  • "Fantastic holiday cottage, though ‘cottage’ hardly does it justice."

    It’s a very big house ideal for multi- generational holidays. Second time we’ve been here and not likely to be the last. It’s so peaceful and the children loved spotting the wildlife. Deer, rabbits, swans, herons, egrets, horses, all kinds of marsh birds and the highlight was waiting for the barn owl to take flight every evening. Karen is the perfect host. We love it.

  • "A truly special week with three generations celebrating three birthdays."

    West Farm is in a wonderful location and so fascinating for children as the view from the window is often of wildlife ........ and tractors, a great favourite with the younger ones. The house itself is very comfortable and well stocked. Nothing was overlooked by the owners. There is plenty to do for children in this area whatever the weather. We filled our week up with local walks from the house itself, visits to Thrigby Wildlife Park in Filby, to Wroxham for the steam railway and Miniature World, the beach for digging and Great Yarmouth for the big wheel and noise! A great week was had by all.

  • "The house had everything we could possibly need during our stay."

    Especially for people with children as they have steps and toddler toilet seats. The location is incredibly peaceful yet close to amenities. The welcome cake was a lovely surprise too and went down well with everyone. The house has ample space and was thoroughly cleaned. I genuinely cannot think of a single negative thing to say about the house and owner.

  • "The property is exceptionally clean and has everything you could possibly need."

    It stands opposite fantastic views which greet you every morning. The hosts were very welcoming and had left cake and fresh milk which was a kind thought. We were a party of four generations ranging from 1 yr to 74 yrs and much thought had been given to stair gates which were at every possible entrance to stairs, so little ones are safe. Without doubt it is the best property we have ever stayed in and consequently will recommend it to friends and family. 100% - 5* Thank you, Sue - 'the oldie'.

  • "Wow, what a property, without doubt the best equipped self catering cottage we have visited."

    We always take lots of kitchen utensils and equipment but West Farm is so well equipped we didn’t need our items. We were a family of 8, 3 adults and 5 children aged 3 - 8 years and the space both indoor and outdoor was excellent. The property is first class with the attention to detail in every room. We can’t speak too highly of West Farm.

  • "Brilliant place."

    Ultra comfortable and so peaceful. We all loved it and could have sat on the sofas just watching a bit of rural life for all our holiday. Unfortunately, the children had other ideas and wanted to go to the beach which is very close.

  • "We had a lovely stay at West Farm and would thoroughly recommend it."

    It’s a perfect base for getting out and about and the property is beautiful and if a very high standard. Mattresses were a bit hard but maybe that’s how many people prefer them. Also could do with a few more towel rails to dry off towels when the heating is off. Other than that it was very well equipped especially the amazing kitchen.

  • "We loved the property."

    Well maintained, clean, serene colour scheme and nice room layout with plenty of seating! Only reason for lower scores is that the mattress could be a little more comfy, but it’s fine for a few days or week away! Also dining chairs could do with slightly thicker cushions!! But it’s not anything to complain about, just if you wanted 10/10

    beds were very comfortable. outlook was pleasant to sit in lounge and just relax with the view. it is well situated for a variety of nearby places such as Gt Yarmouth etc. the first words from my family was that they are not leaving.

  • "The farmhouse was beautifully decorated, very well equipped and in a very tranquil location."

    I feel that a check-in time of 1700 hours is way too late, (although we were actually able to enter the property at 1610 hours). Similarly the check-out time on online notifications was 0900 hours, but the in house information sheet stated check-out at 1000 hours, which was more reasonable. I also think owners should flag up if any part of the access to the property is along a single track road, just so that we can be aware.

  • "We stayed at West Farm for a week in June."

