  • "We had a gorgeous break here, the barn is beautiful, peaceful and was exactly what we needed!"

    Lots to do nearby, we went to the beach at Cromer, SUP on a local river and for a spa day. The barn itself is very open plan in terms of living space, so brilliant for a group holiday as you never feel like you are separated from the group and the conversation. Kitchen is lovely and well equipped (ovens take a while to warm up though so be aware of that) and it was an added bonus to have a dishwasher. The bedrooms are lovely, all comfortable and warm, and the bathrooms are gorgeous, with great showers and jacuzzi baths to chose from. There’s plenty of parking space, we had two cars, and found some shops for our groceries when we arrived the first evening without any problems. We had a really lovely time, would recommend it again to anyone, and hope to go back again one day in the future.

  • "A very pleasant stay at Flint Barn Norfolk."

    Lovely accommodation,open plan two bedrooms downstairs and two upstairs. Good parking just outside of barn. Very quiet and peaceful area, surrounded by fields. No walking distance to a convenient store so need a car. Unfortunately we wouldn't go back due to not being allowed to leave dog in accommodation unattended. For us this made things much more restricted to visit places as we also have a child in a wheelchair. Which the accommodation was great for, apart from back courtyard.(loose gravel). Left a thank you card to owner with flowers

  • "Flint Barn is fundamentally lovely."

    Some signs that cleaning is a bit slap dash, and odd issues with fixtures e.g. I repaired the small window that had lost a screw. Not too sure what the solution is with the floorboards. With a quality cleaner and odd job maintenance these steps could transform a good to an amazing. Hedge outside could be trimmed to add to to the cared for look! Enjoyed it very much thanks David

  • "We had a lovely stay, particularly enjoying the private courtyard garden area."

    The barn has been sympathetically converted, with nice touches to reflect its history. The open plan style gives it a light and airy feel, although it might not be for everyone. It worked well for our group, and the lovely bathroom facilities, and well equipped kitchen, are of particular note.

  • "Beautiful home, with everything you could wish for."

    We came with our family for our Golden Wedding and couldn't have asked for anywhere nicer. Never been to Norfolk before but will be back. What a beautiful place. Just very sorry we had to leave the recyclable rubbish in bags by the bins, but the bin was already full.

  • "Its a great barn, probably needing some TLC."

    our challenges were there were 7 of us, so all rooms in action, different ages, so different times getting up and going to sell, the open plan bedroom meant sleeping tricky, the floor board noise meant sleeping tricky, some difficult lights switches to find for the alcove fireplace and led lights. we were aware of the open plan bedroom but probably not prepared for what it meant.

  • "We have just spent a lovely weekend in Flint Barn."

    The barn was roomy and generally well maintained. The instructions to get to the barn could have been a little more helpful but after asking someone we found it. This barn comfortably hosted 7 adults and the beds were really comfortable. It was well positioned for walking and to get to the beach. The doggy treats, Prosecco and chocolates were a welcome addition. This is a well laid out property and we would recommend it.

  • "Beautiful property with preserved original features giving it the wow factor, clever layout in a lovely location."

    Pristine and fully equipped kitchen with everything you need to self cater. The only tiny criticism would be the creaky bed and floor boards in the upstairs family room, created a nocturnal sound track for the bedroom below that could be improved.

    A cosy and spacious barnfor 2 families to stay near the coast. Maybe correct the Sykes entry (it is not in the village of Trunch!) with better directions referencing the fact that Flint Barn is down a track! Some bedroom lamps would not go amiss.

  • "Overall a very pleasurable stay."

    There were a few "tiny" things that were raised during the stay. 1. We arrived at 4pm as instructed to find the cleaner still working. We had to wait around until she finished at 5pm which isn't great particularly when we didn't have a great deal of time with you and were asked to leave on Sunday so early. Please note it was not the cleaners fault - she was let down by a team member but measures should have been put in place for this. 2. When we asked for a fire we didn't expect to have to go and find our own logs/kindling. Thankfully your cleaner was very helpful and gave us directions to the local shops. 3. For a stay which included 2 breakfasts and 2 dinners we were only provided with 3 dishwasher tabs. 4. The seating in the main area, whilst generally comfortable did have hard wooden parts under the cushions at the end of each one - so whoever sat there, it was uneven and became uncomfortable after a while.

  • "Lovely large barn ideal for a family."

