"Had a lovely holiday at Kingsley cottage."
Warm, comfortable and well placed to explore the Norfolk broads.
-
"A beautiful cottage in a quiet Norfolk village close to the Norfolk Broads and some stunning beaches."
The cottage has everything you need for your stay. There is a secure garden for your pet too, and a lovely patio area for a glass of red wine in the evenings. There is a pub within a very short walking distance, with lovely food served at lunchtime and in the evening. Sea Palling beach is a short drive away, dog friendly too. Horsey Bay is also a short drive away and the perfect place to see the seals. We had a wonderful break, and the cottage is highly recommended! Thank you.
-
"A beautiful cottage set in a lovely village with good walks nearby."
A private garden to enjoy in the evening. The property is very spacious and with excellent facilities. Very comfortable and relaxing. Only a short walk to a very welcoming pub which served delicious meals and also had a very safe garden for our three children. The village is well placed for safe swimming at Sea Palling and Mundersley. Varied activities within the area. It is definitely a cottage and location that we would revisit. A very big thank you to the owners.
-
"We had a wonderful stay at Kingsley Cottage which is in a delightful situation close to Hickling Broad."
We were very comfortable and we really enjoyed the proximity of the Norfolk Naturalist Trust reserve. The proprietors were very friendly and helpful.
-
"Lovely spacious cottage."
Quite village.
-
"The cottage is very cosy, everything you could need has been thought of, its very well equipped and comfortable."
Nice secure garden which is great for dogs. Wouldn't hesitate to recommend.
-
"Myself, my Husband and our dog thoroughly enjoyed our stay, the cottage is a great location, and the facilities are really good."
The network connection is hot and miss, but the hosts did mention this in their description. The bed very comfortable, lots of room and very clean, would recomend
-
"Fantastic cottage, clean, well furnished and comfortable!"
Lovely garden, comfortable beds! It really was home from home! Only Suggestion is a fan as we were there 2 very hot nights and sleeping was difficult. Very accessible to Great Yarmouth which our grandchildren loved!!
-
"The cottage itself was really nice but there could have been more done on the maintenance side of things."
The cleaning of the property could have been better. Dusting around the bedside cabinets as there were spiders and webs. The locality was really good for travelling around. The only thing that wasn’t mentioned is the amount of mosquitoes. Apart from myself the rest of the family had at least 4/5 bites.
-
"Fantastic cottage!"
Larger than expected and very clean and comfortable. Kitchen was fully equipped with everything you would need and more. Would definitely re visit if in the area.
-
"To be honest only booked because of situation and dog friendly but this is a gem."
Comfortable and cosy with everything you need. Dogs loved the garden will definitely book again.
-
"We all loved Kingsley Cottage which is warm and nicely decorated and had everything we needed for a relaxed and comfortable stay."
We filled our short break with nearby walks and visits to the coast which the two children loved. The only disappointment was not being allowed to extend my stay for myself and my dog even though the property was not booked for the next week.
-
"A very nice and comfortable cottage, and a good location for visiting the Broads, Norfolk and Suffolk."
Also, close to the Greyhound Pub, where we enjoyed a couple of nice dinners. It is recommended. The only drawbacks were the spiral staircase and the absence of an upstairs toilet, which made it a little bit difficult for the oldies. I ought to have taken more notice of the facilities listed on the website.

"The directions to the property were really good and information on location of keys was great."
We found the cottage in a very clean condition and it had brilliant facilities. There was good information about the local area. We had a wonderful holiday.
-

-
"Lovely comfortable cottage with well equipped kitchen."
Good local pub 300 yards down the road. Well positioned to explore the lakes and very close to the Hickling Broad reserve.
-
"Great value, great location, all nice and clean - we had a really good stay."
One thing maybe needing attention was a slight drain smell (usually after toilet was flushed) but it didnt affect us. 5 stars.
-
"Beautiful cottage, in a lovely quiet village."
Cottage was spacious, clean and comfortable, with everything we needed for our holiday. Very pet friendly too and nice enclosed garden for our dog. Would definitely recommend and hope to stay again. Thank you.
-
"Lovely spacious cottage."
Ideal location. Only adverse comments: fire smoked dreadfully couldn’t keep it going as smoked room out ? chimney needs sweeping. Another bathroom would make it perfect. Many thanks.
-
"Beautiful cottage- only recommendation would be for 1 of the twin rooms to be a double- but it wasn’t the end of the world, rooms were still comfortable."
And we had a very pleasant stay.
-
"Really enjoyed the stay and the friendly phone conversations with the owners."
The perfect place to stay for Christmas!
-
"Everything was just as good as last year new TV and bathroom suite great additions, some cooking utensils need upgrading."
Little disappointed with the 30% price hike for the same week in 2022 so regrettably won’t be returning
-
"A nice cottage tucked away in quiet village."
Central location for access to beach, countryside and the broads. Owners were very helpful when we encountered a couple of problems which were quickly dealt with and generously returned some money for our inconvenience. Not many would have gone that far and it was greatly appreciated.
-
"We read the information given and past reviews, which attracted us to Kingsley Cottage, so were aware of all its plus points, and did not disappoint."
Spacious, comfortable and well equipped, with lovely garden, it was great. Both owner and cleaning lady were very helpful and pleasant. Can recommend without hesitation.
-
"Lovely cottage."
Clean and comfortable. Some lovely nearby beaches and we loved seeing the seals. Great base for the Broads and North Norfolk.
-
"The cottage itself was beautiful and in an idyllic location and we would definitely stay again purely for the location and the garden was lovely and secure for the dogs."
However we had the clean it thoroughly upon arrival. The kitchen was dirty, particularly the floor. The fridge needed cleaning, there were cobwebs all over and the skirting boards were filthy. The hoover left onsite needs the bag changing, this could be partly the issue. That said, the cottage was extremely well equipped and the beds were comfortable. We also had issues with the neighbours having building work done which would start at 9am daily disturbing the peace somewhat. (This is no reflection on the property, simply feedback incase any further guests complain). Overall we had a really lovely stay, it was a shame about the cleanliness, we definitely left it cleaner than when we arrived.

