Felt like the guidelines re check in (6pm) and check out (9:30am) were incredibly stingy, this, coupled with having to communicate through Sykes who could be slow, soured what would otherwise have been a lovely place to stay for a weekend.

"The property was beautiful, inside and outside."
However, the cleanliness of the window was dirty, as soon as you come closer to some windows, spiders, wasps and all insects are crawling. Throughout the holidays, some curtains are closed (day and night).
There's not enough woods to heat up the rooms. We have to wear extra clothes at night time to keep ourselves warm. The thermostat is hot heating up all the rooms.

"A spacious cottage in a lovely setting."
Kitchen and utility rooms very good indeed. Five bedrooms - all used! Enough rooms downstairs for family members to hide away to read. Peaceful garden with well appointed furniture. Nearby Criccieth is a delight, as was Portmeirion and Caernarvon. Supermarkets not far away in Portmadog. Only downside was having to leave at 9.30 am., which seemed rather early.

Positives - huge garden for our dogs; comfy beds; washing machine, tumble and dishwasher; doors to the garden from 3 different rooms; sun room / games room was great for the kids (some games and jigsaws in the cupboard too); washing line; dog bowls in the utility room; useful to read previous reviews, so we knew about low water pressure and the advice to use 1 shower at a time; large drive with plenty of space for multiple vehicles.
Negatives - downstairs shower light is on a timer, requires shower door to open (mid shower!) to alert the sensor; upstairs bathroom floor is quite water damaged; there are only 8 forks in the kitchen, need many more; notices in the building and the website still refer to Covid conditions (we arrived to find there WAS an oven glove, and table tennis bats etc) so these notices really need updating; most of the seating in the kitchen and dining room is on wooden chairs / benches, with no cushion seats; checkin 6pm and checkout 9.30am felt harsh, considering a departure checklist included us to take all bedding off the beds, which felt a bit like we were doing some of the housekeeping; 2 linen bags for all the bedding and towels were not enough; bins and recycling are on the neighbouring campsite, except for glass. There was a box outside the back door, but no instructions on what to do when it’s full / when the glass collection is etc.

"Lovely quiet, private location with easy access to Criccieth and Porthmadog."
Lots of room for our party of 6 adults, 3 children and the dogs. Great space in the garden for the children to run and play! Comfortable beds. Water pressure not great, we found just using one shower at a time worked best. Considering the property holds 9 guests, more cutlery and plates etc. would have been helpful. The only real issue for us was the late check in time, yes we did know this when we booked the cottage, so maybe that's on us. It probably wouldn't stop us from booking again as we thoroughly enjoyed our stay.

"This a fabulous spacious holiday home, with lots of old world charm."
All nine (5adults/4children) of us have loved staying there & our two family dogs have revelled in the spacious well kept lawns. Our boxer dog wandered safely at will in the grounds, but as stated in the literature, it is not totally enclosed for an inquisitive escape artist like our cocker poo (we simply kept him supervised at all times on a long lead as sheep & cows are in the adjacent fields).
We were lucky with the weather & all sat out on the supplied patio sets under the parasol whilst the children played out. This was most of the time, & they could cross over the quiet single road from the main gate into a large playing area with goal posts. They also spent time at night in the glass windowed games room conservatory/annex playing table tennis; cards; watching tv; listening to music etc. (we brought our own card & board games).
Everything you could ask for to cook large family meals is supplied in the joint large kitchen & breakfast room which we gathered & ate in when we stayed in. There is a bbq area outside but you need to bring your own coals etc.
The freezer & two fridges (one is a large upright) were appreciated as were the large gas range cooker & dishwasher & laundry room facilities.
There is a further large table & dining chair in a dining room off the kitchen & living room, which is very old world in its atmosphere with a beautiful tapestry hanging over the large fire place & it is central to all downstairs rooms & the living room.
The living room, just off the welcoming large hallway, has three comfy chesterfield-3seater sofas for sitting in /watching terrestrial tv.
The 7beds were all very comfortable - dressed with pretty fresh linen & fluffy bath towels supplied (the two double beds being huge).
All rooms are old world furnished/ well worn-with lots of available wardrobe space. The twin downstairs bedroom is on the ‘cosy’ side size wide but was fine for the 11 & 13 year olds.
The en suite is just lovely with the relaxing roll top bath & the family & downstairs bathrooms were very clean & fresh. As forewarned - we simply set up a rota for bathing/ using water because of the low water pressure.
Overall this an amazing family week long stay venue, just five minutes drive from the charming sea side town of Criccieth with its castle overlooking the bay & 15 mins drive from two of the big supermarkets. Based in a gorgeous part
of the world…….,, what’s not to love ❤️!