    Great quiet village position near to plenty of attractions. Laid out well so that there is plenty of social space. Only minor issues were the mezzanine bedroom and no door on the bathroom up there meant no sleeping in or privacy! In the kitchen the tap did not run cold for a long while. There needs to be a new plug for the sink. There needs to be more plates and bowls. Finally it was hot in there!! Could do with clearer instructions regarding thermostats and radiator use as it felt very wasted when we needed doors open to cool the space. The bedrooms are super hot

In relation to the heating unfortunately the previous guests turned everything off at the wall therefore the heating was switched up high at the wall to ensure it had warmed through for your arrival. Apologies it was a little too high it wouldn’t ordinarily be so hot. I will add a note to the welcome book but the heating should only be operated very simply via the thermostats on the wall nowhere else, it’s an air source heat pump so can just take a little while to adjust.   • "It was our first holiday in Norfolk and we had a great time."

    The house was off the beaten track which suited us fine as we like quiet. On first impressions the barn looked as advertised. We understand that it means a lot to the family, however it is quite tired in it's appearance. The sofas are smaller than they look on the pictures, difficult to sit comfortably when we all wanted to sit down after a busy day. The facilities in the kitchen were good but only one bin liner and 2 dishwasher tablets were provided which isn't adequate for 7 people. The bedrooms are comfortable, needs a mirror in the upstairs family room and a lamp as you can't turn the light off from the bed which means finding your way around in the dark. A couple of blinds were broken on our arrival not sure how long they have been like that. The iron didn't work either. It might be worth checking the electrics through the house as some of the lights were flickering too. Toilet rolls were cheap and as a result not enough provided for 7 people. In terms of the holiday we enjoyed Norfolk and had some great family time. In terms of value for money, this house needs some tlc if you are going to continue to charge your current prices.

  • "Beds v comfortable."

    Difficult sleeping with open plan arrangements…not ideal for teenagers. Single bedroom more like a cupboard, flimsy walls.. not good. No window in downstairs bedroom, very hot. Floorboards upstairs really terrible noise. Not enough seating in lounge for 7 people. Lighting in dining area very poor, especially when trying to play board games. Kitchen , utility very good. However overall very disappointing .

  • "The property needs some maintenance, the curtains in the downstairs bedroom don't meet and you need to use pegs to hold them closed, the curtain rail is actually falling off the ceiling at one end."

    The paving outside the front and back doors is loose and dangerous to walk on. Floorboards in the upstairs bedroom are uneven and need fixing down in places. We appreciate this is a pet friendly property but we had to spend some time hoovering up pet hair in the lounge.

  • "Flint Barn is in a lovely location, peaceful and quiet."

    Great access to the lovely beaches and the broads. However previous guests have pointed out faults with the property loose taps, poorly fitted toilet seat, loose paving slabs, curtains that need rehanging. Water drainage problems in the showers and bath. This could be a wonderful place to stay, in my opinion it is being let down by the cleaning and maintenance companies. There was a bunch of fresh flowers that had been put in water that was extremely smelly. Spoiling what is meant to be a kind welcoming. We managed because there was only x 4 adults so we could make use of the showers and toilets that were in better working order. The garden was ideal for our dog. Not user friendly for toddlers and small children. With an eye to detail Flint Barn would be a fabulous holiday stay. Sykes please look after future guests and ensure the on going feedback from guests on cleaning and maintenance issues are resolved.

  • "Overall a lovely property in a great location."

    Just a couple of points of note; Floorboards in the bedroom above ground floor bedroom need attention. Many are loose, creaky, and a few have buckled and warped upwards. Most of the mixer taps need refixing as they are loose. These things in no way detracted from what was a very enjoyable break to visit the place of my birth, and I/we would happily return to this property.

  • "Property is quite tired and quality of appliances / furniture / kitchenware is well below level expected at the price point charged."

    A number of light bulbs were out and other things broken (taps, hose, drying rack). Although some effort was made to fix things, the owners should be more realistic about pricing unless they plan to upgrade things

  • "Amazing property for family get together."

    Excellent standard and quality. Mum has Dementia and the open plan layout enabled her to manoeuvre the property quite independently, which has been an issue in other holiday properties. Beautiful location, good central point for visiting Norfolk - excellent local amenities. Vernon Arms a must visit too just a short drive.

  • "Overall the barn was very well equipped with everything you would need for a family, however it is in need of general care and maintenance."

    The curtains in the two main bedrooms were not fit for purpose. They did not fit the width of the windows and many of the curtain fixings were broken. The glass shower shelf in the downstairs ensuite was very loose and we were concerned it was going to come away from the wall.

  • "We had a very enjoyable week at Flint Barn, and found it to be an excellent location for lovely dog walks."

