  • "A lovely cottage in a beautiful location."

Great to be able to launch kayak and paddleboard from the cottage. Nice touches such as being met at the property (even though it was 10.30pm) and a welcome pack including bread, milk, fruit, wine and fresh flowers. All round, a great week in perfect surroundings.

  • "The Boathouse is luxurious accommodation in an excellent location."

You have private access to the marina that our kids enjoyed fishing from. Across the road is ‘Vera’s’ farm shop cafe perfect for brunch and afternoon tea. Other highlights included: visiting the seals at Horsey, Hickling Broad wildlife boat trip, exploring the Weaver’s Way and visiting the attractions at Great Yarmouth. There is EV charging on site but slow (7kw) and expensive. We found a 50kw charger at Roys of Wroxham car park. In summary a great stay but book early so you are not disappointed with availability.

Only a short drive from Wroxham and a farm shop and restaurant and pub within walking distance it is ideally situated for a stay on the Broads. The owner made us very welcome.

Very high standard of furnishing and equipment everything you could possibly need. The welcome basket even had a bottle of wine ! Being short, I found clambering over the bath into the shower difficult but there is a walk in shower in the second bedroom.

Greeting the owner who was very informative. Property was beautifully finished and well equipped, loved having 2 en-suites and the decking over the water, tranquil but convenient for the broads and the coast.

The boat house has everything you would need for your stay. There is a super pub/restaurant across the roads as well as farm shop and cafe. Super base to explore Norfolk. The welcome pack was amazing and even fresh flowers on arrival. If you needed anything the owner was at hand 24/7, we will definitely be going back.

  • "Beautifully presented accommodation in a super setting within the marina."

Loved seeing the Kingfisher whilst sat out on the terrace most mornings. A real plus was the use of 2 Canadian canoes, which we made great use of most days/evenings. Our host was lovely and helpful and a pleasant surprise was the basket of goodies on our arrival which included a welcome bottle of wine, milk in the fridge and bowl of fruit. It was this attention to detail that made for a super stay plus some brilliant weather of course. The Boathouse gets a 10 from me.

Comfort and cleanliness very highly rated. Plenty of out door seating on the decking with swans, ducks and geese a plenty to make you smile. A helpful hamper of bread milk butter, jam and wine. Plus a large bowl of fresh fruit also fresh flowers in the lounge. Cannot not recommend high enough.

  • "Fantastic property, located right next to the river."

Lots of wildlife seem from the living room! Perfect base for visiting the beach (about 15 min drive) or the broads. The property was impeccably clean and tidy, well equipped, and comfortable. The owner was lovely and nothing was too much trouble. The welcome pack was excellent - thank you! The property comes with at least one canoe, which we rowed along the river. The river is very still and had little traffic which was great for a quiet trip to the Barton broad. We'll definitely be rebooking.

So clean and the attention to detail was superb! Owner couldn't be more helpful! HOWEVER Skes are incredibly rude! Stopped responding to my emails, asked a question on Facebook so you stopped me commenting! Directions for the property were incorrect! Had to call owner (who was lovely) who told me she's rang you numerous times to tell you the directions are incorrect and the road names DO NOT EXIST but you haven't changed them!!!

Thank you for your feedback. I'm sorry to hear you had the incorrect directions, we will confirm with the property owner and update accordingly. Thank you again for bringing this to our attention and for your feedback. Property Owner

The owner of the property was very welcoming upon arrival with fresh fruit, flowers and a welcome hamper, providing us with useful information about the property. We enjoyed sitting on the decking overlooking the water, watching the varied wildlife. The BBQ was put to use on more than one occasion, charcoal and fire lighters provided, giving us another excuse to sit outside and watch the sun go down. The owner of the property checked that we had all that we needed and gave us ideas of places to visit, using the canoe, and even printed out cycle routes, nothing was too much trouble. Really wished we could have stayed longer at this 5 star exceptional property.

  • "The cottage was perfect spotlessly clean and very well equipped."

A generous welcome basket provided by the owner who was most charming greeting us on arrival and making sure we knew how things worked etc. The arrival instructions provided by Sykes were rubbish, leaving us somewhere in Norwich. I contacted Sykes before my journey for accurate directions. This is what I was sent by email: Following our conversation please copy and paste the coordinates, as displayed below with the comma and space, into google maps. They will clearly direct you to your destination. 52.7709108, 1.4797207 I fully agree that the directions we have provided are vague and when we manage to make contact with the property owner we will seek to update them. The coordinates as sent took me to the hotel across the road. I usually use Google street view to confirm my arrival destination, on this occasion the property was behind trees so not visible from the road. I would have been so easy to get it right but when my final instructions came it was still not corrected. I note another visitor making the same comment. If there is something wrong in arrival instructions you need to put it right. Fortunately I found the Staygb web site and was able to confirm the exact location and give our friends the directions to the property. Very disappointing to have to criticize Sykes this year after so many good experiences of well described well equipped holiday cottages. I hope that next year I will again find my holiday cottage in the Sykes listings.
