  • "This holiday let has potential to be a great place if the windows were cleaned, the black mould was removed from the lean-to area, and the bathroom was adequately cleaned around the walls and glass panel over the bath."

    The bedroom door has a hole in it and the plaster under the window is badly cracked. All of these things need addressing to enhance the quality and look of this property. Also the decor is dull and generally the property needs some tlc. On the positive side the property is nicely furnished with all amenities. The flowers, biscuits milk and crisps were a nice welcome too. The property is situated in a very good location with sea view but the only parking was on the grass verge outside the property - not ideal.

  • "It would be good if there were top sheets on the beds instead of just a duvet."

    Firstly when it is hot you have nothing to cover you in bed and secondly the duvet keeps slipping off the bed. This is the only bug bear that I had. The house is in a very convenient spot, very comfortable and Quiet. Thank you for a lovely holiday.

  • "When we pulled up outside my heart sank when I saw the state of the outside of the property and my initial thoughts were OH NO what have we come to?"

    The front garden gate is broken and the fence clearly hasn't been painted for years. The front garden was all overgrown and we had to push our way through the overgrown bushes that are growing over the pathway to get down to the front door. This was not great when you are battling your way through with luggage and its raining. Windows on the outside are filthy, clearly not been cleaned for a very long time. There's paint peeling off the fascia's and soffits. UPVC is green as it has not been cleaned for a very long time. There are weeds growing between the slabs. Some are so tall that they are above the windowsill. Unfortunately the back garden is the same. Again there are weeds growing through the slabbing at the back of the property. Slabs have not cleaned or swept. There is no back lawn to speak of, its made up of weeds. The garden down the side at the rear of the property is all overgrown with raspberry bushes to the point that it is taking over the washing line; there was one line that you could use as long as it wasn't windy as the washing would just blow into the overgrown raspberry bushes. Saying that though you are not able to use any of the so called pegs that are provided as they are all brittle, broken or rusty. The peg basket that they sit in is filthy and is actually green. Conservatory is absolutely filthy on the outside. All green and dirty, to the point even the windows on the outside are green in areas. The roof of the conservatory is the same. Certain aspects of the property inside also need attention. Some of the saucepans need replacing - they are cheap and worn out. Some of them need throwing away and new ones providing. The Kitchen strip light is broken and covered in grease, although it did have four working bulbs. The hoover smells horrible when it is turned on - needs cleaning As for the curtains- The curtains in the front bedroom do not even meet in the middle. They are just two squares of material hanging up at the window, but they are worse than useless. They are far too small for the window, therefore in the morning the light comes flooding through causing you to wake too early. Back bedroom curtains fit the window, but they are so thin that they are needn't be there. Needless to say, neither sets are lined! There was even a hole in the front bedroom door. Beds are extremely uncomfortable too. My husband ended up with a bad back and ended up sleeping on the sofa for a week The owners have provided CD's and DVD's but the players but not work. I see from previous reviews that this has been mentioned before As you can see from the above list of problems listed above, we found the property to be very poor, and not worth the price charged. We had been looking forward to this holiday as we love going to Cromer, but our experience was somewhat spoilt this year due to the above. It's a shame i have to write this bad review as the property is situated in a great location and could be lovely. Needless to say, we will not be staying in this property again. I will be putting in a formal complaint to Sykes holidays and looking for a refund

  • "We had a most enjoyable week at No."

    51. The house was very clean and had all the home comforts one could wish for. There was milk in the fridge and some goodies left for us on arrival which was much appreciated. We visited several local towns/tourist attractions during our stay including Sheringham, the North Norfolk Railway to Holt, Sheringham Park National Trust, Felbrigg Hall National Trust, Mundesley and the Bure Valley Railway. We travelled to Cromer by train and went out either by train or bus everyday. The bus stop is at the end of the road on the main A149 and we found the services to be punctual and reliable. We enjoyed two delicious meals of fresh Cromer crab and also found the local Morrisons to be very convenient after our days out. All in all we had an excellent week in Cromer and hope to return again one day. Thank You.

