  • "This property is comfortable and warm, and well equipped, but it did smell a bit ‘doggy’ when we arrived."

    Hard floors throughout would avoid this. The shower was loose on the wall and the valve isolating the bath tap did not work, so when the overhead spray or hand held spray was in use the water also ran from the tap, reducing the pressure. The blind in the bedroom with the double bed was broken and had to be closed one slat at a time. The garden is just right for our little dog.

    Hi. Thank you for your feedback. We are glad you enjoyed the comfort warmth and the well equipped house. The carpets in the bedrooms and living room are vaxed regular but this is not possible on every changover due to drying times involved. Hard floors through the kitchen and bathrooms are mopped weekly. The shower valve was recently replaced and is working well. You will get some run off between switching the unit from wand to overhead shower, and back to bath, they are all like this, I'm sorry this did not meet your expectations. We hope you would consider returning again and if so please let us know during you stay if you have any issues so we can come to inspect them and rectify where possible. Kind regards Property Owner

  • "Our second time in this barn conversion."

    From the outside it doesn't look wonderful and internally a bit dark. I would partly agree with some previous reviews about grubby windows, but this is an extremely dusty and sandy area. The inside is comfortable and has all we needed for our weeks stay. A small enclosed garden for our retired Greyhound,also quiet walks.. Nearby superstore, a chippy and a kebab shop. There are also a couple of dog friendly pubs a short drive away.Our problem was we were both suffering colds the whole week.

    Small and safely enclosed garden with a place to sit out if you have your dog with you. 10 minutes walk to the beach and well stocked convenience store as well as food take-aways. Bacton woods within 2 miles is a super alternative to walking on the beach. Easy access to Cromer and the Broads. Gunton Arms is a great dining option nearby. An enjoyable break despite a lack of sunshine!

  • "Comfortable and warm property, with very efficient heating."

    Ideal quiet location with a lovely garden space for our dog. We found the barn a little dark inside and some of the spotlights weren’t functioning, nor were a couple of lamps. The property was clean enough, but we noticed window blinds were dusty and in some cases there were cobwebs around the windows, beams etc. It could do with a little spring clean. It was very well equipped, especially the kitchen, although the bottle opener was broken and needed replacing. All in all we had a lovely week helped by the dry weather and would rent this barn again.

  • "Duckling barn was a well equipped property and a good base to see some of what is on offer in North Norfolk."

    Shame there was no information in the property about the local area and how things work (washing machine etc) and what days the bins go out . The lighting is very atmospheric, in keeping with a barn conversion but a bit dim for living . The sink area in the kitchen is very dark . The garden area was wonderful for the dogs and the washing line was useful. I think 2 cars would be a very tight squeeze unless they were very small cars . Yes we would stay at duckling barn again .

  • "The barn was well equipped, apart from the towels which were small."

    Not a problem though as we really enjoyed our two week stay. May I suggest the owner check the windows as the majority of them would not open and if was ver y warm. I would recommend this barn to all my friends as a good place to stay plenty of room and a nice garden.

    The only disappointment was the listing said there was a pub in a 2 minute walking distance however this had been closed down. It was great we could take both our dogs and the garden was fully enclosed for them and they loved going on the beach. The barn certainly had everything we needed for a very comfortable stay.

    A large lounge with a good size TV and a modern kitchen and bathroom. The mattress on the double bed was firm but reasonably comfortable. The only thing we found to be missing I have seen already mentioned on other reports. 1, lack of anywhere to sit outside, the picnic bench is very uncomfortable to sit on it could do with some chairs. Also a lack of information. We are used to having some leaflets showing local attractions, and a visitors book where you can pick up all sorts of recommendations for places to visit and eat etc.

  • "We had an amazing time at Duckling Barn."

    The position of the property is brilliant. The inside space was really clean and comfortable. It was cool inside the cottage and we were there in the 30+ week! The reason we didn’t give full marks is the lack of comfortable seating outside. There was a picnic bench to eat at but we were unable to sit at this for any length of time. The property was also listed as being near a pub. Unfortunately the pub had closed down and so we walked to Poachers Pocket in Walcott. A lovely walk along the sea front but not the 5 minute walk we expected. We would love to spend another week at Duckling Barn and are looking into rebooking. Thank you for a great holiday.

  • "The only problem we had was because I am disabled I found the step by the carport to go into Duckling Barn rather high and had to be helped each time I went in and out."

    The back door was abit better but a bit of a nuisance as it was a 5min walk round from the front and as I need help my husband had to keep coming with me.Also we found it very strange that we never met the owners at all.!

  • "We had a lovely stay and loved the character of the barn, but just a few small niggles."

