"This property was amazing."
There was nothing that could be faulted in any way. The views from the windows were stunning with it being on the sea front. The rooms were all very well furnished and the decor immaculate.The kitchen had all the utensils you would want. We had a wonderful stay and Banff was a great base to explore the area. We would have no hesitation in recommending a stay here.

Nestled on the edge of Banff Bay, this fantastic detached property is in a prime location for walking, sightseeing, and exploring the wonders that Scotland has to offer.
15 Waters Edge is a wondrous family-friendly property, with an array of amenities to keep the whole family entertained, it boasts fabulous amenities both in the house itself and within its prime location of the desirable town of Banff.
As you pull onto the drive of the property, the first thing you’ll notice is the breath-taking scenery, with spectacular sea views surrounding the front of the house, there’s no better view to wake up to.
Inside you can find a spacious hall entrance, and just off that, the sitting room, fit with surround sound speakers and a large TV on the wall, it’s the perfect room to enjoy a family favourite film in the evenings.
You can also find the kitchen downstairs, with stunning granite worktops and a dining seating area, be sure to gather here in the mornings to enjoy a wholesome breakfast to fill you for your day of exploration ahead.
The kitchen also holds wonderful French doors leading onto the enclosed garden area, a lovely patio area next to the towering cliff face, it’s a fantastic area for the kids to play ball games while you kick back and relax with a coffee.
The main feature of the property is the games room also fit with surround sound speakers and a variety of family-fun games, this room is great fun for everyone to get involved in.
Upstairs you can find four charming bedrooms, with the two doubles being front facing, they offer fantastic views of the seafront just outside of the property, and with the two rear bedrooms containing a stacker and a twin, they’re organised perfectly for the kids to relax and get a restful night’s sleep.
Once you’ve explored the property, it’s time to head out the front door and venture into town, with Banff boasting history in its building of Duff House, treasure trails for a family day out, and the Diff House Royal Golf club for the sport enthusiast, there’s something for everyone in the local area, not forgetting pubs and restaurants for an evening of indulgence and a wonderful harbour to stroll to on warm evenings.
For fishing the river Deveron is famous for Atlantic Salmon,Sea Trout and Brown Trout.
The Macduff Marine Aquarium also offers a fun-filled day out, where you can get close to sea creatures of the coast and even watch the diver’s feed them, it’s a memorable experience for everyone.
Close by you can also find the old smuggler’s village of Pennan, with picturesque beauty and its famous red telephone box from the 1980s film Local Hero, there’s a lot to explore in this village, not forgetting brilliant walking routes being in an area of Outstanding Natural Beauty.
For the more active, Banff has varying degrees of elevation runs around the area, with sea view routes along the Whitehills.

Banff is a former county town and a Royal Burgh, having received its charter from Robert the Bruce in 1324. The town has been designated an Outstanding Conservation Area and is famous for its outstanding architecture. Banff contains a variety of architecture in a number of contrasting styles, including Georgian architecture that can be found in the upper part of the town. Banff Harbour is now a recreational harbour and marina, and the town boasts spectacular sea views, sandy beaches, shops and seafood restaurants. Duff House, built between 1735 and 1740 is situated in the Deveron Valley, and is thought to be one of Britain's finest Georgian houses. Close by is Duff House Royal golf course and two miles away the neighbouring town of Macduff offers the Royal Tarlair golf course and award-winning Marine Aquarium. Nearby, the old smugglers village of Pennan was used as the location for the movie Local Hero, and its famous phonebox is a listed historical monument. The area also boasts sandy beaches, forest walks, cycle routes, whisky trails, pony trekking and dolphin watching, along with the Museum of Scottish Lighthouses in Fraserburgh and the Portsoy Boat Festival and Turriff Show.
