  • "We stayed at the Llys Madoc Basement Flat for 2 weeks in November."

    We found the flat well equipped and tidy; it has everything you would need or want. The flat was well laid out and heated superbly. The hosts (who live in the flat above) were very helpful and responsive, especially when some roadworks knocked the water off for a few hours. The flat is well located for easy/quick access to Penmaenmawr (.3 mile) and beach (.5 mile), and hikes up the hills in town, as well as being excellently located for other day trips. As mentioned there is noticeable road noise (primarily in the living room) from the A55 which is located to the back of the property. And as noted there are a few new properties being built along the road next to this property - but while there was some work going on it was not loud or disruptive. They are pet-friendly and the front entrance has 2 patio areas that are secure and safe for pets. Although the sofa could be a bit more comfy (you find yourself sinking a bit too much into the cushions), the bed was soft and comfortable.

    The basement apartment was one of the biggest apartment we have stayed in. Really comfy, clean, everything you need in the kitchen. Parking was just outside the door, so great for just nipping in the car and get going to explore Wales.

  • "We really enjoyed our 8 night stay here."

    Was such a great location to get around & explore the area. We used public transport for a few outings & l only used my car once to go further afield. The locals were very friendly in the two pubs in the village. The added bonus too was having the beach just around the corner which was such a gorgeous beach(apart from the masses of jellyfish)

  • "Great On A Budget."

    This apartment was lovely and clean great access to rear garden and off street parking. The owner was easy to contact and very helpful and the little welcome bits were a sweet touch. There were a few drawbacks. Most Importantly The road noise from the A55 is VERY LOUD, not helped by single glazed windows in the living room. The sofa and chair are very low to the floor and some may find it difficult to get up from them, I'm 6'1 and disabled and getting up was a two person job, my wife is 5'4 and she also thought they were low and difficult to get up from. The finish in the apartment is also a little rough, drill holes, grout on tiles stains on walls and the flooring has seen better days. 3 out 5 overall. Don't pay too much. Owner, invest in double/triple glazing it will make a world of difference.

  • "The basement flat we had was just what we asked for."

    We could park right outside of the flat, which for myself,being disabled with mobilty problems,was great as it only had a small step to enter via this back entrance. Inside there was plenty of room, very spacious indeed. It was clean and airy with all the things that were needed for a great holiday which we had!! Anyone who would like a break/holiday in North Wales would not find a better place to stay. Personally i think that anyone would find it difficult to find anywhere better.

  • "I have just booked again for October!"

    Such a lovely apartment. Facilities were great. The only downside was that the listing didn’t mention anything about being so close to the A55. The shower was also lukewarm. However being so close to the stunning beach only a few minutes walk away and having loads on the doorstep to see far overrode this. I would thoroughly recommend staying here. It was perfect for our dog too as we felt at peace of mind that he would not get on any furniture as there were plenty of adjoining doors. Thank you so much both host and Sykes helpful staff for everything!

  • "Access to parking is pretty rough due to building work next door."

    Bedroom is comfortable and clean. Throughout the rest of the house are scattered rugs on wooden floors which were very dirty and need a good clean, Lots of scattered cushions and settee etc grubby and past their sell by date. Windows are very dirty. No garbage bags in containers separating plastic, glass etc. Kitchen needs refreshing, cupboard doors missing and cutlery poor quality. The breakfast bar is unstable and unnecessary. My wife already informed the owner.

  • "Perfect location, loved being so close to the beach."

    But please, please, please get new matresses! Putting two matress toppers on an old mattress is not good enough. Sooooo uncomfortable. My husband could feel the bed frame when he lay on the bed! Place was tired and dirty. My sons were barefoot around the house and their feet were black within a few minutes. Lovely to have a sea view but windows were so dirty it was hard to see. Window latch was broken. Knives were useless. They don't cut! They place was good enough though, but these changes would make such a difference. We had a lovely holiday and loved North Wales.

  • "I thought Llys Madoc made a terrific base for exploring the North Wales coast, being very close to the North Wales expressway."

    There were downsides to this, there was lots of traffic noise and the sea view had the traffic in the foreground. However you are close to the beach and town amenities. There is also limited parking space, and when work continues on the building site next door it will be noisy during the day, this apartment is a great base, but probably not suitable for people who want somewhere to sit out and relax.

  • "Nice property, slightly dated but didn't detract from anything."

    Mattresses & pillows could do with replacing at some point. Had everything we needed & kitchen well stocked. Boiler likes to have a conversation with you every time you turn a tap on & you could hear quite a bit from the neighbours upstairs, especially when their washing machine going but didn't bother us too much. There were 2 old deckchairs outside the door which were rotten and when I sat down I fell right through, scraping my arm quite badly. I messaged the owner to inform her but didn't get the decency of a reply or an apology. I folded them both down so didn't happen to anyone else, especially someone elderly, so just be aware! Apart from that we had a lovely stay with great sea views & for the price we paid it was good so would still recommend.

  • "A lovely, light airy apartment situated in an ideal location."