"The house is in a lovely area and is large with plenty of space."
It was reasonably clean on arrival but there were several issues which undermined the stay:
1) the house is equipped with enough beds for 9 people but the water pressure is dire; only one person can have a shower at once. If you even turn on a tap the entire water system fails for the poor person in the shower.
2) the general maintenance of the house is ok but some areas let it down - damaged shelves in games room, aged shower units with holes in the plastic surrounds and sharp edges (downstairs shower) kitchen was wrapped in a very poor quality vinyl making it shabby, the cooker oven was unusable unless you had plenty of time - probably needs a service.
3) the heating system looks new but kept resetting to 16 degrees every few hours so we all woke up freezing cold. Had to wake up at 6am and manually increase the temperature.
4) there was no welcome pack or house folder with information. There was some wall mounted information with a link to a webpage that didn’t work.
It’s disappointing that the house fell short in this way as it could be beautiful and an ideal vacation spot but it seriously needs some TLC otherwise it will continue to suffer similar feedback.

"The house is magnificent, and the grounds are amazing."
We did have a few issues with the maintenance of the property. We had a look around and documented things that were damaged before we unpacked. The list is as follows. There was a free-standing lamp in the games room which was broken at the join between the main pole and the top of the lamp, the top part was leaning against the glass of a window, we carefully laid the lamp down and re-arranged the two sofas to protect the lamp and our children. The Hoover was in a poor state of repair and fell to pieces every time we used it, it also smelled of wet dog. The log burners were a nice touch but no logs were supplied, just half a box of fire lighters and some kindling. One of the drawer fronts in the kitchen was broken and made the drawer unusable plus the kitchen could do with a facelift, the vinyl was coming off in some locations. The tiles behind the microwave were missing and some were loose. The shelving unit in the games room was broken (shelves were all collected at the bottom). The beautiful on-suite bathroom in the main bedroom was not practical, the roll-top bath has no shower curtain or screen so water would spray everywhere when you had a shower making the floor a slip hazard. The shower in the second bathroom had a broken handle (just a spike left). I would suggest that a hard copy handbook for arriving guests as in order to find out how to connect to the wifi, you needed to have access to the internet and with the three mobile companies we had access to (Smarty, Tesco mobile and Giff-Gaff) none could get a data connection. Also, the supplied new towels were nice but didn't appear to have been washed therefore leaving red fluff all over the person using them. We really did enjoy our week at the property, but these little niggles stopped it from being a five-star experience

It might be worth mentioning on the what you need to bring info, to bring soap and washing up liquid. Also there's plenty of table tennis bats and balls in the house so no need to bring your own as suggested.

"I did get in touch with Sykes about some of the issues we had in the house but heard nothing back, other than confirmation about receiving my email, which was disappointing."
However, these were just niggles and didn’t spoil our holiday. The house was a great size and location and we would definitely consider booking again.

"We were a family of 9 with 2 well behaved dogs and stayed for a week."
The driveway up from the road is welcoming but watch out for the pothole under the puddle.
The house is well presented, warm and gives you hall way envy as soon as you walk in.
The log burner in the lounge is lovely to just sit and watch of an evening, the kids loved the games room overlooking the garden and keep themselves occupied. ( a good addition might be some family board games as most of the games are for young children).
Everyone said that the beds were comfy and had plenty of room within the bedrooms.
The water pressure seems low upstairs but that just means you have to wait a little bit longer to run a bath.
Overall a great place to stay and conveniently located to explore North wales.