  • "Only real gripe was the TV equipment."

    The Skybox and DVD were either not connected of connected in a way so complicated we didn't understand! We were able to operate satisfactorily by the Smart TV system and Freeview so not a real problem. Also the recycling wasn't explained. I only realised the Green Bin was for recycling on the last morning. Otherwise everything very satisfactory

  • "The property itself was lovely, and clearly well maintained."

    Apart from the need to acquire a small sharp kitchen knife, it had everything, and the television did work sufficiently for our needs, in spite of earlier reviews to the contrary. Unfortunately cold weather and northerly winds limited the amount of walking that we could do, which was the main point of our trip. For anyone who wanted a lie-in, it would not be suitable given the regular low flying aircraft every morning from 8am.

  • "This was a great base for us - we’re mid 40s, no kids, walking and exploring types - I’m sure it would also work well for other folks too but it definitely worked for us."

    The house was light, warm, clean and tidy. The short walk down (and back again!) to Cromer was straightforward and provided some nice glimpses of the sea. The coast road buses have a stop near Clifton Park/Runton Road ideal for travel to Sherringham and beyond. We enjoyed our stay very much. Be aware… Parking is available in spaces near a garage block at the back. We arrived in the dark and ended up parking outside a house on Howard’s Hill Close which unfortunately upset a neighbour.

  • "This was a disappointing and frustrating stay."

    Unfortunately, the merits of the accommodation were overshadowed by the fact that we joined a long list of previous occupants (some as recent as a week or two before our stay) who had problems with the television. In our case, it didn't work. During October, with nights drawing in and inclement weather, that can be a significant drawback. After a couple of frustrating evenings attempting to make the TV work, we reported the problem to the owner by text early on the Monday morning. That produced no response until after we had also reported the problem to Sykes on the Tuesday evening. On the Wednesday morning, a gentleman turned up and confirmed the TV was broken. Cutting a long story short, we eventually received a replacement TV on the Thursday morning - the last day of our holiday. We received an offer of £50 compensation from the owner, which we regarded as too little too late. The input received from Sykes - including the use of their Resolver procedure - was nil. A broken TV is something that can happen to an owner of a holiday rental at any time. This, however, was evidently a long-standing problem that had been reported by a succession of owners but had not been addressed - either by the owner or by Sykes - as it should have been. What is the purpose of reviews if problems raised by them are not dealt with? All in all, a disappointing and unsatisfactory holiday. If we had known beforehand that the TV was not working, we would not have gone near the place. . .

  • "Our third stay here, good location and very clean."

    We were pleased to see better taps in the bathroom too. However the garden is very poorly maintained and the access to the key safe is difficult with two large garden pots containing dead flowers piled just in front of it. The TV is not working properly and we would be reluctant to stay here in the winter with no working bathroom heater.

  • "On the whole the property was clean and tidy when we arrived and the decor was pleasant enough."

    The instructions to enter the property were clear when we were given them over the phone and what to do when leaving. All the appliances in the kitchen worked perfectly and easy to use. Most utensils/crockery in the kitchen were easy to find. Two complaints though. The television signal went at one point (I think it was a local transmitter problem) so we tried but found it was almost impossible to work out how to load CD's and DVD's. We did eventually, but it took most of one evening to work out what to do, by that time we were ready for bed. A instruction manual would have been helpful. Another small point - there were no bins provided in the bedrooms and living room - we did eventually find a big one in the kitchen in a cupboard. The garden could also have done with some TLC! Otherwise we did enjoy our stay and the privacy the house provided in the evening.

  • "This house is in a convenient spot for a walk to the supermarket and the train station, we caught the train into Sheringham which we found to be easy and convenient."

