• "Fabulous bungalow and so well equipped and clean."

  A great welcome pack was very much appreciated. Easy to walk into the centre where the shops, restaurants and coffee places were. Also the river front was a pleasant place to sit. Can recommend the Bowling Green Pub for meals. We ate there quite frequently. Only a five minute stroll from the bungalow. Would definitely recommend and wouldn’t hesitate to go back if in that area again.

• "Harbour Place was ideally situated for our Norfolk Break."

  We had to speak with the owner Chris , owing to the SmartTv not operating; subsequently on the telephone we were able to resolve (suspecting previous occupants had caused a tunig issue) .. On the whole an ejoyable stay, heating effective (winter period) however the beds were soft and new firmer pillows are required . We appreciated the 'welcome hamper' - thank you Chris . Well equipped for kitchen equipment -however no pint beer glasses . Hope to make a future booking .

  Everything you need is well provided for from an excellent welcome pack actually (more of a HAMPER ) to lots of lovely white fluffy towels really good quality bed linen on really comfy beds..Kitchen well equipped and spotless . Had a really enjoyable week here already thinking about when we can book again. (Oh the kettle needs descaling) Thank you.

• "Absolutely loved the bungalow, very well appointed in a quiet close back from the front."

  Just a 10 minute walk to the quayside and shops, without the traffic congestion. Beds comfortable and rooms generally clean, but lots of cobwebs. Had to purchase toilet rolls as no spares onsite, a minor point. We would stay here again and recommend it to others who want to based in the centre off the Norfolk coast with easy access East and West by car or bus routes.

• "Great quiet location on the outskirts of town, with parking but easy walking distance."

  Wells is a lovely place, but we found we were unable to try the restaurants as all were pre-booked (we were there during half term week) - and even the fish&chip restaurant (Plattens) closed at 7pm. This was our first time to Norfolk, and we really loved it - there is a lot to see and do. We will be back! The cottage is very well equipped - but note that the 2nd bedroom has a double bed rather than twins, which might be a challenge for families. The shower head in the en-suite needs to be descaled, but everything else worked perfectly! It was very peaceful, and lovely to hear the geese nearby instead of traffic!

• "Lovely property, very clean with all the facilities we needed."

  Great location as well. Only one small issue with the shower in the en-suite, the pressure was very low and it ran too hot because the shower head needs descaling. Other than that we really enjoyed our stay.

• "I wanted a property in in Wells."

  Had I been able bodied I would have been perfectly satisfied with this property. However I am a wheelchair user. There was a problem with the gravel driveway and with getting in and out of the property due to high door thresholds. I could get into the bathrooms, but could not close the door behind me. This did rather detract from my enjoyment of our holiday. This property is definitely not suitable for wheelchair users.

• "Great bungalow would definitely come back Slight negative the bathroom with the bath in could do with a proper shower over bath and the water first half of the week wasn’t red hot for a bath but then got hotter ?"

  Also be aware you can lock yourself out of the bathroom by accidentally locking the door then coming out this happened to us had to do some diy to get back other than that had a great holiday

• "Perfect location for easy walking access into Wells and the local shops and pubs."

  A very comfortable bungalow with a well equipped and spacious kitchen, comfortable lounge area and bedrooms, in fact all you could ask for. A very generous welcome pack and useful info for eating in the local inns and pubs. We ate at The Crown Inn and had a splendid meal and also at The Bowling Green Pub and The Golden Fleece where the food was also very good. One tip for wildlife watchers take your binoculars down to the Quay and keep an eye out for an otter that likes to show itself near the moored Albatross boat, we were so surprised to see it late afternoon and our friends who were also staying in Wells saw it at about 9am in exactly the same area. We hope to go back to Harbour Place again it truly was very comfortable and perfectly located.

• "We had a wonderful stay at Harbour Place, with another couple, the property is extremely well maintained, and finished to a high standard, the kitchen is well equipped and the beds extremely comfortable."

