  • "Excellent property, well appointed with everything we needed."

    Plenty of power points, including USB charge points. Great local pubs (Bushell and Strike plus West Norfolk) Excellent chip shop - Heacham fish bar. Only slight criticism, while the place was overall clean, there were some very old cobwebs in some of the corners. Quiet location and parking was not an issue.

  • "We had a lovely time at Bay Tree Cottage."

    The secure garden is perfect for relaxing and a very good size for the dogs to play. The bath is lovely and deep, and the bed is very comfortable. We could always get a parking spot but not always outside the house, sometimes a few doors up so not too bad. The Bushel & Strike pub is just across the road which serves excellent home made meals, it is also dog friendly. Hunstanton is only 10 minutes drive away and a lovely place to visit. There's a little pond a few streets away from the cottage with well over 100 ducks that all come running towards you so don't forget your bread. I would definitely recommend Bay Tree Cottage, it's a lovely cottage in a great location.

  • "Really enjoyed my week at the cottage."

    So much so I’ve booked again for next year. It has a lovely feel to it and plenty of space, most things I needed were there. The only thing that could have been better was if the lawn had been cut and the flower bed weeded. It’s such a sweet garden.

  • "Nice cottage, comfortable bed, comfortable sofa."

    Fully enclosed garden for the dog. Well equipped kitchen, but could be improved with a decent sharp knife. The cupboard full of condiments was a nice surprise. The heating controller lost connection to the boiler while we were there, an instruction manual would have been useful, but google helped us in the end. We didn't use the bedroom in the shed, but it looked quite comfortable.

  • "A very chummy and cosy terraced cottage with wood burner, blankets and lamps."

    All the crockery, pans and utensils you need plus very helpfully washer and dishwasher tabs, hand soaps, bath and shower gels. Lots to see and do and close to a number of beaches. Enjoyed staying there.

  • "The owner's have put a lot of thought into making this very comfortable."

    There is plenty of crockery and cutlery appropriate to using the dishwasher, throws if its cold, an Air Fryer and plenty of pots and pans. In the drawers there is a first aid kit and spare light bulbs. The bathroom/shower room is to die for! I have stayed in many properties over the years and this is by far the best, making it a home from home. I'd recommend it and will stay again in the future.

  • "Lovely cottage."

    Warm and cosy. Good log burner. Kitchen had everything you would need except the dishwasher isn’t working properly. It leaves dirty water in the bottom. We ended up washing everything by hand. Just felt there were some maintenance issues in the cottage. Already mentioned the dishwasher. Over half the coffee mugs were dirty and needed a good soak in some bleach. Table lamp left of the fireplace not working. Night light at the top of the stairs not working and bedside clock in main bedroom not working. The cottage really needs an information folder about how to use the central heating, tv, dishwasher etc and also where to eat in the village, takeaways, pubs etc. This is the first Sykes cottage we have stayed at where there has been no welcome pack. With a bit more TLC this cottage could be a little gem.

  • "House needs attention before anyone else stays."

    Boiler is old and faulty, new boiler needed desperately , wiring. Shower area is dirty, back door has mold and dirt around it. I don’t think this property is in a state for anyone to stay in. I have forwarded photos to you and raised my concerns. Not acceptable for a company to allow this.

    We were disappointed that the boiler was faulty, as soon as you rung Tuesday morning 10am we managed to get someone to fix it by 2:30pm. We actually cancelled the following booking and new boiler will be installed on Monday to make sure this doesn’t happen again. We are so sorry to hear that you weren’t happy with property, wish you’d said something when we spoke so we could action it. We take this seriously & will review cleaning company.   • "The property could have been a little bit cleaner."

    Windows needed cleaning & the blinds were very dusty. There was dust & hair under the sofa , the downstairs wc needed a wipe over. The grass needed cutting. The tins & bottles in the food cupboard needed sorting through as a lot were out of date. Having said that the bed linen & towels were lovely & clean & soft & the cottage was very well equipped.

  • "Cottage was lovely but the garden neglected and grass needed cutting."

    Hi Jo, thank you so much for your feedback, Im so sorry it was neglected, we’d been fully booked and usually on changeover days, gardening would be done, grass cut etc to avoid disturbing our guests however the gardening was left as they had rain on change over days for several weeks which just accelerated the growth without us realising it. We got in touch with team who’ve been out to tidy it up, plan is to come up with a better solution and we’ll be looking at some further landscaping. Property Owner

  • "Lovely cottage."

