. Barmouth is an easy drive from the cottage for its restaurants and shops or there is a Tesco about 30 minutes drive in Portmadog. The cottage was very clean and we enjoyed our stay but would not return because of the comfort issues.

  • "Great position but I think everyone is in agreement that all 3 barns are now looking tired, in need of a some TLC and a major deep clean."

    Dog wee stain on bedroom carpet has been there for 3 years now! Field adjacent is now used as a caravan graveyard which resulted in a highly unpleasant view and definitely did cause some disruption at times with movement of vans and noise. A welcome pack with milk etc would also be expected with a 5 star listed property. Very limited cleaning supplies provided so make sure you bring scourer, anti-bac spray etc. TV sound also not working.

    Property exactly as described very clean and comfortable Ideally located for exploring the area being mid way between Barmouth and Harlech A five minute walk to the lovely Ysgethin Inn located in Tal-y-Bont and access to a super restaurant on site called the Ninteen 57 We certainly hope to return as our 3 day stay was far too short Certainly not a complaint but perhaps the provision of a broom and dust pan and brush could be considered so as to assist with keeping the premises clean and tidy Look forward to our next visit

    We stayed in 2021 and it was immaculate but not so this time bathroom needed a much better clean the bedroom lamps were exceptionally dusty. The curtains in the main room need attention. I will say the bed was extremely comfortable we had the best of sleeps

    The bathroom was very compact. The shower could do with some shelving.The towels where huge but getting them dry was a challenge. The train station was a 5 min walk away and was very useful for a few day trips, but trains only ran 2 hourly. The beach, down the busy road, was amazing There are 3 pubs within walking distance and some takeaways, but not always open every day

  • "The accommodation is fine, this is the fourth time we have stayed there."

    The issue that has recently arisen is that the field opposite the holiday let has become an area that is used for rubbish skips and old caravans that have been moved from the various sites in the area owned by Lyons. During the week there was a lot of work going on, trucks coming and going creating noise and kicking up dust. At times, it was not a nice place to be.

  • "Wrong phone numbers on advertisement, and contact name."

    Couldnt get in till 4.35pm due to cleaner shortage. Drain smell coming from shower, cleared after heavy rain 3 days later. ? No extractor fan. Freezer defrosting most of the time, iced up. Fridge consequently wet. Had to ask for 1st aid box, none in cottage, got it promptly, but should have been in cottage. No accident book offered. Lower Blind in long window in bedroom not working. Curtain in lounge comes off curtain hooks. The cottage was lovely and cosy, bed comfortable, shower good. General decor tastefully done. Its a shame that there are the above negatives are not dealt with. Some are against the law, ie accident book, ? Lack of extractor fan in bathroom can be dangerous, we had to leave windows open as the smell was bad. We hope these things will be addressed. The late entry into the cottage was difficult for us, we had travelled along way, my husband is elderly and disabled, this was distressing to us both. 4pm is late enough, beyong that is beyond a joke. Disappointed in Sykes as these things should be addressed.

  • "Great location easy access to beach walks, main road and station."

    Cottage is small (not a negative that's what we were expecting) has good facilities and is well laid out. the water pressure is great and shower really good (one of my bug bears in many cottages). You are on the edge of a massive 'village' of caravans and campsites, but you do not notice this once at the cottage, the seating area is well laid out and you have a good level of privacy. for dogs there is the beach and you are on the coastal footpath for fields and paths to explore in all directions. would defiantly visit again if in the areas and would recommend for anyone with a dog.

    But this time I noticed a lot of dust on back of doors,headboard and radiator in bathroom. Everywhere else was lovely and clean . Probably me being picky but having a cleaning business I notice these things. But this would not stop me from stopping here again as cottage is wonderful.

    Dog are allowed at the cottage, but not allowed to be left alone, which it doesn’t state when booking. So unable to go out for dinner or anything in the evening. Over all, we had a lovely stay, beautiful beach.

  • "We had a very nice weeks stay in Bwthyn Bach and were able to enjoy the wonderful local area and beaches."

    It’s a nicely set up barn conversion, with good parking, everything you need available in the kitchen (quality items to use too), a comfy bedroom and nice smart toilet/shower area. We found the living room was on the chilly side for the first few days and perhaps should have made contact about that but it did improve considerably. We appreciated access to the washing and drying facilities as we were travelling for a few weeks. The rubbish collection area was getting very full and it was tricky to find where to add our recycling. We’d certainly book again.

    The cottage was gorgeous - and really comfortable for two people. The area is perfect for a holiday in north Wales. We did something nice every day. The beach is superb and the hiking trails amazing. It would have been nice to have the ironing table and iron in the cottage rather than the shared utility facility. Also the directions to the cottage were incorrect. We needed to phone the owner of the cottage to get the correct directions. I would very much recommend this cottage if you are a couple and looking for a lovely holiday in north Wales.