    The house was perfect for us, lots of space , well equipped and beautifully clean throughout. Lovely garden for the 3 year old to run about in and a good table and chairs to enjoy the sunshine . It is in a lovely location overlooking countryside and very peaceful and quiet . We had a warm welcome and a delicious homemade cake on our arrival which was very much appreciated.   • "3 generations of our family had a wonderful Christmas in this house, we enjoyed the peace and quiet, wonderful veiws and walks, the house was warm, clean and comfortable ,there was plenty of room to spread out and enjoy reading or watching tv or all sit sit together in the lounge, the beds were comfortable ,excellent showers, the kitchen was very well equiped and the boot room provided extra cold storage for drinks etc, as well as muddy boots !"

  • "Stunning location and amazing property decorated to extremely high standard."

    Attention to detail with everything at hand that you could possibly require. Karen had made a cake to welcome us and it was most appreciated after a long seven hours journey in pouring rain. One of the most relaxing holidays I have ever had. Just being able to sit out on the patio watching the horses, listening to the birds and watching the swans and heron, absolute bliss. Highly recommend this property and hope to come back some time soon

    Yarmouth. There are a number of good places to eat nearby. The accommodation itself is amazing and extremely comfortable. It was sparkling clean and fully equipped with everything you could possibly need. The owners were very helpful indeed. We have no hesitation in recommending West Lodge and hope to return there ourselves.

The property

Tucked away down a quiet country lane, West Farm is a recently renovated farmhouse that has been redesigned with gatherings for family & friends in mind.

It’s unique rural spot allows guests to enjoy the peace and quiet of this beautiful part of Norfolk, on the edge of the Broads National Park.

West Farm enjoys far reaching views out across the tranquil Norfolk landscape.

Guests can watch wildlife from the window over breakfast or step out of the door onto quiet country lanes and footpaths for walks in the local area.

Recently extended, the spacious farmhouse has been newly appointed and renovated for modern open plan living.

Upstairs across 2 floors, there is space for 10 guests in 2 king and 3 twin rooms, as well as 2 bathrooms and an en-suite WC and basin on the 2nd floor (Please note the stairs to the second floor are quite steep).

There is plentiful parking and extensive outdoor space for guests’ private use, including use of a BBQ and indoor storage for bikes and buggies. The ground floor living space is presented in an open plan style.

The newly fitted kitchen is the heart of the house.

It is well equipped for cooking and feeding large parties, with a modern electric range double oven and a large central island, allowing the cooks to engage with the rest of the guests in the adjoining sitting and dining areas.

The farmhouse table can comfortably seat everyone for large gatherings or you can move through into the spacious living room to sit and soak up the uninterrupted country views or watch the smart TV – as your preference dictates!

Patio doors open out from the living room onto a neat patio and lawn area, which in turn leads onto a very large wilderness garden.

On the first floor there are two generously sized double bedrooms, each with a king size bed and TV.

There are 2 twin bedrooms, one with a large south facing window providing views out across farmland, while the second twin room has a cosier feel, still with two full sized single beds.

This twin room has two doors and when one is closed it allows for the first floor to become two separate spaces, each accessed by its own staircase, providing more privacy if required.

On the second floor there is an attic bedroom with 2 single beds and a WC and hand basin.

A cot and highchair are available if needed and stair gates can be fitted as required.

There are two family sized bathrooms on the first floor; one with a roll top bath along with a shower.

The utility room off the kitchen, has a dishwasher and washing machine.

A boot room as you enter the property has plenty of space for bikes, buggies, and muddy boots.

The housekeeper and owners live a short walk from the farmhouse and are on hand to assist in making your stay as comfortable and enjoyable as possible.

The coastal village of Caister-on-Sea is only a short drive away, where you’ll find a variety of local amenities, including bakery, butchers, pubs, restaurants and supermarkets.

Caister-on-Sea has miles of beautiful sandy beaches and dunes to explore, and is home to the renowned Caister Lifeboat Station.

Other nearby attractions include Caister Castle and Motor Museum, Great Yarmouth Racecourse, Broads day boat hire and the lively seaside town of Great Yarmouth, where you’ll find the Sea Life Aquarium, the Pleasure Beach and the Hippodrome Circus.

Or travel slightly further afield to enjoy great days out at BeWILDerwood, Norwich Castle Museum, Sandringham Estate or Africa Alive!
