  • "We have spent thousands over the years at this property and to walk into what we did is an absolute disgrace."

    Dirty, dusty - terrible musty smell Dining room table stained with what looked like tomato sauce Towels had not been tumble dried - like sand paper - we bought 2 new bath towels as our skin integrity is important to us - noted in a review in July on your site Remote in lounge - we replaced batteries and taped up - remote in bedroom broken - noted in review on your site in July We had to unblock kitchen sink - loads of food - stunk to high heaven No logs as published on your site Hot water used to be on timer - not anymore - have to switch on and wait!!! Welcome pack - a chocolate bar - why bother!!!

    Hi. We are deeply saddened to read your feedback on the house. We wish you would have contacted us during your stay to discuss any issues you had to give us the opportunity to rectify the problems. We can assure you the property was cleaned throughout. Every surface was clean and fresh bedding and towels provided for your stay. We are sorry you did not enjoy the welcome pack. We provided you with coffee, tea, sugar, milk and a chocolate bar each as a welcome in after your travel just to say we appreciate your custom. We are now looking at trying to improve on this for our future guests. For clarity the house is not for sale and we have no plans to sell it. The hot water controller is the same one and has not been changed. Eccles is fairly off grid so we don't have natural gas. So instant hot water is not possible. You have to go upstairs and activate the hot water controller and then wait a hour to get a tank of hot water. We're sorry this did not meet up to your expectations but we can only provide what is possible for what we have in the area. We will make sure our towels get tumble dried in future so they are softer. We can only apologise that they were not soft enough for your stay. We are pleased to let you know that over the next few weeks we will be adding new personal touches to the house to make it feel even more homely and give a greater guest experience. We want nothing more than for our guests to have a nice holiday. Property Owner

  • "Love to know how you make your gradings?"

    Beds were comfortable and the location was exceptional. Garden was safe and secure for the dogs. There was no wood or kindling available to purchase at the property, as advertised. Compared to the 3 other places I have stayed through Sykes the accommodation very mediocre and overpriced. Downstairs bathroom smelt of drains, an extra issue as it is straight off the kitchen. Woodwork, skirting boards all dusty, doors and light swiches with fingermarks, cobwebs in corners and behind tvs very dusty. Tv remote in bedroom not working, towels provided old and scratchy. No baking trays for oven and hot water on an emersion heater so you had to remember to put water on. Altogether disappointed with the accommodation and would not have given it a 5* rating.

We would have been happy to help with any issues you may of had during your stay if you had let us know at the time. We work really hard to ensure that the house is showing at its best for our guests, we understand that sometimes things can get missed in the duration we have to get the house ready between guests and it can get very busy in peak times. We do make sure that everything gets a full maintenance during the maintenance weeks we have twice a year and the house gets re decorated and repaired. We have taken on board everything you have said and will ensure we take steps to improve as much as possible in the future. We believe that home to roost is a fantastic holiday home as its very spacious, with modern equipment for our guests, and it's totally dog friendly with superb access to the beach.   • "The house was ok, Never seen so many Spiders in all my life, there was 5 just in one bedroom (Good Job it wasn't mine)."

    Had a problem with next door neighbours Dog which barked non stop from 7am to 10pm. There is nothing near to this place apart from the Beach, Kids were bored, even though they had a games machine which one of the controls didn't work properly. Also the pictures need updating as on one of them they have got 2 sunbeds which are not there. Good job I brought my camping chair to sit in the garden on a nighttime. The Bench and table needs a bit of a clean as the cobwebs on there wasn't good either. Overall, think we would stay someone nearer to a seaside resort where we can walk without having to drive everywhere, nearest supermarket and Restaurant was 4.5 miles away.

  • "Thank you for a fantastic holiday."

    The house was brilliant. Lovely and clean when we arrived and the location is amazing. Would definitely recommend and stay again. The garden is a nice size and secure for the dogs. The layout of the house is great with the kids being able to have their own room and bathroom. My only nit pick would be that I would have liked for there to have been some sun loungers to relax in the garden. Thanks again

  • "The property suited our needs."

    Garden was secure for dogs and room for us to spread out. Well equipped. Only criticism was showers both difficult to regulate. Either too hot or too cool. Lovely being close to a dog friendly beach and even able to watch the seals in the evening.

  • "The house had lots of spiders and spider webs when we got there, especially behind the bed upstairs and living room ceiling, windows and window sills were dirty inside, the living room door was very grubby the floor was sticky and when my grand daughters walked around in their socks the socks were very dirty afterwards, we had to clean the bath downstairs before getting in it, the two winged chairs are wobbly and need replacing, the bench and table outside needs a good clean (very green and gets on your clothes) the decking needs attention also."

