  • "Disappointing."

We have stayed in many Sykes properties and this was not up to Sykes standards. Specifically: 1. Heating had to be controlled manually getting up early to put on. Boiler developed a fault early in our stay and gas engineer called. He turned up very quickly indeed and fixed the problem. Please note that we did call Sykes leaving a message on the emergency number and nobody got back to us, hence our having to call an engineer ourselves. 2. Bare minimum of crockery and cutlery - had to run dishwasher after every meal. 3. One wine glass! We had to go out and purchase our own. 4. No cable to connect DVD to TV so children couldn't watch DVD's. 5. Poor selection of pans and poor quality of of teflon coating worn off. 6. Very small fridge with broken door shelves - not adequate size for a property that sleeps eight. 7. Poor quality of towels and only one each. 8. Inadequate lighting in family bedroom and only one small electric heater. 9. No overhead lighting in lobby by downstairs bathroom and dangerous step down. One of our party had a fall. 10. Advertised as having an enclosed garden but wouldn't be able to use this feature with cars parked as insufficient clearance with doors closed. 11. Shabby decor. 12. There was a poor review in August stating many of these points but nothing has been done to improve matters. In summary, we have stayed in many Sykes properties but have never had such a poor experience. This is well below the standard we expect from Sykes. Especially disappointing was the total lack of response to the boiler problem. We will be pleased to have a reply to this review.

It was lovely and warm in bad weather and clothes dried quickly. Some of the decoration is a little tired and the beautiful fitted kitchen could use some more items such as large saucepans Towels were rather mixed, some good and some inadequate. Overall it was not unreasonable for what we paid. We shall certainly book again, but will take our own pans and towels next time

  • "Unable to park 3 cars on the driveway as advertised and had to park one car on the grassed area."

Garden was full of dog muck - picked up 8 very large piles. (Fully agree this is not owners issue but the holiday maker before) Bins were overflowing with rubbish on arrival-unable to shut. Used sanitary products and food waste were falling from the bins and onto the pavement at the side of the property and open to public. Leg missing from the sofa in the lounge- Informed owners by text along with the issue with bins- was told this would be sorted. Had to put our own rubbish in public waste bins for 2 days before making contact with owners again - they then did collect the bin. However the issue with the sofa was not resolved at all. I resorted in placing a large rock i found in the garden to enable us to use the seating. The gas oven was not at all usable- attempted both compartments of the oven and was not able to alter the temperature of the oven. We were unable to cook any food in the oven- in fact it even struggled to keep the food even warm. Thankfully I had taken my own air fryer to the property and was able to use this and the gas hob to manage for the week. The fridge freezer needs replacing- all door shelves were broken and unable to hold any items-this had been attempted to be fixed with cellotape previously as this was insitu on arrival. I removed all tape and attempted to strengthen the trays with heavy duty tape which enable us to store minimal light items in the shelves. The mattress for the trundle bed in the family room needs replacing- it was awful, we had to use several blankets to pad this out underneath the sheet to enable anyone to be able to sleep on it. The whole property needs some attention due to things being worn/broken. I found this disappointing as the property has so much potential. Its in a stunning location and with some attention could be beautiful. All in all we managed for the period of time we spent there- my biggest concern would be oven- without my air fryer we would have been without means of cooking.

  • "On arrival to the cottage, beautiful cottage inside, externally it could do with painting looks very dirty."

Large spacious kitchen and dining area, big living room. The large settee needs looking at as one of the wheels are broken and was on a slant so not very comfortable as you slid off it when sat on one side. The upstairs double bed space was great with the pullout bed. The toilet up there when flushing was very noisy so that could need looking at. We found an England shirt which was not ours, so we did not touch that. The kitchen area was great, lacked a sweeping brush and a mop so we could clean floors. The two single bedrooms were great Great enclosed garden for the dogs, we used to lock the gates so they could run round with no way of getting out. Overall as a family of 7 and 2 dogs we had a fantastic time. Just needs freshening up with a lick of paint and the odd bits need sorting out. I think the owner could have a file in the kitchen area for guests, explaining where things are and maybe a information pack for visitors. Overall a fantastic stay and we will be returning .

Lots of hot water. Parking area for our 2 cars which was great. A few basic requirements needed - only 2 teaspoons, broken grater, could do with a large kitchen bin and as we were not from the area and a note of what each outside bin is for. The local pub within walking distance and does great meals. All in all we had a great holiday and the kids enjoyed the space.

This cottage was poorly equipped considering it was for 8 with limited cutlery - eg only two teaspoons. Crockery was chipped and cracked. Shower was poor with small thin towels. Overall I would say it was b asic accommodation and lacking in comfort. Although it had the potential to be amazing and we got the feeling that improvements were being made at the property. We had to limit my 92 year old Dad going into the kitchen as a lot of the tiles were smashed giving the feeling of movement under your feet. We have booked through Sykes many times so I know this is not your usual standard of property but we will look around more carefully in future.

