"Another lovely stay here."
Location is stunning and the house is cosy. Furniture comfortable, especially the very comfortable bed. Unfortunately, there is definitely an air of neglect both inside the property and outside in the garden compared to our first few visits. A leaking window caused by lack of general maintenance was the biggest issue. The cleaning company lack attention to detail and, in my opinion, do the bare minimum, if that. The post pandemic earlier check out and later check in times seem unfair and unnecessary when the property isn't being cleaned properly anyway. As with all holiday accommodation the requirement (and my aim) is to leave a property clean at the end of a stay. Unfortunately, this is difficult with the very substandard equipment provided. None of these niggles affected our stay and we would happily book again as we love the area and the property is perfect for lovely walks from the house and just enjoying the view.

"We had lovely holiday, the central location of the cottage was ideal for our needs."
That said we were very disappointed with the standard of the accommodation. It's facilities are poor, dated, tired, broken, unkempt, mouldy and unclean on our arrival. The garden was virtually unusable due to being obscenely over grown, the 'view' was totally obscured but over growth.
The styling of the downstairs of the cottage is in keeping with an older cottage. The bedroom furniture is cosy contemporary. I dont understand what you mean that the facilities are poor, it has a new cooker and dishwasher and modern kitchen. I have asked the caretakers to double check on the cleanliness. Sometimes we do struggle with keeping the grass down - I seem to recall it had been raining rather a lot before your stay so it would be impossible to cut the grass. Pls see the review on 9/8/24 - such a different take. Property Owner

"Everything was wonderful."
The cottage was clean and ideal location for a quiet getaway but closer enough to all the attractions. The only downside was the rubbish bins outside. Not quite sure how it all works and they were full. I would recommend to stay here again.

"I property has mould all over, that could be cleaned but wasn't, very dusty and found old food left over from last guests over the kitchen."
Personally I would avoid unless you are really wanting the location. If the property was cleaned to normal standards it would be a lovely place. The place is up for sale and it comes off as if the standards might have dropped. I have also attempted contact with the owners and unfortunately haven't heard back from them.

"On arrival the cottage looked rather neglected as the grass was badly in need of cutting."
Cottage was fairly clean and had everything we needed. Had a lovely holiday and the only thing stopping us from rebooking was the roads up to the cottage.
We can struggle at this time of year in getting the grass cut due to the frequency of rain. I have asked that the grass be cut as soon as possible. Yes one of the roads is particularly steep up to the cottage but the other from Talsarnau is just a normal narrow and slightly steep in places North Wales lane. Property Owner

"Loved it! Very well maintained cottage."
Plenty of walks around with beautiful scenery. We loved the fireplace as well. There was hot water at all times, bed was very comfy and there were so many board games to pick from, which came in very handy. We were very grateful for the coffee as we forgot to buy some and only realised come morning.

"Beautiful, cozy cottage within easy reach of a large number of very scenic walks."
The garden was secure and my little dog was in her element exploring all the wonderful smells! To make the whole experience even more special, there was a selection of coffee, hot chocolate and some Welsh cakes waiting for me, as well as some milk in fridge - such a lovely touch! I’d definitely be back!

"The stove in the living room is not for wood although wood was left and it didn't heat the place properly."
The towel rail in the bathroom never heated up so our towels were damp all week. The plug in the bath didn't work and all the water drained away. There were wood lice everywhere.
The stove in the living room is designed for burning wood and produces 4kw of heat. There are also plug in radiators in the living room and bedroom to supplement the overnight storage heaters if necessary. The instructions for operating the time switch for the bathroom towelrail are given in the cottage instructions. We were unaware that the plug in the bath didn't work and will ask that that is replaced immediately. As with all country cottages there is a risk of insects. We weren't aware of the wood lice , this is a new one on us. The caretakers will sort this out I am sure. Property Owner

There are lovely views of the estuary from the cottage which are obstructed by the cherry tree. Such a shame a bit of a trim would solve this. Thanks for the tea coffee and Welsh cakes on arrival.