    When we arrived the black bin was nearly full and the recycling bin was full, so we struggled to get rid of our rubbish, the bin day in the book said Thursday but i heard the bin lorry early Wednesday so we managed to get the re cycling bin emptied but they didn't do the black one, so we had to leave that full. The house could do with a long handled broom and a proper mop and bucket as i hoovered most days but wanted to mop or just sweep the floor on other days. On the positive side, the house position is amazing the children loved being so close to the beach and the beds were very comfortable, having the washing line was a bonus with three children. Secure garden for the both the children and the dogs was great.

    We felt very relaxed , the garden is very secure for our dogs and the distance to the lovely quiet beach is less than 5 mins. Having 2 bathrooms and 2 bedrooms is great and I wish more holiday lets provided this. We will be back next year if we can

  • "Great size property for 4 people and dogs."

    Secure garden for dogs, much appreciated. Close to beach. Guest information book needs updating, looks like last done during covid. Bin dates needs reviewing. Fortunately heard bin men nearby in morning and managed to put both out, day differed to book. Property wasn't particularly clean on day of arrival. Instruction manuals seemed to be in different places. Crockery etc was plentiful but was a shame didn't match but no doubt thus was due to breakages. Road to property was not as bad as reviews stated. There were no facilities within easy walking distance. Nearest cafe was closed 3 days of the week, but we'll worth the wait and very dog friendly. Property could benefit from some outdoor furniture, there is a picnic bench on the property for Al fresco dining.

  • "Home to Roost was a lovely cottage , everything you needed was there."

    The Dogs loved it too!! A stone throw away from the Beach for our walks we all enjoyed. Very lucky with the weather!! The only thing I would say is, I read about the pot holes in other reviews I didn't realise how bad the would be in that village. It wouldn't stop me going again though.

  • "Directions to Home To Roost could possible be updated : Carry straight on up Church Lane, Take first left and then first right and you will find house on the left hand side."

    Route currently given is very very difficult, huge pot holes and at the moment Huge puddles so it is very difficult to see how bad the pot holes are. Kitchen utensils could do with being updated i.e. Scissors that actually cut, hand mixer - broken. If they want to put clocks in the house, there are two - then put batteries in them. Welcome Pack, very poor. Very little information or ideas of where to go and what to do. No local attractions leaflets ( we collected and left some) No helpful instructions on how to use the DVD Sign outside of house is barely visible and needs updating - especially if you are to order a take away! Key box very difficult to open - took two of us!! Remote Control in Bedroom doesn't work properly - no volume control and you have to turn it on and off at the plug. Some occasional tables in the lounge would be useful instead of one large box. We also had to go and buy bin liners as there was none supplied. Not one of the best properties we've stayed in

  • "We had a thoroughly enjoyable and relaxing holiday to celebrate my 60th birthday and to recover from surgery."

    The cottage was very clean and comfortable. Everything provided to make ypu feel at home. The garden was perfect and completely enclosed with good fencing, which was great with two dogs. Very peaceful area with a good beach a couple of minutes walk away. The wood fire was lovely. Having the use of a dishwasher was brilliant. Will definitely think about coming again but in the summer months to get more use of the garden.

  • "Lovely cottage with easy access to a gorgeous beach."

    The beach is beautiful and easy to walk on. It is literally 100 yards from the cottage. The place is rural with the nearest shop a 15-20 minute drive but we loved the isolation. Its a good base for the Norfolk coast. The cottage was comfortable and clean. I really liked the wood burner. The garden was secure for our dog. After a long walk, it was a nice retreat. We would definitely come again and recommend this place.

  • "Property in a great position near the beach."

    Perfect dog friendly garden. Decor a bit tired and could do with an update. Some garden furniture like chairs/a bench or loungers would be a great addition, as the only place to sit outside was the benches attached to to table. All in all we had a great holiday

  • "Fantastic size property, and well laid out."

    The garden was great and safe for our dog, freshly mowed which was nice! bathrooms and kitchen were spotless. There was plenty of cutlery, glasses and mugs etc. The walk to the beautiful beach was 48 seconds from our door. We often had a cuppa in the morning, watching the waves. We found the beds comfy, and the sofas too. There was a smell on entry to the property, not sure what, it was very stuffy and warm, so we opened all the windows, and it became fresh again. Unfortunately the upstairs shower needs sorting, the water flow was poor, (not enough to ruin the holiday as the downstairs one could be used). Also a small note, maybe put a small frying pan in the kitchen, saves using the big ones for something small. Other than a couple of minor things it’s a great property, and if you like the beach, it’s perfect!