The cottage is well laid out and the off road parking is an added bonus. There was everything needed if traveling with a baby/toddler too. No need to lug about travel cot, highchair, stair gates etc as it's all there. There was plenty of space so you didn't feel on top of each other. The older boys thought it was great they had their own staircase to get to their rooms. Our daughter and her toddler had the bedrooms that were up a staircase from the lounge again spacious even with the travel cot up. We had the bedroom that was in ground floor. Prefect as I don't walk very well there is just one step. If we had to find a negative we would say improve the pillows on the beds they are past their best and extremely flat!

upon approaching this property, you are met by a really dirty building badly in need of painting.. there are many problems with this property, particularly in the kitchen cupboards need repairing sink tap turns round when you use it. Inside cupboards were dirty had to wipe them before I could put food we had brought with us.. on the last day, one of the cupboard shelves, collapsed, and all the dishes fell out, hitting my daughter on the foot. It could’ve been quite nasty. Upstairs where the two single bedrooms are no curtain at the window and the toilet you cannot use as it will not flush. You have to really fight with the gate at the side to get in and out with your car. Shower in the downstairs bathroom, leaks water all over the place when you use it. The sitting room furniture is badly in need of replacing torn sofa and very uncomfortable chairs.. this could be a lovely property if some money was spent on it. The kitchen would benefit from a really deep clean.

We can confirm that he kitchen shelving has now been repaired and the toilet has been checked as operational. We would have helped at the tome if we had known. The toilet is a macerator and needs switching on first. The shower has been looked at and the gate has been repaired as has the tap. The sofa has been removed with alternate seating until a replacement can be sourced, there are currently two 3 seaters sofas plus armchair etc. Other remedial work is also being done as of July. We previously stayed there in 2019, and had no issues. After booking I contacted customer services to see if the issues raised in the reviews had been addressed. I was told Sykes were aware and were making contact with the owner to resolve it. However the only thing I can see resolved was the grass was cut. Overall the cottage is tired and “grubby” and we had the following problems; Outside light does not work Kitchen tap very loose and swings around making it difficult to use. Bathroom taps loose Upstairs toilet ( adjacent to single rooms) does not flush at all Kitchen cupboards loose DVD player does not work - I realise these aren’t used much nowadays so just remove it rather than list it under amenities BBQ full of cigarette ends Ripped sofa cushion Lightbulbs need replacing Had to clean crockery / baking trays before use I would have hoped that since these problems were raised last year that the would have been sorted. I have stayed in 3 ✔️ rated Sykes properties before which were still of a decent standard. If you have booked this property I would request alternative accommodation. It is in a great location but the lack of maintenance is really letting it down.

  • "2nd time staying, and same things that were reported as broken last year (except the boiler) are still broken, however this time the dishwasher stopped after second use, the upstairs toilet does not flush and is blocked."

Also the gas oven goes out randomly leaving the kitchen to fill with gas, I'm surprised by this as most modern ovens feature safety valves to turn off the gas if the flame goes out! Messages were sent re above, but once again, no replies. So apart from all the sofas being broken, a toilet that won't flush or drain, fridge door shelves that are broken, a gas oven that wants to gas the occupants, toilet door downstairs that sticks as the flooring is uneven, an electric shower that has more water running out of the bottom of the case than the outlet pipe, a garden that has broken fence panels (behind garage) that small dogs will pass through with ease, and a double bed upstairs that the under mattress slats are either missing or broken, then it was OK? Someone needs to spend some time fixing these long reported issues that are constantly being flagged up in reviews by other guests. Maybe also find out why the owners NEVER rely? Not sure we will use Sykes again, which is sad because we have had several good times at other cottages.

We would like to reassure guests that no further booking went in until a gas engineer had attended to check the hob. The sofa is being removed with alternate seating until it can be replaced. The fridge shelves have been replaced with new parts on order. The shower has been repaired and the fence will be checked. Further remedial work is being carried out as of July. Property Owner