"Excellent property, clean, well equipped, comfortable beds and warm."
The only issue was one previously mentioned in reviews regarding the pressure in the 1st floor bathrooms when the ground floor shower or sinks are being used. It just meant a little coordination re showering was required but it hasn't stopped us rebooking for next year.

"We loved our stay!"
The location was perfect (although had all the caravans been full I'm not sure what impact that would have on the tranquility of the house).
There were 8 of us and 2 dogs and it was well equipped to ensure our comfort, the games room was an added bonus.
A wonderful week in Wales, we will definitely return!

We had a special reason to be in the house early and we were very kindly accommodated in this.
Upstairs plumbing is a problem as there is no pressure if anyone is using water downstairs. We all used downstairs bathroom..

"A superb holiday venue for my family, friends and me."
Wonderfully spacious everywhere with really high quality very comfortable furnishings, deep and comfy beds and very well appointed kitchen equipment. The numerous remote controlled Velux roof windows were a godsend in the really hot weather that we experienced. Tall people beware - there are some very low doorways on which three of us tall guests regularly cracked our heads badly until I tore ome paper strips and hung them with Blu-tak from the top of the door frame as visible warnings.
Our compliments and thanks to Dr Morgan for a superb holiday house and extensive well tended grounds. The caretaker, Emma, was extremely helpful in arranging an early get-in when I contacted her to explain that two of our party were disabled and would find killing time in Criccieth rather difficult. The 6.30pm time fixed by Sykes Holidays seemed unnecessarily late as Covid cleansing is no longer the major concern that it was.
One annoying niggle: The keysafe is old and the release spring is broken, making it impossible to open for those of us with arthritic hands and also very difficult for the nimble fingered ones in our party. New keysafe please!!
As a former resident of Criccieth it was great being back on my old home territory and this house certainly added to my pleasure at being "back home".

"We only stayed 2 nights and were out all day at a wedding, so we did no cooking, save for tea and toast!"
Beautiful property, everywhere was clean and tidy, comfortable beds. Only issue really is downstairs bedroom, whilst lovely, is too far away from the downstairs bathroom for anyone with a mobility issue. Consequently my elderly parents ended up in the beautiful bedroom with the en-suite, upstairs, as far away from the stairs as you can get. But, only two nights. Would definitely stay again.

"Conveniently placed accommodation for beach and many attractions."
Great garden for our two dogs with chairs and tables provided around d the garden. Beautifully maintained. The house provided plenty of room for the six of us and was full of character. Yes I agree with some other reviews the upstairs bathroom shower was hit and miss, although i had several lovely showers myself. The maintenance needs improving with several minor repairs needed but we would stay here again. Thank you

"Lovely property, absolutely ideal for a big family get together (8 adults)."
Lots of space, inside and out, beautiful garden. We particularly enjoyed the games room for the (3/4) table tennis and excellent acoustics for music making. Initial problem with internet was promptly addressed by the owner, thank you. For us, the slight shabbiness a few other customers complained about just made it feel really comfortable and lived-in. Only headaches were from the low lintels and "mace" in the hallway! Generally very well equipped, although a couple of really big saucepans would be a useful addition (glad we brought our own).
Location ideal for coast, mountains and lakes. Beautiful scenery all around, with plentiful footpaths and swim spots accessible from the door.

"The property externally was stunning ,garden and outside facilities lovely ,internally very tired especially the kitchen ,hinges off door ,underlighting hanging down,breakfast chair broken ,Bedrooms large beds comfortable but furniture tired and dated,large stain on landing carpet ,settee in bedroom."
Leather scraped and torn ,bathrooms functional but water pressure very poor if more than one person used the facilities, all in all disappointing ,and a shame as it could have been so much nicer .