    Lack of info/instructions on electrical items, the TV in the master bedroom didnt work, we worked it out in the end and had to re-install the channels. Lighting in the property was very dim, it was difficult to read in the lounge. The gravelled area in the garden was not just pebbles, there were very sharp pieces that looked like broken shells. The outcome was that my pet ended up cutting his pads on one foot - not drastic but should be noted. We really enjoyed our stay and would return but be aware of these small niggles.

    We are a family of 5 with 2 dogs and fit in comfortably. Clean and well looked after property with all amenities, good size fridge/freezer and oven, with lovely outdoor space. Large living room with comfy couch. My only minor comments would be to have 5th dining chair to fit at the dining table when eating inside- or maybe a bigger table that could fold out when in use. With dogs that like to escape, a taller back gate would have felt more secure- though the wheelie bins did help. Ability to walk to the beach was brilliant and the outdoor drying stand was great for wetsuits. Thank you

  • "Needs to be better for the price."

    All small things that are easily remedied, but they mount up. First of all the cottage is in a good location for access to the beach only a short walk away, and driving to nearby attractions. The nearby pub has closed down, the Fish & Chip shop is awful, but the Chinese Take Away/Restaurant is very good (cash only). So the description of the property needs updating. Overall the standard of cleanliness is good, but cobwebs in the corners of the ceiling in the bathroom let it down. The coat rack by the front door was hanging off the wall, making it unusable. Needs rehanging using proper plugs, and maybe an extra screw in the middle. Bath sheets rather than bath towels would be a better option, the extra cost is minimal but makes a huge difference to the guests. The kitchen is quite well stocked, but little things like no tongs or matching wine glasses let it down. The patio doors into the back garden stick badly and will only open with a good kick…not good. Also I don’t expect to find foxgloves growing in an allegedly dog friendly garden. They may well have been seeded by birds, but again the fact that they’re there shows lack of attention to the small details. The mattress on the double bed isn’t the most comfortable and is probably due replacing. T.V.’s are in every room, but none of them are smart T.V.’s which are a must in my book in this day and age. The sofa isn’t comfortable and is showing signs of age. Little things like not providing extra toilet rolls or washing pods for the washing machine prevent me awarding full marks, but what has knocked it down to a 3 is the passive aggressive sign on the bedroom door saying “Dear Guests We have taken extra steps to clean this property for you. COVID-19 Guests should strip beds and place linen and towels in laundry baskets before departure. Guests should empty bins before departure.” So, not only are guest’s expected to check out an hour earlier than most other properties, you’re now expected to do half the cleaning work? We never leave the cottages we stay in in a mess, but sorry, we draw the line at stripping beds and emptying bins. We’re guests, not servants!

    The single bed are getting passed it I turned the mattress over but could still feel the lumps .not the best sleep up every couple hours with the uncomfortable beds. The settess are dated and the recliners are to low for disabled . Loved the location and all the amenities in the barn.

  • "Duckling Barn was a great stay."

    Bedding & Towels were super clean and of a good quality. The garden area was great and much improved from the photos on the listing and it was secure for pets and small children. Everything was in good order and working, nothing broken or in need or repair. Easy and safe parking right next to the property. Great central heating. A clothes arier would have been useful to dry washing in these winter months. The kitchen cupboards and contents could have been a bit cleaner and the kitchen would benefit from a few more serving dishes, eg casserole dishes etc to make self catering easier. Overall, highly recommended - a great stay.

  • "Couldn't ask for anything better."

    We got exactly as advertised. Also for the days we wanted. Comfortable and warm and lacking nothing. Parking might be a bit tight for two vehicles. Very good fish and chip shop and chinese restaurant. Good shop for all our basic needs. All close by. Would stay at Duckling Barn and use Sykes again. Thank you.

  • "We had the most enjoyable stay, warm cozy and peaceful."

    Everything you need for the stay, just could do with a few smaller roasting dishes, as the ones that are there, are to wide for the oven,. Also the double bed is a bit on the harder side, but if you like a firm mattress, then you would be in luck, we did try the Chinese restaurant takeaway, which was nice also the fish and chips were great for a end of the day takeaway, all within walking distance of no more than 10mins, we did the Christmas steam train experience, lovely especially if you have young children, was wonderful.

    The Photos don’t do it justice. Visited lots of local villages by car. .Its in a lovely location a few mins walk to the beach , shop and takeaways. Just take a touch/phone if you go out in the evening as very dark.