  • "The house is in the most awesome location just minutes from the beautiful long sandy dog friendly beach."

    Kids loved body boarding and dog loved running on the beach and then when everyone was cold and tired it was just a short walk home. The house worked well for us in terms of bedrooms and living space. The enclosed garden with side access was perfect for our dog. I had read a few reviews before mentioning cobwebs and needing a clean so I was pleasantly surprised with what we arrived to. It’s a beach property so the odd spider and cobweb was spotted but honestly didn’t impact our stay. Everyone in the local area was so friendly when walking around we felt so welcomed. Would love to come back again.

  • "This is my 7th Sykes property, they have always exceeded our expectations but I was very disappointed with home to roost."

    The upstairs shower was poor, the sofas were extremely uncomfortable, no hot water downstairs, the cleanliness was disappointing, I sent an email to Sykes and attached photos. There was a dreadful smell of urine that hit us when we walked in, it was the door mat by the back door, I removed it and put it outside. The doors and woodwork were very grubby, fronts of the kitchen cupboards were splashed, it wasn’t the usual standard we are used to from Sykes. I feel that your pictures on the advert need updating as the garden furniture looks tired. However the location was amazing, the beds were comfortable and we had a great week discovering Norfolk as it was our first visit. If all these things I have mentioned were corrected it would be a brilliant place to stay. I’m sorry that I have had to complain as it’s not something I make an habit of doing.     Our dogs were very safe in the enclosed garden and the property has plenty of room for their beds etc.. the beach is only a few minutes away and is dog friendly all year round , it’s sandy and there is plenty of room for the dogs to run around..

  • "Property could do with some love, a few more cooking utensils, new pillows on upstairs bed , they were very lumpy , as for the smell in downstairs bathroom it did go after a couple of days which was a blessing."

    The garden is perfect for the fur babies some cushions on the sunloungers would have made the garden perfect for us too . 9am departure is a bit of an ask but just managed it. Neighbours friendly I hope you find this constructive and not moany.

    Hi thank you for your feedback. Regards the smell in the downstairs bathroom. What happens is if guests don't use the bath in the bathroom for a couple of weeks in a row the water in the trap starts to evaporate and this is known as a 'dry trap'. Then it allows smells to escape from the sewer system underground into the bathroom. If you ever come across this again simply run the bath tap for a minute and that will sort it out and if you don't plan on using the bath put the plug in. I will make sure to run the tap in it every week from now on on changeover day. Sorry for any inconvenience this caused you.   • "Warm and homely."

    If I could book for the summer I would. But sadly its fully booked. My teenage kids, dog and myself had an amazing time. The house is big. Sofas comfortable, both bathrooms big. Beds comfortable. Beech on your doorstep. Arcade games machine big hit with my son. Netflix a huge bonus. Internet wasn't working when we arrived one call to John done within an hour. Happy teenagers. Dog loved the lovely enclosed garden. I would highly recommend. If I could give Home to Roost more than 5 stars I would of.

  • "This is the second time we have stayed at the property and the cleanliness has much improved from our first visit."

    There were only two drawbacks that we noticed whilst we were there. The downstairs bathroom has an unpleasant aroma and I believe this has been noted before in the comments section. We did not have this issue the last time we visited in February 2022. The other downside we have is the upstairs bed is very soft and not what we are used to so a few sore backs were apparent on both of our visits. This is a personal preference so I suspect others would not like harder mattresses which we prefer. Both drawbacks will not stop us from returning again. We had a very enjoyable and relaxing time and the kids loved the Arcade machine.

  • "We really liked the property, having the beach just a stone's throw away was fantastic, and we had a lovely New Year's walk on the beach!"

    The general cleanliness was very good, although there were some minor issues with not so obvious items, like cobwebs round light fittings, the fire extinguisher in kitchen and sweet wrappers found under sofa bed, also, the additional mattress (nice touch) for the sofa bed is in need of replacement. At the time of year we visited it would also have been nice to have walked into a warm accommodation, but unfortunately all the radiators were turned off and the house was very cold upon arrival. The only other niggle would be the some indication of the condition of the roads approaching the house wouldn't go amiss. I haven't got a low slung vehicle, so it wasn't an issue, but there were some very large potholes, full of water, when we arrived, which could have been problematic to lower vehicles. Having said all that - don't let it detract from what is a good, quirky property, in a great location.

