    Very good kitchen - white goods all excellent.Masses of equipment all very clean but saucepans not non-stick so everything did stick!! Unfortunately hob is an old electric hob and takes ages to heat up. Toaster which looks big and modern only takes half slices. Every floor board on the first floor creaks alarmingly - no point in trying to tiptoe to the bathroom at dead of night!Apart from the spiders everything else was fine!!

    Sykes contacted me regarding your feedback, especially the scores that you gave the property which did not correlate with the comments you made in your feedback. I had a very expensive set of non stick teflon pans and frying pans but found that guests used metal spoons which scratched the surfaces off. The pans I replaced them with are stainless steel and again, a good make so I hope they would last longer than the last ones. Having replaced the oven not too long ago, I know that I would like to replace the hob but it does work. You have set it on No 1 setting and not No 6 which is why you found it slow. Toaster is perfectly adequate and I used it myself the day before you arrived. The property dates back to 1825 so yes there are some creaking floorboards but in order to rectify the issue, I would need to pull up every carpet upstairs and replace the flooring. After having no income during Covid, this is not something that I can do at the moment. Spiders, bless them. I de web the place and they return just as fast as I get rid of them. They are not dirty and unfortunately, we are in the middle of the countryside so you have to expect that creepy crawlies will come to visit. Property Owner

The cottage is located in the most beautiful and tranquil spot, in the countryside, but still very close to Norwich, the Broads, beaches and many other places of interest.   • "Had a lovely stay at Stud cottage."

    Our host was welcoming but not intruding. We appreciated nice touches like flowers, laid table & milk in the fridge. Interior of the cottage was clean & homely (outside photos don't do it justice). Rooms are a good size. Beds were a little hard/springy. Shower lovely. Kitchen well stocked with good quantities/variety of things (labelling cupboards may help in finding things). As with most holiday accommodation, bring large pans if you are family catering for cooking. Outside had a lawn to sit out on and for children to play. There's a fair number of things you can drive to locally (but not in walking distance): Bure Valley Railway (quaint, though expensive) Felbrigg Hall National Trust (stately home & gardens), Sea Palling beach (sandy, but crowded). Supermarkets, there is a small Morrisons 10 mins away and a larger Tesco 20mins. There's also the whole coast line to explore, the Broads & Norwich. Thank you Lin for letting us stay in your accommodation!

  • "The cottage was wonderful."

    - comfortable, cosy, well-equipped. The shower was astonishingly powerful, towels were plentiful and the bed was comfortable. It is ideally placed for visiting eastern Norfolk. The only tiny niggle was the lack of a bright light in the living room which made knitting difficult. We would happily return.

  • "Pictures on the website don’t do this cottage justice, lovely sized bedrooms, good sized bathroom and kitchen."

    The owners were lovely and answered any questions we had, always friendly and on site during the day if there were any problems. The tin opener didn’t work but that is an easy fix and it would be useful to have a bin guide so guests know what goes in what bin and what to do with glass.

  • "It's such a wonderful place."

    Really quiet and tucked away in the countryside (was easy to find with the directions the owner gave) yet close enough to access everything you want whether this was the city of Norwich 8 miles away, the north coast (Cromer) 15 miles away or east coast (Great Yarmouth) 25 miles. The house is really well presented, clean and tidy and had all the amenities and more that you would require for the holiday, really all you have to do is turn up. The oven, hob, dishwasher and washing machine are easy enough to use. We are a family of 5 so for the sleeping arrangements one of us had to use the Z-bed which was no problems as this was comfy and both me and my son had a sleep on it. For the outside of the property there is your own section of garden to hang the clothes, you are able to wander around the farm looking in the stables or the pond. The owner is really nice and was there on a morning as she has her office on-site and tends the grounds. Only problem we had was we had to come home, but we would love to go back in the future.

  • "The location is ideal, near to the Broads, Norwich and the Coast."

    We were fortunate to have excellent weather which always helps. The closest local pub was closed due to new owners taking over, but it will be open by now We ate at the Fox, and at the excellent Honingham Buck. Traffic free bike rides on the Weaver’s way, a visit to Sandringham, RSPB reserve at Strupshaw Fen, the nature reserve at Hickling Broad, fish and chips at Cromer and the fabulous Old Vicarage gardens, and hire of a day boat, all excellent visits. A big thanks to Lin, the owner of the cottage, always available for help and advice.