"Lovely cottage and stay."
I was disappointed by their description as being ‘pet’ friendly as it’s only ‘dog friendly’, this caused me issues and stress and I had to cut my stay short.!!! It’s a lesson learned on my behalf read the small print !! But to me pet friendly is just that Could not see the issue with having a cat there. It would have been contained and clean. Onto cleanliness the lounge area smelt musty and of dogs. Seems like the sofa has been used for dogs to lie on. Febreeze had to be purchased as a none dog owner it really wasn’t pleasant . It Would have been a nice touch to supply some more wood for fire, you get minimum. Saying that, it was well equipped and the bathroom and bedroom was clean. Thank you

"What a beautiful spot !"
My partner and I came here to explore, relax and unwind and in our opinion it was a beautiful place to do it from. The cottage was lovely and cosy and as a base, was perfect for us. "A bit disappointed that the fan oven didn't get hot."
The lounge widows were very dirty on the outside. (notice when the sunshine is on them) Kitchen door lounge side dirty Shower tray needed some TLC Black mildew at the back left corner

"The oven door seal was broken, the grill pan was missing and the baking tray provided was completely rusted."
I had to buy foil trays and grill direct on the grill shelf. Also the cottage was not as clean as it could have been, for example dusty skirting boards in the bedroom.

"Firstly I must say that we were lucky enough to have a week of lovely warm weather."
What a delightful stay we had here - so quiet and peaceful. Plenty of walks all around and people were so friendly on the rare occasions that we saw anyone. The only small problem has nothing to do with the property - being the advice for getting to the property from the main road. My advice is to take the shortest route from the main road and to take great care as the road is so narrow with quite a few blind bends - and this also applies to the much longer 'recommended' route.

Weather was superb, which helped a lot. Minor criticisms, made in spirit of constructiveness (is that a word?) Difficult to get around to the far side of the bed upstairs. Flattened dog poo at entrance to door when we arrived. We cleared it as best we could, but if you see a small pile of sand..... Bathroom was magnificent. Property was comfortable. The Boss would have liked the usual pile of chick-lit to have been there

"We had an amazing, memorable holiday at Groes Newydd Bach, wall to wall sunshine (in Wales!"
!). The cottage has views to die for, the garden is so very pretty and well laid out, and the lake situated about 200m up the road is beautiful. The whole holiday was so relaxing and restful, felt 100% better when we left. For two people this cottage is ideal, the kitchen is small but well-kitted out. The only problem we found was that the TV was OK in the daytime, but unwatchable during the evenings. A holiday we shall not forget.

"It would have been better if you could have gained entrance to the cottage earlier as the first day of your holiday was gone by the time you moved in."
The cottage was nice and there was milk tea and coffee with welsh cakes which was really good. The cleanliness of the cottage could have been better and there was a smell upon entering, The kitchen was damp which looked like it was rising. There was no wood left out for the log burner but the storage heaters worked really well so the cottage was warm. The area was first rate and close to porthmadog with plenty of walks available from the premises. We would go back as the damp problem just needs fixing.
I can't understand the damp problem you mention. I didn't see it when I was up there a week or so back. The cottage has had its yearly deep clean so all should be well now. Property Owner

The only aspect we feel could be improved upon is the cleanliness of some areas the property. The upstairs seemed okay, but downstairs seemed as though some areas hadn't been cleaned/hoovered in quite some time.

"We really enjoyed our stay at Groes Newydd Bach."
The cottage is in a peaceful location, comfortable and clean with good facilities, and we appreciated having a dishwasher. The shared garden is lovely (the grass had been cut!) with nice views and given the glorious weather we enjoyed, we ate outside every day. The lily lake up the road was absolutely delightful and the views further up the lane over the estuary were stunning. The lane up to the cottage is a bit narrow but we are from Devon so we're used to this. We used the shorter route and rarely met anyone coming the other way. The cottage is ideally situated for both the beach and Snowdonia, and we would certainly recommend it.

"Overall a great little cottage, very comfortable, lovely location - really enjoyed our stay."
We were lucky with the weather, and enjoyed walking up the hill to see the sunsets over the estuary. Not sure what the idea is about using the longer route up the hill to reach the property. We found the shorter route easier and with ample passing places! Only minus points: really aimed at the owner/managers, so don't be put off. On arrival, the kitchen floor felt "sticky" all over and took a good clean to get rid of it which also exposed that it was quite dirty! Secondly the bedroom carpet appeared to have only been partly vacuumed with fluff and ?mud on the far side of the bed. Finally - the grass in front needed a good cut - we were lucky it was dry weather for our stay - 'nuff said! .......But we would definitely come back - it's a lovely area too! Robin & Lesley.

"The little house is in a nice and quiet area, but can only be reached via two nerve-wrecking roads, one bad, one worse."
Google maps sends you over the wrong one. The description guides you over the right one, which is just doable, but you'll got to have the patience to read a full-page description - and remember all that on arrival. Could be reduced to 3 clear sentences. Bedroom and bath are fine, kitchen so-so and living-room small, dark and very sparingly furnished. Bring a dog - it already smells like one is present. The scenery is very nice.

