It had everything we needed and more. Our host was excellent with quick replies if we needed anything, which we didn’t but was so reassuring to know they were there. We will return many times as the location and facilities were excellent. Thank you for a wonderful stay ❤️

"This was our home for 3 weeks."
I think if I'd have known there was also a property upstairs, owned by the same person, I would have booked that one, but by the time I found out through the property owner, we had already unpacked everything and settled in and booked ty arth for 2 weeks. For some reason, it hadn't come up on our search.
The steps down were a little awkward, but not bad. One of the steps was very rotten, but it didn't really bother us and I told the owner it didn't matter to us.
The apartment is well laid out.
There were a few things broken The curtain rail in the lounge and the kitchen clock, but I just highlighted these to the owner. No big deal.
There were a couple of unfortunate events that happened during our stay.
The first one being some extremely loud occupants staying in the apartment above.
Banging loudly above our heads until 5am!
When we all had early starts in the morning.
This sadly coordinated with the other event regarding the owner, which meant she was unable to do much about it.
This greatly impacted negatively on our stay, at no fault of the owner. Thankfully they left after 3 nights!
Some other guys came to stay for a while above, and we bearly heard them. So it really depends on who is occupying the flat above. Yes, it can be a little noisy during the day, but that doesn't matter. It's night time that's important.
There were a few minor inconveniences.
Not enough cuttery when 4 people are staying.
No can opener.
And the smoke alarm in the kitchen goes off *every single time you cook*, even with the extractor fan on full power. It's too near the oven.
There's no door to stop the light to the bathroom, so it's super bright if someone turns it on during the night.
The best thing about it was the owner.
She was very understanding of my youngest son's disability.
My son has severe learning disabilities and is semi verbal non communicative.
He can't control is fine motor skills, so spills drinks and makes a mess with food.
He also likes to pull sheets off the bed.
We kept trying to clean as much as possible, but the owner was very understanding.
And we took out extra insurance to cover any potential damages he may cause.

"We contacted and wrote to the owners to express our disappointment with the condition of the house."
Upon arrival, we were greeted with an overwhelming smell of dampness. As we explored further, we found noticeable damp in several rooms, including the kitchen cupboards where cups and other utensils are kept.
Additionally, my wife had to clean significant amounts of dust, spider webs, and damp marks from various surfaces. This was quite concerning, especially since our son suffers from a skin allergy, and these conditions are not conducive to his health.
We chose your property based on the positive reviews and the expectation of a clean and comfortable environment. Unfortunately, our experience so far has not met these expectations.

We're most disappointed about the way you represented the house condition. Upon you contacting us in the evening, both my wife and I visited the very next morning to gain insight and remedy issues claimed. We did emphasise to you that if using the washing machine and drying clothes in the house, windows needed to be opened to maintain air flow and reduce humidity.
We also made a point of cleaning all utensils, we did find a wooden utensil which had discoloured and darkened because of moisture which was replaced. The occasional spiderweb does get missed, or even occurs after the property has been cleaned, unfortunately, it's the nature of a 120yr old house.
We're most upset you appeared happy at us visiting immediately to remedy the issues raised, then have gone on to post this review . Would you have let us know at the time that you were still dissatisfied we would have been happy to rectify any issues but, unfortunately, we were not given the opportunity.

"Although it discribed steps they were very steep."
No information for heating (it went cold whilst we were there) no logs for fire. Pillows really need replacing. TV very basic. Disappointed, sykes normally top notch.

Thank you for your feedback which we appreciate. Since your stay we have posted photos of the access steps on the website listing - hoping to better inform people of access to Ty Arth so they can see them and make their minds up.
Smart thermostat is exactly that and it reverts to ambient temperatures if the property is left unoccupied, we're conscious to do our bit for the environment where possible.
TV is a standard smart TV.

Lovely apartment clean comfortable everything we needed, outside steps and wall need attention, not safe for people with mobility issues steps very steep, no hand rail,listed as dog friendly steps not suitable for small/medium dogs, slate outside space not ideal

"The property is a lower apartment, it is nice with good facilities."
Only real issue is that there is an upstairs apartment & if you have noisy people in you hear everything. Every time they walk on the floor boards you hear. There were 2 dogs whilst we were there & when owners went out they barked. I did raise with owner who did speak with them. With this apartment if there is someone upstairs & they’re noisy you’ll hear everything..

"Lovely little apartment."
Easy to walk into Llandudno. Really enjoyed our little break away over New Year.
A hoover would have been useful having a dog to keep the place more tidy.

"Lovely, spacious, warm apartment, very comfortable bed and plenty of storage for all your belongings."
The location is lovely and quiet, short walk to the promenade, longer but easy walk into the town, so ideal. Parking was great. Super views of the Great Orme from the property.
The things that would benefit from some improvement are the sound proofing from the apartment above, (wood floors, so heard every movement from upstairs). We couldn't open the dishwasher door due to an ill fitting kick board, which made loading, difficult. The door into the main room from the kitchen doesn't shut completely which causes a challenge to keep the dog in the kitchen during the night. The external staircase treads are very shallow and extremely slippery when raining, making it precarious even for able bodied people.
If these points could be addressed, (particularly relating to the external staircase) we wouldn't hesitate to rebook.

We're really happy that you enjoyed your stay. We have sorted the dishwasher door issue out, turns out a couple of screw holding the door to it had come out resulting in the poor fitment. The steps to access the property have had larger non-skid treads fitted and we've made it expressly clear in the advert the means to access the property for all future guests. With it being a victorian era flat we're limited with changing the main access to it, however there is an alternative route to the property via the back garden which can be used in special circumstances.

"Over all a lovely stay and house was exactly as shown in the pictures."
It was abit of a walk into town so for anyone who is not steady on their feet it might be a bit difficult, but we had a car so was fine for us. Upstairs neighbours were a little noisy but they had 2 kids and I think they were on holiday as well so it wouldn’t be like that all the time. Had a lovely time and would definitely stay there again.

"We enjoyed a great holiday staying at Ty Arth in Llandudno."
The apartment is a great mix of modern conveniences and comfort and a property with great character. Ty Arth is in a great location. The owners were exceptionally helpful during our stay. Our first holiday in Llandudno, though we have been on many day trips over the years. Great places to visit – Great Orme, Carmarthen, Conway, Betws-y-coed.
