  • "Would have liked to have a few more instructions on heating controls, what to do before leaving eg strip beds, what to do with linen and towels."

    Could do with an extractor above the grill / oven in the utility room. Had to have the back door open to stop the smoke alarms going off when grilling breakfast.

  • "On the day of departure I received a text message at 6:38 in the morning reminding us to leave the property by 10am."

    We were fully aware we had to leave by 10am and were packed and ready to go by this time. However, my severely disabled mother got stuck on the toilet and it took us some time to get her back on her feet again. The owner then arrived and despite having explained why we were 20 minutes late checking out she literally threw our bags out the door and then proceeded to man-handle my 90 year old mother out of her wheelchair and into the back of the car herself! I'm surprised she didn't pick her up and throw her in the boot she was so desperate to get rid of us! I was absolutely stunned! In all the years I have been renting holiday properties both in the UK and abroad I have never experienced anything like this attitude towards guests who have paid not an inconsiderable amount of money for their accommodation. It actually ruined what was otherwise a very pleasant holiday.

    Dear Christine on the day of your departure I did send you messages and thanked you for booking our cottage , in that message I also asked you to remember to leave the keys in the key box and then I’ve also wished you a safe drive home. Since you knew of the time that the cottage had to be vacated by and then you subsequently had a problem to leave on time, then a simple message to me for extra time would have avoided your unnecessary stress. Yes when I came around it was 10.30 you were not ready to go and there was a gentleman sitting under the gazebo and you were just walking around, I’ve entered my property and there was an elderly lady sitting on the bed and asked me to help her to get into the wheelchair and then I’ve helped her gently lifting her legs one by one into the car. I also went back to the property and found a bag which you almost forgot and I brought it to you and passed it to the other lady. There was no throwing anything from me as I was simply helping your mother and you to depart, It is very sad that you turned this into something that never took place. Please don’t book my cottage again. Property Owner

  • "An excellent property with fantastic facilities."

    The host was very helpful with information on our arrival. The location is good for exploring the area and a wealth of good information was left in the house guide book. The garden was nice and private with excellent parking outside the property. We were sad to leave and would thoroughly recommend this property.

  • "Our cottage was very clean and, in the main, comfortable."

    The living room seating (in common with all the Sykes properties where we have stayed) seems to aimed at the younger clientele for it does not provide long-term comfort for us oldies. We needed to borrow 'normal' armchairs from various rooms for TV viewing. Also, on the rare sunny days we had, it would have been nice to to find some cushions for the sun loungers. I know the cottage is 'high-tec' and included a dishwasher but, for the more analogue guests, it would have been great to find even a simple plastic dish drainer tucked away under the sink. It's probably an age thing but many of us still do washing-up 'old school'. To sum up, though, we really enjoyed our stay at Birch Cottage and were grateful for the welcoming biscuits & milk provided by Barbara.

  • "Lovely property hidden down a gravel track."

    Parking spot is suitable for two cars. Upon entering the property it is jaw dropping, open plan sitting room with kitchen and ding room, leading to utility room, and then another sitting (TV) room. there were five of us but never cramped. If that isn't enough there is a Cinema room in the Garden (never got to use it though). A lovely place to stay, and convenient for the Broads.

  • "A beautiful bungalow well maintained and beautifully decorated."

    Much more than a holiday rental.we were so cosy sitting around the log burner(the weather was bad.) It was also lovely for the dog as there is a field next door where dogs are allowed to run free.my sons dog thought he was a lord walking around the garden.

    Home from home with everything you need to make your stay comfortable. Cinema annexe room was a bonus and kids loved it. Private, secure garden, the dog loved being able to just explore. Barbara is very attentive and on hand to answer any questions. Would love to stay again.

    The accommodation has everything one needs for a home from home stay. Close to A47 for easy access to anywhere, or a local train service into Norwich, but the bungalow and garden are quiet and enjoyable.

  • "What a property!"

    Loads of space, peaceful, just absolutely wonderful. Everything you could possibly need. We stayed over Christmas and New Year and the place was decorated festively. Barbara, the owner, was very helpful and offered help if we should need it but everything was just right! The added bonus was the second sitting room which my sister and I nicknamed the 'man cave' as we sent our husbands in there to watch their shows - bliss! Couldn't fault any of it. Highly recommend this property! *****

  • "We had a lovely week at Birch Cottage, it was clean and very spacious for the 3 of us plus dog."

    Very private garden which we would have loved to have made more use of if the weather was better. We did have a power cut one evening, fortunately after we had cooked dinner!, the owners informed us when it was likely to be resolved and it was within the time frame so not too much of a problem. It was in a great location and easy to get to places, supermarkets etc close by and a small co-op within walking distance.

  • "We had a lovely stay but feel the cottage has an identity crisis and is not sure about the rooms."

    We didn’t need two lunges and a cinema room so most of the time sat in one lounge. Couldn’t understand all the cupboard space in the other lounge and kitchen. Lots of empty cupboards for a holiday let. A lot of the kitchen ware and glasses were dirty and needed up washing things before we used it. We also found some kitchen ware missing like a colander to wash salad and vegetables. Outside area was lovely. Well stocked garden which the dogs loved. We found the cottage well situated for our travels around Norfolk. Maybe warn people about the narrow tracks to get to the cottage.

