    Had a lovely welcome from Jon and Mandy the showed me how things worked and they were so welcoming, the cottage was so beautiful inside and out really well equipment too, really lovely waking up with cup of tea in conservatory watching the robin and blue tits on bird table was lovely, really enjoyed relaxing in the hot tub too

  • "This property was advertised as pet free,but the terrible smell of urine in the bedroom and bed was unbearable ,the bathroom was even worse ,could not sleep in bedroom and spent the first night of our holiday on the sofa with windows open,when speaking to the owner in the morning after packing our clothes in the car he said he was very sorry and would issue us with a full refund after admitting they had let the previous people to stay in the lodge to be able to have there pet cats stay in the property resulting in such sickening smells,."

    On returning home after staying there overnight and contacting Sykes holidays the owner changed his mind about refunding the £463 and offered £100 as a goodwill gesture increased to £150 Sykes holidays were of no help at all and pushed us to accept this paltry sum beware of believing the property details shown by Sykes as they say it relies on the owners descriptions ,best to avoid the lodge in coltishall awful people not to be trusted.alan howard

    Unbelievable a refund was offered but not full. They stayed one night / cleaning charges still occur and the belief that the price they pay and what the owners get is the same, it is not. After nearly 8 years of positive feedback and given no opportunity to be shown the issue was caught off guard by this couple at 0730 while in the garden hanging out washing. There had been a full clean as always and the let had been empty for 4 days prior is fully checked before arrival and trust me we would know if there was a smell as described. On entry to the annex no sign of smells. They arrived late afternoon and spent all evening in the holiday let which is next door to our property, having said any problems please come and knock. We were in all night and nothing. If I can recommend anything it would be to not accommodate these guests. Property Owner

    Excellent sleep in the very comfortable bed, spacious shower room and of course the hot tub is the icing on the cake! Jon and Mandy are the perfect hosts, friendly, welcoming and fun without being "in your face". The only complaint we have is having to come home! We will definitely be returning again

  • "Very nice comfortable cottage."

    The hosts Jon and Mandy are very helpful and friendly. There are some lovely walk around Coltishall and good restaurants. The local shop is stocked with basic food and has a cash point . I can not drive so relied on public transport. There is a regular bus service going to North Walsham or Norwich during the day but not in the evenings. Unfortunately the bus stopped running during my stay due to the bridge being closed for the week and a big thank to Jon for the help to get me from A to B. The cottage is located on a busy road which not safe to walk on but there is a quiet back lane that goes to the river at Coltishall or the bure valley railway. There is lots of wildlife around and walking on a bridleway just a short distance from the cottage and I had delight of a deer walking by me and the next day a fox. I really enjoyed my stay at cottage. The is plenty to do around Coltishall and for those with a car it is well located for the Norfolk Broads and Coast.

  • "A lovely little cottage which I was able to negotiate well (due to the fact I am mobility impaired)."

    A little over furnished with sagging sofa in the main room by TV, which made it somewhat difficult for me to easily sit and get up and down, something firmer would have been better. Kitchen facilities good, and our hosts were very friendly and as well as coming to greet us when we arrived left a welcome pack which was lovely. Would well recommend. Good central place for visting NT properties, the beach, nature reserves and even a private garden.

  • "We had a really comfortable stay at the Lodge."

    We just wish we could have stayed longer. Everything we needed was provided plus lots of little extras. The hot tub was a fabulous addition. The lodge is actually very private despite being in the grounds of the owners home and garden. We met the owners who were very welcoming. We would love to return, maybe when the weather is better so we could make use of the pretty outside space. The Lodge is well placed for getting to the Broads, coast and countryside.

  • "We had an amazing time, it was a lovely little get away."

    Jon and Mandy were both so welcoming, they explained everything and couldn’t have been more helpful. They left us a perfect little hamper of things and put a lot of thought into making sure everything that was needed was at our disposal. The cottage was spotless and cozy. The facilities were perfect for disabled people they even had a shower seat for us, It made our anniversary. There were so many thoughtful things like slippers, dressing gowns. soaps, water by the bed everything you could think of.   • "We were looking for a last minute and much needed weekend away and this property caught our eyes."

    As soon as we booked we had a very informative email from Jon (who unfortunately we didn’t get to meet as was away). On arrival we were met by the lovely Mandy who made us feel very welcome and showed us everything we needed to know. She had turned on all the heating to make it cosy as was a very cold evening and showed us the hot tub which was all ready to go. The Annex was the most perfect place for us and exactly what we were looking for; they have thought of everything you could possibly need and more! We very much enjoyed the complimentary bottle of wine whilst soaking in the amazing and private hot tub in the evening; again, was all so perfect - flip flops, gowns, towels & fairy lights! What more could you ask for! Thank you both so much for a beautiful weekend and being the perfect hosts. We will definitely return one day x

  • "Really genuine and warm welcome."