    We were very pleased with the accommodation - and that it was set back from the road (although improved signage to find it would be helpful). A couple of points that might be of help to future holiday makers: we found that neither tin opener worked (I left them out on the draining board); the toilet seat in the ground floor double bedroom en-suite was loose when we arrived, and needs fixing); and an instruction manual for the microwave and dishwasher would be helpful! Otherwise, all good.

  • "The tv should be bigger as we couldn’t really have 8 people watching it."

    Some signs of warning for the garden as there was tar out there. Really creepy floor boards but this wouldn’t ruin the holiday. The tap in the kitchen fell of when we were using it so I got soaked. Just a few touch-ups and this would be a fab little place. The beds were comfy and a lovely fireplace.

  • "We liked the property and enjoyed our stay."

    The kitchen is very well equipped and the lounge area forms a nice focus for socilaising with a nice big dining table for eating. The layout was a bit quirky (one room with a double and single) but this is made clear on the site. There were two things that could be improved. One of the double beds collapsed (the one on the ground floor) on the last night, and also the curtains on the downstairs bedroom did not close properly. This was surprising since we noted that this has previussly been pointed out in reviews and I would urge the owners to do something about this

    We had a wonderful holiday and made it work and would recommend to friends. Very spacious with lovely enclosed courtyard secure for our dog. Plenty of parking and some beautiful walks on the doorstep in the surrounding countryside.

  • "Although Flint Barn is a very fine property, we had one or two issues with the upkeep of what could be a superb property."

    The bi-fold doors didn't work (despite them being a feature) so during a very hot week, we only had the back door open which wasn't sufficient. We were disappointed that there wasn't a garden umbrella with the patio table, so no shade. The light above the hob didn't work. The arrangements for curtains seemed strange, not enough per window, so the morning sunlight came in very early. Instructions for bin collection were confusing, in the book it said collection on Wednesday, but they came on Tuesday. However, with one or two improvements this place would be wonderful, and we would return

  • "Unfortunately not a good experience for several reasons which I have reported to you as a company and sent photos as evidence."

    Mezzanine bedroom has no privacy as all of it can be seen clearly from the bedroom opposite. Bi-fold doors in lounge were stuck so could not be opened. Small damage to a couple of dining chairs. Corner units for sitting are small and not suitable for 6 adults to sit on comfortably. Loose slabs at entrance and in the garden so not safe for elderly members of our party. Also accommodation overall is poorly finished and designed in our opinion. Not happy about the £400 bond given no one to greet you or to check when you leave. This left us feeling very vulnerable hence my emails and photos sent you on arrival and subsequent days.

    Hi Linda, I am so sorry your stay wasn’t enjoyable. Sykes forwarded me some photos but I was told it was for reference of damage if I had know your stay was being impacted I would have called you immediately to try and resolve. We are going to the property this weekend to resolve the issues raised and the doors are also being fixed. Unfortunately with the turnaround timescales it can be difficult to make instant repairs but I do always take the feedback onboard and do my upmost to make improvements as quickly as possible. The deposit is just simple security that is fully refunded and common practice unfortunately we have been heavily stung previously with severe damages hence why it is in place. We make it very clear with photos and our descriptions at the booking stage the the mezzanine floor may not be to everyone’s taste. My lovely late father designed the property with so much love and heart but unfortunately the mezzanine can be a little bit marmite for some people. Again I really hope this review doesn’t put people off. We are so very proud of our beautiful barn. Eve Property Owner

  • "Had a very enjoyable stay, however I have some negative comments."

    Curtains or blinds needed urgently at all windows & doors as daylight streams in 4.45am this time of the year so we were unable to sleep past this time. Only two rooms with curtains that don’t meet in the middle,there only purpose is decoration. No privacy whilst using the balcony bathroom, if people are in the kitchen it’s very embarrassing. Floorboards in main and balcony bedroom need attention as they are extremely noisy and nails exposed. Door from lounge area into garden jammed and won’t open Paving slabs by main entrance are dangerous causing tripping incidents. Outside shelter absolutely filthy making it unusable, Black tar on railway sleepers, come home with a lot of ruined clothes worn by our 2 year old.

  • "Stones in the garden and drive hurt dogs paws which resulted in him limping Curtains do not fit the windows properly Back door bi-folding doors jammed leaving mum outside used kitchen door to get her back in."

    Kitchen door did not have a key so was not locked we eventually found it under the slab Was not told about these prior to getting there and when calling the agency they advised us they were fully aware about this problem would have been nice for a heads up Apart from these couple of hiccups the property is lovely and comfy just needs a little more TLC

  • "The patio doors out to the garden could not be opened."

