  • "This is a very nice, good sized property in a stunning location with a view to die for."

We were extremely comfortable and warm when we had a dip in the weather. The facilities are very good. Highlights: superb bed, super king size and very comfortable. Sitting in bed with first cuppa of the day and watching the weather constantly changing on the estuary was a total delight. I would make a couple of improvements if it was me. The settee in the bay window had some small stains which need attention and the shower room has a definite "aroma" so it was important to completely dry off the room and leave window open after every use. However these two issues did not detract from a lovely week and we hope to return to Achipur next year.

  • "We've been visiting Borth-y-gest for 15+ yrs and stayed in most of the rental properties available."

Achipur is by far the most beautiful, and the best value for money of all the 3+ bedroom houses that we've found. Incredible views from the house and the lovely garden. Lovely new furniture and comfy beds, including comfy outdoor furniture for the sunny days and a cosy sitting room with plenty of sofa space for the rainy days. Well equipped kitchen with a WM, dryer (why are dryers so rare in UK holiday properties? When you're in and out of the sea in wetsuits they make a massive difference), good sized fridge and freezer, quality appliances inc a coffee machine and microwave. It was lovely to arrive to milk in the fridge and basics in the cupboard so we could have tea straight away. Also grateful for the generous touches like wine, flowers, and all the cleaning and dishwasher products. The house was spotlessly clean and maintained to a very high standard, with plenty of towels and bath mats. I loved the message from the owners reassuring us NOT to clean before we leave - other holiday houses in Borth expect you to, which has ruined the last day of previous holidays. Main bathroom absolutely lovely, and plentiful hot water. Good to soak after a long hike. Kitchen very well equipped with everything we needed to cook big meals and to bake bread. Wonderful to have a good stock of wine and champagne glasses - and even some plastic ones for the beach and a good supply of children's plastic crockery. The only additions I can think of are very minor - the rechargable vacuum cleaner is a bit weak, a conventional one would be a great add. A salad spinner would make me happy but I'm probably the only weirdo who eats salad on holiday... Oh and some oven gloves, a tea cosy and another, bigger sieve, and some tupperware sandwich boxes. But clearly, if that's all I can think of that's missing, the house is VERY well equipped. Loved the huge dining table (great for jigsaws!). Kids loved the games, jigsaws and books in the dining room cupboards. The clothes line in the garden seemed brand new and works perfectly (a previous reviewer said there were problems with it, but not now). I gifted the house some more pegs as there weren't quite enough. Thank you for a wonderful holiday.

  • "Achipur is a beautiful house in a stunning position."

Overall we had a really comfortable and good holiday. On arrival we found the house was clean and well presented, although despite comments from previous guests, no actions appear to have been taken, and all the little niggles really let the property down. The missing cover on the detergent compartment of the dishwasher has been mentioned before, and we felt that the house would benefit from an annual deep clean and inventory (broken or chipped crockery, cupboards containing left over food, missing mattress and pillow protectors, etc.) The freezer was so frosted up the drawers wouldn’t open and needed immediate action before we could use it. The sink taps are loose, the bath plug leaks, and the tumble dryer was still full of a previous guest’s laundry. Outside was a very small rusty barbecue, which seemed unsuitable for 8 people. The rotary clothes line would not open. All of these small things could be so easily remedied. Unfortunately we are unlikely to return.

  • "I couldn’t use the oven, the baking trays and the frying pan as they were so dirty."

My cleaner takes about 15minutes to ensure my oven is clean so I’m sure if the oven at Achipur was regularly cleaned it wouldn’t take long to provide a hygienic cooking facility. I had to go to Tesco to buy a frying pan! There was a nice clean bathroom upstairs but no shower so with only 1 shower downstairs it was difficult for 6 people.

