    A double bed if required (or two singles) specious rooms all round the cottage. Plenty of car parking space. Added bonus - a large hot tub to relax in. Owners there but unobtrusive. Follow the location instructions to the full and you will discover heaven!

  • "Very nice bungalow, well equiped for all your needs."

    It is behind the owners property but still very private. Small but secure private garden. The owners Phil and Alison are friendly and helpful, but not intrusive. We hardly saw them, but they are at the end of a phone if you need their help with anything. Very quiet area.

    The gaps in the kitchen worktops were of particular concern for obvious reasons. The toilet brush definitely needs replacing. Set in a peaceful village the property is conveniently located for visiting the broads and other places of interest. The 2 secure outside areas were ideal for our dog. Nice big bedroom with comfortable bed and plenty of storage space. Welcome pack of milk, biscuits, fizz and dog treats was lovely.

  • "One or two issues which the owner quickly resolved, broken chair, tray and kettle."

    On arrival assured that the hot tub was good with new filter,clean water.On 4th day filter warning light on, owner away, stepson reset it, hot tub now cold, we had to put heater back on ourselves, to use it on our last day.However it smelt very unclean not fit to use (smelt of drainage)very disappointed. Also a bees nest in the gutter directly above hot tub. We feel owner needs to inspect property before guests arrive

    The welcome pack of Prosecco, shortbread biscuits, tea, coffee & milk was most appreciated. The Duck House was very clean & provided everything we needed for our weeks stay. One item which would be helpful in the future is a grab bar in the large shower cubicle, my husband has balance difficulties & needs a grab bar for stability. This is not a criticism but a suggestion. We did not inform Alison & Phil of this problem ahead of our stay. Despite the very cold rainy weather we had a wonderful week. Thank you.

  • "We arrived home yesterday 21/4/23 after a lovely stay at The Duck House from Monday to Friday."

    Both Alison and Phil were very friendly, polite and keen to ensure that our stay was perfect. They provided us with a great welcome pack and also arranged for the hot tub to be on ready for our arrival. This is a prime location to visit many sandy beaches and the Norfolk Broads. There is a local picnic boat hire company Herbert Woods in Potter Heigham nearby where we hired a day boat for a trip on the Broads. We had a great time here and can only give 10 out of 10 for the great holiday break we had at The Duck House.

  • "Nine weeks before our holiday in 'The Duck House', we had moved into our new house."

    After a busy time decorating and renovating we felt in need of a good holiday and were hoping that 'The Duck House' would be home-from-home. It wasn't - it was much better!! We were delighted with the accommodation. We have stayed in many self-catering facilities over many years, the vast majority of which have been very good, but generally find that they are built or converted for a specific need, that is to provide short stay holiday accommodation. As a result, space and facilities can sometimes be limited. Not so with 'The Duck House' - this is a generous sized, well-equipped one-bedroom bungalow offering a most comfortable and spacious lounge with a dining area, separate kitchen, shower room and very large bedroom with a walk-in wardrobe along the full length of one wall. The entrance hall has a separate cupboard for coats, shoes, etc. The owners, Phil and Alison, provided a most generous welcome pack which even included doggie-treats for our four-footed family member! We relaxed the moment we entered and were able to pack everything away and put our cases out of sight. The hot tub in the enclosed garden was an absolute treat and most welcome after a day's sight-seeing and walking. This property has 'raised the bar' and exceeds what we expected from the website details. If we return to the area again, it will be on condition that we can book 'The Duck House'!

    Sea Palling only 4 miles away by country lanes with access to the fantastic beach walks. Excellent for our dog but probably better if the small enclosed back garden was pebbles or chippings rather than grass, to prevent muddy paws coming back into the carpeted living area. Lovely welcoming gifts from the on site owners. Would highly recommend for a couple, and pooch, wanting a quiet Norfolk hideaway.

