  • "Comfortable cottage in the heart of Porthmadog with outstanding views over the harbour and mountains."

    If your looking for a base to venture out and about this place is ideal. 15mins walk, on the coastal path, to Borth-y-gest and its lovely beach. 5mins to shops and plenty of places to eat. Breakfasts, snacks, lunches and dinners are all around. Parking outside, on a first come basis and the owners' business next door. Lovely welcome basket, thankyou Sarah. After years of visiting the area we enjoyed staying here and not using the car. We were able to venture around and relax which is what we were looking to do. We were also blessed with mother natures gift of snow on all the mountains around which created a picture postcard look. Thankyou Sarah.

  • "Absolutely LOVED it."

    Suited us perfectly. Remarkable value. We liked the quality of the fixtures and fittings (Soft close toilet seats, recycling made easy, M&S crockery) the comfort and the location. An Otter at the marina! We may well be back, would be happy to. Much left undone, unseen. We suggest ...this is NOT a complaint.... a mattress protector (for the owner's benefit) and (ideally) a mattress topper for the comfort of users but to repeat, NOT a complaint. We use them in our own B&B.

  • "Whilst using the oven and/or the grill, the extractor fan was totally inadequate, which triggered the smoke alarm every time."

    Very annoying. In the upstairs toilet the toilet brush holder and brush had not been cleaned out and was not very pleasant. On the "upside," the property was superbly located on the harbour and close to the town. Generally well presented, clean, warm and comfortable.

  • "The property on initial view looks and is stunning but get in and you find little things that cause concern."

    The property has a bad case of damp both upstairs and downstairs, I have photos to show this but can not upload them to the site. It should also be made very clear on the property description that the staircase is very steep and very narrow. But taking these things into consideration we loved it and the harbour was outside our window.

  • "One or two small things that could easily have been attended to as follows 1."

    . the toilet seat on the upstairs bathroom did not fit properly and was lose. 2 the front door did not open without a big kick because it was sticking badly. 3 there was no plug in the bathroom to either charge a razor or an electric toothbrush. 4 no downward hose in the shower and also some kind of handle to cling onto would have been helpful 5 the stairs were pretty steep and rather dangerous being the only fire escape from the first floor. They would benefit from an additional rail possibly at the bottom. 6 the table is a bit small and flimsy.

    Port Madoc is a lovely place with pubs, restaurants, the steamtrain and shops. Not to big, not to small, friendly people, lovely walks and the beach nearby.     recommending Llys Madoc is only because of hesitancy to recommend anywhere to others on account of differing tastes / standards etc. It would otherwise be a straight 10. The cottage was at least as good as our highest hopes, and we had a thoroughly pleasant stay.

    Parking was not an issue, although this was October and there maybe more pressure during the summer months. Porthmadog is great base for exploring the Llyn peninsula and Snowdonia, with good bus and train services. The cottage had immediate access onto the Wales Coastal path. Great cottage, great area.

    The cottage was clean, comfortable and well equipped. Sarah was really helpful on arrival and kindly left some Welsh produce. Ideally located for beautiful walks to Criccieth, a steam train trip into Snowdonian and a morning in Portmeirion. There's plenty of parking and a public bench outside to enjoy views over the harbour on a sunny evening.

    The cottage was exactly as described - clean, well-equipped and well-located. Sarah was really helpful and accommodating, and the welcome basket was also much appreciated. The only real negatives were that there is no washing machine which can prove difficult for a weeks stay, as well as the stairs being particularly steep but this had already been mentioned. We also didn’t realise that there is an apartment above the cottage, so there was a fair bit of noise above the bedroom late in the evenings. Aside from these small points, we had a great stay and would return! Thank you, Sarah.

  • "Absolutely fabulous little cottage."

    Extras on arrival were exceptional and not expected. Bedroom, great Size and really comfortable bed. Ensuit bathroom, exceptional size and really nice. Only thing missing was a hand hose attachment in the shower which would have been helpful with my slight disability, otherwise perfect. Stairs were steep, but that was clearly explained in the house description so was not a problem for us. Downstairs toilet very convenient. Kitchen excellent. Really good layout and everything you need of good quality. But we found the hotplate difficult to use. Lounge lovely, good layout. Nice tv. Although for us we found the settee not comfortable, but that is just down to our personal choice and the slight disabilities we have and no reflection on the quality of them. Loads of info in the information log on how to use all the equipment and what to do locally. Views from upstairs and living room were a treat and just to walk over the road to the harbour was an added extra for us. Really quiet and peacefull location. But close to all local facilities, eateries and railway. Exceptionally clean and well kept. Owner, really helpful, nothing to much bother and so helpfull with local information before we arrived and help when I left an item behind after we left. Would recommend to anyone

Particularly ideal for anybody who likes walking, with great coastal and mountain walks almost right on the doorstep. Also lots of fascinating castles for those interested in heritage and history. Negatives: As there is no outside area (which we knew when booking) it was hard to dry anything. Could do with a airier rack to use to dry things in the bathroom.