  We were really touched to be welcomed by the tree and other Christmas decorations, and very much enjoyed them, the welcome hamper was very generous, and again, very much appreciated. Harbour Place is well situated for Wells and the surrounding area, we ate Sunday lunch in The Bowling Green as per others recommendations and it didn’t disappoint. All four of us were in need of a break after one of those years, and we’ve all come away feeling completely relaxed and chilled having really enjoyed the comfort of Harbour Place and the stunning surrounding area, thank-you

• "Our stay at Harbour Place late July 2023 was idyllic."

  Our first time holidaying in North Norfolk, the accommodation provided a perfect base for us as a family of 4 (inc 2 kids age 7 and 10) to explore the local area and beyond. Situated in a quiet cul-de-sac, the property was spacious, extremely well equipped and particularly clean. We were greeted with a lovely welcome pack which included bread, milk, butter and wine - the essentials after a long journey south! We’d love to return for another stay to further explore the area.

• "Lovely bungalow, we had a great week."

  An excellent welcome pack greeted us which meant we could relax after the journey with a cuppa before having to hit the supermarket. The beds were really comfortable, and all the rooms were beautifully decorated and furnished. Towards the edge of the town but easy walk to the harbour and shops. The local pub was a 5 minute stroll away, but beware if you want to eat there, we popped in on Saturday lunch, but they were fully booked until midweek. Eventually we had a delicious meal there, so if you want to eat out it may be useful to book in advance.

• "Well what can I say, an absolutely fabulous bungalow in the perfect location and with lovely friendly neighbours."

  Once we’d found all the alleys it was a really quick walk into town, can recommend the butchers and bakers, especially their bacon baps for breakfast, also the globe pub for the best Sunday lunch. Lots to do in the area, Holkham Hall is lovely, and we cycled and walked the estate, and many places to visit within a short drive, we went to Sandringham, Blickling Estate, Castle Acre Priory and Castle and Castle Rising. We did some beautiful long walks and lots of cycling, the lanes are perfect for cycling, hardly any cars and if you do meet any they are very courteous but the best bit was returning to the bungalow each evening and relaxing in front of the tv. It was the best 2 week holiday we’ve had in a long time, helped with the beautiful weather.

• "A lovely bungalow , I would recommend that a handrail is fitted in the showers though."

  We were without lights in the lounge area due to a faulty switch for the whole week but the owner was informed, together with another minor issue, which was resolved the same day .All in all, apart from the above it was a very pleasant stay.JH

• "Bungalow was very clean and very well equipped in a lovely quiet residential area."

  Within walking distance to the town center and local pubs/ restaurants . Excellent Sunday lunch at The Bowling Green Inn. Beds were very comfortable but new pillows needed. Blackout blinds / curtains needed as sunlight comes through very early in the morning.. Central heating system a little bit complicated to operate so heating was on all night which made it uncomfortable . TV reception is awful, it pixelates throughout programmes and the sound is lost. You do have Netflix . Ideal location with other holiday towns close by .

The blinds in the bedrooms are black out material but of course it is impossible to achieve total blackout allowing for the fixtures and fittings. The heating system works with a central wheel to allow for the adjustment of the temperature. The schedule is set up so that it does not operate at the same temperature throughout the night. The pillows are relatively new and I am sorry to hear they were not to your liking. We have protective cases on them so that they can be removed and regularly cleaned, as well as the actual pillow case. This is to ensure the highest level of hygiene is adhered to. The television signal struggles at times and we should shortly have a solution for this. The television is a smart television and connected to high speed internet to allow streaming of the TV channels. Property Owner

  Very clean and well presented property. Comfy beds with good quality bedding .Very clean bathrooms with nice fluffy towels. A couple of hooks on door needed no where to hang anything. Kitchen well equipped perhaps a couple more glass bowls for microwave would be useful A hook by the front door for key like the back door .Nowhere to hang outdoor coats so had to leave in car. Excellent Parking. The Welcome Pack was really appreciated THANK YOU. Television very poor reception could not watch regular channels. Would definitely book again. Thank you .