I hope above all you had a great holiday escape. My husband attended at the property and was informed all was okay. Had we known there were issues with the oven and pans we would have dealt with this straightaway. The property is advertised with 1 x ground floor wet room, 1 x bathroom with hand held shower attachment, loo and wash hand basin. Unfortunately the property does not have the space for bedrooms with en-suites. Property Owner

  • "This was our third January stay in Achipur and we had a great couple of weeks."

House was clean and comfortable as before. Great views, great local walks both ways along the coast path. The house is well equipped but would benefit from a pair of oven gloves and a clothes airer. Whilst we appreciate not having to clean before we left, some more cleaning equipment so that we could clean whilst there eg a broom, would be appreciated.

Thank you for your valuable feedback; we have added those things to the house now. Very glad you enjoyed your stay. Property Owner

  • "Location is excellent, walks from the door along the coast and also into Porthmadog where there are lots of dog friendly pubs (a must for us!"

) shops and a Tesco. A lovely house with great views over the sea and plenty of room for 6 adults although 8 may be a little cramped. The outdoor areas are good and safe for letting the dog out with no escape! And parking for 2 cars is excellent. We had an issue with the front door key which was dealt with very quickly and efficiently. Our only issues were really with the bathrooms…. We didn’t like the downstairs shower room…it was damp and would benefit from underfloor heating. It also really needs at least a blind on the glass door because the bathroom occupant is visible to anyone in the kitchen even thro the frosted glass, we laughed about it cos we were with good friends but it could be quite embarrassing!! The upstairs bathrooom is lovely but has a hand held shower but no screen so even being careful the water goes everywhere! But on the whole we had a lovely stay and the house is good.

  • "Lovely house in a fantastic location."

Wonderful views. A great base for exploring Snowdonia and we loved the little coves that were in easy walking distance. Unfortunately the cleanliness and maintenance of the property really lets it down and for that reason I wouldn’t return. The bathroom floors were disgusting, covered in what looked like dog hair. The downstairs bathroom needs an overhaul with the grout loose and missing in places, and the floor flooded every time you had a shower. Strong smell of dog in the living room and weird smell on the bed linen. Washing machine doesn’t spin properly so I was left with sopping wet clothes the one time I used it. Such a shame as the house has a great layout and location, but like I said we won’t be back.

  • "Disgusting property, the dirtiest place I have ever stayed."

Spent 4 hours cleaning with products I had to purchase. The bathroom has broken tiles on the floor that are dangerous, the house is damp with paint hanging off. The whole house smells of dogs, people, dirt and damp. Avoid! I expressed my concerns prior to arriving as a review stated what I have, only to be told ‘everything has been fixed.’ A pity because the house is in a nice position but it’s a health hazard, god knows what you’re sitting in, stains everywhere on the sofas and chairs!!.

  • "Our week's stay was our 2nd visit to Achipur."

We first stayed in July 2021. We fell in love with Borth Y Gest on our first visit and although we found a few issues with the property then, we were hoping that these would have been resolved for our 2nd visit. Unfortunately, they hadn't been resolved. The property is lovely and situated in a fabulous peaceful location, but the issues we found again did let it down. The downstairs wet room really lets the property down and in my opinion is in need of a refurb. A lot of the grouting in the shower area has a lot of black mould still, and the toilet roll holder is in a dreadful state and should be replaced. Also, the glazed door is not appropriate for a bathroom that is entered from the kitchen. The lounge still has a strong dog odour, so much so, I had to purchase a plug in air freshener again. And there was still quite a lot of stains on the furniture and cushions. The tumble dryer was very dirty and full of fluff and the dishwasher was missing the flap where the dishwashing tablet goes. The bedrooms are lovely with very comfortable beds but unfortunately all the pillows are of a very poor quality and need replacing. None of them had pillow protectors on them and as a result many of them are stained too! There also needs to be more basic items in the property for guests to use. There weren't any teabags or sugar, and very small amounts of salt and pepper etc available. There was only a few sheets of kitchen paper left on the roll and very little soap available. It is such a shame that this property has these issues. If they were resolved we would definitely be back year on year but as it stands we won't stay again. We shall find another property in Borth Y Gest for a holiday