    After a hectic day out it was lovely to come back and turn the heating on and within 5mins the cottage was toasty. There was everything that we needed for a great stay the host had even supplied bacon,eggs, sausage, bread and milk and to top it off two bottles of wine. Definitely recommend if you want somewhere lovely and quiet in a great location for exploring North Norfolk.

  • "Before arrival I was telephoned, received a short introduction and was offered more information if I tendered my email address to facilitate the sending of cottage and locality information which was most kind and helpful."

    On arrival after a long journey, and with only being able to give a vague indication of arrival time we were greeted personally and shown around.....Not the usual "Find a key in a box and here is the security code"! We were shown around the cottage, its facilities and equipment, some basic foodstuffs [milk, butter, sausages, bacon, cereals, bread, jams] which were supplied to us lest we arrive outside of shop opening times, and two bottles of wine! Again we were told the location of local restaurants, pubs, and shops. This personal touch is so rare nowadays and most welcome. The cottage was immaculate, clean and everything worked....more rare than one would imagine! On departure day we again received the owner's cheery smile without any pressure as to time of departure. I was just turning the dishwasher on and hoovering but I was told that was not necessary! I offer holiday accommodation myself so I know the importance of per arrival information and meeting and greeting so I was cheered that some others shared my own attention to detail! I would have no hesitation in returning for another visit, and in recommending this cottage to friends.

  • "This is an extremely comfortable holiday cottage."

    It is spacious and very well equipped and in an incredibly quiet area - no road noise at all, just silence when you wake. It's within easy reach of several National Trust properties and woodland gardens, and also the Broads and coast. The kitchen was well stocked with cooking essentials and much, much more - nothing like some properties we've stayed in where there is not even salt! There was a very generous welcome pack. The only point to mention is that there is not really a garden as such, just a table and chairs outside the door, perhaps 'shared field' is more accurate. However this would be no problem to adults, just maybe if you have small children. All in all, an excellent experience.

  • "Brilliantly situated for touring the Norfolk Coast which is really lovely and general sightseeing."

    Cottage is really comfortable and beautifully furnished. Would recommend The Chequers Pub in the village of Hainford which is very popular and it is a good idea to book if you want to eat - it is very popular. Used the Park and Ride which runs from the Airport to get into Norwich for sightseeing/shopping - it is really good value, free to park at the airport and the buses run every ten minutes . Would definitely book this cottage again.

Located on the owner's 50-acre working equestrian farm in the pretty Norfolk village of Hainford near Buxton, this cottage dates from 1825 and was originally three farm cottages which have undergone extensive renovation and now form a farmhouse B&B sitting alongside this self-contained holiday cottage.

Perfect for a family holiday, this Hainford cottage offers uninterrupted views across the fields and during the summer months, and the farm is home to a variety of equine events including show jumping, dressage and showing shows, which guests at the cottage can enjoy from the spacious garden which overlooks the show arenas.

The cottage offers bright and spacious accommodation which has been furnished to the highest standard with a fully fitted kitchen, a spacious sitting room with a southerly and easterly aspect and original oak beams.

On the first floor of this Hainford cottage, there is a main bedroom, whilst the twin bedroom shares the same open aspect as the sitting room and benefits from spectacular views.

The bathroom has a rainfall shower with a handheld body wash spray, along with a bath for indulgent soaks.

The property benefits from access to a shared garden with gazebo, furniture and barbecue, ideal for alfresco dining courtesy of the barbecue, whilst enjoying uninterrupted views across the farm.

Buxton village sits within the attractive Broadlands area of Norfolk, just 6 miles from Wroxham the heart of the Norfolk Broads, where you can hire a river cruiser or board one of the larger passenger cruisers and explore the river. Heading further inland you come to the beautiful cathedral city of Norwich, offering a wealth of interesting places to visit, along with excellent shopping, fine restaurants, cafés, and good nightlife. The local market towns of Aylsham and North Walsham are just a short drive away with weekly markets and auctions. Norfolk has many steam railways with the local Bure Valley Railway operating from Wroxham to Aylsham, stopping in the village of Buxton. Norfolk has miles of sandy beaches within easy driving distance from Buxton village, offering quiet relaxing beaches or the popular seaside towns of Cromer and Sheringham.