Unfortunately I can't control the weather conditions that have a varied effect on the off beat track/Road that accesses the home. I don't own the road but do contribute to the maintenance of it and this is carried out on a regular basis, but certain weather conditions can quickly effect it. However it is alway passable by car and by foot it is sometimes more bumpy that others, this is the pay off for having the home in such a rural but unique location by the sea.   • "We were visiting family in norfolk this year wanted to host Christmas Lunch so decided to have a second Christmas Day the week before Christmas and hire a lodge."

    The house is lovely, it’s looks exactly like the photos, very clean, lots of space too. Double oven was perfect for making a Christmas lunch for 8 people. Arcade machine kept the kids happy, and you can easily get three larger cars on the drive if you don’t mind being blocked in. The beach was 2 mins walk away and we visited horsey gap to see the seals which was about 10 mins drive away. The whole family loved visiting and all commented on what a quirky, unique and beautiful place it was. We didn’t need to contact the owners at all, plenty of wood for the fire in the honestly box and everything was working well. Now back to Manchester for Christmas part 2!!

    Photos of the property definitely need up dating.

    Sorry to hear you were disappointed with the home. We always strive to do our very best for our guests and there stay. The property is always cleaned to a good standard each week. Being such a busy year and having back to back bookings makes it difficult to have a chance to decorate during the small window during changeover day. I am pleased to confirm the home has just had a week's maintenance done on it. Some major construction works undertaken outside and any issues were fixed inside.   • "There was a terrible smell in the downstairs bathroom and the upstairs bedroom carpet was covered in dog hairs!"

    We had a couple of issues with the dishwasher tripping the electrics, a leaky tap and issues with the temperature of the shower and to his credit the owner rectified the issues immediately. Overall reasonable value for money just disappointed with the smell (I suspect someone had trouble aiming for the loo or left a dog in there all day and it peed on the floor and wasn’t properly cleaned up) and amount of dog hairs floating around.

    Thank you for your feedback for Home to Roost, the property is cleaned to the same standard each week and we did not notice a smell or dog hair on the carpets. We would have given the carpets another hoover and the bathroom another clean for you if we were aware. The showers and taps are brand new and the dishwasher had been replaced for your stay.   • "Had a brilliant time."

    Close to places of interest, lovely walks, very friendly people around. The house was excellent . Plenty of room, comfortable beds, very dog friendly., exceptionally clean. Could not find a fault. When we got home we re booked for next year. As we had such a great time.

  • "The property is in an ideal location, just a stone’s throw from a lovely, near deserted, dog friendly beach."

    It has everything you need for an enjoyable stay but the one thing that lets it down is the showers. I have no problem with low water pressure but I do want a shower to get hot - both showers were either freezing cold or scalding hot, neither stayed on a happy medium.

  • "The cottage was well located just 2 minutes from the dog friendly beach."

    The Bush estate was very quiet which suited us and just a 20 minute walk along the beach to the lovely Smallsticks cafe. The enclosed garden was excellent for the dogs and equipped with a hose for washing off sandy paws and feet. Could have done with some cushions for garden furniture. Inside the cottage was very comfortable and kitchen well equipped. Plenty of space for 4 adults and 3 dogs. Two pubs nearby at Happisburgh and the excellent Star Inn at Lessingham. Food very good. Had a lovely week and would definitely go there again.

  • "A very nice and comfortable Beach House close to the sea."

    Lots of space inside and out, great for families. Only issue would be that it wasn’t as clean as other Sykes Cottages we’ve stayed in. Cobwebs and dog hair and dirty hardwood floors meant walking around barefoot wasn’t an option. If better cleaned it would be perfect.

The floors are hoovered thoroughly and moped with hard floor cleaner and vileda spray mop on the way out when exiting the clean as always The house was de-cobwebbed with a feather duster but it is spider season at the minute round here, and they do and can re appear really quickly We are surprised at your comment regarding dog hair as we actually we remarked on the previous week's guests dogs - that they couldn't have been very hairy as there was much less hair than normal when hoovering. If a guest has any issues during their stay we are on hand to assist Property Owner

  • "We had a fabulous holiday, comfy accomodation for us, secure garden for the dogs, about 2 minutes to the beach which is sandy with plenty of room for our dogs to run safely."