    Jon and Mandy went above and beyond with supplies, from a variety of jams and even Marmite, along with tea selection, coffee and decaffeinated coffee. The stay was like a home from home. Was a fantastic stay and we really appreciated every little detail. We were not disturbed by traffic, it was very light at night. All in all a great and relaxing atmosphere.     It is a comfortable home from home accommodation with everything we needed for a relaxing holiday. The welcome pack was very generous to start our visit.     Really appreciated the welcome email.a couple of days beforehand telling us about keys, welcome pack etc. The Annex has everything you could wish for in terms of a home from home, and wel equipped for self-catering The hot tub is situated to the rear of the owners home but we had exclusive use of it throughout the week and It is sheltered and and can be private. The Annex is well situated for visiting the Broads and the Norfolk coast, as well as Norwich.

    The hot tub was an added bonus. The cottage is in an ideal spot for local sightseeing and had the bonus of excellent restaurant's in Coltishall so we did not have to go far for good food. We hope to go back either later this year or for the same week next year.

    If I had any small issues I think the lack of water pressure in the two sinks would be first, secondly the bathroom sink/ mirror was awkward. Finally maybe thin out the amount of furnishings in the property although that’s probably just my thoughts otherwise a vey nice break at the premises so would highly recommend

  • "This was our third visit in as many years and the Annex has lost none of its appeal."

    Everything was great, the cottage, the location, the wonderfully friendly hosts/owners and even the weather. We had a fantastic week, so much to do nearby so travelling was not a big deal, plenty of shops, pubs and restaurants. We also had time for some relaxation and had many cream teas in the garden of the Annex, thanks largely to the wonderful sponge cake that met us on arrival. We will definitely be back.

    It is perfect for couples. The owners are friendly, helpful and unobtrusive. The cottage is set in the beautiful Norfolk village of Sco Ruston, next to the Broadland village of Coltishall, which makes it ideal base for seeing the best that Norfolk offers visitors, from the busy Wroxham, the beautiful Norfolk Broads to the delightful seaside towns of Sheringham and Cromer or the lively Gt Yarmouth.

  • "The Lodge is a nice little cottage, with everything that you need."

    It may be a little small inside, but you can still stay happily. The one thing we were not sure about is the road noise, as you are only about 20 yards from what is quite a busy road, even at night, and with the windows open, can be loud. The owners are very nice, and the arrival package they provide is very good. An ideal place for exploring the broads, and the town of Wroxham, where you can hire boats is only about 15 minutes away.

    The Welcome pack had all you needed to know! The hot tub was just lovely after a long drive. On arrival we received a selection of complimentary items including milk, orange juice, bread and butter. The cottage itself was very well equipped and furnished to a high standard. Would recommend booking into The Recruiting Sargent pub for food, especially the sea food. An ideal base for seeing the North Norfolk Coast.

  • "After missing two holidays abroad that had to be cancelled due to the pandemic we were more than ready for a nice week away."

    This was a really nice little cottage which was actually larger inside than it initially appeared. Lovely gardens, plenty of space to relax and easy parking off road. The lodge was extremely well fitted and included everything needed for a relaxing break. The bed was one of the comfiest I have ever slept in and the hot tub was the icing on the cake. The owners were friendly, helpful and basically stayed out of the way, which is ideal. We enjoyed ourselves so much that halfway through our week, we booked again for next summer. I think that says it all.

    Owners very polite and helpful added bonus they live onsite. Hot tub well say no more every one loves a hot tub my partner used it a few times during our stay. Will definitely book this cottage again loads to do in the area local pub was very welcoming and would highly recommended food was out of this world.   • "A great base to slowly get up as lots of places are close by, whether it be a bracing winter sunny walk on Cromer Sands or checking out the sites (and shopping) of Norwich."

    Ali Spice in Coltishal serves up a great curry based takeaway we didn't stay long enough to try the Chinese. If you are cooking for yourself the North Walsham has two big supermarkets and the Lodge Annex has all the pots and pans you need. Returning or arriving the hot tub aids chilling in the mental arena. The hosts are there, welcoming, nowt too much trouble, yet you have your own space. If it was closer to our home a return visit would be higher on the list.

  • "I was shocked at how many extras there were when we arrived."