"My Wife and myself stayed at this charming little cottage over the Christmas period,and quite frankly we didn't want to come home."
We found the cottage very comfortable and clean with everything that we needed for our weeks stay. The bed was comfortable and the bathroom amazing, wonderful views of the hills and some stunning places to visit within half an hours drive from the cottage. After the last couple of years of worry and uncertainty we left here relaxed with our batteries recharged. We will certainly be returning. John and Barbara Booth

Really its only suitable for 1 person due to the lack of space for a double bed.

"The cottage was better than we expected."
It is in a lovely location with gorgeous views in a peaceful setting. There was everything we needed for our week long stay. The bed was comfortable, the bath fantastic if I was going to be picky I would agree on some of the comments in relation to the sofa but that is really a minor issue and I just used a pillow for a bit of added comfort. It is ideally located for visiting the coast, mountains forests, and the Zip World caverns. No doubt we will return.

"A lovely little cottage in a great location with outstanding views."
Just a couple of small and hopefully constructive gripes. First, I had to clean out the hair trap in the shower because the tray wasn't draining, and it was glaringly obvious that it hadn't been done for quite some time. Second, since this is a one-bed cottage it is likely to attract a lot of older couples. With that in mind, the seating in the lounge is very low. We would also have appreciated access to a vacuum cleaner during our two-week stay, but I understand that is to do with covid restrictions. Otherwise, a lovely home from home.

..cottage could do with a deep clean and also the gardens and cottage ivy and bushes need a good trimming back as this was spoiling the views we could of had, bit of a warning the carpet grips at the bottom of the bed are sharp when trodden on ouch!!!! Ps the toaster needs replacing as this wasnt working when we arrived,And could do with a bigger TV also , apart from that potentially the ideal cottage.

Excellent views, beautiful countryside on the doorstep. Perfectly located for exploring both the coast and Snowdonia National Park. Very comfortable bed and beautiful bathroom with amazing roll top bath. Dog friendly with numerous fantastic walks from the doorstep. Excellent communication from the owner who had implemented sensible and well thought out additional measures in light of the pandemic. I'm sure we will be visiting again.

We explored Lleyn Peninsular, went to Bardsey Island, Harlech, swam from the beach S>W> of the castle, Went to Beddgellert. Wonderfull scenery. Mountains, rivers streams and couldn't get over how fertile and progressive the land was on the peninsular. Oh and the lake, church and lanes behind the cottage were womnderfull, go slow, see the countryside and be aware of passing places, it is VERY narrow!. We did prefer the short route to the cottage, from the main road rather than the longer more scenic? from the village with a Honda dealership.

There was also only a small amount of toilet roll. Otherwise it was cosy with good views of the bay & hills through the trees. The walk up the hill to the lake takes just a few minutes & further up the hill there are fantastic views. Very peaceful.

Beautiful house with a view to complement, little lane going up from the main road just to note. A very short drive to the main town of Porthmadog where there is a beautiful harbour, ideal to sit with fish and chip on an evening. Plenty of walks and things to do in the area, main attraction being Zip World only a 20 minute drive away. We cannot wait to book again for the summer, thank you for a lovely stay.

"We had a lovely time at Groes Newydd Bach, and met our expectations."
Two small gripes - lack of space to walk around the bottom of the bed, making it difficult to make the bed. Realise the bed is placed facing the window for the view, but when in bed you can't really see the estuary. It appeared that if the bed was turned 90 degrees, and it was 'alongside' the window, there would be more room to move around the bed. Currently, the bedside cabinets would not fit, but if slightly smaller cabinets were used, I consider this would work. Secondly, please change the heating from storage heaters to another form of central heating. The house became very warm from about 3 - 4am, and then quite cool in the evening, despite using the 'boost' on two of the heaters.

The views are breathtaking, the local area is fantastic for walking (particularly with our dogs who loved the beaches) and the cottage itself is cosy and warm when we returned. The break was exactly what we needed and sitting by the woodburner quietly writing Christmas Cards was the perfect antidote to the stress of the build up to Christmas.We would highly recommend this cottage and we intend to return.

