Games room was great shame the table tennis table was not in good condition. Accessible bathroom could do with some more shelving as lady on shower seat couldn't reach any toiletries. Thank you for supplying an assisted toilet seat, extremely helpful, thank you. In main bedroom upstairs, chest of draws when clothes are in them draws fall down. All beds very comfortable. BBQ rather small to feed 12 people. We all had a great holiday together in a beautiful setting thank you.

  • "We had fantastic long weekend at the property with our whole family."

(Upon arrival please note the key lock box is quite high on a wall round the corner from the front door, it took us a while to locate it, maybe due to the rain!) The house worked so well with downstairs bedrooms for those with limited mobility and also the dog owners. Plenty of rooms upstairs for the rest of us with spacious bedrooms and 2 more bathrooms. The games rooms kept us all entertained with table tennis, pool and table football. There are numerous board games, DVD's, CD's and books...there is something for everyone. The real fires in both sitting rooms were great, so make sure you purchase some wood and kindling on your way to the property. The kitchen is very well equipped. We would recommend the Giler Arms for food which is the nearest pub, just a few minutes drive from the house. Betws-y-Coed is worth a visit, great scenery and walks, and pubs and coffee shops. We will be back!

It was a lovely farmhouse with lots of space. The games room was a big hit with the whole family. The downstairs room with wet room was good for my mum and her partner who have both had joint replacements. My 14month old grand daughter was well catered for with a good size travel cot and high chair. Good location for all the places we had planned to visit. Instructions on how to get there and about the key lock were given in plenty of time. Sandra responded to any enquires or problems quickly and we were reassured they would be dealt with and enquires answered. It was an a lovely place to stay and help me celebrate my birthday with my family.

  • "The sofas were well worn and uncomfortable to sit a d relax in."

One was a pull out bed which was so bad it had no padding in the seat so we couldn't use it. The cooker knobs kept falling off and so we were worried about its safety. The games room was good but the table tennis room needs some work to make it a nice usable space. Bedrooms were great apart from the bunks which blocked the drawers so had to keep kids clothes in the suitcase. Overall, could be a great property, instead, it was average.

Thanks for the comments. The sofas are being replaced next week - I'm sorry that you found them uncomfortable. We've been thinking about replacing them but others have actually found them comfortable. Apologies anyway. The other items are all minor and have all been sorted. There is no safety concern with the cooker knobs and they have all been secured so that they don't slip off. We very much value the feedback and will continue to ensure that we do all we can to make stays for our guests enjoyable, as can be seen from other feedback that we've received. Property Owner

The house was great. The parking exactly as described and the location absolutely idyllic. We were there pre-Easter so expected quite a lot of rain but we actually had a lot of sunshine and enjoyed the garden. The games room was great at night and would have been used more had the weather not been sunnier than expected! 2 of the party climbed snowdon, we visited Borth-y-gest, the Slate museum, took the train up to Blestau. We cooked and lived and lounged and had very much fun and stopped at Llangollen on the way back to our respective homes in Hertfordshire and Norfolk before we left, Fab cottage, very dog friendly and adaptable accommodation. • "A lovely farmhouse in a beautiful peaceful location."

The games room was a hit with everyone. Everyone loved playing pool, football and table tennis. There was plenty board games, books, dvd’s and wii games that we didn’t have time to play with. There was plenty room for large parties. Lots of room to socialise downstairs with the kitchen lounges and games rooms. It might be better to have twin beds in at least one of the rooms. The garden was lovely and had amazing views would be o lovely to sit in if the weather was good. The log burners made the room lovely and cozy. The kitchen was really well equipped. However what let it down for us was the cleanliness of the kitchen or lack of. Crockery was wet and dirty, the cutlery drawer was full of crumbs and dirty and the cooker, roasting tins and frying pans and the drawers they were in was full of grease. It was that bad we had to wash everything and wipe out cupboards and drawers before we could prepare a meal. This was not what we wanted after a long drive on a Friday night. We did inform the owners who said they would look into it. This was a build up of grease and dirt not just from previous tenants. Others had mentioned it in the guest book and the response was there was only so much you could do in 6 hours. Maybe they need to look at employing more staff or not having turnover on the same day. The garden was also used as a toilet by 4 cats and a dog from neighbouring houses which we had to clean up daily as it got walked in twice. Having said this it did not spoil our holiday and we made lots of lovely memories. We visited Betws y Coed and Llandudno and did local walks. A lovely area which we all enjoyed We went for a meal at the local pub which was lovely and the staff so friendly.

