  • "The main issue as a driver was the location."

    The Ramblers is situated in a rural spot with access along quite narrow lanes at certain points where passing is only permissible at passing places. In that respect, as a driver, the location was challenging, and it wasn't pointed out in the listing. The ruralness of the property meant that, generally, it was reasonably quiet though sited on a small main road, there was noise from residents' traffic and working farmers. The property was, it seemed, under the flight path to Norwich Airport as there was quite a lot of aircraft noise, particularly in the early evening! There was noise from the owners' house, dogs barking, etc. but since the property was an annexe to the house this was inevitable though it didn't do anything to nurture the feeling of getting 'away from it all'. The property itself was comfortable without being excessively so. The step up to the entrance didn't have those who are disabled - like my wife - in mind. On arrival, we were greeted by the owners' daughter, who was friendly, keen to help and explain what we needed to know. She was available if we needed help with anything. The facilities were OK. In the kitchen, all the necessary equipment was provided, the linen on the bed was clean and attractive (the bed was certainly comfortable) and the bathroom was, by comparison, with ours at home relatively spacious! We did have an issue with a dripping showerhead that we reported to Gemma. She said her mum had told her all we had to do was lift the showerhead higher, but that didn't work. The TV and, particularly, the availability of watching Sky was attractive for Mike as he is a sports fan! We would have liked to have used the DVD but only found this on the last morning, in a bedroom wardrobe. Diane in particular thought the information booklet would have benefitted from being updated. One section referred to a neighbour selling eggs. She hadn't for three years! There was a small selection of DVDs, none that we could see were particularly recent, though there was an interesting selection of books and quite a choice of games and jigsaws which was good. The fridge and deep freezer were in the entrance hall rather than the kitchen area but we didn't find that an issue. There was a large stain on the carpet leading from the entrance hall that could do with attention. The parking was on a gravel area alongside the family cars and we had to open and close double gates each time we left/arrived at the property to ensure the owners' dogs didn't stray onto the road. There were gardens with furniture in them we were told we could use but the summerhouse was full of equipment that meant we couldn't use that. All in all, we enjoyed our stay and certainly were not offput by the Ramblers but we're unsure whether we would rush to return. Finally, and this is a little bugbear of ours, it would be nice to receive a welcome pack as part of the introduction to the property. There was tea, coffee, and a packet of biscuits and milk but we have been, perhaps treated too well, at other places in the past that provided other items such as eggs, butter and bread - and a few welcome choccies. Perhaps we're asking too much with that one!

    We would like to respond to some of the points you have raised in your feedback. Unfortunately we are not responsible for the narrow roads or the flights from the local airport or local air bases - there is not a constant stream of flights over the property. The equipment in the summer house is the garden chairs and cushions which cannot be left out in the garden. The shower valve was replaced after you vacated the property and our daughter explained about the stain on the carpet. As we are open all year we will have to find a window of opportunity to replace the carpet when the annexe is free. As a gesture of goodwill we provide coffee, tea, sugar, milk and jams - the property is self catering and we are under no obligation to provide anything, especially foodstuffs due to potential allergies of the guests. On vacating the property you did not raise any of these concerns with our daughter in fact you stated to her that everything was fine. Property Owner

  • "Mum and I had very good time at this property."

    Very good and helpful hosts,and their dogs very good too.I was impressed by their lovely back garden which we was allowed to use too.we.Small negatives but hopefully constructive feedback include bathroom door would not lock or shut properly.(I was with my mum).Steps outside lounge door very high and awkward with some loose brickwork(too dangerous to use for my elderly mum and her elderly dog).We kept that door locked and used the main doorway so not too much of a problem.Positives include my mum slept well in very comfy bed and lovely bedroom and we didn't want for anything during our stay.My sofa bed was quite good too.We both felt ring bell was a GOOD thing to have on the property for safety and security reasons.

  • "On arrival we were greeted by the friendly owners."

    Everything was explained in detail and they had left us milk, cookies and some dog treats. The Annexe was home from home and cosy and comfortable with a secure garden for the dog to roam free. A perfect wooden swing ideal for an evening tipple. It was also lovely that we had common ground with the owners as they came from the same town as us. We will definitely be visiting again and would highly recommend this cottage.

