  • "We had a lovely stay."

    The owner was very friendly! We have 1 tip replace the "curtain" that devides the rooms. It is broken. Littlte pieces of the curtain had iron tips so they Hurt or would catch on your clothes. We also found regulary Iron from the curtain on the floor. It was very clean!!

  • "Cannot understand why sykes give this as excellent."

    . we stayed here from 7th September for a week, we had the change in weather to, on our arrival it was wow this is nice place and clean. Very quiet and peaceful except when you got traffic passing by the nearby road at stupid o clock, and we had a few boy racers pass. The day we arrived there was one light bulb out that needed replacement and one cracked plate. Then the next day the spot light blew putting it really dark as the lights that worked were properly only a few watts. So we couldn't play cards at the table or do cross words as the light was so dim. It took 2 days to replace things and in that time. I was operating the microwave using the torce on my mobile phone.. As for the wall tube heaters booth these were completely useless throwing out no heat, Above all there is evidence of damp {like in the first review I read-} the carpets were very damp you only had to walk on them in socks to find out.all our clothes stored under the bed were damp after about five days and we had to wash everything again even our clean stuff when we got home. I think the damp problems are caused by gutters that need cleaning, we enjoyed the week anyway eating out most days parking in Swaffham and using our bus passes going to Peterborough, Hunstanton, kings Lynn, Norwich, so there was plenty to do but because of our UK weather change, we had to change what we done, on the whole hug a tree is well situated for the area and is with in an hour of most places to visit, The shower was very good as was the bed comfortable, the black chairs had seen better days, I think a light aove the table would be a good thing, also if a dehumidifier was used in the hut this also would help so much,, This is only my review and I don't want to come across negative but these reviews are to help other people so I've tried to be honest. We may come back next year when the weather is warmer, that's if you will have us, best of luck from eden

    Somewhat confused here . Traffic does pass by in the lane outside but of course , we have no control over when or what it is Pity we were not informed on the day of arrival regarding a bulb out . We were informed when the second bulb failed but ,no urgency was expressed nor were we told that it needed replacing so that they could play cards or do crosswords .Obviously I would have sorted it straightway . Communication is key really The wall tube heaters actually get too hot to touch if turned up but , are only there for background heat . The electric 'log-burner" gives out as much heat as required and even needs turning down or off because it makes the Hut too warm . Most surprising is that it was considered damp . The couple in there now , who arrived the same day as Mr ......left , assure me it is not at all damp . In fact they are rarely even having any heat on . Obviously it is regrettable that Mr & Mrs ......were not completely happy and we apologise for any inconvenience . We do stress on arrival that guests talk to us about any issues to ensure a happy stay . Property Owner

  • "The property was cold, smelled of damp."

    We did not stay the photo’s did not represent the the holiday home

    We are surprised to see this comment .there are THREE separate heaters in here It had just been cleaned and therefore fresh & ready to use Previous guests have described it as " Nice & Cosy " Being a warm day the heating was not put on , the door was left open for fresh air The photos absolutely do represent this property Carole came to our front door one hour after arrival to hand the keys back saying that although the hut was fine unfortunately the seats were not suitable , having just had an operation . Carole was clearly upset but agreed that she did not study the photos properly ,regarding the seating , prior to booking We wish Carole well in her post operative recovery Property Owner

  • "Hi .We had a nice time."

    As we needed a break .Shame it rained most days .But lucky we took back gammon to play as TV kept needing retuning .nice to park car close .Lovely big shower .but very tiny toilet and sink .toilet paper got wet as under sink .I bought another put on top of bin ..Lucky I took my travel hairdryer too as wasn't one .only see lady owner when we arrived. Balcony was in the shade .sun when out couple days came from back of hut .But it was nice peaceful time .We eat out so microwave combi we didn't use .

    What a shame the customer did not raise these issues as we would have been happy to resolve same . In 6 years of letting no previous guest has mentioned either of these points The sink is small and so splashing could occur and possibly wet the toilet roll . Having checked there is no water leak in this area . The WC is of course full size It is correct that this property does not have a hairdyier It can be nice & sunny on the balcony but only in the afternoon , when a lovely Sunset can be seen later on Property Owner

  • "The Hut was as described, well equipped and exactly what I was looking for."

