  • "The Lodge at Orchard House is just ¾ of mile from the A140 but is incredibly peaceful."

    The cottage was spotlessly clean and the owners gave us a comprehensive tour on our arrival. There is an allocated parking space just off the road with the cottage a short, slightly uphill walk behind the owners’ house. We were able to park on the neighbours’ drive and use a side gate in order to unpack our car which reduced the distance to walk to the cottage with our suitcases etc. The owners provided a very generous welcome pack that included a loaf of bread, milk, tea bags, a pot of jam and biscuits. I was a bit surprised by the small fridge with a freezer compartment; we ate at the cottage every evening so it meant regular trips to the shops to replenish for our packed lunches and evening meals. There is a large Tesco just 10 minutes towards Norwich. The cottage is furnished to a very high standard and we were very comfortable during our stay although I found the double bed to be a bit too firm for my taste. My husband was particularly grateful for the grab handles in the walk-in shower. All-in-all it was a lovely stay, the cottage was perfectly located for the days out that we had planned.

  • "The Lodge@Orchard House is very clean and well equipped set in a peaceful location with birdsong and the occasional squirrel."

    We found it comfortable and more than adequate for the two of us. We were given a comprehensive tour on our arrival by the owner and were left with a very generous and practical welcome pack. The Lodge itself is closer to the main house than it appears in the photographs. This, however, did not raise any problems and the dedicated parking bay is a bonus. We used the Lodge as a base to explore Norfolk for which it is ideally situated. Overall we enjoyed our stay and would gladly use it again should we want to revisit the area. Barbie and Chris

    Lovely couple. The accommodation is first class with quality fittings and furnishings throughout. A welcome hamper with milk,bread and eggs,biscuits and jam awaited us.What a lovely thought.     It is a beautifully presented, modern, immaculate and well equipped cottage. We have stopped in many cottages and the Lodge is in with the best of them.     The cottage was exactly as described- so peaceful and spacious. The welcome basket was a lovely touch also.   • "Slight misinterpretation in the photos."

    On the Web site it doesn't show the owners garage right near the house making the access path very restricted, also the photos show table and chairs on the grassed area but are actually on the gravel outside the lodge making them less appealing, the kettle was badly furred up with lime scale, there was no pressure warning that it is a hard water area causing that problem, no choice for the welcome pack , we prefer brown bread not white, I need sugar free jams as I'm diabetic not loaded with sugar , access to the lodge for parking to unload car is very awkward to undertake if you have big car , too many plant pots ...

    Every room was spotless and very tastefully decorated. The bed and the lounge settee, were very comfortable. The dressing gown and slippers were a welcome addition. The kitchen and bathroom were modern and well equipped. Newton Flotman is a lovely village, a quiet peaceful location, and a great base to explore Norfolk / Suffolk area. The WiFi was a very fast speed. Ray and Jo were great hosts. We had a fabulous holiday.

    It also fulfilled the needs of two people who have been in a shielding situation under lockdown, this being our first real foray into the outside world. The accommodation met all of our needs admirably and we are so grateful for this.

  • "The location photos give the impression that the property is very much by itself, not in the owners back garden."

    The kitchen does lack food prep surfaces. On the positive, the property is clean, comfortable and the heaters are really efficient, plus the owners were very friendly.

    As per the description the cottage is not situated in the owners back garden as you describe. The listing clearly states that it is located on the owners land to the rear of the property and this area is solely for the use of guests not the owner. It has its own lawned area and fronts onto a secluded sunny gravelled courtyard, offering total privacy. The kitchen equipment has now been rearranged to provide a bigger workspace. Thank you.     On arrival we had a warm welcome from our hosts with tea and biscuits provided. We enjoyed a very comfortable stay and enjoyed browsing the excellent selection of books and DVD's. The Lodge is in a great position to explore the area - Norwich is just a short drive away, and the Great Yarmouth coast, north Norfolk Broads and bird reserves at Thetford and Minsmere are all within a one hour drive.

  • "Ray and Jo done everything they could to make our stay really good, I am disabled and they noticed that I was having trouble climbing the two steps to the door so Ray put up a grab bar to make it easier."

    The property is very well equipped and comfortable, the only thing that was a problem was the slopping ceiling in the upstairs bedroom, my husband banged his head several times on it. I would certainly recommend this property as it was a lovely home from home.

  • "We were very lucky to find this accommodation, as it had only recently been completed, and we were only the fourth guests."

    It was ideal for my wife and myself, accompanied by our 86 year old mother/mother-in-law, who has limited mobility, so the downstairs room and bathroom/w.c. were ideal for her. The house was very clean, well-equipped and homely, and the proprietors, who live next door, were very welcoming, but unobtrusive. The location was quite easy to find, and well-situated for the Broads and the coast, once we had mastered the ring roads and bypasses. We had an excellent meal at The Bird in Hand, recommended by Trip Advisor, a few villages away, and our waitress showed us a very direct route back which took us straight to Orchard House, to avoid the many roadworks in the area. Would definitely recommend.

The property

This recently built captivating modern cottage is situated immediately to the rear of the owners’ residence, which in itself stands in a half-acre of mature garden.

The Lodge is separated from the main house by a sunny gravelled courtyard and has an adjacent raised walled lawn area suitable for afternoon tea.

Although the convenient dedicated walled guest parking bay is just off the driveway entrance The Lodge enjoys a quiet, secluded and peaceful position well back from the road.

With two bedrooms, including a ground-floor twin and a first-floor king-size, it makes a brilliant set up for a small family looking to explore the Norfolk region.

Access to the lodge is around the back of the owner’s house and along the path to your very own front door, you can unload luggage if more convenient by driving up to the main house.

Unpack your belongings into the ample wardrobe space, with the first-floor boasting a spacious cupboard area, so you won’t have to worry about where to store your wetsuit for when you take a trip to the beach at Great Yarmouth.

Take a seat in the spacious lounge and open up the large patio doors to let in the summer’s fresh breeze; with the owner previously working in the hotel industry, you can be sure that each room has been tastefully decorated to a high standard.

The living room also offers a lovely dining area to enjoy a home-cooked meal, when you aren’t indulging in one of the many eateries found in the bustling city centre of Norwich, with the kitchen fully equipped with everything you could need to prepare those family favourites.

To prepare for the busy day ahead, get ready at the first-floor dressing table underneath the skylight with a cup of tea, a bright and airy spot offering a traditional aspect to the contemporary property.

Head outside onto the raised lawn area to enjoy a spot of reading under the sunlight, a tranquil setting where you can get some peace and quiet.

Hop in the car and explore the local area of Long Stratton, with a variety of shops, lovely longstanding pubs, takeaways and tea rooms.

The medieval and cultural city of Norwich is the capital of East Anglia. Norwich boasts some of the finest buildings in Britain, with two cathedrals, a Norman castle and several large houses. Elm Hill is one of the oldest streets in Norwich, with beautiful cobblestones and Tudor houses, some now home to independent shops. Norwich also offers art galleries, museums, theatres and cinemas, as well as beautiful parks and gardens. Visit its stylish pubs, cafés and restaurants and enjoy its excellent shopping facilities.
