  • "Needs a deep clean."

    Very dusty in lounge and especially in rhs bedroom the one with a dehumidifier which also smelt very damp. The tv remote in this bedroom was filthy as was the top of the bed headboard we just shut this room off. The other bedroom was better but not as clean as we would expect. The boiler made some weird noises every time the burners fired up query safety ? Other than that the location is fantastic and property is well equipped and hopefully when we return it will have been deep cleaned

  • "Lovely property, like a home from home for us."

    Slight drawback, shower a bit small but water pressure was excellent so not a major issue (we don't use baths) Other minor issue was no secure area of garden for our dog, again not a big impact as she's senior and doesn't wander from us. Would definitely return

  • "We stayed at The Dene for a week over Christmas and had a lovely time in this property situated in the heart of Betws y Coed."

    We loved that the owners had gone the extra mile to put up a Christmas tree and some decorations and even left us some crackers to pull on Christmas Day. There’s everything you need for your stay on site so no need to worry about taking anything with you. Have already recommended to friends and family and personally look forward to returning and staying here again in the future.

    Perfect position in Betws, central but quiet. easy access and private parking. Two comfortable double bedrooms on a raised level at the rear so nice and quiet. Lovely big lounge with gorgeous views and a huge new TV and Sky. Kitchen seems brand new. Useful utility room with washer and dryer and boot rack Bathroom is fine - shower cubicle is a bit tight but everything works ok. We've booked for next year

  • "Lovely property in a beautiful location!"

    Would have no problem in returning in fact I didn’t want to leave! Few disappointing issues but they didn’t impact on our stay to much.. so works for the future perhaps… The handrail needs replacing/repairing as not secure and crack in rail. The steps in themselves are okay, but I would suggest cutting back the vegetation and removing the creeper plant at the top before it becomes a carpeted slippery step. The property is marketed as no smoking - but someone had clearly been smoking at the property. The bin absolutely reeked of cigarettes and you could smell it through the property! TVs in bedroom we couldn’t get either to work as one tv appeared to have a missing remote to turn it on/off, the tv needed updating and then the sky didn’t appear to work either as something wasn’t connecting (both bedroom tvs). (These may we’ll be rectifiable for those with the know how, but I didn’t want to have to have to call and bother people / I just expected them to work - perhaps it would be beneficial to provide an idiots simple instructions for tv and sky .. not everyone knows how it works!).

  • "We found the Dene a good holiday base and well equipped and comfortable."

    A problem we had was resolved very quickly. The portable fan was an absolute boon in the heatwave - thank you. Could do with more instructions in the cottage regarding recycling and use of appliances. Only slight complaint - the directions given to us by Sykes were incorrect. There isn't a Water Mill hotel to turn left after, it is called Waterloo, so we spent about 30 mins trying to find it.

    But there is a damp musty smell that hits you as soon as you open the door and enter the property we were able to have the door & windows open as it was nice weather.More attention on housekeeping is needed as the tea towels , towels and sheets smelt like they had not been washed or dried properly, it really needs a good deep clean in the lounge the carpets, skirting board & window sills . There was no instructions about recycling or how to use central heating no codes for the massive tv .

  • "We thought the garden was absolutely beautiful and the photo should be updated to show how stunning it is in May with all the rhododendrons on display."

    The kitchen had clearly been recently redone and was very nice, however bigger mugs and a frying pan would have been helpful. The utility room window doesn't open so it tended to get a bit damp with wet clothes hanging in there. We thought the lounge was lovely with amazing views. It had also been repainted I think. The dinning table and chairs were also updated from those shown on the website. The bathroom is looking a bit old and tired and seemed to smell despite us frequently opening the window and leaving the fan on. I recommend you update it as it is massive and could be amazing! The bedrooms and beds were both good sizes and very comfortable. We could have done with more towels as you only left us 2 sets which isn't enough for a family of 4. The towels were also very small for us. The property was very spacious in a tranquil setting with great access to the town and lots of walks nearby. The kids very much enjoyed the massive TV in the lounge with the Disney package.

  • "Our third time at the property."