"Tyddn Morthwyl is spacious, well-equipped and includes many attractive features (including furniture and artwork): we greatly enjoyed our stay, as a group of six adults."
The property is very well-located for exploring the Lleyn peninsula and North Wales more widely.
Its main drawbacks were, for the taller members of our group, the low doorways (several bumps and bruises!) and, for all of us, the low water pressure - in effect limiting baths/showers to the single small shower downstairs. WiFi was intermittent, without signal for two days. Whilst accepting that such issues are part of the package for a rural property with character, there could have been a 'height hazard' warning in the property description.
Minor issues:
- We suggest that separate bins are provided in the kitchen for glass/other recyclables/general waste, with a note suggesting that glass is taken to the recycling facilities in Criccieth upper car park (since it did not seem to acceptable for glass to be included with the locally-collected recyclables).
- Whilst recognising the need for thorough cleaning, an extra hour or so of flexibility on arrival and departure times would have been much appreciated.
- On arrival, we had difficulty in opening the combination key lock. The instructions could be more explicit in that regard.
- The automatic light switches for the bathrooms/toilets were considered to be annoying rather than helpful (although some people may like them?).

"Fantastic stay and loved the place, would definitely stay again and recommend."
Only change I would recommend would be some sort of cover/roof to keep the logs dry outside. First night we started log burners and it was fantastic and cosy, but it rained overnight and the logs outside got wet and it was very difficult to start fires next day.

"Comfortable and spacious."
Ideal for a family group or friends who enjoy a blend of quiet countryside and seaside resorts.
Easy access to a range of attractions, from castles to beaches, copper mines to the Italianate Portmeirion.
Kitchen was well equipped with good range of utensils, etc. We were disappointed with the washing machine which was difficult to program. An easy to use machine is important with two children under 7.
We appreciated the bottle of wine, but have had more generous welcome packs in properties we have hired for fewer people. One bottle of wine does not go far between 7 adults! And there were lots of woodburning stoves, but no introductory wood or kindling.
As a dog friendly property with a large garden, it was disappointing that we could not let the dog out off lead.
We thought that the property was versatile and enjoyed our stay.

"In many ways a very nice property, good location, clean and with a well equipped kitchen and with a good sized cooker."
It was let down by low hanging, sharp corned, metal lampshades and two members of the party cut their heads on them - please replace with something softer!
Water pressure was low and meant that the downstairs shower was the only one worth using, even then if a tap was turned on elsewhere there could be a nasty change in temperature.
The heap pump heat source worked OK, but the controlling thermostat is in the wrong position, it is in the same room as the wood burning stove and if that is working well then there is no heat in the bedrooms.

"A beautiful holiday home in the lovely Welsh countryside just outside Criccieth."
Cosy living room which has a huge log burner - ideal for winter evenings and Christmas would be great there. We spent most of our time in the kitchen diner - cooked our evening meal and then chatted round the kitchen table while having a glass of red! Bedrooms were lovely. One of our party did mention that one of the upstairs showers had a slow flow and took ages to warm up but that was the only slight issue. Would definitely book again.

"It was a wonderful, spacious property."
Garden area superb for children. Comfortable beds in all rooms. Quiet area so you do need to drive everywhere, we mainly cooked at the property and stayed in during the evening and played games. Lovely big kitchen table.

"I was disappointed when we arrived because I had requested that the beds should be made where possible into kings but that had not been done."
When trying to have a bath in the en suite room the water flow was bad that the bath would have taken a good half hour to fill. I have stayed at many of your properties in the past but have never been asked to take my own sky card can anyone explain this.

Poor wifi was the only issue if you can call it an issue when on holiday!
Lovely quiet area ideal for a peaceful relaxing holiday with the the town of Criccieth within 1.5 miles.
The kids loved the Table tennis, Basketball and Cricket all of which was available at the cottage for guests to use.
Would definitely recommend to others and will be looking to book again in the future.

"Fabulous clean spacious house which catered for old and very young."
Beautiful settings which are very private. Unfortunately the en-suite bathroom didn't have a proper shower with a curtain and the bath took for forever to fill ! I would go back there in a heartbeat. Highly recommend this place. Excellent