    Smallsticks Cafe is very dog friendly and less than half an hour walking along the beach. Sea Palling is an hours walk but worth it for the good cafe . we would love to come back next year but as well as our 3 small terriers we will have another 2 small dogs making a total of 5 so we may have to look elsewhere in Eccles which would be a shame. If you want a relaxing, quiet, dog walking holiday Home to Roost would be a good choice..

  • "Overall a lovely stay at Home to Roost."

    Chosen because we took our dog. Garden perfect for her, safe and entirely enclosed. Fantastic beach within a stone’s throw. Lots of lovely walks along miles of quiet beach. Property clean and well equipped with comfortable furniture and bed. Only downside was problems with water pressure and temperature and showers, mentioned by other reviewers. Hot water was meant to be pre set but without using booster control there was no hot water and this also seemed inconsistent. On several occasions it was impossible to get any flow from the hot water taps due to low water pressure. Water temperature in the shower upstairs was impossible to control and either seemed cold or near scorching. We tried the downstairs shower and were able to get water at the correct temperature but the controls appear incorrect. The stop position produced near scorching water and the next position actually turned the shower off. I’m afraid these issues did cause some irritation during our stay and need to be sorted.

  • "We had a lovely stay at Home to Roost."

    It was very spacious, plenty of room for 5 adults and 3 dogs and very clean. We picked the property as it was so close to the beach and the garden was secure which was perfect for our dogs, and what we wanted. As other reviews have said, Eccles on Sea is a small seaside village with nothing there but you are not far from amenities if you need them. I would imagine in the summer and good weather it is lovely to have a day on the beach and then back to the house for a nice meal sat in the garden. We hired a boat for the day on the Broads, (Martham Boat Hire) visited Great Yarmouth and Wroxham. I would recommend this property if you are staying in the area.

    The heater in the master bedroom would not work, we called the owner and he very promptly came round (in around 30 minutes) and fixed the problem. The house is in a great location and we will definitely consider staying there again.

    It was a fantastic surprise as to just how lovely this accommodation is, and so spacious. Tastefully decorated, with lovely artwork, and beautifully furnished. A real home from home with everything provided that could possibly be needed. Comfy sofa and chairs and beds, with good quality bedding. The games room was a bonus. A booster switch meant plenty of hot water and the choice of bath or shower. The location is marvelous with a 1 minute walk to the beech. We didn't want to leave and we can't wait to visit again. Thank you so much for a lovely stay.

  • "Our stay at Home to Roost was a nice one, we have given a few suggestions for the owner to look into and unfortunately some negative feedback about the locals on the estate."

    Accomodation was lovely however could do pegs for the washing line as there were not enough to hang a load of washing out and a fire guard would benefit guests with children as it would have been nice to use the fire but we could'nt because of the children and the option of a stair gate would be a good idea. Unfortunately I do agree with other guests about the bed in the main bedroom we found it very hard, uncomfortable and I came away with a bad back. We did also find that the 9am check out was very rushed even though we packed the car up the night before and my daughter had to leave without giving her baby a bottle and had to do this in the car, plus I always clean the cottages before we leave. I understand that the cleaner has to do more now with Covid but I am sure that 10am check out would still allow her to clean the cottage as the next guests do not check in until 4pm. I dont like to bring this up but I have to as we were were made to feel so uncomfortable and not welcome on the estate. On one occassion my daughter drove into the estate with her children below the speed limit I might add and a man stepped out to stop her, when she opened her window he was ranting and raving at her to watch her speed, she obviously wasnt going fast as he would not have been able to step in front of her car to stop her and you cannot go fast around that estate as the roads are not the best. We also said hello to numerous people on the estate and was totally ignored, the neighbour spoke to us and a couple over the way that turned up on the Friday, like I said we did feel unwelcome, this was such a shame as we liked the cottage and how close it was to be beach. We have been on many cottage holidays for over 15 years now and this is the first time and with regret that I have had to give some negative feedback which is a shame.

    Thank you for your feedback and I am sorry to hear about any issues regarding people in the village, unfortunately this is completely out of my control and surprising to me as everyone is normally so friendly in Eccles. Unfortunately, I can't comment on whether the lady was speeding or not but it's unusual for someone to complain about someone who would be driving within the speed limit. Check in and out times are specified on the key collection prior to arrival and I have multiple cleans to do on the same day, therefore a tight schedule to keep to. However given prior notice I am happy to consider reasonable adjustments based on personal circumstances so in this case having a young infant in the property. I am sure that you will appreciate that beds seem to be a personal preference some like firm some like soft so it's a difficult one for me to comment on hence why I have a good mix of type in the house.     Bedrooms, lounge, bathrooms all very good. Cannot fault inside apart from, extractor fan in downstairs bathroom doesnt work and there isnt enough outdoor seating for the number of guests (maybe suggest bringing some folding deckchairs).Great garden for the dogs however but maybe needs a little tlc. Other than that we found no gripes that other guests have experienced ie settees and mattresses were fine .We had a lovely week and the weather was fabulous .Oh maybe a better visitors info folder as not much info in it at all.

