  House was very clean and had everything we needed re kitchen, bathrooms and bedrooms. Lots of space. Owners contacted us beforehand to see if they could help in any way, they reconfigured some beds for us before arrival and were available to answer a couple of questions. Booked again!!!!

• "We had a most enjoyable week in Routhorpe."

  The house was spacious and very comfortable. Carl and Kevin, the owners were kind and most helpful. Unable to walk the wolds as much as we hoped, we loved our visits to Kirkburn Church, Beverley Minster and Burton Agnes. One small misleading description on the website - the groundfloor bedroom is not en-suite as the bathroom is outside and is shared by the other groundfloor bedroom. We shall certainly recommend Routhorpe to our friends.

• "A couple of issues that we would like to report: 1."

  The bedroom near the front room on the ground floor (i.e. not the one by laundry room) has a damp smells. My daughter and husband, who were using this room, had to buy a fragrant spray to combat the smell. 2. The water in the property is extremely hot and that is a good thing if the mixers in the taps work effectively. Unfortunately, that was not the case in the shower outside my daughter's room. She and her husband had to use different showers and they could not let their 7 year old son and 4 year old daughter use that shower. Every other shower/bath/sink worked fine.

  I hope you had a safe journey back home to Arizona and thankyou for your feedback. We have checked the hot water and there seems to be no issue with it and have checked with the guests who checked in after yourselves and the ones after them to make sure it is Ok and they all reported back saying that it is perfectly fine and is as expected so I can only suggest that the shower valves have not been operated correctly when using them. The property was fully renovated to a high standard over 2 years ago so I can assure you there is no damp issues in the property so again I can only suggest that due to the property been located in the countryside and surrounded by fields with some having livestock in maybe the cause but it is the first time we have had a complaint of this nature, we asked the house keepers to check the room along with the new guests and they have said the rooms aroma is normal and is as it should be. I have to be honest I am a little disappointed that you didn’t speak to me about your issues when we spoke with you at the property while maintaining the hot tub rather than leave negative feedback or why you didn’t call us especially as we told you that should there be anything then please call us and we would attend immediately. I am sorry that your experience hasn’t been to your liking however we do go far and beyond to try and deliver a highly professional service with exceptional high standards along with the care and attention applied to every little detail as you can see are pointed out from many of our previous guests in our other reviews. • "A Stunning 'Home-from-Home' in Beautiful Yorkshire Countryside!"

  We needed a house with 5 bedrooms and at least 2 en-suites, and found this gem just 5 miles from Driffield, the home of my oldest friend and her family. This is a truly outstanding house that has been so thoughtfully decorated and furnished, it feels just like a home. It is also the most well appointed house we have ever stayed in - we hosted a BBQ for our Driffield friends and there was enough cutlery, crockery, cooking utensils... even cake stands! The kitchen is better equipped than my own! The beds, sofas and even dining chairs are fabulously comfortable. There is enough space for everyone to be together in every room, but also enough different spaces for people to chill on their own or in smaller groups. The garden is stunning! So beautifully kept, lovely flowers and shrubs, and even a play area for our small visitors to play. Garden games and indoor games are provided, a hot tub for lazy afternoons and great social space for BBQs and gatherings. I can honestly say that I would buy this house tomorrow and not want to change a thing! I have never said that about a holiday let before, but it really is THAT special. The owners are SOOO helpful too, I would thoroughly recommend this gorgeous house.

• "Absolutely beautiful house."

  Spacious and well equipped. The owners offer not only a fabulous stay but a brochure of extra treats , we opted for the in house chef and party pamper. Both were amazing. Our pamper lady was very patience and worked her magic on a bunch of stressful working mums. The in house chef Claire was wonderful and the food was delicious, the service first class. Would highly recommend using this service. This was our third year going away and our first time to Routhorpe Hall we certainly felt like we got it 100% right this time. There isn’t anything negative to say but to note you are just off a country road so expect the odd noise of a motorbike whizzing by. But when you’re facing fields and cows it’s very peaceful and tranquil.

  The house was well presented, spacious and clean. The welcome pack was very much appreciated, along with the complimentary toiletries. Carl, the owner, was friendly and extremely quick to respond to any queries. The kitchen was very well equipped with plenty of crockery, pans and glassware also acrylicware for outdoor use. The large garden was well presented and the hot-tub was an added bonus. I would fully recommend this property.

