"We loved the bungalow and garden in such a quiet location and close to everywhere we wanted to visit."
Unfortunately the kitchen tap handle was loose and came off during our stay. It would be good if the property could be made more suitable for older people with grab handles in the shower for example. Also the door handles on many doors were very stiff making it difficult for my elderly mother to open them. We could not find a vegetable peeler in the utensils so that is really an essential item that is missing. Thank you for a very relaxing and enjoyable stay.
Thanks for your feedback. We are aware of the tap. It works but the spindle keeps coming off. New tap will be fitted in closed season. Not heard about the door handles before . We will check in next maintenance visit. Might just need a drop of wd40. There was a peeler. Fiver says it’s gone in the bin with some peelings during previous visit. We will replace. Comfortable beds. Very clean. Fully enclosed beautiful garden with outdoor furniture plus it was an extra bonus with the conservatory. We loved it here. Definitely recommend. We would stay here again x We couldn't find any large knives???

"Spent three nights at Waddling ducks."
The bungalow was very well presented and equipped with everything we could need. The garden was lovely and private, sadly we didn’t meet any ducks , hopefully next time. We would recommend this property to anyone who enjoys a tranquil base that is only a couple of minutes drive from the sea front.

"The kitchen tap was faulty and needed replacing but this did not spoil our weeks stay at this beautiful clean holiday home."
A welcome pack was greatly received and the accommodation had everything we could want. Very comfortable sofa and beds. Lots of little treats found for the dogs. A great stay and would 100% recommend.

"Lovely Bungalow in a quiet residential area, within easy walking tistance of the seafront and town, but we are walkers."
There is also a bus passes the end of the road at regular intervals. Perfect place for us, lovely dog walks in Snettisham woods and park, and also at nearby Sandringham. Don't miss the beach Front Cafe at Old Hunstanton either, real good quality food and service. We may not be back, as it's a long way to travel for us, but would fully recommend this cottage. Fully enclosed back garden for our dog too, something we always look for. (Many say they are, but aren't for small dogs, this is!) Perfect place.

"The bungalow was absolutely fantastic."
So clean and everything provided. It's set out so beautifully with lots of lovely little touches , like the ornaments and pictures, so homely. The garden too is beautiful, really private, we had our tea out there a couple of times. The only really small criticism was that the bath was really high and could do with a grab rail to help to get in and out, but that's all, the rest was gorgeous and we'll definitely be back. "The place is lovely well equipped nicely located."
My gripes were it needs a deep clean myself and my sister in law suffer with allergies. It was very dusty behind beds and skirting boards and we had to hoover sofa of pet fur. We both felt very blocked up and itchy eyes from previous dogs that had stayed. The tap in the kitchen was broken which was difficult to use. The toilet was blocked had to put paper in dogs poo bags as the water kept rising and would not take the toilet paper away. This would be outside drain blockage as the toilet itself wasn't blocked. And the mattress in the room with double bed was very stained and not very comfortable. But apart from that the place is lovely very well equipped just feel that it needed more of a better clean little things like cutlery draw crumbs. Washing machine was smelly. So whomever is cleaning perhaps need to pay attention to other things not just surface clean. Needs a deep clean every so often. But would i stay again yes i would. This is a positive crtic review to help owners understand from visitors point of view only.

