  • "As soon as we stepped into Rose Villa the immediate reaction was 'oh this is cosy'."

    Usually cosy is code for small, but actually the heating was on and the whole place felt so inviting. We didn't use the second sitting room because the open plan area was sufficient. The cottage was well equipped, beds were soooo comfy and wow.....the cleanest oven I've ever seen in a holiday let! I spent many hours at night laying in bed just watching out to sea, the upper balcony is a real addition and we did sit and read up there. There's very little external noise in this cottage which we are very likely to book again. We had a peaceful relaxing stay, it's easy to see why people return time again. A great base to explore from but equally if you stay local there's plenty of great places to eat or spend the evening chatting. The garden was perfectly secure for our 2 shihtzu's who love playing 'escape' and in fact they settled as quickly as we did. The parking space was a huge help. Few small issues....lamps in the main bedroom are closed to needing repair or replacing. The sofa cushions are looking 'end of holiday season' and are looking like a steam clean might pep them up a bit.

  • "Our family of four and one Cavalier dog loved this cottage for the Bank holiday weekend."

    Views from balcony fabulous. Beds and bedding clean and comfortable. Situated close to Mousehole and Penzance. Used the allocated parking space in the car park down the steep hill less than a minute walk . Only negatives -unpleasant damp odours in second sitting room and slightly in the kitchen cupboards. Also, sometimes had trouble unlocking and opening the front door. However , we will definitely be looking to return in the near future.

  • "We had a fabulous few days away with friends and our springer spaniel."

    The cottage is perfect. Very spacious and comfortable. The location is absolutely perfect and parking is no problem if you can't find a space. The carpark can be seen from the front door and is literally a 30 second walk with a reserved parking space. We will be back again for sure!!

  • "The property had a big mould issue in downstairs toilet and on the curtains in the main bedroom plus on the ceiling of the kitchen."

    This affected my asthma and we were constantly having to air the place due to the smell which was far from ideal in December. Neither Sykes nor the owners at present are willing to offer a refund of any sort. This from our point of view is sad as first negative review we have ever felt the necessity to leave especially given as the property is delightful with amazing views.

    Thank you for taking the time to leave your feedback. As mentioned at the time, nearing the end of season, there were a few issues that needed to be taken care of. Our decorator/builder has since attended the property, removed all traces of mould and repainted, along with a few other minor repairs. We are glad to hear that you found Rose Villa delightful, and enjoyed the amazing views! Property Owner

  • "A beautifully set cottage."

    Our second time in Rose Villa and we have already booked again to stay next year. Great cooking facilities, spacious living area and good sized bedrooms. Bathrooms were comfortable. Noticed on a previous review (from August) that the washing machine had an error code E11. We had the same issue, although it was an intermittent fault. Didn't affect our stay in any way. It is great to get a property with a parking space. There was a good stock of logs for the fire (although we did take wood with us). A great place to stay!

  • "Faulty washing machine."

    During washing cycle it kept stopping giving an E11 error code, the washing would then be stuck inside. The only way to open the door was to pull the washing machine out and unplug it. After a while it would then release the door lock to get the washing out. Main bathroom bath tap was hanging off. Needs the retaining nut underneath tightening back up. There was a lamp in the main bedroom that was exposing the live wire. The fitting that held the bulb was hanging off so when you put your hand on the lamp to click the switch across, you could have potentially touched the live. I clicked this back in to place but it's a bit loose and needs looking at. Other than these maintenance issues its a great property.

  • "Lovely house and perfect location."

