  • "Finding the property would have been easier with what 3 works location or the knowledge that its next to the church on the corner."

Outside light doesnt work both front and back. Hallway light flickers whilst off. Property clean and tidy. It has everything you might need except maybe an optional second pillow for guests.

Some other things would be useful such as better bath mat, also somewhere to dry your washing as there was a washing machine, but no clothes horse or washing line.

  • "DO NOT RENT THIS PROPERTY On arrival, it was obvious the property was not clean."

There was a horrible sticky mess under the sink in the kitchen and the waste bin stunk badly. We had to wash most of the utensils before we could use them and we had to go and purchase a large frying pan as there wasn't one. It took us FOUR HOURS to defrost the freezer with pans of boiling water as the door would not close because of the ice. The windows in most of the rooms were filthy some of which still had cobwebs attached. The door of a wardrobe in one of the bedrooms was hanging off. One of our group is a bit unsteady on their feet , therefore was unable to use the shower as there was nothing to hold onto making getting in and out impossible. The garden/patio was completely overgrown with weeds making it virtually unusable. I sent a message to the owner on the day of arrival and I didn't even get the courtesy of a reply

  • "Great location for walking."

Quiet and easy to walk down to the beach and nature reserve. Great for two adults and two dogs. The enclosed garden is more like a yard...handy with the dogs, but needs a bit of TLC. Little front porch handy before entering the property. Overall a convenient place, and comfortable. Great location for exploring the coast and some of the Broads.

  • "Bungalow was clean and tidy but cooking and cleaning equipment very sparse."

Back garden was enclosed and very safe for our dog but was not a place one wished to sit in as it was very untidy with plenty of weeds. Front garden was also untidy with plenty of weeds. The access to the drive was on a bad bend and was very busy at times, also their was no front gate which could be dangerous for small children if not supervised closely.

Smart TV very useful to be able to use BBC iplayer, Prime etc in the big lounge after a day exploring the broads. Back garden nice and secure for our small dog. Kitchen a tad small but fine and had everything we needed for our stay.

  • "I would definitely stay here it again, it’s a great property and was really clean when we got there."

The wi-fi works great and the beds were all comfortable. A few things missing from the property just to make the stay perfect. Hooks in the bedrooms, especially in the one with no wardrobe, there is no where in there to hang you towel or clothes. Every bedroom needs a mirror so women don’t have to queue up to put their make up on. And a clothes horse. It’s great to have a washing machine but there is no where to hand the clothes. I would still stay at the property again.

  • "First appearance the holiday property looked clean and comfortable but certain areas needed more attention."

Under bed in main bedroom was dusty, baking trays in oven were dirty, hole in fence was supposed to be mended Spring 2023 but had just been filled in with brown wheelie bin and empty plant pots which our dog soon discovered. But at least we got fresh milk and chocolate biscuits Thank you. A WhatsApp message giving us details on bin days, local amenities etc was useful. A mop would have been useful has we had quite a few days of rain and we could have mopped the kitchen floor. On the whole we had a lovely holiday just the few issues mentioned earlier.

  • "We have just had a lovely week away here at Winterton-on-sea staying at Carathon."

Our party consisted of 3 adults, 2 children (10 and 6 years) and 2 dogs. Positives Wow what lovely neighbours - as you look at the house the neighbours to the left were so friendly and lovely. They always chatted to us - adults, kids and dogs alike! Ideal location - a lovely beach which is within walking distance, although due to health we did drive! £7 all day parking and dogs allowed without restrictions! Hemsby, with its plentiful arcades and gift shops as well as yet another lovely sandy beach which dogs are again allowed on without restrictions is only a 5 minute drive away! £5 all day parking by the beach! Also less than 5 minutes drive is a small supermarket, pharmacy and takeaways! Local amenities are withing a short walk from the property and include a post office, convenience store, pub and chip shop! We had chips, sausage and pies etc on our first night from here and they were delicious! Ample space for our party size to use as a base for our holiday - we didn't feel as though we were on top of each other! Good size front garden and nice enough to spend time in. Ample off road parking for 2-3 cars Plenty of crockery and utensils in the small but workable kitchen. Finally on first impressions the bungalow was clean and tidy upon arrival and met our needs and requirements nicely. Just a few notes for consideration - The rear garden is rather small and stoney so wasn't really useable for our dogs and children. We didn't use it at all. There was no washing line (which would have been handy) but we did find some pegs. We would recommend investing in some fly traps, especially in the porch area, as due to its location the bungalow had flies in abundance! Some small little finishing touches could be added to provide more comfort such as pegs/hooks/rails for the hanging of towels etc in bedrooms. On closer inspection it was revealed that the bungalow could do with a good deep clean (especially the bath drain plug - water was not going down very well on our first day so we decided to clean this ourselves and found it blocked with matted hair and grime). As said previously, it's a lovely size front garden, both our dogs and children spent lots of time out there, but this could easily be made better by adding a simple gate at the end of the driveway! This would help to make it safe for pets and children alike! Luckily we always take our metal fence away with us and so were able to make the garden secure for our stay! On the hole we were really pleased with our accommodation and stay here! We have had a lovely week away and would happily return and recommend to family and friends!

