  • "The location and building is absolutely stunning, however the property can only be described as filthy on our take up resulting is us having to go to Tesco and buy cleaning products to get the important bits clean."

    The general decor of the property can only be described as tired where it now needs a good fresh up and make over, along with a real good clean. It wasn't a cheap weeks rental but whatever it should still be clean, for the money I paid was disappointed to the point we were ready to come back home on the Sat of arrival !. However we bought it around to a point of OK (ish) and made the best of the week. The location is stunning and could not be better placed, just the property needs bringing up to scratch. A real shame.

  • "Needs a refurbishment and deep cleaning."

    Very dusty. Kitchen bin had some kind of gloop at the bottom under the bag. Shower head rail hanging off the wall at the top. Kitchen cupboards were dirty inside.

  • "This could be a very nice holiday letting, The owners really need to look at who cleans this property, it really needs a deep clean and soon."

    Chipped plates and dirty cups on arrival which had to be washed clean. Step outside needs attention before someone hurts themselves. Timbers sigh needs to be reattached to the wall. ( it only takes a couple of screws ) Insufficient plates and cutlery, stained sheets and dust on most heaters and under the log burner. Shower head needs attention before it falls off the wall This could be a very nice property with a bit of TLC Brilliant Location for the beach and pub.

  • "We stayed at the timbers as a family of 6."

    Stay was good overall however a few things need improving on in my opinion. First thing is amount of cutlery and plates etc. Not enough for a family of 6 and some were chipped and need replacing. Lot's of dust everywhere, especially on the heaters. Greasy hand prints on the tv. Beds upstairs sheets were stained and rubbish was left feom previous people, including ear plugs and an eye mask. Luckily there were screws under the tv so i could fix the bathroom door handle which kept falling off each use. A fly trap would be usefull as anytime a window was open loads of flies joined us. Biscuits and coffee was waiting upon arrival. A short 10 minute walk to the beach was nice and local bakery was nice also. The timbers did the job just about but we will look elsewhere next time as for the money we paid we feel we could do better on cleanliness etc.

  • "Timbers is in a lovely location with interesting wildlife visible from the cottage including hares, deer, Red Kites and many other bird species."

    We were also delighted to see Sand Pipers nesting in the sandy cliffs on the beach. There are several local walks including a lovely 3 mile walk to the town of Sherringham. It was really useful to be able to walk to both the local coffee shop and the Ship Inn. There are several National Trust sites nearby, including Sherringham Park and Felbigg Hall and Estate. The Muckleburgh Military collection is also well worth a visit. Regarding Timbers itself, the accommodation is comfortable, however the kitchen and upstairs bedrooms are rather compact, which might need to be considered if booking for 6 adults.

  • "Timbers occupies an enviable position in Weybourne with uninterrupted views toward the sea, has ample off road parking and should make a fantastic base from which to explore the many attractions North Norfolk has to offer."

    However, what we found was a property in desperate need of some TLC. Immediately we noticed that the "Timbers" nameplate was on the floor rather than fixed to the wall as in the listing pictures and one of the steps up to the terrace was loose. On entry, we were greeted with a set of used wet towels from the previous occupants. There was no information folder so no instructions for the appliances, no recommendations on eating places or useful contact numbers etc.... Following is a list of items that need attention: Lounge: TV disappointingly small for this price point Very dusty in places eg on tops of storage heaters Bathroom Gaps under skirting boards need sealing Shower rail pulling out from wall Light pull cord needs replacing Door latch missing a screw from guide bracket Basin and bath plugs do not retain water Hot water from basin tap only trickles out Kitchen: No bin liners provided Not enough washing up liquid to last the week Not enough dinner plates for 6 people Many items of crockery chipped Bedroom: Mattress protectors worn out and stained. Decent clothes hangers in wardrobes required No pole for opening the Velux windows I note that many of the items listed above have been mentioned in previous reviews so it's very disappointing that no action seems to take place. In conclusion, I believe this property in its current condition is well overpriced, but despite all it's failings, it still has the potential for an enjoyable stay in Weybourne!

  • "Overall we had a really enjoyable stay."

    Only three things need a little bit of attention. 1.The shower bracket is coming off the wall and could do with fixing. 2. The toilet is in need of a new seat. 3. The temperature of the hot water needs dialling down some what as when it gets to temperature it is scolding. These are superficial and mainly cosmetic however. I would recommend people to stay here. 8/10

  • "Definitely NOT worthy of 4 tick rating and over-priced."

    Entire place needs a deep-clean and good maintenance check-up. Whilst kitchen was well equipped, some cupboards are musty, pots and pans and utensils are dirty so had to be washed before use. The bathroom is less than 2 star, dirty, poorly maintained, needs new toilet seat, shower rail and good repaint. Double bed... pillows and mattress protector were disgusting with yellow/brown stains. There is no information about anything (bins, parking, local area, equipment booklets, Guest Book) and please remove or replace the grubby books in the window. And finally... owners... please read and action Guest reviews as we're paying good money to stay in your property so expect better especially for a listed '4' tick rating... so for example previous guest mentions "who took the teaspoons?"... FOUR, yes there are just 4 mismatched teaspoons!!! One plus point... great location for beach and village!

