  • "I stayed for 6 weeks in this delightful cottage conveniently situated in the centre of Swaffham."

    It was well equipped, spotlessly clean and in the hardest of frosts always warm and cosy. It was a very happy time for us, being near to our family for the birth of our grandson, and the cottage somehow added to that pleasure. One small point: the lights are too dim for avid readers, but we bought a reading lamp so that was easily solved.

  • "Charming spacious cottage, with nice off road parking."

    ( we hired the larger part of the cottage) Being adjacent to busy road and path I would have expected better windows for both sound and security. The bathroom needs a full over haul as the shower is very disappointing and sitting in a bath with mouldy sealant is not pleasant. This is the cause of the leak to ground floor toilet which we avoided using. The lounge furniture could do with a replacement as not comfortable. Kitchen and dining room are really functional and plenty of room. Although dog friendly, the garden could do with a couple of adjustments to make it dog safe. It was a nice spacious cottage to use as a base to enjoy Norfolk. Just needs some overhaul in places. It's a shame you cannot hold back on a deposit, as I would not have paid the full price we did based on my comments.

    The cottage has everything you need and is ideally placed for visiting other parts of Norfolk. Swaffham has lots of shops and cafes and the people are very pleasant. The cottage is in a lovely quiet position opposite the beautiful church and we enjoyed the sounds of the church bells and also the ducks and occasional peacock. We are so pleased we have rebooked.

    We saw a Peacock in the garden don't know where it came from but it was pleasant to see. As it's a cottage front door entrance is low so watch your head. Apart from that all was good.

    We stayed over Christmas and it was lovely and cosy. Rosemary was really accommodating. Letting us check in earlier than stated and no checkout time the next day as no other guests was really nice. It has everything you need. The beds are extremely comfortable. Super easy check in and quite spacious inside. Really can’t recommend enough.

    The cottage was very well furnished, the beds so comfortable and bed linen was lovely. The property was beautifully clean, towels provided were lovely - all in all - everything was great. We had everything we needed for our stay and would certainly consider returning if we visited the area again. We were able to check in at 2pm which was very welcome and appreciated. The location was perfectly placed for us to visit different Norfolk beaches, all within about 40 minutes drive.

    Lovely location, very clean with lots of facilities. Our only little issue was that Sykes said we could not book in until 5pm but the owners said we could book in from 12. The email from the owners telling us additional information went to our junk mail so was not seen until after we arrived at 6pm. We would definitely return and would highly recommend this cottage.   • "This is the first time we have stayed somewhere and not be greeted by the owners sometime during our stay even though they were only 2 doors away."

    The house looked very tired. The pictures could do with updating on the booking site as they are a little deceiving. Carpets were puckered and there were some very bad stains on them especially in the main bedroom. The heating system made a loud bang every time it ignited (that was happening every few minutes it was on). The noise from the road made it difficult to listen to the tele. It is a shame there isn’t secondary glassing in the two front windows that face the road like there is upstairs. On the positive side the beds were very comfortable and the water was hot and heating made it cosy.

  • "We hadn't intended to book such a large property for 2 adults and an elderly dog but, when it became available, we decided to go for it!"

    We were not disappointed and didn't 'rattle' around in the property. The layout allows you to 'shut off' unrequired rooms (for us one twin-bedded room) and dining room if so desired, but we made use of the facilities, didn't need for anything from kitchen utilities to room fans [the weather was hot!] and just enjoyed the extra space! The shared lawn and designated parking space in an open garage were a luxury! We often sat outside to enjoy a coffee in the morning sun! We were pleased to see the recycling arrangements were clear and comprehensive. The cottage is ideally located for walking into Swaffham for groceries and local amenities. Larger supermarkets are a short drive away and Swaffham makes a good base for driving to the coast and other attractions. We will definitely be back.

The owners where very approachable, helpful, professional people who ensured your stay was accommodated for. The directions where true to the property. I would definitely recommend, they appear to have a row of let's depending on party size. First time booking. Was not let down. There is also a Lovely cottage style cafe and Old Mother Hubbard's fish & chip shop in the market Square for time out. No complaints, Thank you.

  • "We had no hot running water after the second day due to a fault on the combination boiler but in fairness Mr."

    Ison came round to try and remedy the situation but was unable to do so! We found the double bed very uncomfortable and requires a new mattress also we found the lighting on the upper floor absolutely dismal, brighter bulbs required all round in bathroom and bedrooms! This is a very nice cottage but let down by easily addressed minor faults(PLUS NO HOT WATER) Stan and Pat Stevenson.

    Plenty of room and well equiped cottage. Easy to find in a convenient location for the town, and quiet in doors despite being on a main road. Communal garden in a row of 3 cottages, parking shared with permanent resident in end cottage who was rather unfriendly but not the fault of owner! We had a great 3 night stay while walking the Peddars way. Highly recommended

  • "This is an exceptionally well-appointed cottage, which suited us ideally as a base for walking the Peddar's Way."

    We were a party of four adults and two very small children (reducing in our numbers over the week), and this was a very enjoyable place for all concerned. It isn't in the countryside, but good for walking to local facilities. Parking was very good, even including a very large open garage. It was very well equipped and comfortable. The owner was most accommodating and friendly. We intend to return to continue the Peddar's Way, although it won't be quite so well situated by then, as we have already walked past the Swaffham area, but everything else about the cottage makes it an ideal base.