    I had a funeral that I needed to go to which delayed my arrival, the hosts were brilliant and very accommodating, they sorted it so that I could still arrive on that day, leaving the lights on the path for me and the heating on low so that it was nice and warm for when I arrived. Listening to the rain on the roof and the wind in the trees whilst curled up reading a good book with the heating on was very relaxing and chilled out. Perfect for taking a break from my crazy life

  • "Hugatree is a lovely Shepherds Hut in the owners garden."

    The only real criticism we had was the fact that the area around the hut was very overgrown. Had the weather been better and we had wanted to sit outside this would not have been comfortable to do. Other than that everything was great. Good use has been made of a small space, except the very tiny washbasin in the toilet area!

  • "Lovely stay."

    Very clean and comfortable. Position and Size of WC cubicle is not ideal but that's the way it is built. Perhaps a proper opening out door would help? Not much privacy.

    Marie and Terry were the best hosts you could wish for and extremely generous. The hut had everything you could wish for and was immaculate. What to do on the day of departure was really clear and I loved the personal touch of hand written instructions in this age of technology. Hugatree is a perfect place to get away and explore all that lovely Norfolk has to offer - Thank you!

  • "Loved the hut and the hosts were great."

    Had no issues at all. A great place to relax and switch off. The surrounding areas are lovely to visit and both the hosts and the visitors' book gave lots of useful suggestions of things to do. My only slightly negative comment would be to relax the check in and check out times slightly. 5pm check in is quite late, and a 9am check out is quite early. On this occasion it worked for me, but it does mean that a lot of time is wasted/unused.

  • "A wonderful quiet location with a perfect property for a restful holiday."

    It is exactly as the photographs show. The cabin has everything you need for a comfortable stay and is very thoughtfully designed and furnished. A beautiful place to enjoy the country side. Would definitely recommend to friends and family.

    We were very comfortable there, (and loved hearing the owl at night). It's in a brilliant location, not far from Swaffham and lovely beaches. Lots to see and do in the area.

  • "Hugatree is a beautiful retreat, literally just what we were hoping for."

    Our hosts, Terry and Marie were great, friendly and helpful- you could get on with your holiday and also enjoy a good chat with them at the end of the day if you wished. The hut itself was amazing, everything you could wish for, comfortable and all to a very high spec. We came purely to relax however we visited Castle Acre and had a day at Sunny Hunny- we were blessed with fabulously hot weather! Our evenings were spent on the veranda watching the sunset across the fields after having a BBQ, again, everything you need is thought of and provided. We are sad to leave our new favourite place but will definitely be coming back again. x

  • "Hugatree is a lovely place to stay, perfectly positioned for exploring Norfolk, and in a beautiful setting."

    I was the first guest to stay there, and found Hugatree very well-presented, with everything I needed, and cleverly done in such a bijou building. Terry and Marie, the owners, were very kind and attentive, and whilst there were a couple of teething issues, I am sure that these will have been sorted out, making Hugatree the cosy, comfortable, countryside retreat of one's holiday dreams. I was there in the first week of an unseasonably cold May, and think siitting on the veranda on a warm Summer's evening, sipping something cool whilst watching the sun go down over the fields, will be idyllic.

About the location

LITCHAM

East Dereham 9 miles; Swaffham 9 miles; Fakenham 11 miles.

Litcham is a traditional, rural Norfolk village with one pub (The Bull Inn), a local butcher, a combined post office and convenience store, and a fish and chip shop. The beautiful village church, with its prominent square tower, dates back to the 12th century, though it was rebuilt to a great extent in the 15th. Litcham and the surrounding villages in the parish (particularly Beeston and Tittleshall) have a busy events calendar. Litcham Common, officially a Local Nature Reserve for over 20 years, is superb for nature lovers, bird-watchers and particularly walkers, as it sits on the Nar Valley Way, which runs all the way from East Dereham to King's Lynn. The three local towns of East Dereham, Swaffham and Fakenham are all about 10 miles away, providing access to a wide range of shops, pubs and restaurants.