    Such a great location for visiting the surrounding areas although as we had the weather most of our time was on the beach and doggy walks. This is a prime location for all adults children and our best friends, dogs. Hoping to book again for next June ( half term as I 'm a teaching assistant). The only thing I would say is a blind is needed on the long window in the bedroom...a great stay yet again, thankyou!

    The layout of the lounge /kitchen was masterclass. The bathroom although having everything available was very cramped. The bedroom was admirably furnished apart from ,on opening the wardrobe door a knob came off in my hand. On the Wednesday evening the lights fused ( bathroom, bedroom, and hallway, and were fixed the following day. One other thing of note. There were no ironing facilities in the cottage ( directions to elsewhere on site). I don’t think that this is appropriate.

    We are glad you enjoyed your stay and found our cottage Bwthyn Bach comfortable. With regard to the lack of an iron/ironing board, it is stated in the Guest Folder that there is a washing machine, tumble drier and iron/ironing board in the external utility room which is close to the cottage.     The location was quiet and shop and pool facility at Sunnysands were adequate. With the weather being extremely good it may be good when you need to replace Windows to have a small window that can be left open at night certainly in the bedroom. Granted there was an expelaire fan but they are so noisy . One of the top places we have stayed, we hope to book for next year.

    Some people have commented about the caravan park next door but you don’t notice it and had no impact on our stay. Cottage in great location 5 minute walk to a lovely beach where you can walk for miles. Local pub, restaurant, pizza and chip shop nearby. Rail station 2 minute walk away and some lovely journeys nearby by train. Cottage had everything we needed and very well maintained. We are already looking forward to returning.

  • "This property is not a Luxery Cottage."

    Day one: Note left to say extractor fan not working in on suit bathroom, part ordered they would be in to fix it in the week still waiting, extractor fan on 24/7. Day two; Shower running on very hot or very cold Day three; shower as day two, tried to cook a meal on Sunday oven broke down after ten minutes of putting it on fused the place Day four; phoned Mrs Williams, said she would get a plumber to fix shower, and her Husband to look at Oven, she text us later that day to say they had ordered a new Oven and it Would be delivered next day. Day five; Oven arrived and was fixed that late afternoon. We could not use the freezer in the fridge as it was so frozen you couldn’t get anything in it. We would apriciate it if you would take use of your mailing list as this is the send place we have had problems with this year.

    The extractor had been ordered from the Wholesalers who are 50 miles away, at the end of July. The order was chased up due to it not having been delivered within a week but once we received it, it was duly fitted, which happened to be on the day you departed. You state that on your second day (Sunday) the hot and cold water in the shower was erratic and the cooker did not work.On the Monday morning, a plumber arrived at approx 11.45am to rectify the temperature problem and a new oven was ordered from a local retailer who had to order one in. This was delivered at 12.00 and fitted later in the afternoon just as soon as we could get a maintenance man across to you. At no point did you mention the freezer compartment, if you had we would have had the Housekeeper pop by and sort it for you. It is unfortunate that you suffered problems of these kind on your holiday, problems which could arise even in your own home quite unexpectedly and we felt we dealt with them promptly. No further communication was heard from you so I took it that you were happy and content. We are sorry that you felt otherwise. Mrs Sarah Williams Owner Property Owner

    We could hardly believe our luck when we saw this barn conversion right near where we stayed at Caerlwan caravans over 20 years ago with our children. Everything was familiar and brought back memories. The weather was superb. Tal-y-bont is a great central location for very many scenic wonders, and Barmouth has always been a favourite spot. The accommodation was excellent, very private, but not remote. Nicely decorated and kitted out, and we could take our dog, what more could you want?

    Lovely and clean resort as well as cottage. Pretty planter dividers between the cottages which are not shown on the advertising photo, but they are really pretty and maintained daily. Beach was amazing, dog thoroughly enjoyed every moment of splashing and running.

    Nice to come back to after a long day out. A couple of minor problems were quickly dealt with. Regarding the location, like another reviewer, I think the description should mention that there are some large caravan parks very nearby. We did not realise that the cottages were surrounded bycaravan parks. As we stayed out of season this was not a problem for us but I can imagine it would be very busy and noisy in high season.

Barmouth 4 miles; Harlech 6 miles.

This popular coastal holiday village lies between one of the most picturesque resorts on the Welsh coast, Barmouth, and the World Heritage Site of Harlech, which are all surrounded by the unrivalled splendour of the Snowdonia National Park.