  Perfect from start to finish. Correspondence from the owner was spot on, I even received a courtesy call the day before we checked in to wish us a nice stay. Lovely touch. The house and grounds are just beautiful. Tastefully decorated, clean, brilliant little touches to cater for all your requirements. It has everything you could possibly need for a party, a family stay or friends reunion. Loved the Elemis shower gel after the jacuzzi . My hen do exceeded any of my expectations. It was beyond amazing ! Some of us have not seen each other for 25 years, to sit round the table with champagne and share our most treasured memories was so very special. Yoga in the garden and a top notch girls party till the early hours. This house catered for it all ! We are coming back for our reunion next year. Do not hesitate in booking this beautiful house for any event. Just please look after it and treat it with its deserved respect ! Thankyou so much Carl and team. This house is special ! Xx

• "We had a wonderful Christmas break at Routhorpe House."

  The house was decorated beautifully and we really appreciated the attention to detail. Nothing was too much trouble and Carl was a very friendly and helpful host. We enjoyed relaxing in the hot tub after our trips out and about. The town of Beverley is only a short drive away and well worth a visit as well as the many coastal areas. The kitchen is great with all appliances and equipment. We had no difficulties preparing Christmas dinner for 10! Thank you!

• "Fabulous few days spent at Routhorpe House."

  House was beautiful,there is plenty of parking. The house has everything you need, kitchen/utility facilities excellent with so many utensils cups glasses bowls pans etc. Cleaning products provided, handsoap, dishwasher tablets, bin bags, kitchen towels everything you might need. The cleanliness of the house on arrival was great could not fault this at all, house smelt lovely. Love the fact that there are 4 bathrooms to 5 bedrooms and special touch elemis products in every bathroom. Due to the weather we did not get chance to use the outside areas but there is plenty of outside space. Lots of games/sports equipment available for those drier days. Great location and easy to get to, 40 or so mins from York so great for a day out. Plenty of local pubs nearby, ate at the star inn very friendly staff and beautiful food. So pleased with our stay that we immediately booked for next year! Thank you

• "Absolutely spectacular stay."

  The house was lovely, modern, clean and had a warm family feeling. There were 10 of us with a new born baby, and every one of us including baby felt comfortable and relaxed especially with the jaccuzi. Sandra and Carl ensured requested arrangements were completed such as having our requested curry dinners ready on arrival. Which was delectable! We had a room with a king size bed swapped into a twin. We had massages booked for 8 people, and the massouse was truly amazing and prices were so reasonable!! We could not have asked for anything more! Highly recommend!!

• "Routhorpe House was a beautiful and very well maintained home."

  It had all the amenities we wanted and more. The hot tub was a treat after trips out too. We enjoyed several amazing hampers that were made available to us, including Indian, breakfast, cheese and seafood hampers. The portions were very generous and good quality too. • "We’ve just come back from a wonderful week at Routhorpe house."

  It is the most beautiful and well equipped house we have ever stayed in, and has everything you could possibly need for your holiday. Like previous reviews have stated, the kitchen is amazing and has the facilities/equipment to cook a 3 course meal if you so wish. The house was exceptionally clean and well looked after. A lovely welcome pack was provided, with Prosecco, milk, coffee pods, tea etc, a lovely touch and the Prosecco was a great way to start our week - thank you! I would definitely recommend this house to large families as you have plenty of space, inside and out. Carl was very welcoming and most helpful with any questions about the house/area. • "So much thought has been put into this property, they have thought of everything, you could cook anything from a full 3 course meal to a cake all the equipment is there and more, there's even a cool box for a picnic."

  There are hairdryers plus plenty of fans in each room. The sound proofing is great as although it's on a busy road once inside you would never know as you cannot hear a thing. Communication from Carl was brilliant, we had no problems whilst there but he still got in touch just to update us about the gardener etc and we felt that he would of been on hand had we needed anything. We got intouch with him beforehand regarding certain allergies and he was so obliging and everything had been sorted prior to our arrival. There are plenty of games books dvds should you want them. Plus outside is beautiful with swingball, badminton and croquet. There is so much to do in york and all the surrounding areas and Whitby was a very pleasant surprise. What a stunning beach. We had a great stay, its a beautiful property which we didn't spend enough time in because of all things to do and see. We would not hesitate to return again.

• "We have just come back from Routhorpe House for our fabulous friends 40th birthday celebrations."

  Routhorpe House is beautiful. The location is perfect for Bridlington which we visited whilst we were there. The weather has been perfect too so were able to enjoy the grounds and the hot tub. Carl was really accommodating and always on hand to answer any questions we had with a quick response. We were also left a couple of chilled bottles of prosecco and complimentary tea and coffee which was a nice touch. My only criticism was we could have done with more bin liners as we were a large group but apart from that i could not fault the time we had a Routhorpe House. Will definitely recommend and definitely return.

