  • "Great Location House was very cold on arrival, water was cold as well."

Took 4-5hr to heat it up. Was told £50 credit on electricity meter, had only £16 and being cold Autumn, this got used up and woke up next day with no electricity and having to run around for a topup card. Had to get £60 worth of electricity top-up for 4 days we were there. Oven started, but cut off after 10 minutes and was not able to get it going and had to discard oven food and get microwave wave or hob food. Shower head - needs a replacement. Water leaking from the head and had to shower in like water from a hose. Swimming pool - heated pool covered and closed, not mentioned in booking. Simple things thats if fixed, would have made the stay amazing. Waiting to see if I get credit for my electricity top up. Vijay

  • "Toilet seat was loose and fell off."

It was not possible to operate the oven properly and there was no manual for it. The baking trays, frying pan etc., looked like they had been used on the Arc. There was no kitchen roll and what washing up liquid there was had been watered down. The side of the bath was hanging off and the bathroom in general felt like a very cold dungeon. It should be made clear to people who stay that they will definitely have to pay for electricity every day.

  • "It hadn't been cleaned or the beds changed when we arrived at 4pm."

There was no reply from the contact no, fortunately the cleaning supervisor arrived just as we had decided to look for a hotel and she put things right. There is no cupboards for food storage. The dvd doesn't work nor does the oven. Why sleep 6 when only enough seats etc for 4. Badly equipped kitchen not enough glasses etc. Only £34 on meter. Just enough if we were careful. Reeks of damp. Caravan park gorgeous good facilities. Carav

It is the busy season and the cleaner has a lot to do this time of year, sorry it was not ready but Rachel did sort it out. There is adequate cupboard space and a fridge The oven does work , you just need to set the timers on it I is only set for 4 but sleeps 6 and it states this on the property summary Note: Although this cottage can sleep 6, the kitchen and lounge area is comfortable for 4 people. Why did you book for 5 in a 4 person property ? We allow £5.00 per night + emergency credit, so there was enough on the meter this is also on the property summary Note: There will be £5 per night on electric meter. Top ups can be arranged by the guests who will be responsible for any additional expenditure. It does not "reek" sykes cottages are aware, it is a 1930s prefab type construction and we are doing all we can to keep it aired Property Owner

We were 4 guys and a dog on a triathlon weekend and it ticked all the boxes

  • "Smelly, damp property."

The cleaner had done a good job of trying to clean a damp run down property. The mattresses were terrible, DVD broken, inside of the kitchen cupboards mouldy and paint peeling. There was no instructions for the heating or hot water.

  • "Lack of towels."

Extreme lack of plug points. Fuel was included in price but suddenly electricity went off and we had to buy credit for meter. This was a shock and we had not been informed that it was a meter. We spent £20 on fuel.

  • "Generally looks clean but is quite dusty with a damp smell."

The curtains and floor could use a good dust and mop. The dust allergies really got to myself and my family. The toaster took the power out for a bit upon use, but the power came back on after a short while. Other than that, the beds were comfortable and bathroom was very clean. The location is beautiful with the river running through the holiday park. Outdoors were very refreshing!

  • "All rooms and facilities in the house were clean and well maintained but the stair carpet was covered in dog hair and the smell of damp was so strong."

The beds were basic and very uncomfortable, we had to put a duvet in the sheets to stop feeling the springs while we slept. A vacuum cleaner, floor swiffer, iron and ironing board would have been appreciated but it's great as a base to explore North Wales rather than somewhere to spend the time. I really hate to be so negative but I feel like they were points that needed to be mentioned. The bath was a big plus and the provision of playing cards and a few games delighted the children. The kitchen was well stocked with pretty much anything you would need to cook a decent meal and the milk and coffee supplies on arrival was a thoughtful touch. Whoever folded the towels needs to show me how because they were immaculate

  • "Lovely well maintained and quiet holiday park."

Cottage was pretty basic but a good base to explore the surrounding area. Thank you for the tea, coffee and milk when we arrived, was much needed after travelling for a few hours. Nice and clean, although it would have been nice to have the use of a hoover or even a dust pan and brush as floors downstairs and up are laminate flooring so if you take your furry friend with you there will likely be dog hairs everywhere (we actually went out and bought a dust pan and brush for this reason). The two sofas are in desperate need of replacing, they've definitely seen better days, not comfortable at all, you can feel the frame of the sofas in some places. Kitchen was stocked well with pots, pans and utensils, everything needed for cooking meals, could do with a few more glasses though. Beds were fairly comfortable but mattresses are pretty thin and mattress in the room with the bunk bed you could feel the spring through. Maybe a mattress topper would help? The outside area to the front was lovely and a nice suntrap in the afternoon. It's a shame the area in the back isn't enclosed though as had two of the neighbours dogs wandering about by the back door. It would have been nice to have had some instructions left to say about what to do with bedding and towels after our stay. Overall an enjoyable holiday and lovely holiday park and would book again if the sofas were replaced.

  • "The location is brilliant for exploring Snowdonia, the N Wales Coast and Anglesey; the two of us would use this property again."

Generally clean and well equipped although guests might want to plan for a take-away on their first night in case of deficiencies. In these fuel inflationary times keep an eye on the electricity meter at the bottom of stairs and have £10.00 (minimum) CASH (yes, really - cash) to hand to purchase meter voucher from site shop. Sykes organised prompt reimbursement but when the lights go out at 7pm.... No WIFI & signal at the park's bar is weak. Good value for money.

  • "Absolutely loved our stay."

The holiday park was very clean and beautiful throughout, with great facilities for dog walkers. The accommodation was like home from home. The house reminded us of a terraced house and it was perfect for our family of 4, plus the dog. Our stay was during the heatwave, so by the Wednesday it was too hot to take the dog out, so we took advantage of the sites woodlands, which was perfectly shaded and cool for the dog, so we took the dog into the woodlands and along the river, during the day and went out in the car after 8pm. Loads of lovely local places to visit. My husband and son climbed Snowdon twice and we visited a variety of nearby attractions, with the furthest being 45 minutes drive. There was a tesco, morrisons, asda, home bargains and McDonald's only 4 minutes drive away, which was convenient. My only suggestion would be to tidy up the back garden, but that's all. The site was stunning, very big, attractive and spotless. We would definitely go again.

  • "Cheap & cheerful."

This was a value break so we were not expecting all the home comforts and the property was value for the money we paid. All the basic equipment was available. There is no dishwasher and because this is on a caravan park the laundry is on site so no washing machine either, but this was fine for a week. Beds were okay and it was clean throughout. The owners had obviously listened to previous reviewers as there was a very large welcome basket with teas, coffees, etc. which was nice. Nothing fancy, but clean and enough for our needs. There's lots to do around the area - climb Snowdon (takes a while mind), Llandudno, zip wire (for the brave), horse riding, water sports (hope your day is sunnier than ours), steam trains, etc.

  • "On arrival there was no ‘information pack’ for guests, only a folder with take away menus etc in."

No info on where to leave the rubbish, what to do with linen at end of stay, whether to strip beds etc. Also a few things were lacking from the property which we could have easily brought with us if we’d known we were expected to... bin bags, dish washing brush/cloth, bath mat... we had not been told these things would not be provided.
