  • "The property is much smaller than we expected ,there is not enough lounge chairs ."

    For 7. It has been fitted out with good quality fittings however there is very bad mould in the dinning room very of putting when eating at the table also there is mould in the grouting in the down stairs wet room.( we do have photos to back this up.) This would be a nice property if these thing were seen to but although the bedrooms sleep 8 overall this should be listed for 6 persons for comfort

    I am so sorry that you felt the property was not up to your standard. We had had a great chat on the phone before you went about your stay. We have often had more than 8 in the property as a family and have found it spacious enough for 8 of us and baby. The mould in the downstairs bathroom is minimal and it’s the grouting that is discoloured. We had the house deep cleaned the day you came in. We have said in the file that this is an old stables recently renovated, it is going to have old character property problems but we maintain it well. The dinning room is painted at least once a year and re plastered two years ago. We have spent large amounts on fixing the damp but it’s an old property and it has been a very damp year.   • "We had a wonderful stay at The Lodge."

    It's extremely comfortable and well equipped. The garden is spacious and totally enclosed which meant our Westie could potter around without us constantly watching him! It's location is perfect for exploring the area with boat and steam train trips within a mile or so. We would definitely recommend and have no hesitation in booking another visit. 10/10

  • "The property was absolutely gorgeous."

    Already looking into booking it for another Christmas. All the facilities were first class , log burner was magical. Garden was beautiful and a five minute walk to Wroxham. Lovely Christmas decorations scattered throughout the house. Plenty of games to play and a shed full of logs for the burner . We had a fantastic Christmas and the house, it’s surrounding countryside with a short walk and a drink overlooking the Broads in the bar at the hotel Wroxham was perfect

  • "Excellent location within easy walking distance of a bus stop for Norwich and into Hoveton."

    Very clean and tidy with everything you may need in the house; warm and cosy once we had worked out turning the heating to manual ( and back to automatic at the end of the week). A very minor difficulty occurred with the key safe which is a bit worn.

  • "A very comfortable lodge on a lovely quiet lane that leads to fields."

    We were lucky with great weather so access to the river just 10 minutes walk was perfect for swimming and toddlers shallow paddling at Caen Meadow…a shame we could not use the kayaks in the garden. The garden is safe and private, not as big as it looks in the photos but ideal for small children. Overall a lovely cottage in a great location with lots of places to visit nearby.

    I’m glad you enjoyed your holiday, you were certainly blessed with lovely weather. Sorry about not being able to use the kayaks but we would have to get much higher liability insurance and insure them against damage. We would then have to increase our rental fees for the cottage by a lot and for the amount of people who would use them it’s not worth it. It’s not easy getting them to the river as the gate is locked to the park for boat access as you probably saw. Thus as I explained to you before your holiday they are only for our personal use. Guests would also have to sort our river licences each time they came as you cannot boat on the river without them, rangers patrol the rivers checking this regularly. Wroxham town has places to hire kayaks and canoes which are right on the river so no need to lug heavy boats anywhere or get licences. Property Owner

  • "The house is lovely and was very clean."

    The location is peaceful and approx 1 mile from the centre of Wroxham (the bridge). The garden is also lovely. The one thing that let the property down for us was the TV equipment. There is a single digital TV in the open plan living area and, as warned, there is no terrestrial TV. Unfortunately, you are not allowed to buy or rent any digital films/programmes and there is no DVD player. We found this really disappointing as we were travelling with an elderly relative, who tires easily, and had planned to watch films in the evenings.

    Thank you for your feedback. As listed we don’t have terrestrial TV but Netflix and Amazon Prime which has hundreds of films plus TV series that you do not have to rent or buy. Plus all catch Tv for all main TV stations, also BBC IPlayer so you can have live BBC. Property Owner

  • "The Lodge is an OK property, which is unfortunately let down by some small details."

    During our stay the washing machine was not working, we were advised of this prior to arriving, however no attempt was made during our stay to either fix it or replace it. This prevented refreshing bath towels or washing our grandchild's cloths. Also there was no alternative means of drying cloths. Using the television is very difficult, with no terrestrial service.