    Will be booking again for next year. The only thing to note was that the shower sliding door needed attention. I left a note on the table. The cottage was really comfortable and everything we needed was there. Great location too. Thank you!

  • "The cottage was really nice and well maintained."

    The fascilities were all there. Heacham, is a nice place. The garden needs a little attention. I.e grass needed cutting and the plants needed some care. There was an old hose lying in the small yard also which started to give the garden an unkept feel. The garden would have been a nice space to relax of an evening otherwise. Having said that , we thought the cottage and front garden were well maintained and it was everything you want from a cottage. Very quaint.

  • "Hi .The cottage was lovely except for a few exceptions."

    We.ve stayed in a few of your cottages but Baytree wasn't what we expected.I have sent 2 emails but had no reply. I'm.not sure if the cottage next door is your holiday let ? From the moment we've arrived on the 24th June 2 dogs barking constantly for a week day and night.I was under the impression it was only well behaved dogs allowed.?Our dog was so good but we all had no peace to sit in with garden.We had a cple of rainy days I done a washing but the tumble dryer door wouldn't open.And the garden was in need of a good Gardner.Im only writing this feedback to let you know.We are looking to possibly book with yourselves in September again but will look at any properties a bit more carefully. .

  • "Wonderful cottage, very comfy for the two of us (and the Tibetan Terrier!"

    ). Perfect location if you love walking - we parked the car outside and didn't move it until we went home a week later. North and South beaches about a 20 minute walk away, and then lovely beach walks to Hunstanton to the north and Snettisham to the south. Bushel and Strike pub is very close with super friendly staff. Cottage was cosy and warm, with a nice enclosed rear garden for the dog. Owners of the Cottage were very friendly and helpful. We'll be back!

  • "My comments in the visitor book 'Very well-equipped; warm and my dog liked the wild garden' speaks volumes for this property."

    So what about the rest? First impressions were good but on closer inspection the cottage had clearly not been cleaned properly; for example dead wasps on the sink-top, cobwebs and dust on the units and cigarette butts in the ashtray on the outside table. The microwave was rusty and the cooker a little grubby. On the positive side it was the best equipped holiday property I have visited and the heating system was superb. The bedding towels etc. were spotlessly clean. Judging by the quality fittings and utilities, the owner had spent a considerable amount of money on this property but now it looks 'tired'. The paintwork needs refreshing and the carpets replacing, especially the stair carpet. I also recommend that the owner looks at the cleaning contract. This cottage has many advantages but needs some attention. Disappointing.

Thank you for taking the time to point out some improvements and this has been noted and shared with the cleaning team who will be making sure this is avoided in future. Regarding the painting, we actually started that this year and managed to have the painters update and complete the main areas. Our plan is to get them to complete the last bits this year so I’m sorry about that but thankfully we will be getting that done this year.   • "The cottage is in a lovely location and was warm and cosy."

    We would highly recommend the property to able bodied customers, however, we found the stairs very steep and difficult to climb and descend. The second bedroom was not very big and I would say that it is truly a single rather than a twin bedded room. If we'd have known then we probably would have chosen a different property. Therefore, we would recommend that additional information to this regard should be included in the description in future. This is not a criticism but more of a suggestion for potential clients who have mobility issues.

I’m very sure that the agency will make sure that some of that is amended on the description to ensure easier mobility. The second room is far smaller than the main room which is why we have tried to have solid larger single beds and an open clothing frame to make sure that you have space to move. We did actually consider bunk beds and moving it another way but gathered that most people would prefer the beds as they are. We have taken this feedback on board and I know that Sykes have been on site too when they initially took the property on so they will be able to support with any questions regarding the cottage for future guests.   • "We absolutely loved the Cottage and it’s location."

    The only reason I could not give 5 stars was due to an issue completely out of the owners control but nevertheless did impact on our enjoyment. An alarm was sounding continually next door and the owner was away. We had to sleep in a cabin which was very comfortable at the bottom of the garden on the first night due to it disturbing us. We put up with it thereafter. We raised it with the owner of Bay Tree Cottage who was very helpful and sympathetic but unfortunately did not have the neighbours contact details. However they did resolve to obtain these as soon as possible. We would definitely return as the Cottage is a credit to the owners although I may just check that the alarm next door has been fixed before travelling

  • "Has soon as we walked in,we felt at home,it looked so cosey ."