    Had some problems getting internet connection but The owner was very quick to resolve the problem. My phone signal was bad inside the house but worked outside. This was probably due to the location by a mountain side. All in all the location was fantastic and even though the parking directly outside the house is on a first come, first served basis, I could park there each day.

    The location was perfect and we were able to get out everyday to different wonderful places. The cottage was brilliant, it was clean and very comfy. Sarah was brilliant and came to see us when we arrived. We were grateful for the bread and milk as it meant we didn’t need to rush to the supermarket. Waking up to the views of the harbour are just perfect. Recommend walking to Borth-y-Gest and watching the sun go down that was wonderful.

  • "On arrival we met the owner Sarah, and she was so very welcoming."

    The property was very pleasent on the eye, and Sarah's welcome pack was so thoughtful and generous. This lovely Cottage ticket all the boxes, and we had an excellent much needed break. To put things into perspective, we met Sarah again on the Monday morning, and I mentioned that the Toilet seat would need attention, and within just a few hours Sarah had replaced the Toilet seat with a new one. Nothing seemed to be too much trouble. We are an older couple, Den and I, we found the stairs a little steep but nothing over challenging and it would certainly not prevent us from recommending the Cottage or indeed renting from Sarah again.

The property

This beautiful appointed cosy cottage is situated in a Grade II listed building in the old harbour part of Porthmadog.

This charming place offers wonderful views over the harbour and towards the mountainous scenery beyond and provides first-class accommodation for couples who want a romantic, coastal break away.

Although compact, Llys Madoc is surprising spacious once inside and is arranged over two floors.

You will immediately be impressed by the wonderful styling and attention to detail, the owner has combined the charm and character features in the property with fresh modern attributes.

The sitting room is warm and welcoming with a sumptuous sofa, Smart TV and warming electric wood burning effect fire, all the ingredients for a cosy night in, snuggled up and an intimate dining area is perfect for a leisurely breakfast or romantic meal for two.

The kitchen is fresh and modern with integrated appliances and a bit of uptown funk catering for all your needs.

For your convenience there is also an additional cloakroom on the ground floor as well as a very useful boot and coat room.

Upstairs is a light and spacious double bedroom, with a lovely accent wall, decorated in warm, calming tones and with wonderful views of the harbour.

A wonderful en-suite shower room with walk in shower with drencher head, floating vanity unit, basin and WC completes this little gem. Being so close to the harbour, it’s the perfect setting to sit out on the wall or one of the benches, enjoy a glass of something while soaking up the atmosphere.

Everything is close by, the town’s eclectic mix of independent shops, galleries, restaurants, pubs and tea rooms, along with some of North Wales’ best attractions.

The world famous Ffestiniog & Welsh Highland steam railways are on your doorstep, and just a couple of miles away the Italianate village and gardens of Portmeirion.

A gentle stroll along the coast will take you to Black Rock Sands beach or the pretty little village of Borth-y-Gest.

The bustling harbour town of Porthmadog lies on the Glaslyn Estuary and enjoys a stunning setting. The gateway to the Snowdonia National Park, Porthmadog is full of individual shops and restaurants, and home to the Ffestiniog Railway, where you can travel by steam through spectacular Snowdonia scenery, to Blaenau Ffestiniog. The pretty village of Borth Y Gest, with its cliffs and coves, is a short walk or drive from the town. The well known and unique Italianate village of Portmeirion is just down the coast. Situated on a rugged clifftop on its own private peninsula, Portmeirion, famous as the location of the TV show The Prisoner and the final episode of Cold Feet, is surrounded by miles of sandy beaches and woodlands. The area also boasts castles at Criccieth and Harlech, and superb unspoilt beaches such as Black Rock Sands, where the sands stretch as far as the eye can see. An ideal location for the attractions of Snowdonia and the The Lleyn Peninsula.
