  • "The cottage had been vastly improved since our last stay there 5 years ago."

    A lovely new kitchen had been installed and now very well equipped. Just a couple of niggles firstly a pair of oven gloves or an oven mitt would of been useful. The guttering was blocked in the corner over the second bedroom so there is a constant loud drip when it rains ( which my daughter at night time found annoying). Lastly the bed in the main bedroom with the mattress topper is far too soft and gave no support if like me you have a back issue so I had back ache every morning - a new firmer mattress would be good with no topper needed. Overall it was a lovely little clean cottage and lovely location so close to the beach.

    However the cottage itself needs a bathroom makeover and the WiFi did not work for the duration of our stay despite reporting this. The property owner didn't contact us.

    Our only negative is the mattress on the double bed is very uncomfortable, definitely requires a new, good quality mattress. We will, however, return to the cottage as we love Mundesley and this holiday home.

  • "A quaint, cosy cottage which provided a comfortable stay."

    Located perfectly for exploring Mundesley's beautiful beach, and a short walk from the pub (which is lovely and dog friendly) and other amenities. Although a little tatty in places, Cobbler's Cottage was homely and inviting. A few points to add...the garden was a nice little sun trap and secure for our dog, however somewhere to dry washing would be handy. It took us a while to find the cutlery drawer! But a good space saving idea, incorporated into the larger drawer. The accommodation had everything we needed and we would love to come again. Thank you Cobbler's Cottage!

  • "Lovely cottage in a lovely location but was let down by the cleanliness of the property."

    Carpets hadn’t been vacuumed and were covered in dog hair, hairs in the bathroom sink and bath, there was a sewing needle on the floor in the living room and the high chair was really dirty. Also no oven glove in the property.

  • "We had a great time here, the weather was really good; which helps."

    First the good bits, Cobblers's Cottage is in a great location handy for the beach & the Ship Inn which is a great pub for food & take away fish & chips. The Sykes details said hand held shower but there is an electric power shower, the details also didn't mention a dish washer but there is a good compact one fitted. Washing & dish washer tablets provided. The bad bits, 1. The pipework to the toilet is covered in black mould. not very nice. I have photo. 2. The toilet bowl is black with grime and needs a serious cleaning. I have photo. 3. The toilet seat is a non self closing cheap flimsy plastic affair, could do with a decent sturdy soft close one 4. There are 4 beds but only 3 outside chairs 5. The outside table & chairs could do with a clean & a coat of preservative 6. The double bed is very soft, could do with a firmer mattress. We woke up with back ache. 7. The double socket near the blue cupboard does not work. It is hidden but is a good place to have one 8. Nice washing machine fitted but no where to dry it if you used it. In my view the Sykes cottage inspection process shows up as being weak as many of these issues would have picked up with a good professional inspection. The owner should also check the listing for accuracy as it is better than described. The issues aren't major but could be cheaply addressed to make a good cottage a great one. Its the sloppy attention to detail which annoys. These cottages are not cheap and the owners should maintain them properly. Perhaps they should stay there once a year to find out for themselves. Despite this annoyances we would come again!

  • "Lovely cottage."

    Great to have a parking space next to the property. Superb location near the beach, a dog friendly pub and only a short drive to the broads. No problems with Wi-Fi. The only issue we had was we couldn’t get the electric shower to work. I’m guessing there was an external power switch somewhere which we couldn’t locate. We did try the local Chinese takeaway and had Thai food. 10/10. The pub also was excellent with fabulous views over the sea.

  • "A lovely, cosy cottage with everything we needed."

    We enjoyed a relaxing week. Based on previous reviews, not sure if the internet service has been upgraded but we had no problems with the wifi at all, and tv worked well. Pub, restaurant and take aways very close by, we tried the fish and chips and chinese and both were delicious. We would definitely consider booking here again.

  • "Lovely Cottage in Superb Position but marred by No Internet & Hardly any TV reception."

    The Cottage was really nice with wonderful log burner & clean & tastefully decorated throughout. Very close to the beach & cliff top walks with 2 nice cafes & a wonderful pub all within walking distance. Christmas was spoiled however by absolutely NO Internet & very poor TV Reception (as it was Bank Holiday there was no way of contacting anyone either). We ended up watching TV on our Telephones .. not exactly great! The owner did however give us a £50 refund towards the Data we’d used. The resident next door said he had no such problem, but was paying for an upgraded TV/Internet Package. We enjoyed our holiday, but it would have been Hellish for a Couple with Children wanting to use Video Games & Watch TV!!

  • "A wonderful cosy cottage, very clean and everything you could possibly need, felt extremely homely as soon as we walked in and we’ll definitely be back, lovely little touch to have the welcome box on arrival and great to have the parking space for one car (off the main road)."