    A bottle of wine on the table, dressing gowns and towels provided for the hot tub along with flip flops. Food in the fridge, it was great to have the basic things to keep you going when you arrive. The whole atmosphere of the lodge was so relaxing, ideal if you just want to curl up on the sofa and read a book. 11/10 would recommend, absolutely loved it!

    On arrival was welcomed by Jon who gave us a tour - the Welcome Pack and wine was a nice addition. The Lodge was very clean, well equipped, warm and comfortable. The hot tub rounded off each evening perfectly. An ideal base for visiting Norwich and a nice, scenic drive to the coast.

  • "Booked for two nights in November."

    Upon arrival at the property we discovered that it was in fact a hidden gem and the pictures don't do it much justice. It's the ideal place for a relaxing get away, it's a bit out of the way though and we struggled to get a taxi so I'd recommend that you book a taxi in advance (nearby Wroxham is about a 10 minute car journey) The owners couldn't be more welcoming and friendly they were always happy to stop and chat. There was a selection of board games and dvd's for entertainment. The welcoming package left by the owners was also a nice thought. The lodge is an annex style building in the grounds of the owners house and the hot tub is over the other side of their garden but don't let that put you off as they were quite happy to let us use the tub even though it was later on in the evening. All in all it was a pleasant weekend in that part of the country and it was made better by staying in nice accommodation.

  • "In the description before booking you describe the Hot Tub as 'Sole Use'."

    When the booking confirmation comes through it states 'Shared use' of the Hot Tub. I did not query this with you but thought I would sort it our with the owners and the former is correct i.e. Sole use. Another point, I looked the address up on Google Road maps and it is shown on the right hand side of the B1150 but Church Road takes you to another town entirely. I queried this with your agent who confirmed that it was on the right and that Church Road should not be in the address. I contacted the owners and they said Church Road is correct and Google have it wrong! Not only that but the property is on the left and the owners always sent explicit instructions because the post code covers a huge area and that is where the confusion comes in. They also sent details of the new Norwich bypass road which has only recently opened and is not on any road atlases yet

  • "The cottage was in a quiet rural location but only 5 minutes away from the village."

    The owners, Jon and Mandy were extremely welcoming and had provided everything we needed, even down to providing a new bottle of Fairy liquid when they noticed that ours was getting low. The welcome pack was great; bread, milk, orange juice and even a bottle of wine-that's a first. They provided more than enough tea, coffee and sugar/sweeteners. The wet room was overstocked with toiletries and the cupboard full of toilet rolls (normally lucky to get one spare one). "The Lodge" is very disability friendly having parking right outside the door with a ramp, grab handles in the wet room and even a bath stool should you need to sit, excellent. Although the weather was a bit iffy, my wife and I thoroughly enjoyed our week in Norfolk visiting National Trust properties and gardens using our "Gardeners World" two for one ticket. "The Lodge" at Coltishall has got to be on your" to visit" list.

    !) Having threatened to cancel the Holiday they then apologised. However this had nothing to do with The Lodge or the owners, which were both excellent. The Lodge was very clean, well appointed and in a great location. There was a very useful welcome pack and as we did not arrive till late was really well received. I would definitely recommend this property to anyone who wants a fully equipped property which is very clean and central to the Broads

Lots and lots to do in the area, Norwich is a very interesting and historic city with two cathedrals, only Coventry can boast the same. The beautiful coast is only 20 minutes away. The property and its owners are highly recommended.

  • "All in all it was a lovely weeks stay in a very comfortable cottage."

    Every detail had been thought of, ropes and slippers to wear and food in the fridge. I felt a little awkward using the hot tub as it was right next to the owners house but we were made to feel very welcome and felt at ease using it. Such a welcome treat when we had been out cycling all day. A very central cottage to all attractions. Highly recommend a stay here. Loved it!!

The only niggle, which is more of a listing annomoly, is that the bedroom is stated as a king size double bedroom, to which the bed is a normal size double bed. COLTISHALL

Wroxham 4 miles; Norwich 9 miles.

The pretty Norfolk Broadland village of Coltishall is known locally as the ‘Gateway to the Broads’, where, on Coltishall Common, you can find an array of moored boats sitting along the banks of the River Bure. The banks of the River Bure are the picturesque setting of Coltishall Staithe, a large grassed area enjoying riverside pubs and restaurants, a village store/Post Office and attractive cottages. In summer, both locals and visitors enjoy relaxing picnics, feeding the ducks and playing ball games, while in winter, the local waterfowl enjoy Coltishall Staithe’s riverside tranquillity.
