"Nice property with a lovely secure garden for our dog."
Nice location for walks to the quayside & the local cafes & pubs. Our only downside was the downstairs bathroom & toilet, as something we are not used to, but that is personal preference. Maybe fit a clothesline for washing in the garden. We had a lovely stay, thank you Reedham is a beautiful village.

We found everything to be as described and car parking at the property was a bonus. The village had all the amenities you needed within a short walk of the cottage and the river was located at the bottom of the lane. Simon was most helpful to deal with any queries. Would recommend this property and this lovely location.

"Initially we were quite dismayed owing to the dishevelled appearance of the outside of the property but once inside was delighted to find a comfortable and clean cottage for our stay."
The garden was good for the dog, the beds and lounge were comfy and kitchen was well equipped. Only a short walk from Reedham and local shop. Point to note, bathroom downstairs. We had a wonderful stay.

"The driveway was easier than expected, the welcome pack was very much appreciated and enjoyed."
Catering for pets was a real bonus and well thought out. I couldn't work the shower properly but that could have been me. Very well presented and everything we could have needed was there. The only downside was 'Sykes Cottages management' and because of their atrocious support we will never book anywhere with them again but the cottage itself was great.and i feel for the owners.

"Property as described."
Lovely welcome pack awaiting our arrival. Parking car on drive was not the easiest manoeuvre. Lovely village of Reedham exceeded our expectations. Both pubs good to eat at. Both shops open for brekkie provided great grub. The chippy was good for a meal. The convenience shop could be called upon for the odd requirement. Cottage back garden was huge. A working floodlight would be useful. No hoover was a surprise! Thank you for allowing us to stop. Richard, Jackie and Ruby

The property
Perched in the delightful village of Reedham, Norfolk, is this characterful, semi-detached cottage, Phloxhaven.
Accessed via a quiet country lane that leads down to Riverside, Phloxhaven is a great base for families looking to get away from the stresses of everyday life and explore the Norfolk Broads.
Dust off those cooking books in the kitchen, providing all the essentials to prepare a light snack or hearty lunch, before settling down at the dining table or in the garden for alfresco dining.
Leading through from the kitchen is the bright living room, home to a striking open fireplace, three-seater sofa, and armchair, ideal for relaxing nights in.
Whisk away upstairs to discover the bedrooms, the master houses a double bed, and the second bedroom has two singles, each wonderfully presented and serviced by a ground-floor bathroom.
When you’re ready to explore, there are three, dog-friendly pubs within walking distance of the cottage, ideal for when you fancy a pint or night off cooking.