    The owners Alison and Phil have thought of everything you would need to make your stay comfortable and enjoyable and the thoughtful little extras like torches in the bedside cabinets - just in case you need one, plenty of reading matter, CD's and DVD's. Of course the big plus is the hot tub very relaxing after a day out. A big thank you to Alison & Phil for their welcome gift of Prosecco and lovely biscuits, a real treat after a long journey. This property will be highly recommended to our family and friends.

    It was very obvious that it was during COVID-19 and that the owners Phil and Alison really didn’t make us feel welcome, in fact we didn’t see Alison at all. Throughout the comments book people were thanking them for the wonderful welcome pack whereas we had a reasonably priced bottle of Prosecco, a pkt of ginger biscuits and a pkt of chews for our dog. Comparing this to the many other Sykes Cottages we have stayed in we were really rather disappointed. Everything was in good condition but could have been enhanced with a TV in the bedroom and a larger one in the lounge. My husband and I were happy to return home at the end of the week. This is not our usual feeling and also have 3 cottages booked with you for 2021 and can’t wait.

  • "Best cottage for two we’ve had."

    They’re usually really cramped but this one was just luxury designed for two- in particular the huge comfy bed and the hot tub. Friendly owners and thoughtful welcome pack plus little extras. The good weather was also a bonus considering the time of year and the fortnights rain we had before we came away. Lovely area, especially for dog walking right from the front door let alone the Broads and the coast. Plenty to see and do but we will visit the area again before the end of October next time when even more will be open. Cooked at the cottage every evening but never visited a supermarket. There are lots of friendly local shops with excellent produce. Great butchers at Ludham, Stalham and Wroxham, lots of. farm shops and front gate stalls for veg and eggs.

  • "Yes the new owners have now made the garden very small,it has 6ft high fence panels around the patio area so all you have is 9ft x 12ft,the outlook now has changed from a very nice view to one being enclosed in a box,looking through the patio window all you see is a tall fence panels,no more nice view,if i knew it was like this i would have cancelled my holiday."

    You need to warn other people about this ,this is advertised with a large garden with a very nice view,not now,so be warned you will get a few complaints.

The property

This fantastic, one-bedroom annex is a perfect base for exploring the Norfolk Broads and the coast.

The Duck House offers spacious accommodation for two and is ideal for a couple, two friends or solo travellers, looking to explore the delightful area.

Moving through the property, you will find the spacious bedroom, boasting a king-size double bedroom and ample space for a travel cot, which can be provided.

Additionally, the bedroom has zip-link beds which can be split in to two singles by prior arrangement to offer flexibility with sleeping arrangements.

Continuing to impress is the open-plan living room, complete with a cosy sitting area and a formal dining area, a perfect spot for relaxing during a winter’s evening.

Completing the interior is a well-appointed, stylish kitchen, filled with all the necessities you will require during your stay.

Open up the patio doors, where you will find an idyllic spot for a morning coffee while planning your day or relaxing with a glass of wine in the evening, before dipping into the warming hot tub.

Outside, you will also find ample parking adjacent to the property and a covered, secure area, ideal for guests to keep beach gear, buggies and cycles.

For days out, you will find Hickling Broad is close by and is one of the largest of the Norfolk Broads, this area especially is very popular for nature lovers and birdwatchers.

Wroxham 9 miles; Norwich 16 miles.

Sutton is a picturesque village at the eastern end of Sutton Broad, just south of the market town of Stalham, on the edge of the Norfolk Broads. The local pub is the Sutton Saithe Hotel, set beside the River Ant, which flows downstream to Barton Broad, How Hill and Ludham Bridge, through some of the most beautiful Norfolk Broads scenery, and there is a garden centre and a pottery in the village. At nearby Stalham is the popular Museum of the Broads. Just outside the village is Sutton Mill, a restored 18th-century windmill which rises to a remarkable 9 stories in height. Norwich lies further afield, a wonderful fusion of the modern and historic, one complementing the other. Like any great city its centre is easy to walk around and boasts a river at its heart.