    It is about a 10 minute walk to the slope which is the access to the beach. Fine going down, a trek coming up but worth it! We found the welcome pack to be a lovely addition and we found the house to be pleasant, clean and tidy but some parts could do with some TLC. The Tv is still constantly flickering which we believe is down to the Sky box HDMI cable. We brought our own Roku box from home which comes with its own HDMI cable and when we plugged it in the Tv worked fine. As others have mentioned the garden needs some attention. The patio area could be bigger so it could be enjoyed by everyone in the house also the garden could be better maintained. Strangely, there were only carving knives to use for preparing dinner etc in the kitchen, not sure if these have been taken by previous occupants. The curtains in the main bedroom did not fit the width of the window properly and they let in too much morning sun light. It would be so much nicer to have thicker curtains when trying to have well needed holiday sleep in. All in all in an excellent location away from the hustle and bustle of the town centre and close enough to the beach for an evening sunset stroll. We would stay here again if visiting Cromer.

  • "This property was like the Curate's Egg."

    ...good in parts. The accommodation was very, very good. It was clean, tidy, well decorated and furnished with comfort in mind. The kitchen was equipped with everything one would want for an enjoyable stay. The welcome pack of tea, coffe and biscuits was a nice touch, as was the vase of fresh cut flowers on the kitchen table. The sofas in the living room were extremely comfortable. Although some people may have found the beds to be on the hard side, we found them to our liking. The only problem with the interior of the property was that the television was unwatchable because the picture 'flicked' or pixelated after the tv had been on for a couple of minutes. This was not a problem for us as we had brought a laptop and were able to watch programmes on that. We were also very disappointed with the condition of the garden, both front and back. It appeared not to have been touched for several months. It was so overgrown that it was impossible for us to use the patio at all, as the overgrowth had encroached over the area. It was not until the day prior to our departure that two men turned up at the property to deal with the garden. We would have thought that, for the price the owners charge to rent this propery for a week, they would ensure that the garden was kept in as good a condition as the interior. Would we rent this cottage again? Probably.

  • "In general a comfortable place to stay but silly things were annoying."

    The only teapot was a stupid one cup size and dribbled most of the contents onto the work surface. I feel there should be a heater in the dining area of the kitchen but the ones in the other rooms were very efficient. The garden could do with a tidy up especially the front with many pots full of dead bushes and generally untidy. The TV gave us problems with continual picture flashing and crackling noises. The owners were very efficient in bringing in a man to look at it but he reckoned it was a problem with Sky itself. It will be interesting to know how future hirers coped.

  • "We arrived at the property after a long and tedious journey and were pleased to find a lovely quiet and really comfortable house where we settled down very quickly."

    The ‘smart tv” took us a while to understand and we couldn’t, work out how to switch the subtitles off so we put up with that and just watched the 5 normal channels. The bedrooms were lovely; clean and tidy and the beds were really comfortable. Loved the kitchen/diner and it was lovely having a garden.

  • "We enjoyed our stay at Howards Hill West."

    However, the first thing we observed was that the off road parking wasn't actually on the property which we expected it to be. There was a small parking area around the back which felt safe even if we couldn't see our car. We loved the location, the house was spacious, very clean and had everything we needed. Instructions for the TV would have been useful as it was difficult to work out how to watch normal TV programmes. WiFi was good. The back garden was rather unkempt but pretty at the front. Also enjoyed the 10 minute walk into Cromer and many walks along the coast, a beautiful area.

  • "Location perfect property was adequate but as previously mentioned no freezer when one listed both blinds still not sorted bed still hard and really sort the shower curtain out its bad!"

    !! But on a positive clean in general and flowers and goodies a nice touch!!

    Comments respected, a fridge freezer is in the property which seem adequate for most for a weeks stay... will however consider supplying a small stand alone freezer. Shower curtains are nearly new but have now been replaced with a glass screen and a bath grab rail for safety. . Property Owner

    The bed was a little on the hard side for us but then no-one's bed is like ones own. The shower curtain needs replacing and the bath plug needs attention but otherwise nothing at all to complain about. We would go again.

  • "The standard of accommodation was shocking."