    Ample parking with 3kw car charging point available. Our stay was in February so weather not the best with numerous roads flooded. However that did not spoil our stay in Norfolk. Hospitable hosts with very friendly dogs. A big thanks to our hosts.

    Thank you for your comments but they do not seem to reflect your scoring. We do not understand why you have marked The Ramblers Annexe down on accuracy of listing and cleanliness when this is your 3rd visit. Unfortunately when you left we had to re-wash the cutlery, saucepans and frying pans as they were still dirty. The annexe is a non smoking property and you chose to smoke at the stable door which resulted in the property smelling of smoke and we had to open the windows to air it for the next guests.     Probably the best equipped cottage we've stayed in. The hosts go in & out doing shift work but we didn't hear them although the bedroom windows were open due to the weather. We would highly recommend this cottage to anyone with a dog and we're hoping to return in the future.

    The Annex was comfy and is in a very central location. We found it ideal in order to explore the surrounding villages and towns, with ease. Our reactive dog was soon relaxed and exploring the garden. Toby and Poppy were very gentle with her, and our hosts were very understanding, allowing her to join in at her own pace.

  • "If you like helicopter hosts who go about their daily lives literally in your face, disturbing your peace and tranquility at all hours of the day."

    If you would like to holiday in a gravel car park with your hosts Driving and parking their vehicles in and out of it, which happens to be inches away from your bedroom day and night. If you like your ‘private’ space to be invaded by the hosts walking inches away from your window on their many excursions to and from their home. If you are not looking for a relaxing or romantic holiday for you and your pets. If you don’t mind being an uninvited guest into conversations held by hosts the other side of your paid space, if you have no expectations about the presentation and disgusting conditions of the bathroom. If you’re not expecting a hot shower on a regular basis and not expecting any response from the hosts if you do complain then this granny flat is perfect for you! We have never paid to stay anywhere more unsuitable for a relaxing holiday than this! So beware! Don’t be fooled by the gushing feedback you have been warned! Look elsewhere! Norfolk is wonderful but we had to cut short our annual 10 day holiday to come home for a decent undisturbed nights sleep…

    We are sorry you did not enjoy your stay at The Ramblers Annexe and were disappointed by your comments above and would like to respond accordingly. On your arrival you were met by our daughter who tried to do a meet and greet to explain about the Annexe, but you made it quite clear that you did not want to converse with her. Therefore we attempted to no encroach on your personal space for the remainder of your stay. If she had been allowed to continue she would have explained that both she and my husband work shifts which means they would leave early in the morning and sometimes arrive late at night. They both ensure that they were as quite as possible. It became obvious that you were not happy from day 1 as by no fault of our own there was a powercut in the village. When husband said unfortunately if comes with living in the country we found it particularly bizarre when you commented that you never get powercuts where you live in the country. You constantly kept asking us for updates, although we updated you when we had new information. We supply a torch, candles and lighters for your use and my husband bought you a flask of hot water for tea and coffee and said to ask for more if needed. You stated that if you wanted to spend a holiday on a gravel driveway you should come here despite the fact that we supply a garden area with furniture and summerhouse for your sole use. If you chose to sit on a stepped area on the drive which is not a patio then you cannot complain as we go about our daily business. As for the bathroom, when you arrived we apologised to you for state of the floor, however you were told that the shower cubicle and flooring were being replaced after you were leaving on the Tuesday. You told us that this was not a problem. This has already been completed 3 days after your departure. Regarding your comments about the hosts walking near your private space it clearly states in the description that the Annexe is attached to the hosts property. The hosts property has adults only and so noise is kept to a minimum. You notified my daughter of no hot water in the shower on one day and this was rectified immediately, you told us there were no more problems. The Annexe is run a separate combi boiler, so we were not aware until you told us. As for the helicopter lifestyle we are an ordinary working family who come and go as normal people do. During the time of your stay when we did see you, we asked you several times if everything was ok and you replied yes. Also, when you arrived, we offered to look after the dogs at anytime, if you wished to go out. Rather than that you decided without informing us that you would leave your dogs, alone in the property where they would constantly bark invading our space. On Monday we were contacted by Sykes that the reason you left early was that you felt you were being spied on by the ring doorbell. You made no mention of this at the time and if you had approached us, we would have been happy to disconnect it. Unfortunately, the ring doorbell is there for security, and it is not our fault that you chose to sit out on the stepped are in full view of the camera instead of using the garden area. It appears that you have completed this review after being told that we would not compensate you after your complaint to Sykes about the ring doorbell. You made no comments when you left or anytime during your stay. We have no control over any reviews that we get, so your comments regarding the gushing feedback from previous guests, holds no water. 95% of our guest cannot be wrong. Property Owner

