"House is in a great location and views from the property are stunning , really easy to get to Porthmadog and around via bus or car ."
We had no issues with parking at the house and loved waking up to the views , the bed was very comfy.
The house is a good space , but it really needs a deep clean and the overall upkeep of the house we felt let the stay down. For example, the bath anti slip had pink mould on it, the bedroom had mould, bathrooms had very mouldy grout, fridge was dirty, sofa covers marked etc and not sure on the big rugs in the bathroom for hygiene reasons.
When we arrived the house was very cold and was cold in the morning, it would be a nice touch if the heating could be put on before arrival. Once we located the thermostat it did warm up but there are no instructions for what to do with rubbish at the house , operation of heating etc so we had to guess.
The tea and coffee canisters were pretty much empty, bin bags not placed in the bin and no surface spray or wipes etc to be found, so make sure you bring your own but a nice gesture of milk and Welsh cakes at the house!
The stairs down into the garden are actually via an internal staircase which is fairly steep and the area smells strongly of mould - also not sure if someone lives in the downstairs area as it looked like another apartment. We felt a bit unsure/unsafe as it felt like someone had access from this area up to the main house as there is no lockable door between the house and internal basement stairs. This made us not want to use the garden so we took our dog around the block instead through the front door.
£20 for a dog cleaning fee feels rather steep considering the overall condition of the property which has so much potential.
Thank you for your feedback – we're very pleased you enjoyed your stay, and appreciate the comments you make. We're sorry you found some aspects of the house disappointing – we'll attend to these during maintenance next month.
There should be a folder in the bookcase containing (we hoped) sufficient information about the house for guests to be able to operate/find what they need – including the heating, rubbish segregation and collection, WiFi code etc. We'll check it's still there.
Regarding the basement rooms – these are locked and used for storage. In extreme tidal conditions they have occasionally flooded, and are not suitable for accommodation. We can reassure you there's no possibility of them being occupied!

"The location was perfect for us as we loved the views from all the back windows."
The space in the house worked well for us too having two bedrooms and 2 bathrooms. The house is a little tired but that didn’t really bother us except for the shower in the back bedroom was leaking into the kitchen above the dining table which we left a note in the housekeeper’s note book regarding it. The only downside for me was the garden furniture was very uncomfortable with no cushions provided and didn’t get much evening sun at all due to high hedges. We made use of the benches dotted around the village but couldn’t really enjoy some privacy and a few glass of wine which we like to do after a long day out.
There are plenty of gorgeous coastal and woodland walks from the house and a brilliant bus service to and from Porthmadog where connections to other beautiful places were available and regular. We made full use of these and went somewhere different most days. All in all we felt that Plas Mor worked really well for us. Thank you very much, we hope to be able to return sometime in the future.
Thanks for your feedback and the note about the shower. We're not sure what happened there - the housekeeper found no problem after you left, and guests over the following 3 nights have had no problem with it. Maybe the shower wasn't closed tightly?

"The row of terraced cottages containing Plas Mor look derelict, one property in particular had broken windows."
The property was smelly, particularly with strong odour of stale cigarette smoke. The beds and sofa were tired and worn out. The property has no parking. One of the locals that lived on this street had difficulty with parking.
We're sorry to read these comments, but unfortunately we have no control
over the one property in the terrace which is in disrepair. We hope it
didn't distract from your enjoyment, but we have had very few comments about
it previously and guests seem to understand the situation.
As you say, there is no dedicated parking at Plas Mor but there is on-street
parking which may be available, and as stated in the on-line briefing, there
is a large council car park a few yards away.
We do apologise for the cigarette smell. We are very disappointed that
guests before you obviously smoked inside the house, contrary to Welsh
Government Law which states that all holiday cottages should be smoke free.
The housekeeper was aware of this the week before and tried to get rid of
the smell but it seems was unable to completely eliminate it. She's spent
extra time this week also on steaming and cleaning again, so we hope it has
now dissipated.
We have asked Menai to pursue recompense from the smoking guests via their security deposit.
This is the first time in over 10 years letting Plas Mor to holiday guests
that we have had to take this sort of action with regard to smoking,
although we have taken action against dog owners who have left dog hairs on
furniture or upstairs. Most guests appreciate that the house is non-smoking
by default, and are also very careful to ensure their dogs leave no trace. We're very grateful for the care they show.