It has, however, left us confused as you have shared some specifics about cleanliness which do not match the numerical score you gave us (100%) and aren’t entirely accurate, whilst marking us down on facilities but commending these in your narrative review. It’s important we respond to reassure prospective future guests who might be thinking of booking with us – not least because your review is quite out of sync with other very recent, positive reviews that we’ve received. We are somewhat baffled as to why you didn’t get in touch with us via the two telephone numbers made available to you on your booking confirmation or easily accessible within the guest handbook clearly visible in the property. We make it explicitly clear that should you encounter any problems at all during your stay, to please contact us asap so we can remedy them. Had you notified us about the drainage issue (which was fully resolved by a professional drainage company within 24 hours) we would have acted upon it immediately to minimise any impact upon your stay. Had you notified us about the dust that you had noticed on the skirting board, we would have ensured our cleaning team visited you without delay to address it. It is also important to stress that we are a dog friendly property, with the majority of guests bringing at least one furry friend with them and never before have we had criticism about dog hair, but we take your comments on board. The mattress in the double bedroom is not dirty; it is in good condition and is always protected by a quilted mattress cover (laundered weekly); we’re sorry you personally found it uncomfortable. The tap in the kitchen is, and always has been, fully functional, but we are sorry that you found it difficult to use. "Difficult review to write without sounding unfair to the owners, which isn't our aim."
The property is spotlessly clean and well-equipped, including a very useful Nespresso machine (a lifesaver when the local coffee shops close early afternoon) and would suit many people, as per the positive reviews, unfortunately it just didn't suit us. Both house and garden were much smaller than anticipated from the photos on the website. A number of changes have been made since the photos were published. We found it difficult to relax as there are so many ornaments and pictures everywhere and whilst our two greyhounds are well behaved they are big dogs and one wag of a tail could easily knock things over. We had to move some ornaments high up. There wasn't much room in the kitchen for feeding two big dogs and we struggled to find a place to store their food out of reach. It rained on and off all week so the dogs were continually leaving muddy paw prints coming in from the garden. We didn't find a mop, which would have been useful. One fence in the garden is quite low. The sofa is very uncomfortable and I got sciatica, something I've never suffered from before and don't want again. The bungalow is set in a very quiet location, tucked away on a housing estate. We have holidayed in Norfolk for many years and know Hunstanton well. Had we known before booking exactly where Waddling Ducks is located we wouldn't have chosen it but that is the chance you take.

You’re right, there have been a number of changes to the bungalow since the photographs were listed on the website, including a new combi boiler, more efficient electric fire, a fully refurbished bathroom, new table & chairs in the kitchen, & new blinds. The photos were approved by Sykes; it’s the first time we’ve had negative comments about room size. Apologies too that you found the sofa to be so uncomfortable. There is another sofa in a completely different style, and two easy chairs. You’ve mentioned about a lack of storage at a higher level for your dogs’ food; we purposely leave a top cupboard empty for storage in addition to a large cupboard next to the fridge. Re the height of the garden wall/fence; this is approximately 6ft save for one panel at the side which is approx 4ft. There are photos of the garden on the Sykes website. You’ve suggested having a mop handy; we will certainly take this on board (our cleaning team steam mop every changeover but I agree it would be useful for guests to have access to one, particularly when managing muddy paws!). Your comments about there being too many pictures and ornaments is noted; we’ve made every effort to make it homely and modern. This is one aspect that has not changed since the original photos. The most puzzling comment pertained to the location, which you quite rightly point out is in a quiet part of Hunstanton, and not to your liking. This does add to the negativity of your review and is odd as you say you know the area well so could have researched the location before confirming your booking - the website does allow you to pinpoint where we are, which means you don’t have to leave it to chance as you describe. "Another lovely week at Waddling Ducks, even the weather was good after all the rain we've had during the last few months."
Nothing more to add about the property that hasn't been mentioned already. Returning guests, like ourselves, speaks for itself. Personally would have preferred the gas fire to have been retained in the living room as electric fan heater can play havoc with my wife's asthma.

"The couch in the room needs replacing it was so uncomfortable."
Saucepans were not very clean. There is a water leak coming from the bathroom radiator. Apart from these the property is very welcoming.

"This was our second visit to Waddling Ducks and whilst we had a lovely experience again, one or two issues were evident."
The property offered a good range of facilities and it was clear that some improvements had been added since last year. What concerned us were the issues which were possibly beyond the knowledge of the owners. When we arrived the gardener was finishing and we expected a really neat garden. In fact much of the garden was overgrown and untidy, with straggly shrubbery and a sitting area strewn with bird droppings. There were some issues with cleanliness inside the property, especially behind the settees. Our little dog emerged covered in cobwebs and dust on a number of occasions! The bathroom pipes and ledges were also covered in dust. Mats in the property were also grubby. This review is by no means a criticism of the bungalow but of its maintenance by third parties. If these things are addressed this property will return to its former impeccable standards

"We thought the kitchen needs an update."
We opened a cupboard and was awkward to get back in. A drawer knob came of and we had to fix it back on. There was a split in the blind in the twin room. Too many flowers in the garden by the paths and was a pain everytime we wanted to go to the seating areas. Other than this..it was a lovely stay, very comfortable and would go back. Nice area, near enough to facilities with a short walk. Was a lovely view when out walking of the sea. The people in this area were very polite and welcoming.