    And clean , everything you needed was there.The garden was all closed in so no problem leaving our dog out to have a good look around.The summer months if not wanting to go out and about,could just relax in the garden,along with a bottle of wine.We have stayed in many cottages but I can honestly say this is one of the nicest ones.Cant wait to go again,thank you to the owners.

  • "A wonderful cottage within easy reach of many amenities, friendly local pub, shopping, vets (if needed) and we had a great stay."

    Kitchen was very well equipped and the downstairs cloakroom was very handy too. Lovely garden and completely enclosed for our two nosey dogs. Cottage was easy to navigate, clean and the street parking was easy. Much easier to park outside your home than London suburbia! We loved the place and would recommend highly. We will most definitely be returning ourselves too.

  • "The cottage wasn’t as clean as some I’ve booked through Sykes."

    It looked ok on the surface but the kitchen drawers looked like they hadn’t been given a good clean for some time, the floors under the furniture were dusty and I found some fingernail clippings under the dressing table in the main bedroom! We had some issues with the shower for the first couple of days, it wasn’t hot enough, until we found the button that you need to press to be able to turn the temperature up further. Suggest you mention this in the information sheet in the cottage. We also had some issues with getting the main oven to light and some of the hobs. The contact number in the information sheet is out of date, we phoned it for some help and the lady who answered said she had been trying to get her number removed for some time.

    Thank you for your constructive feedback. We have had our cleaning company investigate the cleanliness issues you raised and it seems there are some scratches on the floor which could appear at a glance like nails. The property

Resting in the picturesque village of Heacham in Norfolk is this superb, terraced cottage, Bay Tree Cottage.

Set over two floors and sleeping up to four guests, Bay Tree Cottage is a well-designed and beautifully presented accommodation, perfect for families with lots of space to relax amongst the comfortable furnishings.

The cosy village sets a homely tone from the outset and reflects a warming nature that is continued on the inside.

Entering through the main entrance, you will be welcomed by a lovely sitting room, with leather seating, a woodburning stove and a fireplace that echoes nothing but character.

The dining room hosts a country feel with wooden tables and chairs, making a great place to enjoy breakfast while escaping into your favourite book.

A spacious kitchen is a breath of fresh air, carrying a cream overcoat, and fully equipped to meet your needs.

Tucked into the corner, you will also find a warmly tiled cloakroom for an added effect.

Follow a winding staircase to the next floor and a double bedroom awaits with an almost seaside theme, elevated by a vibrant feature wall, and soothing colours.

Wander through the glorious 100 acres of Norfolk Lavender fields where you will also find an on-site restaurant, children’s farm and a gift shop, perfect for picking up a souvenir.

For a fun-filled family day, head to Heacham South Beach, where you can beachcombe the shores, build sandcastles with the little ones or soak up the sun with your favourite book.

For those who have brought their clubs, visit the excellent 18-hole golf course at Heacham Manor Golf Club, which also boasts a boutique spa AA rosette dining and bars.

Further afield is the bustling seaport and market town of King’s Lynn, where you can expect to learn about the local history at the Lyn Museum and Stories of Lynn, a museum which features old gaol cells, to leisurely stroll through the historic 18th-century park of The Walks which has an excellent selection of walking trails and to pay a visit to the 14th-century historical landmark of Red Mount Chapel.

About the location

HEACHAM

Hunstanton 2.5 miles; King's Lynn 15 miles.

Heacham is a large village located on the West Norfolk coastline, on The Wash, boasting a lovely family friendly sandy beach, ideal for jet skis, kitesurfing and windsurfing. The village has many cottages built from Carstone, which is a feature of this part of Norfolk, and also offers a good range of shops, restaurants and country pubs. Within walking distance is Caley Hall, home to Norfolk Lavender with its sweet smelling lavender fields, and Heacham Hall, owned by John Rolfe, who brought his young bride Pocahontas to England to live at the hall (in the local church of St Mary you will find a memorial to her). This part of Norfolk is renowned for its abundance of birdlife throughout the year, with several local RSPB sites, while within easy driving distance is Pensthorpe Nature Reserve and Gardens, as seen on BBC's Springwatch. Nearby Hunstanton offers traditional seaside entertainment including a sealife centre, while The Queen's Sandringham Estate is just a 15 minute drive.