    You’ll find some great pieces of art work on the walls and lots of lovely little Nic-nacs that make the cottage feel homely. A brilliant location, only a stones throw from the amazing beach. The Ship pub is definitely worth a visit and the beef roast is well worth having. Mundesley is a great little village some lovely little local shops, a fun crazy golf course and a variety of take away outlets (local fish van, fish and chips, Chinese) Just a few little comments/suggestions about the cottage as a whole; The Welcome book should be left out so you can actually see it and not have to dig around trying to find it! The clothes horse is broken and in need of replacing if you want to dry any clothes, it’s more of a wonky donkey than a horse!The iron is in need of a good clean as kicks out stale water and the will stain your clothes. Now onto the Tv which is certainly the bone of contention! Warning there is No Sky (despite the owner stating in previous feedback that they have this installed) On our arrival I questioned this to be told the owner said apparently the Wi-Fi signal is not strong enough and we were told to turn the Wi-Fi off our phones to make the tv signal stronger?!? Slightly strange as the two properties either side have sky dishes…. If you are lucky enough you can only get Netflix, iPlayer (very temperamental) and Amazon prime… no live tv and the controller needs updating as is incredibly stiff. Wi-Fi may need rebooting when you arrive as we had to do this on arrival due to not working at all.

Over the last couple of months we have constantly been trying to come up with solutions for the Wifi and TV, Wifi providers are lacking in help, aside from the advice that was passed onto you, from our Wifi provider, during your stay. Getting sky as mentioned previously was an option we tried but was sadly not successful in recent months. We visited the property after your stay for improvements and have brought and installed a newer Smart TV with new remote (on October 30th) which upon testing gave a much better service and live TV can be accessed through the Wifi Apps for each channel, as was tested too. So we hope that this will go towards solving the problem for future guests. We were unaware regarding the clothes horse and the iron until this point, so will check and rectify these issues quickly. We hope that you do return - and we are always trying to solve issues and improve the cottage so we welcome feedback and reviews to enable us to continue this. Thank you! Property Owner

  • "We enjoyed our stay but only used the cottage as a base."

    It was spotlessly clean and downstairs well equipped and comfortable but tatty. The beds were also comfortable, although the bedroom window wouldn’t open. The shower didn’t provide enough power or heat. Overall, a lovely cottage that badly needs some TLC.

  • "Cottage is in a great location for the beach and overall is very good, however as mentioned by other people in recent months the tv will not show live tv and despite the owner responding they have installed Sky in June 2023, there was no sky box."

    Also whilst tv has netflix it appears you need your own account to watch it as there is not an account to use set up, so we spent the week watching from iplayer and itvx which was available on the tv. In this day and age live tv is not too much to ask! There was also no instructions on operating the tv which would of been helpful in case it was operator error! If the tv issue is sorted this is a lovely cottage just a short walk from beach access and everything else was great (and the new kitchen is very nice) :-)

  • "The cottage is well equipped and very comfortable."

    The location is excellent - close to the beach, pubs and cafes. We'd particularly recommend the carvery at the Royal Hotel and fish and chips from The Catch. From the cottage it is possible to travel easily to a number of attractive locations such as Horsey (seals and windpump), Cromer, Felbrigg, Happisburgh and the Broads . But, and this is a big but, the TV reception is practically non-existent. It should be made clear in the property description that the only way to way to watch live TV is by streaming from your smart phone and mirroring to the TV thereby using your own data. There are no instructions at all for the TV, let alone how to do this if, like me, you are not particularly technically adept. There is certainly no Sky TV as implied in the owner's response (which was still on the website yesterday morning) to some of the reviews.

  • "You pay a lot for location with this property as it is much smaller than other properties we have stayed in via this website."

    First of all the owner's reply to a review in June 2023 that they have installed SKY is incorrect, the TV signal is very poor we could not watch any "normal" TV channels and there is not a SKY box that I could find. We found that there was not enough oven trays, one of those that was there was unusable. It is not possible to sit outside to eat meals, as there are only three garden chairs. Only two sets of towels were provided even though we booked for 4 adults!

    Thank you for your feedback. There should always be 4 sets of towels available for all guests - despite the number of guests expected, each bed is equipped set up with bedding and towels. As mentioned above we did hope Sky would be our TV solution but they hadn't predicted the lack of service they could provide and so had to cancel. We hope we have now installed a new TV on the 30th October, a solution to this we hope will be better for all future guests. Property Owner

  • "A comfortable and really well equipped cottage."

