  • "We had a lovely stay at Holly cottage."

    Great location to explore Nth Norfolk. The cottage was spotless and we received a warm welcome from the hosts. The stairs are tight and steep so may not be suitable for some. As was the bathroom. We managed ok. I found the bed mattress a little uncomfortable/soft. Prob past it's sell by date and could do with replacing. Parking was easy and we walked into town within 10mins which was ideal for picking up provisions and taking in the lovely market.

  • "Jane and Brod were wonderful."

    Nothing was too much trouble. We had places of interest pointed out to us that we went to and really enjoyed. The cottage itself was lovely, everything you needed. Very homeley. Cottage was central which made it easy to travel to different locations. We highly recommend staying there. We will hopefully be back for another visit. Thank You.

  • "Lovely cosy cottage."

    Kitchen was well equipped and everything spotlessly clean. Comfy lounge and dining area. The bathroom, as expected from previous comments, was small but manageable and certainly wouldn’t put us off from returning. Beds were very comfy, and again everything was very clean. The cottage is a leisurely 10 minute walk from the town centre and there is a great bus service into Norwich and Kings Lynn. Great communication from the owner before and during made our stay very enjoyable, thank you.

  • "The bathroom in the property was very small and draughty."

    It would be better for the bathroom to be refitted as a walk in shower There was no bolt on the bathroom door which infringed the privacy of anyone using the bathroom There was no lock or bolt on the bathroom door which led to an infringement of privacy for anyone using the bathroom One of the chairs in the lounge had a worn headrest and this caused little pieces of plastic to continually fall to the floor The patio area needed weeding and washing to improve the outside aspect The welcome pack was considerate and very welcome The small bedroom had very little storage for clothes etc We are not able to recommend this property for four people but would suggest it is marketed as a two person property We did enjoy the holiday and the area

  • "Holly Cottage was a delight Jane the owner welcomed us and let us know she was just a few minutes away if we had any problems She had left us a welcome pack of tea, coffee, sugar, milk, bread, butter, biscuits and wine."

    She had also supplied soap in the kitchen and bathroom. Toilet paper and kitchen roll. All little extras that make a big difference. The cottage was like home from home so tastefully decorated with exquisite furniture and wonderful ornaments and paintings on the wall The seating was comfortable as was the bed. The bathroom had a large corner bath with shower over a sink and toilet. There was limited space but not a problem. We didn’t use the log fire as the cottage was warm but there was a basket of logs and kindling available Off road parking space in front of the house which is always a bonus The bus to Kings Lynn ran right past the house which you could use to go into Swaffham if needed but it was only a twenty minute walk You could also get the bus to Norwich on the opposite side of the road Plenty of shops, pubs cafes etc in Swaffham and ample parking A large Tesco supermarket just outside the town centre The location was good nice and quiet with a lovely enclosed garden for our dog to use. We would highly recommend Holly Cottage and hope to visit again in the future

  • "Comfortable well equipped relaxing stay."

    Easy walk into town. Would be ideal for anyone with a dog as there is a good dog friendly garden although we didn’t have a dog. Steps were a challenge but that was because we are 80\84 and live in a bungalow but we did manage ok. Very good welcome package so you could have a tea or coffee & biscuit on arrival or even a glass of wine if that’s your preference. Would stay there again.

  • "We had a fabulous few days staying at Holly Cotage for my partners 60."

    Jane the owner was absolutely lovely, so warm & friendly and couldn't have been more welcoming and helpful. She had left a little welcome pack and a bottle of wine in the fridge. She and her husband lived next door but one and were on hand should we require anything. Holly Cottage its self was delightful, when you entered it felt like it was giving you 'a hug'. It was true to it's description and photos and was absolutely immaculate. It had all you needed and a lovely, safe fully enclosed garden to the rear for our 4 legged Diva, Tilly! LOL! There was safe off road parking to the front of the cottage, easily accessed down a short shingle drive way. Jane has produced loads of useful info about doggie friendly places to eat and drink & places to visit, and lovely Swaffham town its self is just down the road and has all you need with eateries etc and a Tesco and Waitrose. We would difinately recomend a stay at Holly Cottage & will return in the future. Thank you Jane for your fab hospitallty & Holly Cotage is one of the best we have stayed in, both in the Uk and Ireland 10 outta 10 ....Cheers Gary & Terry...& Tilly

  • "We really enjoyed our time at Holly Cottage, it was clean, had all the facilities that we needed."

