  • "We had a wonderful holiday together made perfect by the lovely surroundings that Grange Farmhouse sits in, plus the spacious rooms and comfortable beds and sofas."

    We could choose to be together or apart if wanting some quiet time. There are so many rooms to sit and relax . Although we did spend many evenings around the large kitchen table eating ,drinking , playing card games and chatting. Lin is a fantastic host; very welcoming , friendly and approachable with lots of info about the area . She is a busy lady but always found time to come and check in with us and stop and chat if we saw her in the yard . Would definitely recommend this lovely holiday home to anyone who wants either relaxation in the countryside or short drives to the coast and other attractions in Norfolk.

  • "Spacious holiday property."

    Heating good. A lot of land to roam about outside. Felt a bit overlooked/watched with no blinds in the kitchen or dining area especially it being a working farm with a lot of people wandering around including the owner. Looked clean but on closer inspection could do with a deep clean as there were noticeable areas that were not clean. There were cobwebs and dust on furniture all throughout the property and on the tableware in the second dining room. There was a horrible smell in the fridge from outdated garlic and chilli paste. A lot of outdated spices, salt, pepper (although we did bring our own) cans etc. cupboards could do with a complete clear out and only leave ‘welcome tea, coffee, sugar, milk’ Downstairs utility room toilet didn’t smell fresh and welcoming. Had broken flush and again dusty with cobwebs. Loved the decor as was in keeping with the farmhouse and gave it a relaxing feel.

    I was very disappointed with your feedback on my property. I gave that property a really deep clean prior to your arrival. The utility room toilet was disinfected and the floor was hand washed. Every kitchen cabinet was washed down and the floor was also scrubbed with disinfectant. Cobwebs are inevitable in a big house such as this and the property was de webbed and fully dusted prior to your arrival. The fridge did not smell as I had cleaned it with a lovely smelling spray and wipe product. You stayed for 3 nights and not once did you acknowledge me or mention any of your concerns to me. You knew who I was as I work the farm every day so yes, I am on site if there are any problems. You saw me cutting the lawns and drove right past me but again, you looked away and did not acknowledge that I was there. I asked you on departure if you had enjoyed your stay and you mentioned nothing to me. It is always easier picking fault on paper rather than mentioning your concerns in person. Property Owner

  • "A lovely cottage for a large group."

    Most of the time in the cottage was spent in the kitchen around the huge table, eating, drinking, playing card games and talking. Just what we were looking for as a family group. A larger outside table and chairs would have been great! Lin did everything to make our stay enjoyable and went out of her way to accommodate us. We really appreciated her kindness and consideration.

    It is a beautiful property which is so well equipped, comfortable and clean - real home from home. We have stayed in many properties, but this is by far the best and we can't recommend it highly enough. We will definitely be returning! The property is ideally situated for lots of different attractions and places of interest too. Lin, the owner, was very welcoming and nothing was too much trouble. She greeted us on arrival and gave us a guided tour of the property, which was really helpful and she was there to wave us off too. Thankyou for welcoming us to your beautiful house Lin.

    Tour on arrival appreciated and informative and conducted in a friendly manner as was our farewell with her. Facilities excellent and cottage spacious and comfortable. Location of the cottage was good and attractions nearby easily accessible. Something to suit everyone. Having stayed in various cottages and other residential sites I would rate this as one of the best.

  • "The Grange had everything you could ever need."

    Very spacious and thoughtfully decorated. It’s a bit out on a limb and the weather wasn’t the best so couldn’t walk to the local pub being The Chequers which was nice. However, the best place to eat by far was The Recruiting Officer.

  • "As a party of six adults we hired this property for a family celebration to allow us to each have our own bathroom."

    It is a beautiful property and even if you were 5 couples, each could have their own facilities as there is one additional bathroom and another smaller shower room. The photographs are accurate, but don’t seem to do the property justice as it is a very spacious and comfortable home. With a lot of people there would be room for all to find their own space to relax with one large and two smaller lounges. The kitchen is huge, and we used the dining room next to this as it has a lovely farmhouse table sitting 12 at least. We didn’t use the more formal dining area but it is equally large and would be great for a Christmas dinner! You are not far from anywhere here, Norwich 7 miles, the start of the Broads within 2 miles and a pub The Chequers about a mile away. Some beautiful beaches are also close by. You do need a car to get around although Taxis will take you to and from the pub etc. We hired a mini bus so if you don’t fancy walking or driving it’s a short taxi ride, as an alternative. There are horses on the farm which some of our party thoroughly enjoyed visiting but if you aren’t keen, you don’t have to see them! The countryside views from the windows are beautiful, including “ the big sky” in Norfolk, for star gazers. The owner pops to the farm to see to the horses, this is helpful for askImg any questions and advice about the area, while not being in the least intrusive. Washing machine, dish washer, Fridge freezers (2) and huge variety of kitchen utensils, tea, coffee and milk etc are available on arrival. The central heating is easy to use if needed ( we occasionally put it on for an hour) and there is a lovely log fire for colder months. We hired a boat on the Broads and visited Sandringham Both of which we would advise booking In advance, we did this but would have been disappointed if we hadn’t as they were all quite booked up two weeks beforehand in September. Cromer was worth a visit and there are lovely pubs In towns on the Broads to sit and watch the world go by. Alternatively you could sit in the garden and relax looking at the fields or watch TV or one of the many DVDs available On a rainy day . We can thoroughly recommend this property for its relaxed atmosphere and beautiful facilities.