    House was spotlessly clean on arrival. Big secure garden. Amazing location: right next to quiet, sandy beach which is perfect for dog walks and kids to play safely. The location is also really quiet. Our only points for improvement are firstly both showers are poor, water pressure not sufficient and temperature either boiling hot or freezing. (There's a lovely bath in the ensuite with a great shower attachment though, if you are happy to wash hair in bath). Secondly, the bed in the main bedroom is really lumpy and uncomfortable and left us both with sore backs. The other beds are absolutely fine though.

    Showers were wrong too hot too cold ! Switches wrong! Beds were not very good memory foam too hot plus 10 tog quilts. Bed settee mattress wasn’t very good. Kitchen didn’t work no work top. Settee in lounge was comfortable. Position was amazing loved walking to the beach. Dogs loved it garden fully enclosed. Had a lovely time weather was good, Over all we had a peaceful holiday but a few adjustments would make Home to Roost perfect.

    The house has everything you need and is spacious. We went during the week when the weather was extremely hot. Perhaps some bigger fans might have helped but you can’t predict the weather! We contacted the owner at the beginning of the week for a parasol for the garden and a broken light in the bathroom and he couldn’t have sorted it any quicker. We really appreciated the effort he went to to sort things for us. Would certainly recommend this house for anyone wanting to be close to the beach and part of the Norfolk Broads. Thank you.

  • "The beds on the ground floor and the sofa are very very uncomfortable - the sofa was very low and for someone with back and knee problems - I struggled to get comfortable on the sofa - thank god for the two arm chairs."

    The mattress was too hard for my liking (personal preference more than anything). I am not sure if there was a problem with the pre-programmed hot water system - but we never seemed to get any hot water, even with a "boost" to the system. Both bins were full upon arrival, we put them out on Thursday as instructed but only the green bin got emptied, so the next person going into the cottage will struggle to be able to put their rubbish in the bins. When we arrived we had someone knock on the door trying to sell " a new driveway", which made us un-easy all week, as we weren't sure if they were just chancing it, or watching the cottage and my dog !! Just a couple of recommendations - One or two USB sockets and a shaver socket would be favourable around the cottage and a hot tub in the garden. Despite these little grumbles, we had a lovely relaxing week. The dog loved the enclosed garden and the fact that the beech was on the doorstep. I would most certainly book again - but would love to see the sofa replaced first. Many Thanks

    It is a truly beautiful house and located so close to the stunning beach. After reading a couple of earlier reviews, I was slightly concerned what to expect. Yes, there are some very large potholes on the roads leading up to the property, but just drive slowly. The water pressure was absolutely fine for us. The kitchen was very well equipped, the beds were comfortable, the bathrooms were lovely. Having a wood burner was a wonderful addition for our cosy evenings. It was a shame the board games had been removed (understandable during the current pandemic) - it would have been nice to have been informed prior to our holiday as we would have taken more with us. It is a lovely property and we would love to return.

    the woodburner was out of action, the shower pressures were so bad we just gave up using them. the pots and pans were dirty. my mum cut her hand pretty bad on a chipped plate. the bedding and towels need replacing. the sofa has seen better days and was very uncomfortable. you can't have the windows open as the doors rattle so badly. the area leaves alot to be desired, the roads going in are appalling. the water was either stone cold or boiling hot, we had to wait 3 hours inbetween baths as the hot water run out. the TV in the upstairs bedroom we could not watch as the select button on the remote didn't work. the TV in the downstairs bedroom just kept breaking up. also just having freeview was really bad considering there is nothing around and the the picture was very poor. no shelves in the bathrooms or anywhere to put anything. the bathroom leading into the kitchen is very difficult as people watching TV in the lounge can see you as there is no living room door, not good when your in your towel! I feel overall a bit of money needs to be spent on this property to make it more comfortable.