    Great views from the upstairs balcony and most of the windows. Great secure garden for the dogs and nice layout overall. Close to amenities such as the pub, several restaurants, a CoOp and a few shops. Very much a busy fishing village/town and was very interesting watching the the fishing boats coming in and being unloaded. Small beach just downhill from the house and another past the main town car park in Newlyn where the dogs can run. Lovely little beach at ‘Mousehole’ just up the road which was perfect for paddle boarding and kayaking but no dogs. Plenty of room for 5 people and two dogs! Highly recommend a visit to St Michael’s Mount (which you can see from the balcony), huge beach great for paddle boarding, swimming and sun bathing, St Ives, Lands End, Marazion and Falmouth. Electric Beryl bikes are a great option to get around and there was a parking spot just downhill from the villa (pay as you go using an App) which enabled our teenagers to explore the local area and have a bit of freedom! Overall loved the stay but a few little niggles that were disappointing especially when paying a premium for a luxury cottage! Main door was difficult to open and side gate didn’t close easily. House wasn’t as clean as we would have liked, very dusty in places, balcony could have done with a sweep and wipe down, plates and cutlery put away dirty so had to clean many items before use. Two toilet rolls for a three bathroom property seemed very mean and 4 bits of kitchen towel! No dishwasher tabs provided. DVD player didn’t work. Master bedroom bed is very soft and hurt our backs but kids seemed to sleep pretty well.

The cleanliness issues have been discussed with the housekeepers and any maintenance issues will be dealt with.   • "If you are looking for a high standard holiday home with incredible view over Newlyn harbour, St Michael’s Mount and Penzance shoreline, then this is the property for you!"

    ! The photographs you see do the property justice, it does look that good. A great family holiday home that is very spacious and immaculate. However, the only drawback would be for people that are not very mobile as the property is situated up a steep pathway from the car park on St Peter’s Hill. It was clear from the guestbook that visitors to this holiday home return time after time. This was our second visit and we will be returning ourselves. Can not recommend this holiday home enough!!!

  • "The property is lovely, but it is important to say that the checkout time of 9am is not equitable if you cannot check in until 4pm."

    That is a seven hour turn around. Not really fair. In addition, inside the property it says that the checkout is 10am. When we contacted Sykes to clarify this the response was, I'm afraid, not helpful and amounted to: 'Contact the owner'. It seems a small thing, but both the check out time itself and the service provided by Sykes didn't seem fair or helpful. As I said, both the house itself and Newlyn were brilliant, so its a shame that this memory has to get in the way of an excellent stay.

  • "Rose Villa was a lovely property to stay in, and had everything that we required for our stay there, bar the weather!"

    We didn't really cook on this occasion but found that the kitchen seemed to have all the utensils etc you would need even for a large family. We did have our "older but young at heart" friends with us and they did find the small walk up to the property a little steep, but we were expecting that. They actually found it easier to walk the road to side of property, otherwise we dropped them at house first. The courtyard was safe to let our dog into as well fenced all round. Felt the view from dining room little obscured by the garden below, but I believe the council are responsible for that, but on the day we did have a blue sky it looked fab over the harbour, and at night with all the boats lit up. The view from master and 2nd bedroom lovely and on a clear day see St Michaels Mount. The Fishermans Arms is the best place to eat we felt and can walk to it. All in all a really pleasant stay at Rose Villa, and Newlyn well based for visiting the coast along from us and to St Ives etc. Take the train from St Erth to St Ives, very nice little journey along the coast and cheap! Would recommend Rose Villa as a very nice place to stay.

  • "Wonderful stay."

    Cottage was beautiful, clean, and very well equipped. The space inside was vast, made for a really pleasant stay. Wood burner made for a lovely mid-winter stay. Beds were incredibly comfy! Only tiny improvement I would like to see is 12o'clock check out- 10 is very very early, esp when can only check in at 4pm.

Fantastic to have an allocated parking space and you certainly get in your exercise getting up the Hill to the villa. We have already booked for next year!

  • "We have just stayed in Rose Villa for 3 weeks and it was fantastic!"

    Having stayed in many holiday homes over the years, this has to be in our top 5. It was extremely comfy, had everything you need (and more) and was very clean and tidy. The view was spellbinding and we were all mesmerised. Sitting on the outside balcony was just a tonic. Thank goodness we were given a parking permit for the carpark. The house is accessible up a hill and the walk up is quite steep. It was ideal for our family with teenagers but I can imagine it would be challenging for young families with buggies or travelling with elderly with mobility issues. However, we were all in love with Newlyn by the end. The locals are so friendly and if you are coming with a four legged friend, there are many places to walk. The best surfing beach we frequented was Hayle. I can’t recommend this property enough.