The pool table, football table, table tennis table and darts were of a high quality which totally makes a difference. The little ones really did enjoy playing the Wii too! The only improvement would be to try and ensure the garden is enclosed. We had two small dogs which really needed a run around but due to livestock in neighboring fields we were unable to let them run around. They would have got over the fence easily. Not having an enclosed garden meant that we had to take it in turns to take the dogs out on the lead. The house was gorgeous, the photos do not do it justice! It was everything that we hoped it would be and more. The games room as brilliant and much bigger than it appeared in the pictures. The whole house was clean and had everything that we could possibly need. The only thing that I would say is that the distances in the description are as the crow flies and it is more remote than appeared to be. • "Loved the farmhouse."

I booked it for a family 60th birthday celebration and it was very comfortable and well equipped. The games room was a wonderful bonus. The supply of books, dvds and games was a huge plus, as we shared the weekend with Storm Colm which hit Wales particularly hard.. Our party consisted of two dogs and a family member in an electric wheelchair.who needed a downstairs bedroom and a wetroom. I spoke to the owner before we arrived and he explained that although the gf bathroom was a wet room he did not list it as adapted for the disabled.ie it did not have grab rails, a comfort height wc or space for a wheelchair, so we were prepared for that. The wetroom is not large enough to manouver a wheelchair, as explained. The owner kindly left sheets of plywood which enabled us to move the powerchair on the gravel outside, where we loaded into the rear of our car with a hoist, and enabled the powerchair to enter and exit the property, because there is a small step. A manual wheelchair would not need this though. A really beautiful cottage, we had everything we needed and would love to return again.

We were a family party of 11, aged 10 -89. We were quite disappointed with the wet room facilities for our elderly parents. Yes it was accessible but had no grab rails, no shelf for toiletries, no toilet seat lid or mirror. Water didn't drain properly either. It wouldn't take much to bring this up to the standard of upstairs rooms. With some adaptation we managed!

  • "The house is up a narrow lane on the side of a mountain surrounded by fields of sheep and cows."

A perfect getaway. There is another holiday home next to the property which has the name Bryn Dedwydd but we didn`t hear anything from our neighbours. The house is big enough and has enough space with games and activities to take a big family of varying ages without being cramped. there isn`t a tumble dryer and being in the mountains of Wales you can`t guarantee enough sun to dry clothes on the line...luckily we did so it didn`t matter. We all enjoyed the stay and would stay again. P.S. Google maps takes you up from South Wales on a narrow bendy road with gates for the last stretch. It is a fantastic picturesque road that I would normally take anyway out on a drive but if you are in a hurry and light is fading you may want to consider a longer route and come in on the A5. I traveled separately from the rest of the family in my Long wheelbase van and having done this road in the car I went back home through Ysbyty Ifor...another cracking road but wide enough for Vans and caravans.

  • "The house was perfect for our special family holiday."

We slept 7 adults and 4 children with ease. Plenty of parking space. The house is beautifully furnished and decorated throughout with bags of space. The games room had wii, a pool table, table football and loads of games and books; table tennis and darts in the garage.Enough books, dvds, videos, vinyl records and cds to last a month! Excellent dining kitchen, two log burners if needed. We cooked our own meals and didn't need to visit the local pub, about a mile away. The house is very quiet and remote, but the location was ideal for us as we had activities planned for each day. The only niggle was that the outside did not meet the same high standard. The garden was not secure for the children or the dog, in fact sheep were regularly seen grazing (and fouling) the lawned area. Easily rectified I'm sure.

The owner contacted me in advance with accurate and extremely helpful details and also whilst staying there to check everything was OK. The farmhouse is secluded which is what we wanted, the nearest pub is a 25min walk but the with the facilities of the Farmhouse you wouldn't need to head there if you didn't want a change a scenery. The views are beautiful, sunsets over the mountains and the lambs running around the fields. It is within easy access of snowdon and all the surrounding activities that can be done like the zip world sites via car. Great short stay in a lovely, comfortable spacious property. Ample fuel provided for the log burners, milk, biscuits, crumpets and jam left for arrival welcome pack was lovely. The only grumble I had which was not to do with the property only the area that there seemed to be a lack of walking suitable for large dogs, the styles were difficult to negotiate and dangerous for my dog as wet, mossy and slippery, after a bit of an accident with a cut dog leg and bump to his head and 2 failed attempts over different styles we had to opt to walk on the road, however if I had been there longer I would have had more time to explore other footpaths, the weather did not help with this pursuit either given it was a wet muddy weekend. Advice on local walks on foot from the property would have been helpful and suitability for large or small dogs, styles, gates etc would be advantageous. On the other hand the games room and entertainment within the farmhouse meant that we did not struggle for things to do to fill the time when we would have gone walking.