The property was very clean and fresh and welcoming. We were very grateful for the welcome pack and treats for our 2 small dogs. The garden is gorgeous and a real sun trap with 2 really nice seating areas to enjoy the view. It would have been nice to have had sunloungers as well. The property had everything that we needed. Only slight criticisms that the living room sofa was a bit spongy and so was difficult to get comfy as I have some joint issues, also the mattress was a bit soft too. However I'm sure both are adequate. The location was perfect for walking to hunstanton and the beach. We had a fabulous time and look forward to staying again next year. Thank you.

"This was the best experience we have had in a holiday property, I have mobility issues and the property was excellently laid out so that I could access all areas including the garden and conservatory."
The owners have cleverly thought out gadgets, gizmos and entertainment for those raining days and evening activities. Our dog was also accommodated and a lovely enclosed garden for all to relax in. The resident ducks and ducklings in the garden was an added bonus ... lovely to see nature at its best. The neighbours were friendly and informative during our stay made us feel really welcome. The holiday was really relaxing and and amenities and beach easy find. I would highly recommend this property and we will be back for another visit soon.

It is bright, clean and very comfortable - a true home from home. In fact the owners have thought to provide every convenience you may need - there are more gadgets than we have at home! The tea and coffee treats on arrival were most welcome and even doggy treats, bowls and blankets were there - thank you. The garden is perfectly dog safe. It's a pleasant walk to the seafront, it's a quiet area and it's a lovely bungalow for a holiday - one of the best we've booked. We thoroughly recommend Waddling Ducks.

Everything was provided,even for our dog Ellie,dog bowls,towel,treats,even a toy for her.We didn't venture far,as I can't walk too well,but it was so nice and peaceful,really a relaxing holiday,just what I needed after been ill.We are hopefully booking again later on in the year.So I would recommend it to anyone.Also nice neighbours.

"This lovely property, set in a quiet corner of a housing estate, was perfect for us and our two dachshunds."
Being on one level it was extremely accessible for all of us and the lovely garden was a haven of tranquility. The inside of the property was fresh, spotless and very light and airy. It was extremely well-equipped with nice quality things. On the one cooler day of our stay, the sun-room was an escape from the stiff breeze. There were nice touches when we arrived, such as tea and coffee, along with treats for the dogs. A great deal of thought has been put into this property and we were so impressed that, on our second day, we re-booked for the same week next year, something we have never done before!! All in all, this propert made our holiday extremely enjoyable and we shall be back for more.

So homely and everything you could want is available. The enclosed garden is beautifully colourful with the flower beds and outside furniture is perfect to sit on for a few drinks. 5 to 10 min walk to the beach which is not dog friendly but only 5 minutes in car to the dog friendly one which is great. Overall this as been a brilliant holiday which also our dog loved and I would recommend the property.

"A lovely bungalow, spotless and extremely well stocked with every kind of crockery, cutlery and other kitchenware items."
The beds and sofas were very comfortable and there was a wide range of books, games and dvds available for rainy days. We were grateful to see bowls, dishes, blankets and biscuits, just for the dog. The garden was stunning, with a variety of beautiful colourful flowers and it was totally secure for our dog to be let out safely.

"This property was a delight to spend a week in."
The location was great for us,nice and quiet but not far away from amenities.We could not fault the cleanliness and the garden was a lovely suntrap and ideal for the dog.The setee was a little low for my dodgy back.The kitchen was very well stocked and the washing machine was very handy.The air fresheners in every room were a little overpowering and the washing line bracket was broken but these are very minor issues.We would definitely use again.

"Just returned from a lovely week in Waddling Ducks."
A warm, clean and comfortable bungalow located in a quiet cul-de-sac, away from the main town centre, with a warm sun room to the rear of the main bedroom. There is a good provision of kitchen utensils and cupboard space, (kitchen and bedrooms)which has been a problem we've encountered elsewhere in self catering properties. Its ideally situated to visit areas of interest to the south and north east of Hunstanton, particularly if wildlife is your interest. It was wonderful to see Skeins of Geese fly over the bungalow in late afternoon as they returned to the Wash Mud Flats after feeding in nearby fields. We need to look no further than Waddling Ducks for our next visit to Norfolk. Thankyou to Alan & Ruth and good luck with projects over the winter months.