    I was sorry to hear you didn't enjoy your stay at Home to Roost. Unfortunately the storms damaged the wood burner flue exposed to the outside lements.The wood burner was out of order for your stay and has now been replaced with a brand new system. Luckily the weather was mild for your stay and all the heating system was operational as normal inside the home. The electric showers are both 10.5kw and again we're checked during maintenance week straight after your stay. I can confirm they are working fine.The hot water system was checked, this is fully operational also. The location of the property being so close to the beach and it's rural settings means that no gas is available in the village. So the hot water system is a storage type cylinder. It needs to be heated via an immersion. A full tank will comfortably do a full bath and more once the controller has been pressed. The showers are working all the time as they are electric. This is all on the property description prior to booking. I'm sorry to hear your mother cut her hand on a plate. They are checked each week and a chipped plate was not spotted. All pots and pans are cleaned and checked during changeover. The sofa is fully leather and was recently deep cleaned and conditioned. It's slightly lower profile is its design and not because it's worn out. There is the options to use either of the 2 Parker Knoll armchairs that are standard height if you prefer and other chairs dotted around the home. I have not noticed the windows creaking, they were all brand new fitted when the home was renovated within the past couple of years. Thanks for informing me of the TV remote upstairs, I can confirm the batteries needed replacing however for peace of mind a brand new one has been installed. Property Owner

  • "Very spacious, very clean, warm and well equipped property with a lovely good sized completely escape proof garden for my three whippets."

    My only complaint about the house was that the the double bed in the upstairs bedroom was the hardest most uncomfortable bed that I have ever had the misfortune to sleep in. It was so lovely to have just a 2 minute walk to miles of clean sandy beach where it was rare to see more than a few people. On the last day we saw seals bobbing in the sea just off shore and every day saw large flocks of wild geese flying over. The location of the property is extremely quiet and peaceful. However anyone visiting needs to be aware that the roads on the estate are not made up and there are extremely large and deep potholes which often stretch the width of the road. During our visit they were full of rain water and it was impossible to gauge the depth of the holes. Be warned that it is very easy to damage your car and you need to take great care - particularly at night as there is no street lighting. There are some beautiful National Trust properties nearby and although the houses were closed due to Covid the grounds were wonderful. Overall a very enjoyable stay.

    A few minor issues like no soap dish in shower, no cafetiere. No heating or outside light on when we arrived so very cold and dark making it difficult to find house. Road to property, worsened from recent rainfall, OK for 4x4 but difficult for ordinary cars particularly if laden. One of our cars had to have passengers walk to house as pot holes as wide as road and up to 6" deep and full of water.

    The garden is secure and dog friendly which Daisy, Harvey and Bailey our Cavapoos appreciated. The property was really good, clean and spacious for us all. We had a great time. If I was to suggest anything I'd recommend that the towels are replaced there have seen better days, I'd move the kettle to another location and put something around the oven to stop the wall getting dirty. First cottage we've arrived at that didn't have a pint of milk or something when we arrived which would be a nice touch if you haven't brought supplies. Overall would go back to tomorrow back on the beach waving to seals, thanks for a great break.

    The size and space way exceeded our expectations and the setting right next to the beach was incredible, so beautiful. The house is REALLY well set out and there’s everything you need in the kitchen equipment wise. I have just 3 tiny points of note to make this place PERFECT. There was no mirror in the upstairs bedroom in order for me to dry my hair (so we just went out and bought a cheap one from Argos and I propped in up on top of one of the side tables with the small bedroom chair in front of it and made myself a brilliant little make shift dressing table for the duration of the holiday, there was also no shaver/toothbrush charger sockets in any of the bathrooms or rooms, so we just bought an adapter for the plug, finally there was no bbq, but that was a no brainier for us, we adore a bbq especially in all the glorious Norfolk sunshine so we went out and got one and hope that the future holiday makers will enjoy eating outdoors as much we did in the large, spacious and sunny garden. All in all one of the best accommodations we stayed in during our self catering holidays.

    The property itself has a nice enclosed garden with comfortable garden furniture and off road parking, however the roads are very bumpy and you need to drive very slowly to and from the property. Inside we found although very spacious the furniture was very uncomfortable and needed replacing especially the the beds! A very good clean is also required and the leaking washing machine needs attention as there was water all over the floor after we had used it, there was no mop and bucket so had to mop up with towels! Would not recommend this property for anyone with any mobility problems as there is a step in the kitchen and the floor is uneven in places.