    The owner was on hand and very welcoming, but not intrusive. It is a nice walk into Swaffham, and there are bus stops next to the cottage which are very handy. We would happily stay here again, the only observation I would make is the bathroom is a bit of a challenge and the stairs steep, this is not a complaint, just an observation, as it could be an issue if you are less mobile. Thank you for a lovely stay.

    We had a fantastic stay and the weather was lovely so we could enjoy the garden. Swaffham is a lovely town, great pubs, takeaways and places to eat. Shelley's Bistro fabulous breakfast, Greyhound pub friendly locals and staff. I am sure we be back as it so close to family who live in Dereham. Jane was lovely very friendly and supplied a lovely welcome pack on arrival.

    Its a lovely little cottage, in a good location for exploring Norfolk. A short walk into Swaffham. Lots of lanes nearby for walking the dog. The house and garden were great with everything you need supplied. Jane was friendly, helpful and accommodating. Our daughter lives nearby which is why we came to Norfolk. I have no hesitation in recommending or returning.

  • "Beautiful cottage in a nice location."

    Owners were lovely. Welcome pack is a generous little extra and much appreciated. Log fire was wonderful on chilli evenings. Lovely inclosed garden which kept our dog in however hard she tried. The furniture could do with updating as is a little uncomfortable if there for more than a couple of days and the bathroom is very small. But overall we had a wonderful holiday, we are likely to go back and would recommend

    Very pleasant and peaceful garden for relaxing if weather allows and would be very good if you had a dog. Very well equipped and very good welcome pack to get you started on arrival without having to rush to the shops. Helpful and friendly host but not intrusive but on hand if needed. As mentioned by previous guests the bathroom is very tiny but it is adequate/manageable.Would definitely recommend, we have already booked to return later in the year.

    Great position for walks/dog walks and only a 10 minute walk from Swaffham with several supermarkets, cafes and pubs plus excellent bus links to Norwich, King's Lynn and Peterborough. The welcome pack was a great touch and most welcome. Lounge was comfortable with a lovely log burner and kitchen well equipped. Slight noise from neighbours on both sides but apart from that quiet. The only issue we had was with the tiny bathroom which in my opinion was almost unusable with very limited headroom over shower and no room in front of toilet with door closed. Such a shame as a lovely cottage.

  • "This property is set off a main road but you hardly hear traffic noise which is great."

    There is parking for one car right outside the door and off road parking nearby for more cars. The owners live on site so were there if we needed them but also gave us our privacy. The owner did meet us with a few house rules but nothing crazy and was very welcoming to us. They kindly left some essentials in the fridge and a loaf of bread which was helpful. The kitchen is small but was fine for our needs. The property was generally really clean throughout. The living and dining room are nicely decorated and a good size. It was great to have the log burner. It was ideal to have the enclosed garden for the dog, I am sure in the summer its even better. The main bedroom looks out to the garden and fields which was lovely. The bathroom is really tiny however. I managed but it wouldn't be easy for everyone. Also it has a bath which was great but I wasn't able to use it as the water was not hot enough in the bathtub for some reason which was a shame. All in all this is a nice property with many nice places to visit nearby like Kings Lynn, Norwich and some nice beaches all a short drive away. Also bear in mind as it is a mid terraced house you can sometimes hear the neighbours but this didn't bother us too much as they were fairly quiet anyway. Jane and Brod the owners were friendly and on hand if we had any problems. Thank you for a lovely stay at this nice little cottage, it offered great value for money for the Norfolk area as it was a better price than many of the others we considered. Very glad we chose to stay here as we had a lovely holiday and a relaxing time at Holly Cottage.

    Bathroom is tiny but the owners have cleverly managed to fit in a bath with a shower and it does state this in the description along with the very steep stairs so we were expecting them . Property was spotlessly clean and only an 8 minute walk into the town would definitely stay again .

    The photos online are a true representation of the cottage itself. The bathroom is bijou (tiny) but adequate for what we needed. The cottage is equipped with everything you could possibly need for a great stay and the items left on arrival (bread, milk, tea, coffee etc) were a lovely touch and something every owner should do as it makes it possible to get a cuppa before unpacking cases. I would highly recommend this cottage and the location is great to enable travel to everywhere we needed in Norfolk/Suffolk. We reported a small problem to the owners whilst we were there and they came and sorted this out the same day and really appreciated us letting them know about it. Lovely cottage with friendly, helpful owners. Thank you so much for allowing us to use your lovely cottage.