    There are stunning walks on the doorstep and many places of interest only a short drive away. The kitchen is really well equipped if you're planning to cook. Things like mixing bowls, weighing scales and a measuring jug are provided along with all the basics you'd expect. The building project next door appears to be 'on stop'. We've visited twice in the last six months and there doesn't appear to have been any work done. It's a bit of an eye sore but no noise. The little grassed garden at the back with the boat is a lovely place to sit but it's not enclosed as it provides two parking spaces at the side. It wasn't a problem for us with an older dog but younger dogs who like exploring would need to be kept on a lead. There is a secure concrete courtyard at the front which would be fine for little dogs but was a little small for our larger dog. We love it here and will be back again next year.

  • "A very comfortable and cosy basement apartment situated in the beautiful town of Penmaenmawr."

    The term 'basement' whilst technically located on the 'basement' floor is somewhat of a misnomer for this type of apartment, as it offers surprisingly high ceilings and the living space is very generous. Irene's attention to detail and decorating style is remarkable! The kitchen is very well-equipped, she truly has left no stone unturned, you would be hard pressed to find a host who thinks about things so meticulously. Pricing is competitive and although situated next to some building works, we did not feel it detracted from our stay. It is always a pleasure staying at Llys Madoc. The seaviews from the other flats within this beautiful building are phenomenal! Whilst the basement apartment is the jewel in the crown of the three apartments, however, you will not be disappointed with the other two as they provide unparalleled views of the Sea, but if you are after more facilities and a more comfortable all round experience, you would be hard pressed to find a better apartment which oozes as much character and warmth.

    Parking space was not accessible as steep slope would have grounded my vehicle. Double bed mattress was uncomfortable, there were spider webs on utensils hanging up in kitchen and there was not casserole dish.

    It states next to a building plot which is abit of an eyesore as you approach property but the property makes up for it and no noise from it would definitely stay again

The property

Llys Madoc, Basement Apartment is a charming lower-ground-floor apartment in the coastal town of Penmaenmawr, North Wales.

Set over a single storey and sleeping up to four guests, Llys Madoc, Basement Apartment has views out to sea and makes a great base for a family to discover North Wales, within easy reach of Eryri (Snowdonia) National Park and Conwy.

You are greeted to the property with a sought-after off-road parking spot, before stepping down the stone steps to the front terrace where there is furniture to enjoy a morning coffee in the fresh air.

Going into the property, there is a spacious kitchen, with everything you need to rustle up an evening meal for the family and there's a handy washing machine, to clean up any muddy clothes after a long walk.

Moving through the property there is a double bedroom with a splash of blue colour, plenty of storage to unpack and a dressing table to get ready at, as well as patio doors leading to the rear garden.

There is an all-white family bathroom with bath and shower over, and a living/dining room, where you can watch television as the gas fire adds warmth to the room or enjoy a game of cards round the dining table, whilst admiring the views out of the large bay window.

To complete the layout, there is a homely and spacious twin bedroom, which also has patio doors out to the front courtyard with a table and chairs, the perfect spot to enjoy your lunch outdoors.

Penmaenmawr is a beachside town with many local pubs, restaurants and shops, a great 9-hole golf course, a sailing club, and sandy beaches, whilst on the promenade you can find a skate park, a children's paddling pool, a beach café, beach huts to hire, a bowling green and tennis courts.

The town is set at the side of the Tal-Y-Fan mountains and boasts wonderful views across Conwy Bay, Llandudno, Puffin Island, Anglesey and the Irish Sea, and if you are lucky enough, sometimes you can see dolphins and seals playing in the bay.

From Penmaenmawr, you can take the coastal cycle path east to Conwy Marina or west to Llanfairfechan.

A short drive into the walled market town of Cowny, you can admire the 13th century Conwy Castle, and the popular tourist spot of The Smallest House In Great Britain which is a two-roomed former fisherman's residence only 1.8 metres wide.

Head in the other direction to Bangor for a more bustling city day out, with great shops, eateries and the popular pier.

Nearby there is also the lovely National Trust property of Penrhyn Castle with surrounding gardens, or take a thrill seeking adventure at Zip World Penrhyn Quarry, the 500ft-high, mile-long zip-line with panoramic views of a slate quarry and local coastline.

Nestled on the North Wales coast between Llanfairfechan and Conwy, Penmaenmawr is an old quarrying town now adapted into a delightful community stretching along this stunning coastline, yet retaining much of its Victorian architecture, with many local pubs, restaurants and shops, a superb golf course and golden, sandy beaches. Set on the side of the Tal-Y-Fan mountain, many parts of Penmaenmawr and its sister village Dwygyfylchi enjoy stunning views across Conwy Bay to Llandudno, Puffin Island, Anglesey and the Irish Sea, and if you are lucky, dolphins and seals can sometimes been see playing in the bay. A recently opened cycle path leads along the coastal path to Conwy Marina to the East, and Llanfairfechan to the west. Or, head up the Conwy valley through the Sychnant Pass on to the mountain trails that abound there. The sailing club in Penmaenmawr is well established and welcomes day guests, as does the 9 hole golf course, set amongst stunning coastal scenery on the lower slopes of the village. On the promenade you will find numerous activities such as a skate park, a children's paddling pool as well as a beach cafe which is open most of the year. There are also beach huts on the promemade that you can hire by the day. Also near to the beach is a bowling green and all weather tennis courts.