    Parking is a bit fiddly but check inside the car port for a plan of how the spaces work. Could have done with a clothes airer for drying damp clothes on wet days and information about bin collections etc but otherwise we had everything we needed and really enjoyed our stay. Highly recommend fish and chips from the local chippy which is a 2 min walk away and Watson’s cafe (Sugar & Spice) around the corner did a lovely breakfast. Loads to see and do in the surrounding areas.

  • "Avoid at all costs."

    The overwhelming smell of dog hits you as soon as you enter the house and we needed to purchase both gel and aerosol air fresheners as well as leave all windows open. Carpets covered in dog hair (which despite photos owner denies!) We did not have a dog with us but do own 2 cats and have had a dog for 17 years so we are not * not animal people” before you think we are just being super sensitive! Broken handles on chest of drawers and toaster leaving sharp metal bit sticking out, shower seal covered in hair and needing replaced, touch points at light switches grotty. Owner did admit some bits needed painted but will only have time during “maintenance week”. Maybe should have tried some maintenance during lockdown, like everyone else. Grass cut and just left on lawn. Needless to say late check in, early check out - no idea why because definitely no enhanced covid cleaning going on here and yes you’re guessed it - don’t even think of asking for a refund of any kind. No chance - it must all just have been a bad dream. PS Yes, as other reviewers have said the house is in a nice area of Norfolk BUT so are hundreds of others

    Beach is five minutes walk and Bacton woods is a five minute drive. This is like our second home. The owners are very helpful and accommodating if you ever need anything. Sykescottages is the best holiday company we have ever used. They make this a stress free holiday. Thank you!

    My only tip for people staying there in future (which has nothing to do with the actual accommodation) would be to take a torch or have one on your phone as there is no street lighting to get back to the property once it's dark.

    The current mattress is just a bit tired and I can appreciate that the owners will wait until we are over Covid 19 before doing so. Also where is the duck pond - it would be good if the local council would reinstate it. We would also like to add that the Covid 19 rules were followed to the T by the owners and local shops and cafes.

    The accommodation was very comfortable and homely. The only small criticism we had was we had to re-wash several items of cutlery and plates etc That aren’t clean and we also found the the microwave itself didn’t look like it had been cleaned at all and was very dirty. Overall we had a lovely stay.

  • "It was a very tidy, warm and comfortable cottage with just about everything you would need for a week away."

    There was good parking for 2 cars, a small secure garden for the 2 dogs and a really good beach only a few minutes walk away. This was very quiet when we were there (in October). There was a shop, cafe and take-aways within a 2 minute walk. Unfortunately the village pub has now closed down but there are other pubs within a short drive - one within a moderate walk. It is also a good base for exploring other places with plenty of places to visit nearby on very quiet roads. There some niggles mentioned by other reviewers, such as small basin, dark kitchen and we couldn't find a coffee pot. However, these were minor inconveniences and did not spoil an excellent stay

    3 mins walk to a very quiet beach, with a lovely Chinese restaurant and fish and chip shop also nearby. The cottage was very spacious, having enough room for our 3 teenagers to find a place(and TV!) to themselves when needed. Will definately be back.

  • "The pictures made the whole place look bigger than it actually was."

    Freeze fridge needs replace kept freezing our food in the fridge compartment. Would benefit with a small bbq placed in the garden and some comfy chairs to relax in. Kitchen was dark, would benefit from some more sky lights and bathrooms facilities could do with being looked at, only cloak room size fixing installed.

    Very well finished and beautifully presented. We will certainly consider coming back another time. We brought my 93 year old parents with us and they thoroughly enjoyed the break too. Only minor consideration would be that the front step was a little too high for them but that didn’t put them off!!

    Kitchen stool bases were dirty and dusty. Dust on the main bathroom cabinet. The beds could do with new mattresses, they felt a little tired to us. All in all, nice and spacious and a good supply of kitchen utensils. There were comments in the owners review book about welcome packs. We did not have one so that needs to be consistent.

    A couple of issues stood out however. The beautiful kitchen is so dark you need a miners helmet to find your way around. There is no where to put anything when using the bathroom sink, so everything has to be put on the floor whilst shaving , brushing teeth etc. Both of these problems could be rectified easily and cheaply making this a perfect place to stay. We both loved it.

    Not bothered about the biscuits. We have stayed in several cottages of Sykes, and they have been very well provided. Even the table and bunches have seen better days, a lick of paint would not have gone a miss.

Bacton is a village located close to the wonderful Norfolk coastline and offers a good range of local amenities including pubs, shops, a fish and chip shop, Chinese takeaway and cafes. It is also has its own fine golden sandy beach. Bacton Woods provide a great afternoon out for the whole family including the dog. Nearby villages include Happisburgh with its impressive lighthouse, as well as Walcott and Mundesley with their fine sandy beaches.