    Very dog friendly accommodation in a central location. The accommodation is spacious and attractive, with good facilities and welcoming owners who make every effort to ensure you have a comfortable stay. The village is charming and has good basic facilities. Located within a short drive of the A47 the whole of Norfolk is easily accessible by car. We will certainly return.

    We were made very welcome by the owners, along with our little dog. The accommodation was extremely well equipped and the log burner made for cosy nights in. Sadly the local pub was closed for some reason, but we found plenty of eateries in Dereham. The garden was enclosed so very dog friendly and plenty of local walks too. We would definitely recommend a stay here.

  • "A exceptionally comfortable property to stay in."

    Extremely well equipped: the owners have thought of every possible requirement of visitors. Although presented as dog friendly there was absolutely no negative evidence of previous pet occupation so none dog owners like myself need have no reservations about booking it. The only negative point was that the external areas to the frontage, including the main view from the living area, are currently marred by shabby planting rather at odds with the immaculate interior. Even allowing for recent droughts these areas need some serious upgrading and TLC. The wider garden areas are delightful with ample provision for sitting out and eating. The location is extremely quiet and peaceful and it makes an excellent centre for exploring the whole of Norfolk and Norwich because it’s very accessible to the main road network.

    The cottage was very comfortable and the owners were very welcoming. It was obvious that they had put a lot of thought into providing items which sometimes people overlook when packing such as torches and umbrellas. They even provided spare raincoats. The cottage is very well equipped should you wish to cook your own meals. The owners were very informative regarding where local produce could be found near by, places of interest etc. The purpose of our visit was for cycling. The cottage was well placed for this as it enabled us to ride on quiet country lanes straight from the cottage. The owners were very accommodating with our cycles and especially made room in their locked shed so that they safe and out of sight. Overall, the Ramblers is a very nice place to stay and I would definitely return if in the area again.

    We are a family run business and clean the Annex ourselves. You contacted us prior to arrival and we transported you to the property and also offered to give you a lift back at the end of your stay. On your arrival you were advised you could contact us if you had any issues at the property as we live next door but you did not mention anything to us at all and when asked , you said you had a good time. You did not highlight any problems during your stay and made a point of telling us you had a good time. You vacated the property an hour and a quarter after check-out time, after being reminded by us what the check-out time was. We did our post check out changeover and we can categorically state there was absolutely no sign of dog dirt on any of the carpets. We did however discover take away cartons in the kitchen, dishes in the sink and food waste in the recycling bin. We can only assume this was due to you not realising your check out time and so having to leave hurriedly and we would like to remind guests to ensure they know the checkout time so that the property can be left in a good condition on check out.     It is centrally located, is comfortable, clean and so well equipped. The owners house is attached and they are helpful with advice on the surrounding area and places to visit. The village of Mattisall is within walking distance but does take about 30 mins. Would recommend the Swan Inn for dinner but make sure you are hungry as they are very generous with their portions! Would definitely recommend.

    The cottage was well stocked with everything we could need and was clean and comfortable, easily accommodating the 2 of us. The property has a good sized garden with a couple of dogs who although we are not dog owners, we found to be very friendly. A very useful Information folder and lots to see and do in the area being under an hour to Cromer and to Blickley Estate for days out. The owners have been very thoughtful in their preparation of the property which suited our needs 100% and we would definitely recommend.