Never had a problem parking on the front. Lovely coastal walks straight from the front door.
I liked the idea that there is a housekeeping book where you can leave suggestions or any issues with the property. A deep clean is needed but it didn’t effect my stay. I would love to return and will definitely recommend to others.
Thanks for your feedback - we're very pleased you enjoyed your stay and hope that you return.
We'd like to remind guests that Plas Mor is a 'No Smoking' house, and we'd appreciate smokers trying to avoid smoke getting in to the house if they smoke near the doorways or open windows.
It takes time for the housekeeper to remove the smell, and it can be difficult to ensure the house is smoke free for the next guests.

Within easy access to Porthmadog, either by car,bus or on foot. We're very pleased you enjoyed your stay. Thank you for posting feedback, but we're sorry you had problems with the TV reception. It's a smart TV which gets its input from the BT WiFi router (terrestrial reception is very poor) and there is a good signal inside the house. As you suggest there was probably a broadband reception problem due to local external circumstances. The weather has indeed been quite bad with power cuts over the winter. Hopefully this will improve into the Spring.

Rarely have we stayed in a property where so much attention has been given to making the interior so attractive. The kitchen is well set up and I was pleased to discover a freezer. Dining chairs badly stained. Guest information out of date.TV breaking up no BBC channels Garden over grown rubbish laying around, furniture covered in bird droppings Toilet handle in bathroom broken Expensive property, not as described impaired our enjoyment
Thank you for your feedback bringing our attention to these issues. We agree Plas Mor recently has not been meeting the standard we expect.
I'm afraid the garden had been neglected and we tidied this up last week. The front yard does get sandy because of the proximity to the beach, but this too has been tidied and we'll replaced the pots. I apologise for litter etc being left on your arrival - some blows in when windy, but obviously the dirty cloth must have been missed.
We have spoken to the housekeeper about the milk and seat covers - there is a spare set of covers and we'll change them. We can't understand the milk being sour - the housekeeper says she bought it on the changeover day and put it in the fridge. Dirty cups however should have been noticed and dealt with. We'll bring these points to the housekeeper's notice and will expect things to improve.
The TV is a 'smart' TV and is linked to the BT broadband which gives an excellent WiFi signal with unlimited data. The terrestrial aerial is not good, but there is a Firestick which allows a good range of channels. If they wish, guests can use their own favourite services with their passwords.
The Guest Information was up to date when I checked recently and is also available on our website www.plasmor.wales.
The toilet handle does sometimes work loose and wobble, but we'll check to see if it is broken.
We want to be sure that guests have a great stay at Plas Mor, and do apologise for the shortcomings you experienced.

"We had a nice time and a nice holiday we do love Borth y Gest but I do agree with previous comments about the amount of dust, cobwebs and the amount of flies!"
! I understand we are in the summer months but I can’t understand why or how many flies love Plas mor! The towels provided are really small more like hand towels so bath towel would have been nice. The bathroom carpet needs replacing I think many people have stepped onto it out of the shower and it has an unpleasant smell to it. Beds were comfortable well equipped expect for a rolling pin my husband improvised but would have liked one to use. Thank you for having us
Thank you, we're glad you enjoyed your stay.
There is a rolling pin - we think it may have rolled to the back of the cupboard (bottom right of the cooker)! There is a set of scales and a hand blender there too.
We do ask the housekeeper to put out a small hand towel and a larger towel for each person, so will check she's using the right ones.
Thank you for pointing out the bathroom carpet - it is showing its age and we have replaced it.
We did have a lot of flies and cobwebs this summer - we asked her to take more time and to check corners and under beds when we became aware of this, so we expect to see it improve in the future.