  • "If you don’t read anymore of this review AVOID THIS PROPERTY is all you need to know."

On arrival we found the property was dirty the floors were filthy and not clean, there was black mould on window frames, windows were dirty inside and out. There was no mop and bucket for cleaning floors we did find the hoover in the porch cupboard. The kitchen had a cupboard door which came off the bottom hinge which was due to a poor previous repair and ill fitment. There were no side plates only dinner plates and the fridge wasn’t working properly initially and after fiddling with the thermostat got it to cool. The flush in the toilet is the only one I have ever seen that you need to firmly hold the button for 4 seconds then push very firmly again to flush. There wasn’t even a toilet roll holder. It was clear under the bed hadn’t been cleaned properly, the pillows were totally flat and we had to add the ones from the other room. Externally the rear yard area is very small although relatively secure it consists of broken fences an old shed which appears to be full of old furniture and a dirty table and chairs. To top it off the oil tank for the heating is in the yard and makes it impossible to spend time in the yard due to the smell of fuel. The front garden is not secure as there are no gates on the drive or path. We left early due to seeing rats in the front garden. All these points have been highlighted to Sykes and the owner during our stay with nothing being rectified and the owner thinking that because the property has dogs the floor shouldn’t be clean. However we were sent a 10% refund which was derogatory to be honest. If we hadn’t travel for nearly 9 hours to get to the property we probably wouldn’t have stayed. The property is well situated for the village and beach.

One or two things that need to be changed though, 1. Rear garden needs some work doing on it urgently. 2. Lack of crockery, no side dishes so have to use big plates for everything. 3. The one that really needs sorting, on stripping the beds on leaving we found the mattress on both beds was very badly soiled. I Would have to throw them out if it was mine, not a pleasant suprise on the leaving day.

  • "When we arrived at the property it was very clean, warm and welcoming."

There was two of us with two dogs so plenty of room. Beds were very comfy, kitchen was well equipped and lounge was very cosy on some wet evenings. Location is fantastic being so close to the beach. The only things that needed some attention was the lights in the garden which have gone (think it’s just the bulbs), the back gate needs looking at as think it swelled with all the rain. And the bit of fence that I know you are aware of. We really enjoyed our time in Winterton on sea. Thanks again :)

  • "Was disappointed with this trip."

Garden secure except a fairly large gap in fence meaning my dog had to be on a lead in the garden. Cleanliness poor - half used soap left in shower and hairs in fold down bed questions whether the cottage was actually cleaned before our arrival. No hoover or mop to clean. Note 3rd bedroom is a single size, if the bed is used (its a fold down bed) the bedroom door does cannot open to even 90 degrees as the bed is too big! Kitchen sparsly equipped compared to other similar priced properties.... no wine glasses for example. Pans filthy on arrival, ditto glasses and crockery. Shower leaks onto floor due to failed seal. Only one very tired hand towel for a family of 4 was a first, and no tea towels at all so we had to go out to buy. Great location, but property needs a deep clean and a bit of money on basics and tidying bathroom which is tatty. Neighbours lovely. Shame as it could be great.

Did everything it said on the tin but just a few very minor things that would have improved our stay. Hoover only worked intermittently. No floor mop provided which would have helped us to maintain cleanliness throughout our stay. No wineglasses. No hook for clothing on back of bathroom door. Only very minor I know but would have made a difference for us. Would definitely go again.

  • "We reached out to the owner/caretaker during our stay who was very helpful."

Overall we enjoyed our stay at Carothan. Location was amazing - 12 minute walk to the amazing unspoilt beach and a 2 minute car journey. Positives - lovely decor - high quality furnishings. Good tvs and internet. Enjoyed all the framed art and photos. Well equipped kitchen and all easy to use. Really appreciated the washing machine. Dining room table pulled out so loads of space to sit around for family dinners. Drawbacks - Missed a welcome pack with general info, bin days etc. Under the beds were very dusty, especially in the master bedroom. Bin and fridge were dirty. Pillows were shocking (but this was rectified when we rang). Problem with hot water pressure and we lost practically all hot water by end of the stay. Would’ve appreciated an airer or washing line in the garden. Garden wasn’t very appealing to sit in - needed some tlc. Overall had a lovely week at Carothan.