• "The property was absolutely beautiful and perfect."

  We could not fault it. We had everything we needed and more. We loved that there was plenty of space outside for the kids to play. We used the badminton court. The kids loved the slide and swings. We had an amazing family holiday. We had days out in Bridlington, York and also took the kids to Flamingo Land. The owner was so friendly and really helpful. We did not want our time there to end and we hope to come back again.

• "Routhorpe House sits in a beautiful spot, close enough to the sea and yet quiet enough in the countryside."

  We were 3 generations travelling for a 60th birthday celebration and chose the house due to the reviews, pictures and its proximity to things we love - Flamborough and Bridlington. The house served us well and had all the crockery and glasses you could need. The 2x bottles of prosecco were well received and the useful items of coffee, teabags, sugar and dish washer tablets. The lack of a communal toilet downstairs was a little inconvenient and the garden was not as neat as i had expected - but i know it was early in the season for gardening! (Please don't take this too personal Carl - your home is wonderful but i feel compelled to critique - since our aim was to have a garden party but rain decided otherwise!) The host was accessible to all queries and feedback. We recommend the Georgian Tea Rooms for Afternoon Tea in Bridlington Old Town and the Seabirds in Flamborough for Sunday Dinner. Both very reasonably priced and great quality food. Do we recommend - yes Will we be back - yes.

I'm a little confused in regards to you saying there was lack of a communal toilet on ground floor as there is a bathroom with a toilet, shower and hand wash basin on ground floor. I must explain the garden, the grass is kept short and tidy all year round even in the winter months and was cut in the morning before your arrival . There are areas in the garden that we let purposely grow wild in the borders to attract wildlife as we are in the countryside so its maybe these areas that wasnt as neat as you had expected, these areas are cut back just before coming into the warmer months after certain plants and wild flowers have bloomed and gone and is the advise from our gardener but nether the less these areas wouldn't have stopped you from having a garden party and yes it is still a little early in the year for major gardening works. • "21-28 November 2022 ."

  .an exceptiomally luxurious, peaceful retreat for even the most stressed guests! Booked for a family break (and my 71st birthday!) it was the perfect base to relax, explore and just spend quality time together after a very long and difficult period of national crisis - Covid - lockdowns, overwork, illness and loss. Three family members are emergency front-line workers in desperate need of a break and the opportunity to count our blessings and refocus on the importance of family time... The house was amazing! Spacious, tasteful - offering every comfort and so well-equipped! The hot tub was a very welcome source of relaxation for the younger members who were impervious to the freezing temperatures! They were content to enjoy its warmth to wind down whilst making plans for their future as (newish) parents to adorable baby son, Jaxon. Wishes and dreams forged whilst observing a star-filled sky and sipping mulled wine...bliss! The kitchen was a big hit (with Officer Ben, who rather fancies himself as a chef when not chasing baddies! He is a great cook and makes wonderful cakes...he was mightily impressed by the equipment and layout - especially the snug area, so handy when cooking and entertaining. As for the 'light show' - baby Jaxon was mesmerised by the coloured, flashing lights...Disco Central - their own mundane kitchen 'spots' will seem very dull indeed when they return! Opportunities to visit wonderful York, Bridlington, Driffield and Beverley...all packed into a relatively short time - a week was not long enough! York was the best, as expected. The Shambles, Minster, restaurants...the warmth of the local people, so welcoming and kind. The weather was a little patchy with a number of downpours - but sunshine broke through most days and lifted the whole experience. It must be Heaven in warmer months when the extensive grounds can be fully used and appreciated. We had a couple of lovely dinners at the "The Star Inn" just a couple of miles away in nearby North Dalton...very reasonable prices, wholesome and plentiful food - a log fire and a duck pond! Must be so nice in the summer... Thank you Carl...you made us so welcome, ensuring we were comfortable - and provided a wealth of advice and local info on where to go and how to get there! So all in all, a wonderful visit to a gorgeous house in a beautiful part of the country with something for everyone - restaurants, bars, shopping, history, warm and welcoming people...what's not to love. We thoroughly recommend it to anyone who appreciates and respects a lovely, top quality, well equipped home. We will certainly return when the weather is kinder - with no thermals required!   Especially enjoyed the hot tub. The provision of glasses, crockery etc was exceptional. The supply of towels both quantity and quality was much appreciated. There were eight of us and we were able to make full use of the equipment provided. Carl was very attentive and dealt with all our queries immediately.