    The shower tray in downstairs bathroom doesn't drain properly so kept having to turn water off while showering. Place is looking in need of some TLC. Would of left observations for owners but no comments book found. Although we enjoyed our stay the NO privacy in mezzanine was an issue for us. As three couples the fact that we had no privacy in that bedroom was not relaxing with friends being able to see you in bed & getting dressed from other upstairs bedroom. Small enclosed area so downstairs door could be opened on hot days would be helpful. Small box room was a disappointments with no curtains & booster box on wall where you sleep. On the whole nice place but needs work, grubby staircase & over priced.

  • "It was quite hard to find without google maps but we got there eventually."

    The kitchen was well equipped although it would seem somewhere along the line there had been some glass breakages. The rooms were well presented and clean. We chose Flint Barn as it had a downstairs bathroom and bedroom as we have a disabled son. Unfortunately the downstairs shower was too small to be able to get him in as he needs full assistance. I thought it would have been better as a wet room, but it was just one of those things and with the assistance of three people we managed to get him upstairs every day although the first few times it was a bit of a scare for him. We all enjoyed the holiday and nothing major to complain about. Just a suggestion about a wet room.

  • "There were six of us staying for three nights and we all had a wonderful time in this delightfully restored barn."

    It is spacious, comfortable and very well equipped (including a pizza cutter, oven gloves and iron which a previous guest complained about lack of!). The description of the property is very accurate and describes the open mezzanine bedroom perfectly. We loved it's quirkiness and were not concerned about it being open. Two of the bathrooms are enormous with huge baths (one a jacuzzi); the third bathroom is very small and the shower head is quite low but for 3 nights it wasn't a problem for the couple in that room. That same downstairs bedroom has a very large patio style window and door but no windows - so it could get very warm at night if the guests are not happy to leave the door open at night. It opens onto a dirt farmers track so it's not enclosed in a garden. It's in a lovely quiet area surrounded by fields and countryside. We saw a deer outside one morning and loved the morning chorus! The Ship Inn in Mundesley served amazing fish and chips and we had a delicious evening meal at the friendly Vernon Arms in Southrepps. The property is easy driving distance to many places including Cromer and Blakeney - both well worth a visit. All in all we had a wonderful 3 nights, made all the better by knowing that we would be returning to Flint Barn each day! Thank you for allowing your property to be shared with guests.

  • "There needs to be a door on the bathroom on the mezzanine."

    This is such an easy fix.More tea towels and more dishwasher tablets too please. Sofas need a good clean.On the plus side bed linen and towels were lovely and clean.Would be a nice touch to have a locally produced cake or biscuits and fruit juice rather than a shop bought box of chocs and cheap Buck’s Fizz. Need a bit of maintenance, there is a nail sticking up from floor in mezzanine and shower very rickety.also need an iron please, to go with the ironing board.

    Thank you for your comments. We take all comments very seriously especially when it comes to maintenance. Unfortunately, as it's an old property occasionally old nails do pop up and small issues may arise. We do our best to look out for them and resolve and we are sorry that the points below impacted so significantly on your holiday we would have been very happy to come out and resolve everything we could during your stay but unfortunately, we weren't given this opportunity. I have now asked my maintenance company to address all of the points stated. In relation to the door unfortunately it is not at all an easy fix. My late father fully designed and restored the property with love and quirkiness. I appreciate certain parts are not to everyone's taste but within the description we do our very best to set expectations and show you what you are booking. It is what most of our lovely guests highlight and love so much about the property. We have many comments from guests who weren't expecting anything by the way of a welcome pack and really appreciate our gesture but I'm sorry for you it didn't meet your expectation of what should be provided. I hope this review doesn't put people off we are so proud of our beautiful, quirky and homely barn.   • "This was a fabulous weekend away for my daughters 30th Birthday."

    We weren`t disappointed with the property it was everything we expected and more. There were 6 adults and a 2 year old along with 2 German Shepherds. There was more than enough room for all of us. The dogs enjoyed the garden as it was totally enclosed and dog proof. My only criticism would be is it would be a little more private if there was a door on the on-suite to the mezzanine bedroom especially when using the toilet!! There was everything we needed to make our stay comfortable including the lovely touch of a box of chocolates and prosecco. Overall I would thoroughly recommend Flint Barn. Beautiful inside and out. As for the previous comments, I suggest people read the listing features before they book the accommodation!! My family loved it.

  • "Flint Barn is beautifully restored in a quirky way."