    Clean and tidy to perfection on arrival and literally everything we needed down to a bag of ice in the freezer , which we were very grateful of this in the heat. I would recommend this to villa everyone! And the views….. wow. Short walk to the town of Newlyn( little steep to start) but everything you could need at the co-op ( open till 11pm) pubs serving food and a beautiful cinema! ( we watched downtown abbey) Unbelievable walk to Penzance and Parking for 1 car . Beautiful property, we really didn’t want to leave. I’ll be back……..❤️

  • "Lovely place for a base for this area of Cornwall."

    The house was lovely. As there were two cars, we found parking for the second car difficult and costly. On arrival it was wet as there had been a short spell of rain so the steps up to the house were slippery. I would not recommend this property for people who may be infirm purely due to the access to the house. The only other thing is the trees outside the front of the house. They are quite overgrown and therefore spoils the views from the kitchen area, this is only a constructive criticism and no way is meant to have a negative impact on the house, which we could not fault. There was a sewer smell coming from the en-suite room, as it was not too overpowering so we did not report it until the end of the week, just so it was bought to the carters attention.

Would only say that a few extra kitchen equipment would have been an advantage (e.g measuring jug and oven glove) went and purchased the latter and left at the cottage. Would love to come back and will definitely recommend to friends and family. The weather was fantastic too!

So I spent my first evening there cleaning- not good The garden was full of weeds and unwelcoming I am writing to your head office about my experience.   • "The path way to carpark is very steep & could be slippy when wet, this is not shown in description of property We stayed in this property last year & had the same issues Dirty towels, bins not emptied, toilets not cleaned properly Dog hairs on floors & furniture downstairs, also dogs hairs on carpets on stairs & landing We found a dirty hankie down a side of one of the beds A baby's dummy under one of the sofas We had a baby with us so we decided to hoover down stairs We called Sykes Cottages, they told us the cleaner would come in on Saturday lunch time so we stayed out all day, she turned up at 3 just when we had returned, she emptied the bins & took towels, she said she would contact us to come back & clean, we heard nothing She told us she had just been to another property with the same complaint & spent 3 hours cleaning, she said she would have given us some wipes if she had any."

  • "Easy key collection."

    Lovely property. Excellent views. Cosy log fire. Massive 3D type television that my 10 yr old son was over the moon about - access to Netflix etc and high speed broadband. Well equipped kitchen and generally lots of space. We all had a very relaxing enjoyable time, and that is before you add in all our exciting trips out - Newlyn Art Gallery, Sea Bar - yummy tapas style local fish meals, Seal Sanctuary -Gweek near Helston, Porthleven beach, Black,s Restaurant Penzance, Toti Pizza Penzance, swimming and gym Penzance Leisure Centre, Lamorna Cove coastal path, Exchange Gallery Penzance and our favourite bookshop End of the World Penzance. Just want to live there now!

  • "This was our second visit to Rose Villa - we were so impressed the first time, we decided to return."

    Everything was as before and we were generally very impressed with the location, facilities and accommodation. The comments below are not complaints, simply feed forward comments really: The court yard garden would have benefited from a good tidy up - the weeds were beginning to get out of control but this didn't impact on the quality of our stay - simply a cosmetic point and easily rectified. Also, although we appreciate the park below the cottage is council owned, it was very untidy and made us feel rather sad that it had been neglected since our previous visit. It would have been useful to have access to spare bedding and towels - we do of course appreciate there are laundry facilities at the cottage but to be honest, when on holiday, I don't really want to spend my time doing laundry. It would have also have been useful to have a small selection of pillows - the pillows were rather soft for my taste but I appreciate that's a subjective comment. We would have liked a summer weight duvet - it was rather hot during our week and bearing in mind it's not our property, we did not feel comfortable leaving windows/balcony doors open at night. The bathroom door in the en suite is difficult to close as the door has dropped and the toilet seat in the en suite was broken on our arrival. We did report the issue by email but did not get a response. The above are all very minor gripes, easily rectified but for us, would definitely improve the quality of our stay. In short, we all had a wonderful week and were rather sad to leave - Rose Villa is definitely a home from home for us and we shall definitely return in time. If it was up for sale and we could afford it, we would definitely move in permanently!

  • "I have emailed 3 times with my complaints including photographs about this property and received a reference number and i was told that someone would call us but as of today 2 days after we have left i have received no contact from Sykes and i will be contacting all my friends and family to advise them of the very poor condition and non existent contact by Sykes."