• "We had lovely weather when we stayed, it would have been nice if there had been some chairs to sit on outside."

  The benches are not suitable for enjoying the sun. Also a very noisy road outside which is like that all day and most of the night. Apart from that the accommodation was well fitted out and the beds really comfy.

  So sorry you were not totally satisfised with your stay at Routhorpe house. We do work very hard and go the extra mile to try make sure our guests have the best experience during their stay. In regards to the outside chairs I take it you didn’t read the house manual where it states that the chairs are kept in the garage for safe keeping when not in use and that guests are welcome to take them for use in the garden. I would like to comment on the road noise, yes this can be a busy road especially at this time of year as it is the main road to our beautiful coast, when we renovated the property, we replaced the existing windows with new but added two different types of decibel reducing glazing to compensate for this which works very well and can not hear any road noise when in the property with the windows closed and is the first time this has been mentioned. There are fans in each bedroom for the hotter months if guests prefer to sleep with the windows closed. Property Owner

• "An extended family holiday after three years and Routhorpe house was perfect for us!"

  Plenty of space, super clean, great for family dinners. The garden is private and has everything you can hope for. We had amazing day trips to Flamborough head, Filey beach and Scarborough beach. The only suggestion I can give is maybe fans/air con the house for the warmer days of the year.

  Modern and tastefully decorated it had all the facilities my family could have wanted and more. It’s set in a gorgeous location and is easily accessible to a number of places. We visited Driffield, York, Beverley and Scarborough and had a wonderful time. My mother is in a wheelchair and we had children with us. It can be difficult to find somewhere that really works for us all but here definitely did and we hope to return again.

• "Amazing property, facilities and the overall finish and feel of the property is simply the best place I’ve ever stayed in."

  Everything has been considered by the owners, from all the glassware and plates you could ever desire to the hot tub and garden games. The owners go the extra mile to make sure you have a wonderful stay, and all of the 9 other people that stayed there had nothing but good things to say. The only few tiny things that could improve the place would be an addition of a downstairs wc for people to use, rather than using the en-suite or heading upstairs, but in reality it isn’t an issue, just a point that could improve the comfort of guests who can’t walk so well. The other issue is road noise, because it sits just off a roundabout leading to a straight road, so motorbikes and cars really put their foot down and create loud noise, this isn’t noticeable inside as the double glazing is exceptional, but when in the garden it can be quite loud at times. Without doubt I’d recommend this property to family and friends and anyone who asks.

• "Excellent Feb half-term week spent at Routhorpe House."

  The property is exactly as advertised and 9 of us had a brilliant time! We thoroughly enjoyed the hot tub especially in the snow. Spent most of our time in the amazing kitchen cooking, playing games & laughing. Had 4 children in our group aged between 5 and 12, the house had something for each of them and netflix on the TVs was an added bonus! They loved playing outside in the grounds from playing on the swing set to playing hide & seek Hosts were great, nothing was too much trouble with fantastic communication before, during and after our stay Looking forward to booking a return visit in the near future

  Nice conservatory leading out to a big hot tub. Living room bedrooms and showers amazing very new and at a very high specification. WiFi is amazing pretty much perfect sing all in all rooms. Great communication from the owner and felt safe with a remote accessed gate. Would highly recommend this property.

• "Amazing property, it looked amazing on the photos but in real life it was so much better."

  Everything immaculately clean, the kitchen had everything you could ever need to cook. There was 8 of us and we cooked a huge roast dinner with no problems. The Christmas tree and decorations were a great touch and massively appreciated. Communication with the owner was fantastic and was on hand whenever we had a query. Couldn’t recommend the property enough and it was great to see a rental that wasn’t charging extortionate prices just because it was close to Christmas. Wouldn’t hesitate to return we had a great time. Also the hot tub was the best hot tub we have ever seen in a holiday property. Thanks very much

  Lovely views. Comfy beds, plenty of super soft towels. Gorgeous essentials hamper which was a lovely touch. The property owner was very helpful and friendly before during and after our stay.

  We were so impressed with everything. Beautiful hamper on arrival was a fab touch. Routhorpe is the best equipped house we have ever stayed in. Booking was seamless as was check in and out. All bedrooms the same amazing standard and size. Hot tub was a bonus. Kids lovely the play area and adults loved the warm modern feel inside. Could not fault our stay.