    We did let the guest know the washing machine was broken, before they arrived and we were doing our best to try and get it fixed asap. The guest replied thanking us for letting them know. Getting an appliance repair person is not easy. We had it fixed two days after they left. The guests were at the Lodge on a hot week when they had the chance to put the towels on the airer we provide, to dry quickly in the sun. We do inform all guests that we do not have terrestrial TV.   • "A beautiful house in a central location."

    Everything and more provided with some lovely touches. Comfy sofas and beds. Fully equipped kitchen. Garden is enclosed with some mesh under fence to ensure no escapees if you take a furry friend. Would highly recommend.

  • "Unfortunately there was no heating on arrival, the boiler wasn't working and from the temperature, hadn't been working/checked for a while, since the last occupants left."

    Thankfully there was a number of a chap (Trevor) down the road who came and sorted it within half hour, but the heating was on auto so never heated sufficiently. Fully clothed bedtimes!!! Thankfully the duvets were top spec and provided some warmth. Lovely fluffy towels too. The property itself was perfect - the layout of downstairs perfect for family nights together. All the kitchen basics provided and are top quality. A big thankyou to Trevor who was on hand re the heating and another query we had, he couldn't have been more helpful.

The heating was checked and was on when our cleaner came that day, as soon as I heard you had a problem I spoke to her and she confirmed everything was working fine, it was of course a particularly cold weekend. Hopefully the very efficient cosy fireplace helped. We always find it wonderful to come in from a cold walk to snuggle in front of it. The heating must have gone off afterward the cleaner left which is unfortunate but beyond our control. The heating is on auto as with every home and actually never goes off so guests get full warmth and hot water when they arrive. The water is piping hot so not sure what the problem could have been.   • "Very good, garden and surrounding car parking areas are completely dog safe."

    Wine cooler in shed, outside lights, seating, quiet and comfortable atmosphere, close to amenities and events. Comfortable beds and lovely house. Only a minor niggle, the TV, controls are useless as batteries are dead but I found a way round, a manual control and powering the fire stick remote. Not that we used it much.

  • "We thoroughly enjoyed our stay here - the property was well laid out, beautifully decorated, and the owners had thought of everything."

    It is in a peaceful spot right on the edge of fields, yet only a pleasant 15 minute walk to the village shops, restaurants and the river, and a short drive from a great many activities. We were a group of five adult friends, and the property was perfect for us. We had a wonderful week, thank you.

  • "Beautiful house, all bedding was of good quality."

    We could not fault this accomodation and any comments given are to assist to enhance the visit. We had a family get together for christmas and most facilities were available, it could do with more cooking utensils and bowls. The fire made the whole experience even more enjoyable, after a day at the beach and coming back and lighting a toasty fire. The property was easy to find, with help from previous reviews we found the property easily. It was close to all amenities but felt as if we were in our own little part of seclusion. We all loved it. As we knew we would be walking with our dog we took some blankets to prevent any marking of carpets, the guidance for where the dog was allowed was very explicit and I would recommend if you had a dog to take some blankets to cover carpets as it is very hard to keep the dog off the rugs. The rules were extensive with what you could or could not do, but I personally liked that and we stuck to them . We were a bit worried about our rubbish, we were told that any extra rubbish should be bagged and taken to the local tip. When we arrived the bins were already full and two black bags at the side, I think this was an oversight with the cleaners who forgot to take them so we just left our meagre rubbish with the other bags. I would totally recommend this beautiful lodge to anyone who wants that homely feeling.

We do provide a dog blanket and towel but don't allow dogs upstairs on the carpets and prefer them to stay of the carpets (as per Sykes' T&Cs) in the downstairs two bedrooms and rug in the lounge but the rest of the wooden flooring in the lounge, kitchen and dinning room is plenty of room for dogs to lie. I would like to know why you think our cleanliness is a problem as we have a wonderful cleaner who always leaves the place spotless. Sadly, the council only clear bins every second week, the cleaner can’t take rubbish away. I do ask guests to not leave extra bags by the bins, I’m sorry you experienced that.   • "2nd time visit here Lovely location, quiet and peaceful, garden great for pets."