"The location of the house is superb."
A beautiful spot - looking out to the estuary and sea. Well equipped. Spectacular scenery. Nice touches with Portmeirion crockery.
However the place was not clean. My bedroom was dusty - dust on the bedside lamps, skirting boards covered thick layers of dust, cobwebs in the bathroom, dirty bathroom, and dog hairs galore. Black dog hair all over the duvet. I dropped a earring and when I was looking for it on the floor there was more dust and dog hairs. I stood up and my trousers were covered in dust, short white dog hairs and longer white dog hair . Underneath the bedside rugs was quantities of dog hair. My lungs react to this quantity of dust and dog hairs and I became tight chested. I would wake coughing in the night. The information on the house claimed that "dogs are not allowed upstairs", on beds, on sofas. Clearly guests take no notice "no dogs upstairs" rule. The company needs to be clear on dog hairs and invest in a proper vacuum cleaner that removes dog hairs. I would not have booked Plas y Mor if I had known that dogs had been on the bed. If I book with Sykes again it will be in a property where dogs are not allowed as I can not trust what your information .
We’re very sorry to hear of the problems with the cleanliness of the house when you stayed there last week, it wasn’t acceptable. The housekeeper cleans the house before each handover and does a deeper clean every month and we will ask her to be absolutely sure that the house is in good condition for each set of guests.
As far as the dog hairs specifically are concerned, we are sorry these caused you such personal difficulty. It seems that some guests do allow their dogs upstairs and on the sofas, despite us specifically requesting them not to do this. We will reinforce this messaging. In future, if there are signs that guests have allowed pets where they shouldn’t go we will ask the agent to withhold some of the security deposit to fund the extra cleaning required.

"Plas Mor cottage is in a beautiful sleepy coastal town in West Wales."
The pictures and description of the cottage are accurate but it was let down by some cleanliness issues. We arrived to large black flies (not fruit flies) in the kitchen and lounge window, which we alerted the owners to but they couldn't explain. The previous people obviously hadn't cleaned up very well as we had to wash all crockery, cutlery, glasses and pans in the dishwasher before using anything and moved the chopping board only to find a filthy worktop. We slept well as it is peaceful. The main bathroom is lovely.
Walks from the door to stunning beaches, to Porthmadog and Criccieth made up for its shortcomings, but I'm afraid we wouldn't return to Plas Mor. Overall the property is a nice space for a holiday stay but it is in need of a little TLC. Cobwebs in the lounge and en suite bathroom especially.
Thank you for your appreciative comments about Plas Mor and your stay there.
We are sorry about the problems you had - Menai have been in touch with you to convey our apologies, and to make amends on our behalf. It seems the previous guests gets put dirty utensils away in the drawers and cupboards and this wasn't noticed by the housekeeper. Glad to hear you had a great stay. Sorry the house was cold on arrival and that you found the heating difficult to manage. We do ask for the heating to be turned down when the house is empty but it should have been turned up again before new arrivals.
The boiler itself shouldn't really need adjusting - it's on a timer which is generally adequate, and the thermostat is next to the front door. If the water or heating does need a temporary boost this can be done via the timer on the boiler.

We were hoping that the garden would have been sorted but this was not the case. It is in dire need of some TLC and the rats at the bottom of the garden were not welcome visitors. We understand they are probably inevitable being so close to the harbour but feel that had the shrubs and plants been kept cut back and tidy the problem may not have been so bad. We did contact the caretaker straight away but the matter was not resolved during the week of our stay. The garden furniture is all mismatched and rather uncomfortable. We would definitely book again. Parking wasn't an issue with ample space on the street. The 3 bistros in Both Y Gest are dog freindly and great places to sit and relax. Easy walking distance into Porthmadog or out onto the bigger beaches.
It should be pointed out in the listing that the steps down to the garden from the front cloakroom are very steep and anyone with mobility issues would need to walk around to the back of the house through the car park. We also had to do this with our elderly dog who couldn't manage the stairs, even the two younger ones were a bit wary.
But this didn't detract from our holiday, the spaciousness of the property, the views, the beaches and the friendly staff at the bistros more than compensated for this slight niggle.