  • "Nice cottage and enjoyable stay."

    We particularly liked the extension and garden. Convenient location. I was less than impressed with the Sykes booking system and the threatening messages that I received when the final payment did not get made due to some problem with the card payment which was not clear to me. Sending messages saying that the booking has been cancelled within a few hours of the payment deadline ( which was weeks ahead of the planned stay ) without checking with the client first is not good customer service!

    The owners were very friendly and Jane welcomed us on arrival. Welcome pack on arrival was unexpected, but a really nice touch. The owners live on site, do not intrude, but they are available if you need them for anything. Holly Cottage has a really cosy feel, is very peaceful and quiet and has a lovely dog friendly back garden. Plenty of space, even for our ball of energy Welsh Springer Spaniel, to run around in. Would highly recommend this cottage as a lovely place to stay, relax and unwind in.

    The cottage was in a very convenient location for exploring the area with 3 National Trust properties in fairly easy reach. Has a very cosy feel and so warm we did not light the woodburner! Lovely garden with decking which could be used in warmer weather. The onsite owner was very friendly and helpful.

    Nice to sit in front of the Log burner at night. Owners couldn't do enough to help and wine , butter ,jam , bread and milk in the fridge . Hunstanton and Holbrook fabulous beaches for dog walking Sandringham park wonderful walking and free to get in ! Shel lets in Swaffham dog friendly and fabulous food a must go to place .

    There was a friendly welcome from the owner, and she even laid on fantastic weather for the week :). The bathroom for the cottage is a bit too twee (small), but as the owner said, once you're in the shower it's all fine....there just remains the challenge of getting in and out for those of us with a bit of girth! But that's just a minor inconvenience, offset by the rest of the cottage, which was perfect.

    The listed remarks about the small bathroom and steep flight of stairs were accurate but not until you live in the cottage to you realise the problems. Our main concern was the distance from the nearest pub and shop - this was listed as being 8 minutes. This is way off the mark, the walk took nearer 20 minutes in fact.

  • "We had a wonderful week at Holly Cottage and Brod and Jane made us very welcome."

    In fact we think it was the nicest welcome we have ever had anywhere! It was lovely to have a Welcome Pack of wine, bread, butter, jam and milk on arrival which meant we did not have to immediately hit the supermarket after our long drive - very thoughtful. The cottage was beautifully decorated (not just functional) and was a joy to be in. We firmly believe in "why would we want to go away anywhere to a place less comfortable and attractive to live in than our own home" Brod and Jane's cottage definitely fitted the bill. We knew the bathroom was described as "compact". We found it manageable but a bit on the "snug" side and that was the only reason we didn't give Holly Cottage top marks across the board. We found the experience of booking straightforward and communications with directions etc very helpful. Also if you have a dog it's useful to know that there is quite a busy road before safe walking is possible.

The property

This lovely mid-terrace dwelling, Holly Cottage, is situated on the outskirts of the market town of Swaffham in Norfolk.

This delightful holiday home is an ideal base for couples sharing or small family of four with plenty of things to see and do within easy reach; one well-behaved dog is also welcomed.

Once you have parked your car at the front of the cottage, enter the small porch, where you can leave your shoes and coats before reaching the kitchen, well-equipped to rustle up delicious meals.

From the kitchen is a spacious sitting room with dining area, featuring a woodburning stove, and plush seating, along with enough dining space for all guests.

On a sunny day, let the outside in by opening the French doors that lead out onto the garden, complete with a lawn, decking, furniture, and a firepit, a great place to enjoy an alfresco meal at any time of the day.

Leading off the kitchen are stairs to the first floor, where you will find two bedrooms, a master double and a twin, together with a compact bathroom with corner bath and shower over.

Within walking distance is Swaffham, with its independent shops and pubs, and you're close to stately homes, coastlines, wildlife reserves, the wonderful Norfolk Broads, and the cathedral city of Norwich.

Swaffham is a market town in Norfolk, with fine Georgian buildings housing shops, pubs and eateries, a bustling Saturday market and a twice-monthly farmers’ market.