    I loved all the artwork. Fabulous location for the beach, pub and village centre shops. Fish and Chips from The Catch, Ship Inn just acros the road are very good. We soon got used to the steep stairs, and we got round the tv signal by streaming from our smart phone or tablet and mirroring to the TV. We thoroughly enjoyed our week in Mundesley.

    The outdoor space was perfect for meals or a drink outside. The cottage is very close to the beach and the parking meant it was stress free to head out for the day in the car and not worry about finding a parking space on our return. We loved our stay and have already booked for next year.

  • "A really lovely cottage in a great place."

    Only one problem. At 78 and 79 we would have loved to have had a cosy evening to enjoy the television. Do not be fooled by the description that the signal is weak. We had five very obscure channels and even asked for a person to come out to help us. He could do nothing. Surely this owner, charging the rent they do, could afford Sky?????? What a pity that it made the evenings so long especially as the weather was poor. Viv and Norman sanders

    Facilities good although there wasn't any cutlery provided(fortunately we took our own) and couldn't get any channels on the TV. Overall very comfortable and clean cottage. Would book again

    There is a brand new kitchen at Cobblers and the cutlery is in a slide out tray within a deeper draw in the new design (an in-drawer tray), we are sorry you couldn't find it but hopefully this note will help anyone else who struggles. Property Owner

  • "The cottage is in an ideal place and is comfortable and well equipped, but and it is a big but there might as well not have been a TV as there was never any signal if you did managed to get a programme on it always went off and unless the owner gets sky with a signal the property should be advertised as no TV."

    It has been falsely advertised and some refund should be given WiFi was also hit and miss If these problems were fixed we would revisit.

  • "We really enjoyed our stay at this cosy, beautifully decorated cottage."

    The kitchen is fully equipped, including a dishwasher which was unexpected. Comfortable seating in the living room, and same can be said of the beds. The welcome tray was a nice touch and appreciated. Dog friendly garden. The stairs are steep but you soon get used to them. A couple of minutes walk to the beach and amenities. Mundesley is a charming village and a good base for visiting North Norfolk. We would love to come back.

  • "Cobbler’s Cottage is in a gorgeous location, especially if you have dogs."

    The cottage is cosy and amazingly well equipped. The glorious long beach is only a minute away. The property has the added advantage of parking for 1 car and a private, sunny courtyard. We first spent a week last year and have just returned from a fortnight stay. We have now booked again for 2 weeks next year. It is absolutely perfect for us with our 2 Cocker Spaniels. The Ship Inn, almost opposite, is handy for a post walk drink and has a beer garden overlooking the beach. The Royal Hotel is 3 or 4 minutes walk away, dog friendly, lovely staff and we much preferred this for food. Well stocked shop and takeaways close by too.

  • "Lovely cottage very comfortable plenty of equipment to cook with."

    Only problem for us was that it was cold the log burner was good we cleaned the glass but the lounge was the only room warm the storage heaters wasn't warm long I turned the thermal stat up but I was very cold . It would be great in summer months the stairs are very steep & our little dog got under it & got outside the garden gate too as he is a jack Russell/ chihuahua Cross our beagle was OK.

  • "We had a fabulous holiday the location of the cottage was perfect for morning walks up the beach with our dog."

    The cottage was clean and had an enclosed courtyard at the rear which was a sun trap and lovely place to chill after a busy day out and about or on the beach. Mundesley 9 hole golf course is nearby and allows well behaved dogs on a lead so we had a couple of rounds and chats with members in the bar afterwards. We met lots of local people walking dogs and this has to be one of the friendliest places to visit. We all loved it that much we are coming back in 2023.

    May be for hygiene reasons put protector covers on each pillow. Great location for all amenities within the village. Leak under the sink needs attention due to smell when entering the property. I would stay here in the future.

  • "Initially liked the cottage."

    Great location for beach and small village amenities (Ship inn very Good, but Chinese takeaway bland). Good ice cream shop next to arcade. Close by to Cromer, Sheringham, Holt and lots of National Trust sites. All the good parts were overshadowed by our first day. Managed to get suitcase upstairs, very narrow and winding as stated in the information, certainly not recommended for elderly or very young children, and was met by an unpleasent smell in the bedroom. Contacted the cleaners early next morning and asked them to investigate and get back to me. No response by lunch so before contacting again had a further look around and discoverd dog Poo under the bed. Clearly the cleaning company had not even looked under, let alone cleaned under the bed (7 hours cleaning time???). Contacted cleaning company again and explained. Said they would try and send someone out... Contacted Sykes and they were brilliant, they contacted owner and cleaning company. The issue was resolved in the afternoon and some recompense negotiated on our behalf with owner. Walked round very carefully in anticipation of wet patches. Looking to book somewhere for summer, but will definitely stipulate a cottage where no dogs allowed.