!. Just the ticket for us lovely beach walks, picturesque towns, enjoyable drives through countryside, we tried the Brancaster mussels from The Fish Shack in Brancaster Staithe, delicious would recommend.

Bungalow needs a little bit of a update bathroom and addition of possible dishwasher and dryer.The boiler is very noisy as well so addition of a combi boiler would increase the amount asked in the holiday price.But overall an enjoyable holiday.

Whilst the bathroom does benefit from a recently fitted suite, we too have been keen to do a more comprehensive refurbishment which will take place over the winter months. We have always been very careful to ensure our listing of the bungalow on the Sykes website is completely accurate, with plenty of photographs of each room along with a clear description of facilities, to aid guests in their decision about booking with us and in the planning of their stay. The back boiler, situated in the lounge behind the fire, is sometimes audible when sitting quietly in that room. However, as it is extremely efficient, in full working order and fully gas safety checked, we are also reluctant to undertake the major reconfiguration that would be required to relocate it elsewhere within the property until we can assess the most environmentally friendly and cost effective solution. We continue to focus on ensuring that essential maintenance is always undertaken regularly throughout the bungalow, along with ensuring that we maximize our guests comfort during their stay. Waddling ducks is beautiful bungalow in a quiet area safe garden for the dogs we saw deer on the green most mornings was lovely it was spotlessly clean I struggled a bit with the sofa I’m disabled it was a bit low for me hard for me to get up from but not everyone is in my predicament my family were comfortable there’s lots of lovely places to visit castles stately homes museums bird watching seaside places like Cromer sherringham hunstanton heacham close by lovely places to eat out we had great weather and a wonderful stay thankyou to the owners and the cleaners excellent place highly recommend we shall return

Comfort was quite good but the single bed was a bit small for my 6' friend. Also an arm chair or two would have been welcome.

Enjoyed having coffee and breakfast in the back garden, everything you needed in the little hut. Spent time watching the birds in the hedgerow at the back. Ideal base for exploring the North Norfolk area with lots to see and do. Yes we did see ducks waddling along the paths and in the gardens.

A very quiet and comfortable stay but nothing within walking distance which was fine by us.

We are a self catering property, but we do take care to provide some essentials for our guests at no additional cost (including toilet roll, shower gel, shampoo, tea, coffee, milk and biscuits - along with washing up liquid, dishcloth and tea towels). We’re sorry that you felt there wasn’t enough toilet roll and hope that you were able to obtain a plentiful supply from one of the local supermarkets. We were surprised to learn that you’d encountered difficulties activating the heating; we always ensure that it is programmed so that guests need only to press the ‘advance’ button on the control panel in the kitchen so that the heating will come on; the thermostat in the hall is very easily adjustable so that the temperature can be amended for your comfort depending on the time of year. We will certainly review the instructions in our guide to the property to ensure that they are completely clear - and do want to reiterate that we are contactable to talk guests through any operating instructions if ever this is needed. We are really pleased that you found your stay comfortable overall - and that if we have the opportunity to welcome you back in future that you can further explore some of the attractions that are situated within walking distance or just a short drive away. The location is in a very quite neighbourhood, lovely neighbours. The walk to the beach is about a mile, I would suggest people jump in their car drive to the cliffs and park there (only 5 mins maximum and free), you can then enjoy beautiful Old Hunstanton beach which is stunning. Highly recommend this property thank you.

"The best holiday home we have stayed in yet."
It was just like being at home. Very clean and well presented with books to read, DVD's to watch, games to play, music systems to play our own music on. The kitchen was well supplied with cultery, crockery and household cleaning products - everything you would have in your own home. I would definitely stay here again; it's a good base to stay to visit other towns and villages and then come home to a comfortable, quiet place to wind down.

The bungalow was exceptional with everything that could be provided being there. It had beautiful soft furnishings, plenty of crockery, cutlery, cookware, timers on the lamps and information on how everything works. There was even books, DVDs, childrens games for inside and out to mention a few of the thoughtful things available. It also had a private south facing garden.