There are coat hooks in the left storage cupboard in the hallway where you can hang coats. We felt it was nice to have those hooks placed out of sight and it also maximises the space in the hallways. The television reception from the aerial can struggle at times and this is a known issue in the area. We continue to look into ways to improve this. We do provide the highest speed internet available and a smart TV from which you can watch terrestrial programming, which hopefully makes up for that. Property Owner

• "A lovely furnished bungalow."

  Well equipped with good parking for 2 cars. It is situated in a quiet residential area and only a short walk to the quay and shops. The welcome pack and Christmas decorations were a lovely touch - thank you ! The TV reception struggled at times but we were able to make use of the smart tv stations. Thoroughly enjoyed our stay at Harbour Place and look forward to a return visit.

  The kitchen was well equipped with everything you need to self cater. Really nice to have things like bin bags and kitchen foil available. The welcome hamper was a wonderful touch. Appreciated the kindness behind this and the items were thoroughly enjoyed throughout our stay. Close to shops and pubs and short walk to quay. We regularly visit Wells and normally stay in the town. Loved having a pint in The Bowling Green each night as we wouldn’t normally go there. Harbour Place was spotless on arrival. We stayed as a couple with my mum and stepdad. They spent more time in the bungalow and appreciated Netflix. Would have liked a tv in bedroom but as spent most of time out and about wasn't an issue. Look forward to returning. Thank you.

• "Great house, furnished and decorated beautifully."

  In fact, I’d like to move in! The location is excellent. The welcome basket was much appreciated. The house hadn’t been cleaned due to a sun emergency with their cleaner. Once we notified the owner, it was sorted quickly with lots of apologies and compensation given which was very generous. Mistakes happen and the way in which this one was rectified was swift and faultless. We had a wonderful weekend at Harbour place and will definitely return.

• "The owners have put a lot of effort into providing a lovely relaxing holiday home ."

  Harbour Place is one of the best properties we have booked and the welcome pack was very generous. The harbour ,shops and pubs are within walking distance so no need to take the car .The only small thing that was missing was a washing line in the garden to dry the clothes but a lovely house .We had a lovely holiday.

  Spacious and comfortable and just a short stroll into town. We found the location of the property first class with the Norfolk coastal path accessible by foot and didn't have to drive very far as all attractions we visited very local to Harbour Place. Car parking space very much appreciated as parking in Wells-next-the-Sea not easy. We would recommend and return.

  Warm and cosy to return to after a day on the beautiful north Norfolk coast. We thoroughly enjoyed our stay.

  The welcome box of goodies was also a nice touch. As other people have mentioned a drop kerb would considerably improve parking. All in all a great property which I wouldn't hesitate to recommend.

  Easy walking distance to wells so you don’t need your car. Lovely garden where we had space to entertain our visitors with plenty of crockery, cutlery etc to do so.

• "Had a fantastic stay, the place was great, super clean, modern and newly furnished."

  The only downside was the parking. The curb hasn't been lowered and the makeshift ramp put up has huge screws sticking out that could pop a tyre. Any smaller car or lower profile one would struggle to get on the drive imo without scratching their bumper. I think this needs to be stated in the listing.

  Thank you for your feedback.I am glad to hear you had a great stay I can confirm that the curb has been partially lowered on one side. There is a permit pending to lower the whole kerb.. It is possible to get onto the driveway without using the makeshift ramp. The screws are not normally in place.Small cars don't usually have any problem to get on the drive. Property Owner

• "Harbour place is home from home with everything you need and more."

  It was immaculately clean & very cosy. Bed linen of really good quality & lovely fluffy towels. Only a short walk to the village but in a nice quiet corner, making for a peaceful stay. The welcome pack was a lovely touch & very nice. We left a couple of pieces of clothing emailed the owner and we’re very kindly posted to us. We had a fabulous week & will definitely go back. We can’t recommend it enough.