    The cottage is very clean and extremely well furnished and equipped along with a large garden that is dog safe. The owners Kate & Steve, now have two great dogs who made friends with our cocker Ralph so all were happy. Although it was the worst week for weather in Norfolk for years it didn't stop us being totally comfortable here. We are already planning to go back, perhaps when there is less water falling from the sky so we can use the BBQ that is there for visitors use. This is a top rate cottage in a fine area of our country. Thank you Kate, Steve and Gemma for your friendship and hospitality, and not forgetting Harley, Baily and Toby.

It was warm and cozy at perfectly situated for National Trust properties, coastal walks or a trip to Great Yarmouth and the Broads. There were plenty of places to eat out but the annex was equipped for full cooking and even cake baking. As the lay out is open plan it would suitable for the less mobile and certainly for dog lovers as the owner currently has three border collies and you can make use of the huge garden. All in all a well located and equipped annex for a peaceful and relaxing holiday with passionate and considerate hosts. Throughly enjoyed!

    It literally had everything you could want/need, it was so great to have a washing machine and tumble dryer especially in this weather! There was washing powder and dishwasher tablets and they’d even got spare waterproofs, coats and dog leads if needed. I got a lovely surprise welcome package with tea, coffee, milk and even a lovely cake! Steve & Catherine were fab and so welcoming, they were happy to help and suggest great things to do and places to visit. The separate entrance is great as you don’t feel like you’re imposing. My dog is currently sulking with me because we’ve come home and she’s missing charging around their huge garden and playing with the gorgeous Bailey & Harvey. It’s been a really amazing week exploring new places but with all the comforts of home. We’ll definitely be coming back to stay x

Their two extremily kind border collies, Harvey and Bailey, became our border collie Logan’s best friends, running around and putting up with an adolescent bouncy doggie like him. The annexe is about five minutes from the A47 and therefore very well connected to Norwich and the whole Norfolk coast. The owners Catherine & Steve and their daughter Gemma were friendly, hospitable and couldn't do enough for you. The garden was fantastic for our two toy poodles ( Charlie & Leo ) and they loved mixing with the owners two friendly and very placid border collies Harvey & Bailey who were so loving. Mattishall is a great base to explore both the Norfolk countryside and coast. Would definately recommend this as one of the nicest cottages we've stayed in and a must for dog owners.   • "This was our second visit to The Ramblers and once again we got a friendly greeting."

    The couple and their daughter were very sociable as before. We never had any interruptions and were allowed to get on and do our own thing. Last time we went in June we didn't have a dog, but this time we went with our 11 month old puppy and she got on extremely well with their two dogs Harvey and Bailey. Good time had by all. Found that if you needed anything extra, they were only too happy to oblige. Would definitely recommend and would definitely stay there again.

  • "Catherine and her family made us feel very welcome."

    I could park the car just outside the cottage and there was only two little steps to enter so as I have a walking difficulties this made my holiday a lot more enjoyable. The cottage was very clean and comfortable with lots crockery and cutlery. The cottage is in a great area to get around Norfolk soon at the coast or the boards with lots to visit on the way.

    Very friendly as was their Daughter and it was lovely to have their two dogs about the place, as we had recently lost our own. They were quick to rectify anything that we felt was missing or not quite right and never intruded and only came into the property if we invited them in. Would recommend The Ramblers to anyone who wanted to stay in a nice friendly and cosy accommodation. Will definitely be going there again.

    Both myself & my wife have been quite a few cottages but the best about this one was the size of the garden, plus the cottage had all the utensils you could think of, nothing was too much trouble and they made both our dogs feel welcome also especially Gemma who even offered to look after them if we wished to go out, we will definitely be booking again, 10 out of 10 .

  • "Despite the weather, we had an enjoyable and restful holiday at The Ramblers' Annex."

    It was good to shut out the wind and rain and enjoy the comfort of the wood burning stove. The kitchen was very well-equipped with everything you could possibly need....and more! (Maybe a little too much of some items!) We chose this cottage because it is very well placed for visiting National Trust and English Heritage properties, plus Norwich, the coast and many nature reserves. All were easily accessible and it was good to have OS maps etc provided to help plan the daily trips. We enjoyed many different experiences, from seeing the opulence of the stately homes, the interesting history of Great Yarmouth, watching wildlife in reserves and at EH sites such as Castle Acre and going down the vertical mine shaft at Grimes Graves in the Breckland, something we didn't think we would do in our mid- 70s! The very friendly and helpful owners and their daughter were always asking if we had everything we needed and were quick to provide anything that was required. We would thoroughly recommend this cottage, especially to dog owners as there are two friendly collies on site, the large garden is mainly lawn and dog towels are provided in the utility room.....a canine heaven!