"Plas Mor is a lovely cottage with stunning views over the estuary and generally well appointed, though the kitchen could possibly be better equipped, i."
E. no corkscrew, or roasting tin. Our main problem was with the double bed which is futon-style, i.e. a thin mattress on wooden slats which was hard and uncomfortable. Any rental house of this standard and price should have a fully sprung mattress and base as standard. I know from friends who have rented this cottage in the past that they have reported the same problem with the bed, but obviously nothing has been done. We didn't use the single beds but I think they were the same as the double. Otherwise everything was good and if the bed is replaced we would certainly book Plas Mor another time.
We're sorry there were some aspects of the house's furnishings were not as you'd have expected. Regarding the kitchen equipment, the corkscrew had unfortunately been removed without our knowledge and was replaced as soon as we knew. There were, and still are, several roasting/baking vessels in the cupboards, and we have had favourable comments about the range of kitchenware etc. The cooker has been replaced with a new dual fuel double-oven one in November 2022.
The double bed is a standard size and we'd had no previous complaints about the mattress which we and friends had used without problem. However shortly after this guest's stay, and taking on board their comments, we replaced it in August 2020 with a new 1400 pocket spring mattress. The bed is of a popular style with wooden slats supporting the mattress and is not a futon.
We value feedback about any shortfalls guests find and do take them into account.

Without exception, during our conversations the same word kept cropping up 'homely'. That sums up Plas Mor - HOME FROM HOME by the sea.
Looking through the visitors book, we could see lots of returning visitors - one family had visited 10 times.
We cannot recommend this property highly enough, and hope to return sometime.

"Lovely cottage, with a beautiful outlook over the harbour."
Well equipped and presented cottage, and will definitely be booking again. The only issue we had was there was no data usage left on the wifi which was a bit tricky as I didn’t have any mobile phone signal either. Also, the pillows (and possibly the duvets) could do with replacing as a bit tired. Otherwise it was a really lovely stay, and felt very homely.

"This was our second visit to Plas Mor."
It’s a lovely cottage in an exceptional location and was beautifully clean. A real home from home. A few small gripes which would really make a difference if fixed- main bed is very small with very heavy duvet and is uncomfortable- we ended up buying a new duvet! WiFi didn’t work and wasn’t fixed when we raised with the housekeeper. On arrival, there was no soap or loo roll which was disappointing when arriving late at night with 2 small children. Last year there was a small welcome pack which we didn’t get this year. These minor changes would make it a 10 and certainly didn’t impact our holiday!! The views are to die for!

"It would have been lovely to have had up to date info both in the house and on the website about facilities."
Also a bit more about things to see and do, and maybe history of the cottage.Accurate info on parking would have been useful. Please take as constructive criticism because the cottage was really lovely and when I had occasion to ring Menai cottages the lady I spoke to was very friendly and helpful.

"Only complaint is the double bed is quite small and the duvet is too thick."
Otherwise perfect. It might help if there was a note somewhere of what to do with the main rubbish. The views are totally amazing and all the equipment is first class

"Very nice cottage."
We also stayed at Hafod Beaumaris which we did prefer. It was very much a home. However the age group of the guests does affect their view of the property! We are in our mid 70s so details like comfy settees, banister rails, more than one toilet(!), flat prom for strolling, etc etc, are much more important for us than probably for most others!!

"Cottage is lovely and in good condition."
I’ve marked down for two reasons; both of which were key factors in choosing this cottage.
Main shower - looking at guest book a long history of problems. Initially we couldn’t get it to work, but after plumber came told the mixer is on backwards so need to turn down- this did adjust he temp but it was still too hot to be comfortable and kept getting suddenly hotter, therefore dangerous.
Internet - advertised as having available but it didn’t work even after modem moved. Couldn’t even check emails.
These meant I had to disturb parents to use ensuite in morning and couldn’t do the work I’d planned to finish up there.
Both issues mentioned by previous guests too.

"Cottage was superb, will book again, but please install some Wi-Fi as the mobile phone signal for Vodafone is very poor."
We will certainly recommend installing wifi to the owners. It is such a lovely cottage, and would no doubt benefit from the addition of wifi. We are very pleased to hear that you enjoyed your stay!

"Very nice house with a lovely garden and great views."
Very clean on arrival and tastefully decorated and furnished.
In an ideal situation - you could spend your whole holiday in the house, garden or the beach - great bird watching.Borth-y-gest itself is attractive with an excellent restaurant; it is an easy walk into Portmadog.
Many interesting things to do in the area; Snowdonia; Slate Mines; an amazing Arts Centre near Pwhelli ; the beautiful Lleyn Peninsular and much more.
We are really happy that you enjoyed your stay at Plas Mor, we hope to see you back in North Wales soon!