We love Borth y Gest and want our guests to enjoy their stay in our much loved family holiday home. The cleaning points mentioned have been followed up with the housekeeping team and, although not actually required, new protectors purchased for all mattresses and pillows. The downstairs wetroom door is glazed with the usual opaque bathroom glass, so not transparent, following earlier feedback a better lock was fitted to the door and we are considering fitting a different door in the quiet season. • "We have just spent our second holiday at Achipur, and it just gets better each time, we had an amazing holiday, the weather was beautiful, unlike our first holiday here where it rained everyday, but staying at Achipur made the holiday, with it being very spacious, comfortable and warm, and with the amazing views of the estuary out of your windows, so it didn't matter if we couldn't go out."

But this our second holiday we had a truly amazing weather, so we could explore what was on our doorstep, literally 5mins out of the gate at the bottom of the garden leads you to some of the most beautiful scenery you will ever see. There are several secluded sandy beaches and a golf course, on your doorstep and lots of lovely walks stretching for miles. The quaint little village of Borth-y-Gest, where Achipur is located, has a lovely little harbour with a cafe and a bar too, where you can enjoy a morning coffee or refreshing beer in the evening, or you can take a lovely walk in Porthmadog via the marina and harbour. We took our dog on holiday too, and Achipur is perfect for dogs with its secure front and rear garden, outside tap for washing your sandy pooches. There is plenty of garden furniture for you too enjoy sitting in the gardens, to enjoy a drink or just to sunbathe. This house has everything, large bedrooms with very comfy beds with beautiful views, a massive well equipped kitchen, downstairs has a large wetroom with shower and toilet, a large dining room and lounge. You will definitely enjoy your holiday here at Achipur.

The view across the estuary was beautiful and it was handy for the beach, just a 10 minute walk. Like other reviewers we would have appreciated a lock on the downstairs shower room and we struggled to find enough crockery to use which didn't have chips in it. Having said that, the owners were very helpful and attended to a blocked drain immediately. We would consider returning to stay at Achipur again.

The only thing that was slightly inconvenient for us was the downstairs wet room. Also a lock is needed on that room door and a form of privacy blind.

  • "Wonderful house and location and particularly suited to a mixed generation family holiday."

We were grandparents holidaying with our 2 children and their young families of 2 babies, a 2 year old and a dog. Particularly practical were the enclosed gardens front and rear and all the different sitting areas both inside and out. All bedrooms were spacious and comfortable with enough space for travel cots. Kitchen was well equipped and also had plenty of cupboard space for all our food. The long length of the kitchen worked well for us as it meant several of us could use the kitchen at the same time without falling over one another! We were blessed with good weather so spent a lot of time at the beach and found it useful to have a decent beach within walking distance (about 15 minutes walk west along the coast path) where our granddaughter could happily dig in the sand. She also loved the playground just outside the back garden! Although space for 2 cars at the house, there was always space on the adjoining road for our third car.

  • "Overall very pleasant and enjoyable, and location is fantastic."

We were disappointed with the bathrooms, the ground floor one, off the kitchen, being very cold even with the cental heating on, and its shower being overhead only. A hand-held shower head would be much better. Having a shower upstairs is incredibly difficult, due to the sloping ceiling over the bath. The hand-held shower head only works when at high pressure, so we were anxious about soaking the floor. For a four bedroom house, we felt that the overall bathroom provision, with such limitations, was completely inadequate. The windows in the children's bedroom have no locks, which could result in a fall onto the concrete path below. The blinds in that room are the only ones in the house that do not have safety chains, oddly, so they are dangerous for children. The kitchen has the main cooker, sink, fridge etc in the kichen area, and the hob in the dining area, which is very irritating.

. . . I misunderstood how far I would have to walk to actually get onto a beach (to sit/walk a while on).