    Tricky to find at first, as it is isolated, but only a few miles from the sandy Mundesley beach. we enjoyed the area and it was in a convenient position to drive to many interesting places. But the property did have a few maintenance issues that need rectifying. It has no tumble dryer, and a completely gravel back garden which is a nightmare for the dogs, and for us to clear up after them. You cannot walk around the property. The back is private land, and out to the front the roads have no path. It is impossible in the dark. So we had to drive the dogs to walk them. Take your I Pad, as there is only one small TV, which is not ideal for groups of people who may want to watch different programmes. And some food for the first night and morning The shops are few and far between, and shut early.

  • "It is a very nice looking property."

    Didn't give it full marks because some things missing, like hairdryer, oven gloves, egg cups, trays, coffee machine. Also some of the bedding was marked, and there were cobwebs in bedroom and bathroom. Not that comfortable to sit and watch telly due to the sofas without backs at the ends and the position of the TV. Light and TV noise from below disturbed people in the open bedroom in the evening if they went to bed earlier than the rest of us. Dogs are accepted but the garden is completely gravel/pebbles so not really dog friendly. Very quiet and peaceful location. It was expensive for what it was. Would suit some families but didn't work for us.

    Equipped with everything you need. In fact they don't list everything like hair dryer and iron (so we took our own), dish washer tablets, washing up liquid, even dog basket. The outdoor space is lovely and enclosed. Would highly recommend

  • "Not clean on arrival the sofas have not been moved to clean under and the kitchen side where not nice at all."

    For 6 adults and a baby wanting to shower after a day at the beach took all night at the hot water was not adequate at all. Over all very disappointed.

  • "Property wasn't easy to find - maybe a marker, or point out that its not on the road and its beyond another property, especially as its on a country lane without much traffic or pedestrians to ask for directions."

    The barn was lovely and we celebrated a belated Christmas while we were there. Could do with a guide to working the heating/boiler system as we were either too hot or too cold. Suggest putting a door on the bathroom facilities off the bedroom area of the mezzanine above the living room.

  • "We had a fantastic stay at Flint Barn, the barn is lovely and cosy, always had hot water and the heating was perfect, the kitchen is really nice and easy to cook for a big family, the barn is lovely and modern and retains it's character, I loved the log burner and we had such a great vacation here after a pretty poor year."

    We would definitely come back to Flint Barn. The owners left us Chocolates & Prosecco which was such a lovely touch. Thank you so much for our wonderful stay at Flint Barn.

    The Picture of the sofa is very misleading it cannot sit comfortably 8 people it is very short meaning relaxing in an evening was sit up style Mattress cover on single bed marked and had hair stuck to it Underneath beds not clean Oven and kitchen very tired, thank goodness only cooked breakfast it would have been hard work to cook a meal Heating seemed to be hit and miss and not enough hot water for all showers, the plumber in the group thought it was being controlled remotely It was an ok stay but it looked and sounded ok the pictures more comfortable and higher standard

    As a cherished family home lovingly restored by my late father we take all comments and feedback very seriously / personally. We have just had the heating system fully replaced. I can ensure you that it is not controlled remotely. I cant see any record that you called during the stay to report an issue. We will always ensure we do our upmost to resolve an issue but unfortunately we were not given the opportunity on this occasion. With reference to the kitchen space I understand that we do all have own personal preferences. I have cooked full Christmas dinners for 8 people at complete ease and is one of my favourite spaces. We have always comfortably sat 8 people around the sofas. We also have very comfortable dining chairs and arm chairs around the property that are available for use. I believe we do offer sufficient seating facilities for the number of guests. We have a strict cleaning regime set to an incredibly high standard and I am sorry that you feel the property fell short. There were new covers on the single bed and we also always clean under the beds. Again I am sorry we didn't meet you full expectations. I also hope this review doesn't put others off of booking. As a family we are incredibly proud of Flint Barn. My Dad built and renovated the property to an exceptional standard. Personal preference always plays a part but we truly believe that Flint Barn is an impressive property that will supersede most peoples expectations. Property Owner

On arrival, park your car off-road and make your way into this delightfully rustic, yet fabulously stylish barn, to begin your relaxing break.

As you enter the bright and spacious open-plan living space, you will be taken away by the tall patio doors leading out into the garden and the woodburning stove, perfect for snuggling around on a cold winter’s night.

The space features a number of original character beams and features, blending perfectly with the contemporary stylings for an exquisite finish.

As you and your sous-chef take your time to create a delectable meal in the contemporary fully-fitted kitchen, chat with your friends as they relax on the sofas with a drink.

Come together at the dining table and share stories of your adventures so far, as you tuck into your food before heading back to the sofas and flicking on the TV for a movie night.

The ground floor is also home to a cloakroom consisting of a WC and hand basin, as well as a separate utility room to keep your clothing fresh throughout your stay.
