  • "Pictures and description need to be clearer, lawn area not enclosed as pictures would suggest and no pool table."

    No hot water in the showers even when pressing the boost button as it said to do in the booklet. The house was boiling hot as the radiators would come on even when I tried to turn them off so we couldn’t sleep. Cleaner was waiting outside at 9.20am even though checkout wasn’t till 10 and then at 9.40 started unloading her cleaning stuff at the gate, she did say not to rush however it’s hard to not feel rushed when someone is there waiting. She also said previous guests had complained about the hot water and clearly this hasn’t been sorted. Unfortunately quite a disappointing stay.

    The only things that let it down were the overpowering smell of dog, even after buying fabreeze, and the difficulty of doing one of the heaviest hot tub lids we’ve encountered, with no lifting frame, in a really confined space.

  • "Excellent property that is well equipped for a large family."

    The location near a beautiful safe beach that is never over crowded meant that we could enjoy "home days" between visits to some of the many nearby attractions. This was our second visit to Ty Rosyn and I'm sure we'll be back before to long. The whole family were particularly happy with the Hot Tub for winding down after busy days.

    The village is so peaceful even though we were there in the summer, an amazing beach and lovely walks from the house. It was also spotlessly clean when we arrived, added to that though is the one slight niggle, there was no salt or pepper or any basic foodstuffs in the cupboards. To stay there you will need to bring everything, and I've long gotten used to finding spare condiments in holiday homes, luckily the local shop is 2 minutes from the door so it didn't matter. I'm only mentioning it so others can be more organised than I was. I highly recommend this house.

  • "The house was absolutely perfect, well equipped warm and cosy."

    Decorated for Christmas which was nice as we could put the presents under the tree. Very high levels of cleanliness when we arrived and the heating had been set and was warm when we arrived. 5 minutes from the pub and beach and a shop a couple of doors down. The only slight issues we had were that the hottub chlorine levels were too high meaning we couldn't use it. The games room was brilliant and we spent a lot of the week in there with the kids. The roof does leak above the dartboard which could do with being looked at with having the electric in there. We will definitely be looking at rebooking as the plusses massively outweighed these 2 small issues.

  • "Had a lovely weekend break, the property was comfortable and cosy, a little dated needs a bit of a revamp."

    I had trouble sleeping on the pillows I found them really hard and had a sore neck but I am used to soft pillows. The hot tub is not private at all you have to cross a small road to get to the outhouse where it is situated and there is a road running along side the house, if there was a screen around it, it would not be a problem, apart from these we did have a great stay and would return it’s in a great location with a lovely beach 10 mins walk.

  • "What a fabulous house with everything you need right on your doorstep."

    Plenty of room for the whole family (5 people and 2 dogs) with all the items you need to make you feel at home, the little touches were great. The tea and coffee, welsh cakes and of course the wine, perfect for when you arrive late and just want to chill. Even better is the chip shop and convenience store 30 seconds away and the beach is a 5 min walk and at the end of the day jump in the hot tub and relax. What more can I say, can’t wait to come back and see more of the surrounding area.

    It's in a great location for the beach and other attractions. It's very cozy and comfortable. My grandson loved the games room and we all enjoyed using the hot tub. I agree with other comments that the information on parking and arrival should be updated. There is only room for 2 cars (which was fine for us) and an instruction to turn left at Beach Road would have been helpful. We would definitely return.

  • "We booked this property to be near Black Rock Sands and have a hot tub."

    We received a phone call on our way saying the lid on the hot tub was broken and someone would be coming to fix it. No one turned up and the water went colder so unfortunately we couldn't use it. It is also a bit open we would prefer it to be a bit more private. The property is lovely in a nice location. It was clean but could do with being re-decorated, still has borders and patches where things have changed and looks like there has been some leaks in places. It would be also better to have a wardrobe or rail to hang clothes up, only drawers in all bedrooms. The Sykes advert says space for 3 cars but it is only for 2 which was fine for us. We did have a good holiday and the property is nice in a good location.

    Only 10 minutes walk on the flat to the beach and the pub! The beach is dog friendly all year and there is sand even when the tide is in! The instructions to get to the house should be updated to say go down beach road and its the first left as the postcode on Sat nav doesn't take you close to the house. The house is spacious with room for 8. The rooms were all a good size. The main room as really nice on its own floor. There are two gardens one near the house which is fenced in. The other is near the hot tub and wws open. The hot tub is good and really big. The games room is brill as well. Neighbours are really friendly as well. A few things that could have been improved...The house could do with a bit of a decoration update. The main bathroom could do with an update of tiles and shower to make it a nice walk in shower. The dishwasher was rubbish at cleaning the glasses. Also could do with making the hot tub more private as it's open to the road, a screen would help. The conservatory leaked when it rained from the middle of the ceiling. We really enjoyed the holiday and the house.