"Great week in Hickling staying in Kingsley Cottage."
Everything you would need and more. Although facing main road through the village, it was very quiet with little traffic at all times of the day. Short 3 minute walk to a excellent pub. Plenty of walks for the dogs up the road to Hickling Broad. Ideal base with both beach and broads within a few minutes drive. Bonus was the amount of farm and garden produce available locally. Would definitely recommend to all.
-
"Everything was as described and more."
Comfortable for humans and safe for the dogs. Nice little village, lovely dog friendly pub.
-
"Pleasant stay enjoyed the area with some lovely walks"
-
"It would have assisted us to know the bathroom/toilet was downstairs and no upstairs facilities."
Excellent location. Very clean. Softer pillows would have been appreciated.
-
"Attractively furnished cottage with everything that we needed."
Hickling village was pretty and peaceful with access to Hickling broad and boat hire just over a mile away. Plenty of places of interest to visit nearby. We would definitely stay for a relaxing countryside break again.
-
"A bathroom or toilet upstairs would of been beneficial."
-
"A lovely, cosy, well equipped cottage, I had just about the worst weather imaginable, exceedingly wet & windy, but being in the cottage was a delight."
Just one comment (not a criticism) though, in the info pack all we are asked to do is to put our waste in the appropriate bins outside - no problem there. Please bear in mind that people from outside the area have different colour coded bins, for example I was looking for the glass recycling box, is there one? what bin do I put it in?. I have four different collections at home, food, plastics & paper, glass and general waste so I feel that a bit more info may help us do right by the owners & the environment.
-
"Lovely cottage, ideal for beaches and the Broads."
Had 2 holidays at the cottage and booked a third. Just like home from home.
-
"Liked it so much we have booked another week in November."
-
"We really had an amazing time this summer in this cosy cottage, which was easy to call home."
Kids loved it as much as we did. We just booked another week for this winter. Our older child (~3.5 year old) is super excited to come back.
-
"Lovely comfortable cottage fully equipped great location home from home would recommend to friends"
-
"The cottage is full of character, brilliantly located and wonderfully well equipped."
Couldn't ask for more, really.
-
"Very enjoyable stay in an excellently equipped cottage."
Owners were helpful and generous especially as it was Christmas. Very dog friendly leaving treats and bowls.
-
"Lovely cottage in all respects."
Could do with a new washing machine now though, its a bit cronky, but minor point and didn't detract from an enjoyable stay. we would definitely come back here.
-
"Comfortable dog friendly cottage."
Lovely part of the country. Clean overall but lounge carpet probably needs shampooing,
-
"The cottage and location was amazing and would recommend to others and would love to return some day."
However, upon arrival felt the cleaning was a tad below par and slightly rushed, ie dog poo in garden, stairs not swept.

"One word sums up Kingsley Cottage, that is Outstanding, from the accommodation ..."
One word sums up Kingsley Cottage, that is Outstanding, from the accommodation to the location, and location is everything as far as we are concerned, 5mins drive to the nearest beach, 10-15mins for all the superb amenities that Norfolk had to offer us
-
"A lovely well equipped cottage in a great location."
Everything you need for a home from home.
-
"It was a lovely cottage in a fabulous location."
We also really appreciated little touches like the flowers on the table, the fancy coffee and the fuel for the fire that had been left. We had a wonderful stay. Andy
-
"Absolutely fabulous cottage, really comfortable and clean."
Everything working and easy to use. Secure garden for dog. Cottage lovely and warm. Very large. Just great.
-
"The whole process of booking our holiday cottage was so easy."
The cottage was exactly as pictured, clean and comfortable. It's the first time I've used Sykes but I think it will become our go-to for holidays from now on!
-
"A lovely cottage home from home ideal for people with dogs great pub within walking distance great beach with facilities five minutes drive away ."
We loved it
-
"We chose this property for a holiday with our two daughters and two grandchildren, three generations all very happy with the accommodation."
Cottage delightful, very well equipped, plenty of games, toys and books, wifi much used. Fresh flowers and shortbread much appreciated. This is a lovely part of the country, we took boat trips, nature trails and plenty of days on Sea Palling beach as the weather was wonderful. Quote from three year old granddaughter in the car, near to tears, 'I don't want to leave Norfolk.' I think we all felt the same.

STALHAM
Wroxham 8 miles; Norwich 15 miles; Great Yarmouth 17 miles.
The market town of Stalham, with its high street with a good range of shops and eateries, is a typical North Norfolk town. There is a small market which comes to the town on Tuesdays and a farmers’ market on every other Saturday, as well as regular sales in the town hall. Stalham is one of the major starting points of Norfolk Broads boating holidays and a museum to give you an insight in to the Broadland environment is a must. Just a few miles inland from fantastic beaches, this is a perfect base for exploring the Norfolk Broads and coastline.