    Excellent facilities, location and space, hence why we continue to book this property 18 months in advance, twice a year A few pointers though..... The property is well in need of decoration. There was a musty smell on arrival. Although tidy, it is well in need of a good clean. Windows were dirty internally. Furnishings need a freshen up with regards to smell. Cobwebs in corners of each room. Although Wales is renowned for it's recycling scheme, the property does not follow this. No food waste bins or instructions on waste collection dates. The outside black bins were overflowing and crows had pecked out all the rubbish all over the drive. We ended up tidying this up which in my opinion is not satisfactory on arrival. Hopefully on our second visit later in the year the cleaning will have stepped up a notch and recycling instructions for guests clearly identifiable. A little more attention to cleanliness will make a massive difference

  • "In 20 years of renting holiday cottages across the UK, this property is head and shoulders the dirtiest I've stayed in."

    The place was absolutely filthy, with large cobwebs in all of the rooms, which clearly shows the place had not been properly cleaned in weeks. I spent an hour and half with the hand held Dyson cleaning the cobwebs away from each room - not the best start to a birthday. The carpet on the upper level is well past its best and needs to be replaced asap. The bedside lights in the room with the bed made up did not work at all, so we moved into the other bedroom. This, like the first, stank of damp. There is a large damp patch in the bathroom ceiling. The whole property needs to be re-decorated from top to bottom and carpets replaced. The strange this is, there is a huge TV in the lounge, the washing machine, tumble drier, kettle and toaster are all Bosch - so not cheap - so its a mystery why money is being spent on the upkeep of the place. The kitchen looked relatively new, but I can't comment further, as we never used it due to the smell of damp. Sykes should inspect their properties and award a rating thereafter. I doubt the Dene would be 1 star.

  • "We loved our stay at the Dene , a spacious warm and comfortable bungalow which was ideally situated within walking distance of Betws-y-Coed but very quiet and peaceful."

    The beds were large and extremely comfortable and a lovely large television in the lounge. Lovely walks from the door . The only thing useful addition would be a file for instruction manuals for using the various appliances in the kitchen some of which were a bit complicated to use. But other than that would highly recommend.

    The accommodation actually surpassed our expectations in terms of space and facilities (the largest flat screen tv my kids have ever seen!). It was in a great location and was the perfect base for our stay. I would go back and stay at this accommodation venue again without hesitation.

  • "We had a friendly welcome by the owner when we arrived ."

    The Dene was extremely spacious and well furnished and a welcoming place to return to on a wet day!. It was lovely to have the choice of two huge beds, both within large rooms with plenty of storage for clothes. The laundry room/ boot room/WC near the front door was extremely useful, especially when we'd been out for wet walks. From the kitchen we appreciated the lovely view of the woods , where there was a good sized table, plus plenty of worksurfaces. The house featured several good quality appliances, including a television with Sky. It was within easy walking distance of shops, pubs etc and a good base for walking in the National Park.

  • "The Dene is a really nice property."

    The description on the website understates the amount of space. All the rooms are large and well set out. There is a large library of DVDs and books, including local maps etc. The car space is also really good - large and out of the way so your car is safe - which is important to me having previously had a couple of bad experiences when I've had to leave my car on the road. Betws-y-Coed has lots of options for eating out but we found the Stables attached to the Royal Oak to be excellent. But get there early if you want a table outside because it is very popular. Having said that, the Dene has everything you might need if you prefer to eat in. Overall, the Dene was a very good choice for us.

  • "What an absolutely lovely holiday cottage!"

    Exceeded all expectations of the size and how home from home it was. Met on arrival and couldn’t have been more friendly and welcoming. The location was ideal and central for our trips we planned too. Fabulous food in all pubs and chip shop we visited in the town and the homemade Welsh cakes from the shop near the station were delicious. Would definitely recommend this cottage!

    We knew and were impressed by the washing machine and tumble dryer but there was also an ironing board, iron, washing powder and conditioner included in the utility room. Also included were soap, shampoo, conditioner and shower gel which were very nice and unexpected. On arrival there was also complimentary tea, coffee and milk - a nice touch! All appliances were good quality items, nothing was poor quality. The bed was super comfortable and everything was clean and tidy. The only slight problem we had was with the instructions to find the bungalow once we were in Betwys. It said to"go past the Water Mill Hotel" but after going straight past it and having to turn around and go back, we discovered that the hotel is now called The Waterloo and the directions need up-dating.

Betws-y-Coed, known as the Gateway to Snowdonia, is North Wales' most popular inland resort.