  • "Lovely property in fantastic location."

    Great holiday for 4 adults, 4 teenage children and 2 dogs. Cottage is within easy walking distance of beach, pub, local shop and chip shop and just a short drive into nearby Porthmadog. Beautiful views to front over Golf course. House was clean and well presented (albeit short of enough cutlery for eight people). Lounge was a bit smaller than similar cottages we've used in the past but the hot tub and Games room were fab additions which more than made up for this - especially on the days when it rained! Overall a very enjoyable stay and highly recommended.

    We were very lucky and had great weather but still really enjoyed making use of the games room and hot tub in the evening - we had a great holiday. We just wanted to point out that on the Sykes website it lists the property as having parking for three cars but in the information folder at the property it is listed as only having parking for two cars. Also we wondered if the directions to the property could be made a little clearer by referring to Beach Road and possibly the brown signs to the caravan parks etc. Thank you for a lovely holiday.

  • "This house was a well equipped and very comfortable base for a break in this beautiful area - the view from the kitchen window was great to see first thing, and the back garden is a good sun trap."

    We enjoyed meeting and chatting to the neighbours and passers by, and it was good to meet the housekeeper on the last day. The local beach provided a great start and end to each day - plenty of space for our energetic border collie with lovely views - especially at sunset - and warm, shallow water. Plenty more spectacular beaches, walks and places to eat out within easy reach.

Being able to take our dogs was a dealbreaker but unlike some pet friendly places this house had been thoroughly cleaned so even none pet owners would not know dogs had been in the property.     Upstairs bins would be useful and a wardrobe or hanging rail as all clothes storage is drawers. We enjoyed the hot tub and games room but a couple of privacy screens would be great . The garden needs a little attention and weeding. Good location 2 minutes walk from the beach , a shop and lovely fish and chip shop and a great base for exploring Black Rock Lamas , Zip world and lots of beach walks. We had some minor issues but when reported to the owner great communication to resolve them. The owner also recommended a great pub ( The Golden Fleece) for a meal which is dog friendly

    The house was immaculate. The owner has thought of everything it really was home from home. The games room was a perfect touch for older children it kept them well entertained and the hot tub was lovely for us big kids. My only fault was that there should be a pub 2mins walk from the house but unfortunately it closed during covid and won’t re open now until next year. So it’s a taxi ride or a good 40min walk to the nearest town for food/drinks. Other than that we had a fabulous stay

  • "The rear door lock was stiff and hard to lock and unlock with the key, the key safe was similar stiff and hard to press the buttons to open on arrival- that is the only negative."

    The house was fantastic has every appliance and cutlery you could need to feel as though you were still at home, it was clean and tidy the hot tub was fantastic the games room was a added bonus, everyone in our party sleep fantastically and if we were looking in this area again wouldn’t hesitate you rebook the house and recommend it to our friends.

    The location was perfect being five minutes away from the beach and close to local towns. The hot tub was immaculate and huge! Beautiful views from the kitchen of mountains and the games room was a great addition. Our dogs loved running on the vast beach and being able to park right by the cottage is very convenient. The neighbours were really friendly and welcoming too.

  • "We had the perfect weekend, reconnecting with our children, no mobile phones, played pool, darts and spent time in the hot tub together."

    It’s situated a few mins walk from Blackrock sands, so we had a few hours on there with the dog and exploring the sand dunes, just like when I was a kid. We loved the homely feel of the holiday home, plenty of space and very comfortable with everything you need. Due to restrictions, we were forced to cook but the facilities gave us what we needed. Excellent time and will definitely book again.

Situated in the heart of Morfa Bychan, on the coast of North Wales, is this charming three-storey stone cottage, 4 Ty Rhosyn.

Be welcomed into a stylish and contemporary interior with quality furnishings and a lovely light decor making the rooms feel bright and welcoming.

The kitchen has been fitted with all the appliances needed to rustle up some delicious meals, benefiting from a handy dishwasher and washer/dryer as well.

Walk through to the open-plan living space which comes with a large dining table able to seat all eight guests for a family meal and a sparkling glass of wine.

Discover two large sofas with plenty of seating to settle on and unwind in front of the Smart TV, or venture into the conservatory with a good book and a cup of tea.

Once the evening draws to a close, retire to one of the four well-presented bedrooms, offering a double, two twins and a second-floor super-king-size with zip/link features for a flexible sleeping arrangement, with each bedroom boasting a set of bedside tables and a chest of drawers for storing your personal belongings.
