"Our visit to the cottage was in November (a very cloudy week) so there was little power from the solar panels, a visit to the nearby LIDL solved the problem with a number of candles and nightlights, there were some very useful torches provided."
The wood burner was easy to operate and the portable gas fire was useful in the mornings, (refill gas cylinder available at BP garage also nearby £45) We enjoyed the "off grid" life. A wonderful holiday for two keen birdwatchers just a short walk to the RSPB reserve to the south and Wild Ken Hill to the north. If you want to see the spectacle of thousands of Knot, and many other waders that overwinter in the Wash leaving the mud as the tide comes in check the tide times! We hope to return!

"Great opportunity to get up before dawn to see the pink footed geese taking flight."
Watching the tides and the Oyster catchers, golden plovers and knots just from your front door was amazing. And then again as dusk approaches. Although the lighting is solar panelled ,this time if year it doesn't charge. I found myself on my own in total darkness from 5 pm as the clocks had just changed backwards. There are torches but not enough to beable to read or crochet. The last night I went to the Theatre in Hunstanton which was much better. The road through the caravan site is diabolical so not good to drive or walk in the dark.

"The property needs attention, and maintenance."
The front door handle was loose, and the door was very draughty, also a big hole in the floor when you entered. The facilities were as described, but the heating totally inadequate. The road down to the property was terrible. It's location overlooking " The Wash" is magnificent for birdwatchers, and made our time there very enjoyable.

"Although I have been visiting the Norfolk coast for many years I had never been to Snettisham beach and was surprised at how nice it is."
The small converted boathouse is right on the seafront. With the conservatory running the full length of the property with a cosy decking area the same, you have a fantastic view of the sea coming in and out , the amazing sky and sea birds coming down to feed in all weathers. It is also quiet and private. Although not luxurious, we found that there was everything we needed, even shopping bags and 2 tins of dog food under the sink. We had a lovely relaxing stay. Will definitely be back!

"The property is exactly as described."
If you are expecting luxury, you've booked the wrong place. That said, the kitchen & bathroom were extremely clean, the TV & lights worked fine & the wood burner kept us cosy. The joy is in the location, which is beautiful. On our first walk along the coast path, we saw deer, a stoat, a snowy owl & multitudes of wading & sea birds. The flora was of a kind we'd not seen before. The sun sets glowed. It's so peaceful. I would definitely return, with some better binoculars!

Lots of walks for the dog and so peaceful. Last time we stayed the welcome basket was amazing, even treats for the dog. This time it was so disappointing, the bread was stale, no butter. Only two little packs of cereal, rose wine, eggs, 2 little marmalade, crisps and 4 tea bags. Unfortunately, the place has cobwebs and dust everywhere and is badly maintained. As you enter the floor feels like it is rotten, liable to give way. The place feels so damp too. The electric is only 9v which could be improved surely? The last time we stayed we were given the impression that the property would be improved. We left early, mainly due to the weather, but not happy to stay. So as much as we loved the property we won’t be back.

"The accommodation was pretty much as described."
First impression was it felt very run down when we got there with holes in the outbuilding and the side garden was covered in weeds. The door was difficult to open and lock and a strip was hanging off at the bottom. There’s a hole in the floor as you step inside. It felt generally clean but there were spiders in the bedroom and ants on the worktop and webs that hadn’t been cleaned away throughout, there were a few flies when we got in too. The hamper was a really nice touch though and was very useful for helping us settle in. The bed was comfortable and the setting is so peaceful, apart from the party a few doors down spoilt it. We were looking forward to seeing the sea outside the property but the sea never made it to the front of the property, even at high tide, as it’s all mudflats but the bird life is abundant and was lovely to see, both at the front and back. The lack of electricity was a novelty at first but rapidly became a bind for us. The path right outside was both a blessing and an annoyance because when people went past the dog would bark and we felt like gold fish in a bowl. We decided that after 3 days of our 7 night booking we went home for some home comforts.

It’s a great little place to relax and chill,nature surrounds you,our only gripe would be the the cleanliness of the place,the toilet was not cleaned neither was the shower,doors and windows where dirty from previous occupants and dog mess left in the enclosed garden area

"We went for the setting and location and it was fantastic."
Sitting on deck or in sunlounge watching the tide and seabird murmurations was unbeatable. The owners were very generous with a lovely welcome hamper and note and there were some lovely touches. The description was accurate so we were prepared for the issues with electricity and heating and these did not spoil a lovely break.

Cons: not a charming property; log burner insufficient to warm property at this time of year; sofa was uncomfortable; grubby towels; black mould on some ceilings; insufficient information about how gas fridge and calor gas heater worked.

"What an excellent location."
Fabulous walks and so many birds to see! The Sun room and decking were great places to relax and watch the changing tides and birds and even the digger and lorries that were busy repairing the sea defences. The Welcome Pack was a nice gesture. Host was helpful and responsive bringing a tin opener, logs and sorting the calor gas heater. I was prepared for limited electricity and heating (I did have envy of other nearby properties with larger solar panels!), what I wasn't prepared for was the extreme damp and wetness overnight! Bedding was cold and wet every morning (I bought a fleece quilt cover to dry it off quicker) and towels were not drying. The Welcome Pack of logs and one calor gas heater that you have to refill, if runs out, is not sufficient for such a damp property.

"The property was as described in the description and the owner obviously has put a lot of TLC into the property and left a very generous welcome pack BUT unfortunately the level of comfort was well below par given that the heating arrangements were virtually non existent (the woodburning stove as to small and there were very few logs,) and there was no gas in the gas fire bottle."
The lighting was as described but we found totally inadequate. Granted there were no mains but there was no proper off grid lighting system installed. we only stayed the one night. we felt that the property should only be offered to let in summer time when it would be ideal. The fact that there were very few properties occupied in the vicinity speaks volumes!