"Wonderful cottage in a quiet rural location."
Good off road parking, with easy access to all of North and Mid Wales. The cottage itself is warm, cosy and clean with a very comfortable bed and bath. The kitchen although small has everything you need for your holiday except a washing machine which was not a problem for us. We slept like logs all week with the windows open to take advantage of the peace and fresh night air. Amazing to hear the owl hooting in the night and we got a dawn chorus of birds outside the window. The owners and caretakers are very approachable and friendly who will sort any problems or queries really quickly but leave you to enjoy your holiday in peace. Even though it was a cottage which took dogs we did not find any evidence that a dog had previously been there. Can't wait to book again for next year.

However it was generally dirty there were quite a few cobwebs the walls were dusty and the hard floors looked as though they needed a good wash.This could be easily put right with a good spring clean.

The cottage was well worth the drive through some very steep and narrow lanes, although we rarely encountered other traffic and there were passing places. Occasionally a sheep wandered into the garden and we saw so many birds in the garden; it was lovely to see so many different types.

It had a lovely bathroom and was also perfectly situated and the views over the estuary were fabulous. Go further up the lane over the cattle grid and see the lake then fork left and go up to the gorgeous old church and see the views from there. We would happily recommend this property and will hopefully stay there again. No complaints it was perfect.

This pretty stone-built, semi-detached cottage is set in an elevated, rural location, and enjoys some wonderful views of the countryside down to the Tremadog Bay estuary, situated just five miles from Harlech and five miles from Porthmadog in the Snowdonia National Park in North Wales.
This delightful cottage offers the perfect romantic rural retreat for a couple, and combines traditional with some modern and contemporary twists in styling.
Decorated in warming greys and neutral shades, this charming cottage is full of charm and character with exposed beams and wonderful stone fireplace housing a warm and welcoming woodburner in the sitting room, perfect for those chillier evenings, relax and snuggle up after enjoying a romantic candlelit meal.
The kitchen is small, but modern and well-equipped and upstairs the bedroom boasts a king-size bed and some wonderful views over the garden, encompassing countryside scenery and wonderful estuary views and well, what can we say, the bathroom is just superb!
Spacious and bright with a separate shower and a beautiful freestanding roll top slipper bath on claw feet, perfect for a long soak and a bit of pampering after a day on the mountains, nothing quite like it to soothe those aching muscles!
Outside is a large enclosed lawned garden with furniture, a peaceful haven to sit and enjoy the fresh air and wonderful scenery.
There are numerous walks from the doorstep, two particular favourites are to the Llyn Tecwyn Isaf, a beautiful lake only 300 yards or so from the cottage.
Follow the lane around the lake and walk up to Llyn Tecwyn Uchaf where solitude is in abundance and the peaceful atmosphere is deafening, not to mention the great fishing here!
Walking past Llyn Tecwyn Isaf keeping to the left head up to the small Welsh Victorian church and ancient churchyard, the views are stunning and the atmosphere surreal and spiritual, definitely worth a visit.
The golden sandy beach at Harlech and the renowned Royal St. David's Golf Club are only a short drive away.
Visit the beautiful Italianate village and gardens of Portmeirion and the delightful harbour town of Porthmadog, with its array of shops, tea rooms and eating establishments and also home to the Welsh Highland and Ffestiniog Steam Railways.
Blaenau Ffestiniog is also close by with the Llechwedd slate caverns, Zip World Titan, Bounce Below, an underground trampoline, and Zip World Caverns.
This cottage provides a great rural base any time of the year for a relaxing and enjoyable break away.

Llandecwyn is a scattered rural hamlet in North Wales, which stands amidst farmland, hills with lakes and mountains, which are all perfect for scenic walks and mountain biking. Llandecwyn is set on the National Cycle Route 8, plus birdwatching can be enjoyed on the red kite waymarked trail, which passes through the hamlet. There are also birdwatching opportunities along the coast and at the RSPB Osprey project, which is nearby. Only 5 miles away is historic Harlech, which is situated in a magnificent position between the mountains and the sea. Harlech is dominated by its majestic 13th century castle, which enjoys World Heritage status. The town is very popular with golfers, who come to enjoy the famous Royal St. David's course, whilst the beautiful 6 mile long sandy beach is wonderful for family fun and long walks. Harlech offers an excellent variety of amenities including some good quality restaurants and a leisure centre, whilst the whole of the Snowdonia National Park, together with the sandy beaches of Cardigan Bay, are all within easy reach. Other attractions in the area include the Ffestiniog Railway and Welsh Highland Light Railway, the secluded beaches at Borth y Guest and the Black Rock sands and the Italianate village of Portmeirion. A really beautiful part of North Wales.