    The location was good but the cleanliness was disgusting, all the toilets had stains and debris on them, the sinks had hair on them and the hand rail up the stairs was black from dirty hands. Also the towels that we were left had stains on them and the bedding in one bedroom appeared dirty and smelled. There were no instructions on how to work the appliances in the kitchen making the stay very unattractive and we will not be using Sykes ever again. A company such as Sykes really has to improve their customer service, we are really unhappy with the whole process and will not rent from Sykes again. Andy Greenwood

    It was well equipped, beautifully decorated and extremely comfortable. The beds were the most comfortable we have slept in whilst on holiday and we have stayed in numerous holiday homes over the years. We forgot to put any feedback in the visitors book but would be grateful if you could pass on our comments. I booked the holiday online and it was an easy process. I did phone to cover us for accidental damage at the property and the call was answered quickly and efficiently. We have no negatives to report on either the accommodation or your company.

  • "What a beautiful cottage."

    It was much appreciated when we arrived to find teabags, milk in the fridge together with a packet of biscuits and vase of fresh flowers - what a great start! The cottage is in a great position with views over the pretty harbour. It is very well equipped with quality items. The beds are really comfortable with pure cotton bedding. The towels are great too. Everywhere is decorated to a high standard and is spotlessly clean. We didn't need it, but the log burner was laid ready for use with plenty of extra wood available. We were delighted with everything and will definitely be returning. Thank you.

  • "Housekeeping!"

    !!! We were asked to contact the numbers provided 48 hours before arrival time, which we did, but got voice mails on both, left message, but got no reply. We found used towels on back of bedroom door, 90% of all towels were dirty with stains, we called the house keeper, regarding towels, we again got an voice mail, we left a message & she called us back, she told us the towels were new, but she would come round and change them. On closer inspection we found downstairs shower room had mud up the sides, the cushions in lounge had stains on. The bed in the en-suite was not very clean. we found a broken glass in back of kitchen cupboard. There is a leaking in the ceiling of the en-suite shower room. Parking permit was out of date. Good location We have decided to contact the owners with our concerns

  • "I cannot fault the lovely Rose Villa at all."

    It is a wonderful place to stay in. The sad matter for us staying this time was the huge mix up about the date our holiday started leading to the problem of walking in to a dirty place and no bed linen on the beds. Yes people were sent round at 6.30pm but I had already done all the cleaning myself so asked for them to make up the beds as I did not want all the hassle of it being cleaned so late in the day in the time we had paid for and with it being over three hours after the arrival time. Happy with the way you are looking in to what happened and why?

  • "Really wonderful cottage with superb overlooking harbour, sea & bay wide views from Penzance to st michael's mount."

    The cottage was really well equipped and had everything that was required. Access could be a little tricky for those whose mobility is limited, but for us that was not even an issue and we could find no fault with anything. Even though we are not pet owners and the cottage accepted pets which was clear when we booked,we would love to stay again as we loved the cottage and the quaint and tranquil location.

St Michaels Mount with its 12th Century fortress is within easy driving distance where you have the chance to walk across the causeway at low tide or hop on a ferry.

NEWLYN

Penzance 1.2 miles; Marazion 6.6 miles; St Ives 8.9 miles.

Nestled next to Penzance, and although still a quaint town in its own right, Newlyn is actually the third largest fishing port in England, and an important Port of Refuge for all seafaring craft. This Cornish town is clustered around the harbour, with its historic 800 year old quay (the Mayflower actually left for America from this quay, not Plymouth) curling around a few small boats on the western side. Famous for the Newlyn school of Art and Newlyn Copper, the Cornwall Coastal Path passes through the town, as does the level Mousehole to Marazion cycle path. An abundance of wildlife and flora can be enjoyed along both, with basking sharks, dolphins and grey seals often seen. The Cornish coast is renowned for surfing, and Penwith offers some splendid beaches on which to enjoy this sport as well as surf fishing for sea bass. Mounts Bay also offers a wealth of opportunity for watersports enthusiasts as well as giving visitors an opportunity to relax and unwind in beautiful surroundings.