  • "Amazing property, so much so we didn't want to leave."

    The extra sitting room was also a hit with our teenager... Kitchen had all amenities you need. Ice creams in the freezer also went down well! The property was so spacious.. bigger than in the photos.. and we all slept well and the addition of the stars were a lovely touch! Extra pillows were available if needed. The cot was made on arrival and my youngest didn't get us up at the crack of dawn! The best property we have stayed in! Barbara visited when we were arrived to check everything was OK which was nice as normally you don't see the owner, and was able to give us some recommendations. Bewilderwood is not far if you have children and Great Yarmouth is also not far, which we loved Macdonald's is down the road which is a winner, especially if you have a child with ASD! The local Chinese is also a lovely takeaway. Cinema room was fantastic and a nice way to unwind after a busy day. Would definitely recommend. We try to always opt for bungalows especially with small children and this didn't disappoint.

  • "A wonderful holiday home."

    We throughly enjoyed our stay as a family of 6 (Multi generational). Everything was easily accessible and spotlessly clean. A real luxury stay, both inside and outside of the home. Beautiful secret garden to enjoy - so tranquil - with gorgeous outside entertaining space. This property is 5 star ( and I am picky) - everything you could wish for and more - with a cinema room as an addition - annexe in the garden. A great base for exploring Wroxham and a day on the boat. Thank you Barbara for making our stay such a happy one with memories made. This is a real Gem!

  • "We had a super holiday."

    It’s the best place we have ever stayed. No expence spared on the facilities. Beautiful comfy sofa. Fabulous kitchen and laundry room. Massive fridge and freezer. Very very comfortable beds. Barbara the lady who own the cottage. Could not do enough for us. She is lovely. It’s set back away from the road with 2 super parking spaces. So we felt very safe and knew our car was safe too. Thankyou for a fabulous stay. We will be back and we will be recommending it to our friends. But then maybe not they may want to go when we do xx

  • "Birch Cottage is a beautiful well maintained and managed property."

    Is totally as described. Lots of space, very private and great asset in the cinema room. Would highly recommend. Barbara is a great host and is always there for issues. She also listens to comments from previous visitors and is constantly working on suggestions. We had a fabulous holiday, the cottage gives you easy access to the Broads, the coast and the city of Norwich. We will be returning.

  • "Very nice property, very clean with some great features."

    Owner’s communications was excellent with the offer of help on tap if we needed it. Property isn’t easy to find or park at (if you have large vehicles take note). On the plus side it feels very secluded and cosy. The showers are amazing as is the cinema room. Two of the great features. Well located for the broads and days at the beach not too far a drive. Local curry house the bay leaf serves very good food and amazing service. Have recommended to the owner that additional utensils be provided as the property is lacking in this regard - there aren’t many improvements that could be made! Stay here and you won’t be disappointed. We would happily stay again.

  • "What can we say the property was fantastic,and so was the owner Barbara The beds were extremely comfortable, the two on suite bedrooms had glow in the dark stars which looked like the night sky when it went dark, the showers/wet rooms were fantastic."

    The garden was completely enclosed so our dogs could roam around freely Two separate sitting rooms one attached to the kitchen and the other just as big we were spoilt for choice and the cinema room what a fantastic room to catch up on some films our daughter brought her switch so could play on it via the massive cinema screen Thankyou Barbara for being a wonderful host and for the polish doughnuts you brought us they were fantastic, we will be back next year Dziękuję

    A very lovely dog friendly cottage which was clean, comfortable, warm and well equipped. The shower was wonderful … very powerful! The garden was secure and well kept with garden furniture and a bbq which would be great in the warmer months. The owner popped round to say hello and make sure everything was ok and the welcome goodies were a nice touch too. The village has plenty of amenities within walking distance, including a dog friendly pub which served great food, and two small, but well stocked supermarkets. Loved our stay and will return!

  • "Lovely bungalow and worked very well for a trio of couples sharing New Year."

    The underfloor heating took some getting used to, but we were very cosy! We could have done with a few serving bowls, but apart from that we had everything we needed.

  • "During a very windy period the canopy outside of the utility room blew down, the main living room curtain pole was not securely fixed pulling away from the fixing, more brackets or lighter weight curtains might be advisable, these points were mentioned to the owner, otherwise a beautiful cottage that was clean and comfortable and well located to visiting places of interest."

Birch Cottage is tucked away in the village of Brundall in the Norfolk Broads.

Acle 6 miles; Norwich 8 miles.

Brundall is a large village on the banks of the River Yare in the heart of the Norfolk Broads. The village is famous for boat building and it is a centre for boat hire. The village is home to a number of shops, bars and restaurants and has a railway station on the Norwich to Great Yarmouth and Lowestoft line. Just eight miles from Brundall is the magnificent city of Norwich. Norwich boasts some of the finest buildings in Britain, with two cathedrals, a Norman castle and several large houses. Elm Hill is one of the oldest streets in Norwich, with beautiful cobblestones and Tudor houses, some now home to independent shops.