    Just a lovely home Few pointers, no way a complaint . please consider a companion set for fire, no way of cleaning it. A few more cheap utensils from poundland such as pizza slice, large spoons and slices for when cooking. Have A Couple more TV’s put in the bedrooms . For the size of property it would be a great addition , and have a tv aerial put in.(a must)

Firstly, I see you have marked us down on cleanliness and we were wondering if you could let us know what you found wrong with the cleanliness of the property. We frequent the property often ourselves and we only every find it absolutely sparklingly clean. We have an excellent cleaner who takes a lot of pride in her work and is incredibly thorough so we are not sure what the problem was. Secondly, we note the need for more fire cleaning tools which we will get and a pizza slice but we have 1 kitchen fish slice and a wooden spatula slice, plus at least 3 spoons for cooking. With regards to the TVs, as this is principally our holiday home we do not want TVs in each room, we want a place to get away from it all and that especially means TVs and technology. We want to watch a film occasionally as a family altogether. These days everyone takes their laptops with them so if they want to watch other TV they can and they can connect them to the main TV if so desired. Thank you and I hope you will come again.   • "The holiday cottage was spacious and well equipped with high quality bedding and towels."

    Very quiet and peaceful but within 20 mins walking distance of shops and restaurants. Great central location for visiting all the attractions of the Broads and the Coast. Best day out was to Horsey Gap where we saw hundreds of seals on the beach including pups!

  • "The Lodge was beautiful and ideally placed but the owners really do need to find better cleaners, lots of dust, cobwebs and the bathrooms could do with a good clean, i did some but then thought what am i doing!"

    ! Hate to leave these comments as the house itself was lovely and the surrounding area was beautiful, we hired a boat for the day to enjoy the broads and the beaches were out of this world, we walked for miles with the dogs! We also visited Horsey Gap where there were at least over 200 seals on the beach and also lots in the water, magical moments! Wroxham itself was lovely with some fabulous little pubs right beside the river so you could watch the boats go by and also the abundant wildlife, would recommend The Lodge but as said before it could do with a deep clean

    Thank you for your comments. We have an excellent cleaner after getting rid of a previous company. We visit frequently and always find it sparkling clean so I’d love to know what was the problem. Cobwebs are a problem but it’s the country and we have lots of trees nearby. We are having a lot of trouble with black mould as this is an old house and unfortunately the people who did the renovations put damp proofing in which is not the correct thing to do so we are having to have the walls downstairs replastering but not likely to get rid of all the moild we can only maintain it as with every propert.   • "The cottage is very comfortable and we were able to relax and unwind virtually straight away."

    Lovely garden ,it was such a shame that the weather wasn’t kinder to us to spend more time outside. Great location for exploring the area and quality time was spent in Wroxham, on the Broads boat trip, Banham Zoo, Cromer, Addams Gin tasting in Southwold and at various local restaurants. We would certainly consider a return visit.

  • "A lovely house, so comfortable and well furnished."

    Loved the log burner, only thing would have been helpful was to have fire tools, so made cleaning it and putting more logs on very difficult. But thank you for a wonderful holiday.

  • "Wonderful property, fully equipped, high standard of fixtures and fittings."

    Don't worry about the proximity of the railway, no noise disruption at all (other than the variety of birds in residence around the neighbourhood). Wroxham was heaving with people during our holiday, but you wouldn't have known in this tranquil cottage.

  • "We had an amazing week at The Lodge."

    It’s the perfect base for long dog walks, pub lunches, boat trips, paddle boarding, days and the beach and bbqs. The cottage is decorated beautifully and was very clean. We will definitely be returning :)

Make yourselves at home within the sitting area of the open-plan living space, where a plush corner sofa awaits you to snuggle up with your loved ones in front of the television for a relaxing film night, the woodburning stove taking centre stage in the room offering a welcoming warmth in the winter months.

Around the corner of the sitting are you can find both the kitchen and the dining area, so the whole party can gather around the table to keep the chef of the group company, rustling up a delicious meal in the contemporary-styled kitchen where its sleek white units boast a wonderful range of appliances, with plenty of room for little helpers too!

Norwich 7 miles; North Walsham 10 miles; Aylsham 11 miles.

Wroxham is commonly known as the “Capital of the Broads” and is the main centre for boating on the Broads.