  • "We had a very warm welcome from Gemma when we arrived at Ramblers Annexe, the cottage was clean and very comfortable and with the best equipped kitchen we have come across, also having a full size fridge freezer and a dishwasher was a big plus."

    Everyone in the family loves dogs so being able to let our Lurcher Beau potter around the secure garden and play with the resident collies was lovely. The location is very good, not being far from coast, Broads, Dereham or Norwich. We would love to return some time and would definitely recommend to family and friends.   • "The annexe was nice and clean and it was great to receive a cake, milk and breakfast items."

    The owners gave me a pleasant welcome and gave me space thereafter, which I liked. I thought the decor was cosy and the annexe was obviously taken care of. There was a slight ant issue in the bathroom, which I found uncomfortable and there was a delay in getting this sorted, which was slightly disappointing as I felt it should have been done straight away. A few suggestions from my experience would be: providing an indoor recycling bin; ensuring there's washing tablets (I couldn't find any, only dishwasher tablets _ I thought they were provided as per Information Pack); cleaning the cutlery tray (though cutlery was spotless); putting a deep fitted sheet on the bed as it kept coming off; ensuring the dogs don't bark at unsociable hours - one evening, I had just got to sleep and there was barking near the annexe, including right by the window where the bed was at 10:15pm. Thankfully, it only happened once and was for little over 5 minutes. Also, (and I know it can't be helped) but the unsociable hours worked by the owners really disrupted my sleep. I was woken in the small hours by the car on the gravel and once it was twice between 2am and 6am. I could hear some noise through the wall around tea time once (calling someone) and I think there are pests in the loft as there were scuttling sounds above. A net curtain in the bedroom where the bed is would also add to the feeling of privacy - I just kept the curtains closed. It's good to keep the bathroom blind down as I was once in the bathroom and someone walked past - slight panic! You can't see in though! I didn't really like having to keep on opening and closing the gate, but I guess you get used to it...unless it's tipping down with rain?! Overall, it was well-equipped, in a good location for walkers, and the wood burner was a really nice aspect. Tips: a sat nav would be recommended for locating the annexe at night, as I did get lost once! Mind the puddles (big)! It has good to access Dereham and Norwich via the A47 and Dereham is a good little town just 5.7 miles away.

  • "Upon arrival at the Ramblers' Annex, we received a very warm welcome from Steve and family."

    We were given a full tour of the property and it was obvious that nothing would be too much trouble - all we needed to do was ask if we needed anything. The annex is extremely clean and comfortable and very well equipped. The location is very quiet and lovely with shops, pub and other amenities within walking distance. The fish and chip shop in the village is definitely worth a visit! We chose the Ramblers' annex because it looked comfortable and because of it's location and we weren't disappointed. It provides an excellent base for visiting all the National Trust properties in the area as well as lots of other tourist attractions in Norfolk. There is also lots of walking to be done around the local area. We thoroughly enjoyed our week in Norfolk and would have no hesitation in returning to the Ramblers'.

  • "This property was really nice with Steve the owner providing EVERYTHING you could possibly need for your stay!"

    Very cosy and warm we did not even need the central heating as we just had the wood burner on instead. Also unlike some places there was a plentiful supply of logs - not that we needed that many. Steve and his daughter Gemma were very friendly and welcoming and I would highly recommend this property.

Mattishall is a village situated centrally in Norfolk and perfect for exploring the whole county with excellent access to the city, coast and the Broads. The village is located just 13 miles from the centre of the city of Norwich and just four miles from East Dereham. The village has a small, useful selection of services with a doctors, chemist, pub and shop included. The pub offers an excellent place to visit for a drink but also serves great pub grub. The large market town of Dereham offers an array of shops and supermarkets, a sports centre, cinema, church, museums, and the Mid Norfolk Heritage Railway.