    The blinds in the kitchen were like they had been found in a skip. They were old and had a considerable number of strips missing. The blinds in the living room, were stuck together with masking tape and the shower rail was stuck to the ceiling with masking tape. Overall the standard of accommodation, was shockingly poor, when you consider that I paid £1067.00.The property was more of a cheap rental property, where the landlord barely maintained the property and charged an absolute fortune to the renter. I work as a nurse, not looking for either appreciation or thanks. These hours are long and hard, wearing PPE equipment, as well as masks for twelve hours. So when I come away, having spent £1067.00, I expect a high standard of accommodation and not feel that I have been fleeced. The holiday was over priced in the first place, with owners exploiting an over subscribed market for holiday accommodation in the UK. In addition, fish and chips at £26.00, beer at £5.10 a pint, it left a nasty taste in my mouth. I would like a refund, which I would like to negotiate. Overall, I am disgusted with this property and would never book this property again, or use Sykes again. I await your response.

    All feedbacks are welcomed , however this feedback is inconsistent with the previous customers comments. The conditions stated are also inconsistent as the property is frequently checked by a third party and maintained to a very good standard . Cannot comment about prices of beer and fish and chips. Hope that this customers finds satisfaction wherever else they choose to have their stay. This property is obviously that suited to them. Property Owner

  • "The house was as described."

    Great position we walked into Cromer and/or East Runton Beach every day. If you walk down the hill and take 1st right Howards Hill West Close, through the flats and turn left down Shipden Avenue to the cliff path the hill is not so steep to Cromer. We only used the car once to Morston Quay to go on a seal boat trip. Good easy parking outside. Lovely treats on arrival fresh flowers, milk, tea, coffee and goodies. Thank you for a lovely stay .

  • "This was a terraced house not a cottage."

    The sea views were in the distance over garages and houses and only from the upstairs back bedroom. The views from the kitchen diner and porch were sheds, garages and the neighbours full washing line every day!! The bathroom had a mouldy dirty shower curtain which I had to wash immediately and there were traces of mould in the tile grouting. There was no freezer as advertised just an ice box in the fridge this did not affect us but could have been a problem for a family. On the plus side there were lovely flowers on the dining table and tea, coffee, biscuits and milk left for us on arrival. The bed linen was clean. The walk from the house was some distance from the town with steep hills.

  • "House is in a quiet location while still being close to Cromer centre."

    A Morrisons supermarket is close by. House is well equipped, the only thing I'd say that is a slight negative is that the back bedroom faces East and therefore gets the early sun could do with thicker curtains or a blind. We had a lovely week there and would recommend it. An unexpected and lovely touch was the welcome pack of milk, coffee, tea, biscuits and cake, along with a beautiful big vase of flowers.

  • "Howard Hill West was a really lovely two bedroom house, we had lovely fresh flowers when we arrived with tea, coffee, tea cakes and milk in fridge."

    The whole house was very clean and comfortable and much larger than it looked in the photo"s. Both bedrooms were a good size with huge wardrobe space. The living room had 2 large, very comfortable, settee's and a large TV, the kitchen very well equipped with a nice dining area. The location was ideal, a 10-15 minutes walk to town and beach and in a lovely quiet area. We loved our stay and would definitely return to this lovely house.

  • "The cottage at Howards Hill West was comfortable, well furnished and clean, but it was let down on three points."

    1) the 5 non stick saucepans were very badly scratched and could not be used for food production - we actually bought a small saucepan for our use. 2) you don't expect to have to buy washing up liquid and toilet rolls, which we had to do, when you hire a holiday cottage. 3) there were no cleaning products for the toilet or kitchen and again we had to buy theses whilst there. These may seem minor quibbles but they are things that we have never come across in our other Sykes cottages.

  • "This cottage is ideally situated in Cromer."

    It is only a short walk to get to the sea (which can be seen from the dining area and one of the bedrooms) and it is only a short walk into the town. The cottage itself is very comfortable and I was very pleased with the parking area behind the cottage because it meant my car was off the road.