"This little property is in a magical position with front seats to watch the constantly changing big skies of Norfolk, the tides and amazing bird life."
A friend and I stayed at 102 at one of the coldest times of the year. Ice on The Wash. We had gone prepared with lots of layers, camping lanterns, reading torches, books etc and it turned out to be a very special glamping experience. We did not miss the electricity once we adopted the glamping attitude! The little woodburner got through logs quickly and the owner was quick to respond to our request for more, The calor gas heater kept us cosy in the ‘conservatory’. We have already told friends about this unique little place and are looking forward to returning again soon.

She had also lit the log burner for us. The property was clean and the bed was very comfortable. It was in a fantastic situation for watching the birds on the Wash. The non-so-good points were that the lighting was too dim to read by, and then went off after about an hour on the first night, and 10 minutes on the second night. Despite keeping the fire lit, the property did not get about 12 deg C. We knew the electrics were 9V but did not expect to be unable to see for two evenings. We gave up and moved out into a Travelodge for the 3rd night.

"I have made a complaint regarding this property."
We stayed one night then returned home. The property was listed as having a log burner and electric heating. It had neither. On arrival we found the only heating a small calorgas fire. In the evening the electricity went off. Complained to the owner the following morning.to be told this happened a lot as it was via solar panels !! As yet no word from Sykes of apology or refund. Still waiting ! J. Potter

"A lovely place to stay with beautiful views and vistas."
We enjoyed very much seeing the geese flying over morning and night and watching flicks of birds on the shore. The property was comfortable and warm and the owner helpfully supplied a gas heater as the wood stove couldn’t be used. The bed was warm and cosy The kitchen was equipped with what was needed - although the lights in the kitchen were a bit dim for evening cooking. We didn’t mind though - as gourmet cooking was not what we were expecting to do. The welcome hamper was really lovely with delicious treats as well as basics. This place is a gem for its situation alone and is obviously much loved. Would definitely stay again

Fabulous location. Lots of beach walks and relaxing on the decking taking in the spectacular view. Facilities are limited (as described) but perfectly adequate. No issue with no Wi-Fi. But if there is a possibility to provide phone charging facilities this would be a very useful addition. Definitely returning,

Bird life is amazing. Sunset glorious! Cottage has no mains electricity, so TV limited, unable to charge phone, nice and quiet! 9v lights etc. Great outside seating area with views.

Could do with a lick of paint outside and some 12 volt usb sockets installing but I believe the property is new to the owner and is an ongoing project, would have been great to use the rowing boat but it was buried under blackberries, this wouldn’t stop us returning though. Enjoyed our stay immensely.

You are basically going "off the grid" but we really appreciated this with glorious sunsets and seabird murmurations to entertain us in the evenings. Storage space for food and drink was limited but easy to work around once you got used to it. Like a static caravan, this property is hot in the daytime but gets chilly overnight. A great stay, thank you.

102 The Beach is a charming holiday home, sitting in a prime position on Snettisham beach in Norfolk.
With sea views, an RSPB reserve on the doorstep, and off-road parking, this property makes a most suitable base from which to explore East Anglia as a group of friends or a family of three.
Step inside and find the open-plan living room and kitchen, home to a woodburning stove to keep you warm in the cooler months, and a kitchen equipped with a gas oven and hob for your home-cooked meals.
Take the steps up to the sun/dining room where you can enjoy the sea views while dining on delicious meals, or make your way out to the decking for some evening drinks.
From here, you can head down the steps to the side garden, perfect for enjoying a picnic or popping your bikes into the secure shed for storage.
Back inside, freshen up in the shower room before jumping into either the king-size or single bed to rest ahead of a day of adventure.
The property is perfectly situated for a walk along the beach or a little further to a good fish and chip shop for supper when you don’t feel like cooking.
You can even find a handful of shops and pubs within walking distance on the nearby caravan sites, while further inland in the village of Snettisham, you can enjoy refreshments at the pubs, a pharmacy, an antiques and collectables centre with a coffee shop, and several other amenities, or a simply savour a dinner at the local bistro.
Birdwatchers will love the abundance of natural wildlife in the area, with numerous RSPB attractions from the doorstep while those looking for sand, and sometimes sun, can explore the coast and stunning beaches of Holme, Holkham and Blakeney.
History buffs of your group may want to make their way around the National Trust’s Oxborough and Blickling Hall, and Sandringham House and Gardens, all within reach of the property.
For a livelier day out, there is also easy access to the historic cities of Norwich, Cambridge, and Ely, and also just a scenic drive to The Broads.

About the location
SNETTISHAM
Heacham 3 miles; Royal Sandringham 4 miles; Hunstanton 5 miles.
Snettisham is a traditional Norfolk village, with many of its houses built from the local iron-rich carr stone, which has an attractive golden-brown colouring. Due to this, the buildings are known locally as “gingerbread houses”. Village amenities include general stores, a Post Office, 2 inns, a bistro and a regular bus service to the bustling, family-friendly seaside resort of Hunstanton and historic King’s Lynn. The church of St Mary sits alone on top of the hill and is certainly worthy of a look inside at the exquisitely decorated tracery flowers on the west window. There is an RSPB bird sanctuary close to the beach, which is three miles away, and the ancient Peddars Way public footpath runs near to the village. Park Farm is on the edge of the village, and is a working farm with year-round activities for all the family, including a 45-minute “deer safari” and the chance to feed some of the animals. The Royal Estate of Sandringham, whose impressive house, gardens and church are open to the public, is nearby, as are the plant farm, tea rooms and gift shop at Norfolk Lavender, England's premier lavender farm.