    We found it the opposite. Lounge furniture was much to soft you actually sank into it. And was difficult in getting up. Kitchen was not flowing more crammed into spaces. Dinning room was ok . Bedrooms also ok apart from the beds. I know people like to sleep on a mattress that stops roll together. However these did the job to such a good degree. That they are probably made to encourage roll apart. Uncomfortable and what seemed like a ridge between us prevented our usual sleeping position. Garden was a good size and very secure. The drains struggled to drain away. Making many noises as they did. Overall we enjoyed our holiday because it did what we wanted.giving us a nice relaxing get away. But sorry to say we can not recommend this property.

    ..we visited Great Yarmouth (Hippodrome Pirates Circus 2019) , Sheringham steam train, Horsey Gap to see the seals, wonderful Wroxham with it's river trip and Cromer. The property is a bit isolated but that is made clear in the description - a great woodburner and lovely large garden for our dog who loved her morning and evening walks on the beautiful beach just minutes away...a wonderful relaxing break with all you could need, thank you!

    It is a very remote village but we enjoy the peace and quiet though some people might find it a little too isolated. The road surface on the estate is very poor. Access to the beach was very good and there are lots of walks in the area. On unpacking we appear to have gained 2 tea towels. I am happy to post them back if you could advise where to send them.     Great walking for the dogs....oh and us of course. The house was clean and well appointed, good wifi. We do like a good woodburner which this had. The road approaching the house was very potholed, but as long as you drive slowly you are ok. It was so special to see the seals at Horsey Bay, so many of them, just stunning. We had a very minor issue, called the owner who was literally there within the hour and all sorted. Very welcoming and helpful. We stayed in March which was great, I can only imagine what an absolute gem this place would be in the summer with the beach as I said literally over the sand dune, what more would you need.

  • "Fantastic location to explore the West Norfolk Coastline."

    Great accommodation, clean, warm with plenty of room, a few yards from the sea. The Road onto the Bush Estate is uneven with large pot holes in places - but passable with care. The property stands on a good-sized plot and parking was easily accessible. The garden was enclosed and there was a back gate which was great for bringing our black lab round to the rear of the property for a good clean after a day on the beach - the outside tap was very useful! One thing we would have found very useful was a tumble drier - especially in the winter months but this is a minor point. We travelled 370 miles from North Devon to explore Norfolk for the first time and we were not disappointed. Great walks along the coastal path, friendly neighbours and local people - especially in Happisburgh - a lovely community that is sadly slipping into the sea - we were shocked by the extent of the coastal erosion. Thank you - hope to return soon in the near future.

    Very spacious, light, clean and airy but also cosy in the evenings. We used a lamp from the bedroom as cosier with a lamp in the evening. We used the log burner, plenty of stock there but we brought our own from home as we have plenty for ours. The heating very warm and easy to turn up or down to our required temperature. Kitchen well equipped. Bath upstairs was as deep as our roll top at home so that was gorgeous soaking in it at the end of a long walking days. Love the back garden all enclosed so very safe for our 2yr old pet spaniel who I have to say had the time of his life. Literally 2mins walk to the gorgeous sandy beach. We have been at this location before so knew the area. Cafe Sea Palling about a 50 min walk along the beach. Walcott 10 ish mins in the car for amazing fish & chips. We went to view the sea lions and pups just a little further up from sea palling, that was amazing. Cromer is not far and many other locations are close enough by car. The land at Eccles is private so no Tarmac but honestly just drive slowly and if you like quiet, peaceful relaxing holiday then this is the place to be.

    We had it for a week and could have stayed longer. John the owner was very accommodating and left us some beach chairs in the porch too. Garden was excellent for the two nights a dog stayed with us. Really enjoyed it and would recommend this cottage for families. Be careful on the approach road though as there were massive pot holes. Only two things missing in a very well equiped kitchen and cottage was a corkscrew and a hair dryer. A bbq would have been an excellent addition but we used disposables.

    It is newly decorated and immaculately clean. The kitchen is spacious and really well stocked with tools and equipment. It is perfect for families with 4 TVs, a games machine and board games and a super, 100%safe garden for children and dogs. Downstairs bedroom and bathroom make it a good home for older visitors but there is one step to negotiate so not suitable for wheelchairs. A large outside table and benches make dining outside easy. Depending on the tide the beach is just a short walk up and over the dune and a scramble over rocks - or a short, easy walk on a flat walkway when the tide is in. For prams it can be reached by a short walk towards the camp site to a ramp. The beach is clean with gorgeous, soft sand . A great location if you like to avoid noise, amusement arcades and crowds. But also short driving distance from great garden centres with coffee shops, Cromer and Norwich.