  • "The information shared prior to our arrival was really useful and it enabled me to speak to the owner before we arrived."

    When we got to the farmhouse, Lin met us and was very helpful in showing us round and sharing local information. The Grange was amazing with so much room and the quality of the furnishings and equipment was very high. The open space was vast and we were able to go for walks around the property which included visiting the latge pond and seeing the horses. We had a great holiday in a super house in a peaceful area. Who could ask for more?

  • "Our daughter and family arrived before us and went to make a cup of tea only to find the kettle was full of scale, she had to descale it twice with vinigar before they could use it, dissapointing upon arrival having to do that."

    The farmhouse was very spacious and the beds comfortable and good showers, it was a peaceful location and lovely horses in the paddock. We had some trouble working out the cooker but managed it eventually. Overall a good place to stay.

  • "This was the perfect location for a post lockdown family holiday."

    Lin (the owner) was very helpful and friendly and the house was wonderful. There is a large family dining kitchen which had everything you could need on a self catering holiday. We have stayed in places before which have a very limited number of plates etc but the Grange had plenty of everything. The beds are comfortable and the showers very good. The main sitting room was comfortable and there are two others if you want some quiet time. The garden outside has a BBQ and seating. Lin was happy for us to wander into the stables and see the beautiful horses. There is ample parking- we had 4 cars there at one point. The time went too fast but I can strongly recommend the Grange.   • "We wanted accommodation to allow three households to come together to celebrate new year."

    The house was perfect. It's huge and there were some rooms we just didn't use. It's worth noting all the bedrooms are double although put-up beds are available. The house is fantastically equipped and within easy walking distance of the local pub. We were surprised to know that we were sharing the accommodation (made clear on receiving key collection details) but this didn't interfere with our stay. I just hope we weren't too noisy for our neighbour during our stay. Ideally located for Norwich, the broads and the coast.

  • "Some oddities about this holiday that definitely weren't mentioned until payment had been made in full and it was too late."

    ...another person lives in the property, so at different times it's hard not to be aware of this - like when the carers visit in the morning if you're in the quiet lounge you feel like you're eavesdropping. The owner also uses the utility room every morning, on the first morning finding my other half in boxers making a cup of tea which is a bit unusual. There's surveillance equipment in part of the downstairs too. Children not allowed according to the listing, but were staying in the adjacent property.... I wouldn't go back as I thought it was dishonest not to mention some of these things until after we'd paid.

    Many thanks for your feedback. The owner has confirmed that nobody else lives in the property and she no longer uses the utility room at the property. The surveillance equipment is purely for the farm and not for the holiday let. The owner is happy to address any issues that may arise during a guest's stay as she wants every guest to have a wonderful stay. Property Owner

This warm and inviting farmhouse is situated on the owners working Stud Farm and Equestrian Centre, in the East Anglian village of Hainford.

Offering three separate lounge areas and sleeping ten people, Grange Farmhouse is the perfect location for a group of friends or couples, to enjoy a relaxing holiday together.

Whether you want to sit in a quiet, cosy sitting room or a warming room with a woodburner and a TV, this cottage has it all.

Grange Farmhouse gives you a choice of dining areas as it boasts a large, elegant dining room as well as a big dining table in the kitchen area, a typical farmhouse kitchen with lots of space and a wonderful range cooker.

The first floor of the property offers an immaculate family bathroom with an elegant roll-top bath, there is also a sumptuous shower room.

All five of the bedrooms sit on this floor, they are all wonderfully decorated and have plenty of storage, three of them have en-suite facilities.

To the outside comes an extensive lawn area with plenty of furniture to sit out and enjoy the sun.

Hainford is a small, peaceful village with a fantastic thatched pub/restaurant worth trying.

The city of Norwich is just a short drive away, offering elite shopping facilities and plenty of places to eat and drink, along with museums, parks, galleries and much more to keep yourselves occupied.

Norwich 7 miles; Coltishall 4 miles; Wroxham 7 miles.

The village of Hainford is at the very heart of North Norfolk and is central to some of the most spectacular scenery that Norfolk can offer. It is within easy reach of Norwich International Airport, which is only 3 miles from the village and within 7 miles of the historic Roman city of Norwich, which has first class shopping facilities. There is a lovely thatched pub and restaurant in Hainford which is open for lunches and evening meals, whilst just 3 miles away is the pretty Broadland village of Coltishall which is known locally as the ‘Gateway to the Broads’ and has a well known pub/restaurant. The banks of the River Bure are the picturesque setting of Coltishall Staithe, a large grassed area enjoying riverside pubs and restaurants, a village store/Post Office and attractive cottages. In summer, both locals and visitors enjoy relaxing picnics, feeding the ducks and playing ball games, while in winter, the local waterfowl enjoy Coltishall Staithe’s riverside tranquillity. Near to Hainford is the summertime pick-up stop of the Bure Valley Railway, a narrow gauge steam and diesel service running between the market town of Aylsham and Wroxham.