    what we where cocerned about was the trip hazards in the doorways where one room was at a slightly different height to the next. also the large step down into the kitchen. a lot of money seems to have been spent inside but the path to the backdoor was at differing levels with three or four trip hazards which should have been rectified.The cottage is not one to recomend for older people as the stairs are a challenge and the living room furniture is low and difficult to get out of. It sounds like we are knocking it but it was nice shame about the weather. Geoff

    This was reported but not resolved and the communications from the housekeeping company were poor to non-existent. Aside from that, the property is smaller than the listing implies and (as other published feedback implies) equipped to the absolute bare minimum possible. The area is lovely, there was plenty to do and the presence of a dog friendly beach on the doorstep was great, so otherwise, we had a great stay.

  • "The cottage was great but there were some issues as far as equipment in the kitchen."

    Snagging should have been done. No egg cups, butter dish, sugar bowl, milk jug or cafetière. Only one Pyrex dish and one dish for microwave. Only two cups and saucers for a four person cottage. No kitchen scissors. This may seem minor but necessary when self catering. Unfortunately a large damp patch in living room we believe due to a problem under the bath. Needs rectifying. Beds excellent and furnishings very good. Outside furniture quite adequate.

    Our only criticism is that it could improve its wine glasses as there were only 2 wine glasses both different and one was very small. A hairdryer would also have been very helpful if it had been provided as we had to buy one as in our experience they are normally provided.

    I would definitely recommend a holiday here. My very minor feedback would be 1. The check in time (5pm) and check out time (9am) could be a little more generous. Is 8hours required for a clean and changeover? 2. I would swap the washing machine for a dishwasher (personal preference and I’m aware may have a different view point) 3. The bedroom door of the twin doesn’t shut properly which hindered bedtime for the children a little 4. We failed to locate a hairdryer

  • "Property wasn’t really clean, carpet was full of hairs which my daughters clothes were covered in."

    Kitchen is freezing with no heater. Living room door does not shut, Window in main bedroom is broke and can not shut being so close to the road it’s awful at night with traffic. On the plus side some lovely walks around the area and Beach. Would visit the area again but wouldn’t stay at Cobblers Cottage.

    Due to the excess amounts of rain we've seen this autumn we've made the decision to invest further in the property by completing full remedial works, damp proofing, replastering & re-decorating of the ground floor during the month of November 2020. In addition to this we are having repairs done to the roof & gutters alongside replacing the washing machine and completing additional minor maintenance jobs across the house. Unfortunately, with an old cottage like Cobblers, and being so beautifully close to the sea, we do our best (with our trades partners) to ensure everything is kept up to a high standard and we will continue to do so.   • "Walls damp in kitchen and dining room and smells damp too."

    Back door swelled and was difficult to open. Lounge door doesn’t close properly, door handle screws loose and makes the room draughty. Two double glazed windows had blown. Handbook info stated that the open fire could not be used yet it is pictured alight in cottage photos. Totally misleading. We were looking forward to using this, particularly because it was cold. On the plus side the property was near the pub and beach, tv and WiFi was good, a welcome bottle of wine, biscuits and milk were appreciated, free on-site parking. We will not be in a hurry to return to this property though we love Mundesley and will revisit again.

    Due to the excess amounts of rain we've seen this autumn we've made the decision to invest further in the property by completing full remedial works, damp proofing, replastering & re-decorating of the ground floor during the month of November 2020. In addition to this we are having repairs done to the roof & gutters alongside replacing the washing machine and completing additional minor maintenance jobs across the house. Unfortunately, with an old cottage like Cobblers, and being so beautifully close to the sea, we do our best (with our trades partners) to ensure everything is kept up to a high standard and we will continue to do so. North Walsham 5 miles; Cromer 8 miles; Sheringham 14 miles; Norwich 20 miles.

The attractive, Norfolk coastal village of Mundesley offers pubs, convenience stores and an excellent coffee shop and bar, The Porthole, which is a café during the day and on Thursday, Friday and Saturday evenings it turns into a bar which offers a selection of cocktails. Elsewhere there is a popular golf course, a large park with play areas, a wonderful sandy beach with brightly coloured beach huts, and quaint cottages, many of which are built in local flint stone. The popular seaside towns of Cromer and Sheringham, which is known as a stop for steam trains travelling on the Poppy Line Heritage Railway, are both close by. There are many other places of interest in the area, including the National Trust owned Sheringham Park, Blickling Hall and Felbrigg Hall, and East Ruston Gardens and Hoverton Hall are a must for gardeners. The Norfolk Broads are also within easy driving distance, where children can enjoy tree-house adventures at ‘Bewilderwood’, or alternatively hire a cruiser and spend the day exploring the waterways.