    Very well equipped kitchen & spacious accommodation. Unfortunately we had to buy bin liners, kitchen scourer & a bag of logs as only one in basket.

  • "We loved Timbers location/setting: 400m from the beach and views of the sea."

    Log burner with logs provided was lovely and made for cosy evenings in. Walks from the door in every direction and great local pub. We could not get the grill to work. Who nicked all of the teaspoons and black mark for no cafetiere...oh dear - the teapot and strainer made a terrible mess. That said, we would return.

  • "At this price level the facilities were somewhat lacking."

    The general layout and use of available space was good but I would not recommend the property for very young children due to the number of steps in the property. This would be apparent from inspection of the photographs. It would be useful if a gate could be provided at the top of the access steps to make the decking area secure. Unfortunately lack of space meant there was no clothes dryer or dishwasher which would be expected at this rental level. The lower bedroom was also rather small. The internal decoration was tired and dog nail scratches were evident on the bedroom door. In the bathroom movement of the keys had worn off an area of paint below the keyhole and the flow of hot water was very slow. The rail supporting the shower head was insecure and requires repair. In the upper bedroom my daughter's sleep was interrupted by movement of something on the Velux type window which made a tapping noise when the wind was blowing. The major problem was the possiblity of mouse/rat infestation as mousetraps were present in the upper bedroom on the seaward side of the building. My daughter did not wish to move into this bedroom for this reason. It is a shame the items detailed above perhaps presented a somewhat negative situation as the owners had obviously made efforts with the Welcome package to make settling in as easy as possible and the exterior maintenance was very good. During our stay the windows were cleaned and the grass cut.

  • "The cottage was really lovely."

    We thought the views and facilities were first class. The biscuits and milk were really appreciated, thank you. The location is superb, and lovely and quiet. There is a pub and local shop within minutes. (Both highly recommended). The beam on the floor, in the upstairs bedrooms took a bit of getting used to, but it was all right in the end. And this is just an observation:.. the hot water although extremely hot, only came out of the tap very slowly. The shower was very good though and as we are getting on a bit now, a rail to hold on to would help. However, these things were minor and we would definitely recommend Timbers as an excellent holiday home. 10/10 Thank you

  • "Lovely place with view over the sea."

    Very nice dog friendly cafe and pub in very close walking distance. Easy access to Cromer and Blakeney and many other Norfolk resorts. Accommodation was warm, very comfortable and clean. Great for our small dog, easily tired out on walks. Options : intro to area and facilities pack may be nice, I know many will use the internet as a source. One step coming loose just needs resetting / pointing. Fence around outdoor platform splitting with sharp points should children be playing.

The property

Nestled within an Area of Outstanding Natural Beauty, within the Norfolk village of Weybourne, is this beautiful old dairy barn, Timbers.

Approached via main country roads and the beautiful coast road that runs along this stunning AONB, Timbers is a charming escape for up to six guests and their canine companions.

After a day of wandering the local area, kick off your walking boots and coats in the hallway area before getting to know your new home-from-home.

Immediately you’ll notice the high ceilings and gorgeous beam work throughout, with lots of natural lighting uplifting the space.

Off the hallway and up a couple of steps is the living space, complete with two sofas, a woodburning stove and a TV, perfect for an evening of films.

At the rear of the property sits the kitchen, where the designated chef can get to work on a tasty dish whilst the dining table is prepared with crockery and cutlery.

On this floor there is also a double bedroom with pretty views towards the sea, ideal for those guests with limited mobility.

Upstairs, the other bedrooms are twins in a mezzanine style, with a door that shuts them both off together; the rooms offer fabulous views across towards the sea and the other enjoys views of the surrounding flint and brick cottages.

Completing the interior is the ground-floor bathroom, housing bath and shower over so you can best decide how to prepare for the day.

Step outside and take advantage of the elevated patio area, complete with seating so you can enjoy alfresco dining whilst admiring those views towards the beach.

There is also a communal lawn that is shared with the other barn conversions next to the property.

The village of Weybourne is a delightful holiday base, filled with old flint cottages, a friendly pub, The Ship Inn, and a convenience store for grabbing the essentials.

Less than half a mile away is the enchanting Weybourne Beach, a steeply shelved beach that produces impressive crashing waves and provides lovely walks atop the cliffs.

Avid walkers can spend their days wandering the local footpaths such as Peddars Way and Norfolk Coast Path National Trail.

Four miles away lies the market town of Holt, boasting a wealth of independent shops, galleries, antique shops, cafés, pubs, and tea rooms, so there’s something for everyone!

Weybourne is a beautiful fishing village located on the coast road between Sheringham and Holt, near Cromer.