Also, some areas had certainly not been checked before we arrived as there was pasta in the bottom of the dishwasher, a tray of hash browns in the oven and a large piece of card packaging stuck to one of the shelves in the fridge which I had to soak to remove. The owner’s manual states we ‘must’ get in touch with any issues within the first 24 hours, so I made numerous calls to both mobile numbers listed, one of which rang briefly before cutting off and the other which rang constantly with no reply and no option to leave a voicemail. The next day we rang Sykes who were very helpful and attempted to call the owners on our behalf and had the same response – they couldn’t be contacted over the next two days and they starting to make arrangements to look into alternative properties for us. On the third day the owner turned up and asserted that the information we need can all be found in the manual, so I hand it to her for her to let us know some pages were missing. She then proceeded to school us on the thermostat which she couldn’t get working, before she then figured out how to get the boiler working on the control panel and that “the cleaner must have turned it off” and that the batteries in the thermostat were nearly dead. Explaining that we had two very cold night and my husband has terminal cancer and a very weekend immune system, she proclaimed that it “wasn’t that cold” and that she had dialysis before slamming the door behind her. Beyond this the cottage was not in a good condition. The garden was clearly not maintained on a weekly basis per the description; we even found dog poo covered in white mould. Upon opening the fridge after stocking it, milk fell out of the door as it was then apparent the shelf was broken, and it spilled everywhere. Floor tiles were broken both inside and out and my husband kept tripping on them. Bedding was not changed after a week and nor was it ironed. The welcome pack a few teabags and cheap pack chocolate rolls which we left for the next person as it wasn’t worth using. Apart from the location the property good but I certainly wouldn’t stay there again.

  • "Well Sykes we feel very let down by you this time!"

We have always been satisfied in the main by the standards of service but this booking was extremely disappointing. I had called a few weeks before the holiday to check that points raised in previous reviews would be dealt with before I paid the balance. I was assured that the owner would be asked to rectify the issues but sadly they had not been rectified and it got worse!! On the first evening after emptying the bath, the water flooded the ground floor hallway, coming through a light switch. The owners came and helped up mop up and said they could come back the next day to try to resolve the issue but that night we were unable to operate several lights downstairs for fear of electrocution. We were also unable to use either bath. Added to that were soaking walls which were the same for most of the stay. The owner advised us to seek compensation from Sykes which we intend to do and asked if there was anything else they could do without offering anything. We felt the least they could do was to offer us money for a meal out the next day as our evening meal had been ruined! Sadly in addition there were many other things wrong with the property, some already mentioned in previous reviews. The shower curtain was fitted too far into the shower this making it difficult to move comfortably in the cubicle without wet curtain on your body, the shower curtain stank... I washed it. It was also too short which meant water escaping. This added to the fact that the shower tray leaked despite the owner putting more silicone on when he came to repair the bath meant for an unpleasant showering experience. The leaking shower has caused the door to swell making it difficult to open and close. It was dangerous, especially for a small child or frail person. Again we raised this with the owner who had ample time to rectify this whilst we were out all day on the Sunday, which they knew we planned to do but to no avail! There were also no shelves or hooks to hang anything in the shower or in the bathrooms generally. There were very few rails to dry towels so these we hung on the backs of dining chairs. The kitchen tap is too low to put the kettle comfortably under to fill up therefore this has caused the tap to become loose. It only needs an alternative design kettle to remedy this once the tap has been repaired. There was poor lighting at all doors, and as there are two steps at the front door and very uneven ground in the back garden it was very hazardous returning home in the dark. The back gate was difficult to open and close and even more so with no lighting! The freezer door is hanging off making it difficult to open, the kitchen cupboard doors are shabby, one of the sofas and one bed very uncomfortable. The double beds have been fitted with mattress toppers now so they were okay. There was plenty of hot water which was necessary as showering was so disastrous! The stairs to the family room were dangerous in our opinion especially as the landing light was unreliable. If you remain interested in visiting this property then we highly recommend the RSPB at Bempton Cliffs, Sewerby Hall (amazing value for money!) for a fabulous day out, and the village pub for friendly hosts. We were a little disappointed with The Ship Inn at Sewerby although the pies were good. Sadly Sykes we will be seeking an alternative company when we next book our cottage holiday, you need to buck your ideas up.... You have a lot of competition.......

Behind the bedside tables and under the chairs and settees. Luckily the weather was good, as we could not get out quick enough each day.

    would still book again. Graham

The hoover at cottage was very poor. When you are somewhere with children and a dog a hoover is needed when staying for a week. Especially when the grass is not collected when cut and left on the lawn so the kids and dog kept bringing it in the house. Cottage was clean and had a few treats left for us. Very dog friendly. Kids enjoyed the games toys and dvds. Great wifi. If going with kids I would take a black out travel blind otherwise would be very bright early in mornings. We would never book with Sykes again after our experience. We were meant to go in May 2020 but due to lockdown we couldn’t go. We couldn’t get a refund from them so had to move the date and it had to be the same cottage!!. due to our Daughter starting school we then could only go in school holidays which costs us an extra £350. We understand school holidays are more expensive but we wouldn’t have chosen to go then but had to other choice because other wise we would have lost the whole amount originally paid.

This charming dwelling is well-suited to families or groups of friends looking to tour a beautiful part of the country, with slate flooring throughout the ground level and bags of character coming through the walls.

The kitchen is fully equipped with a lovely breakfast table at which to enjoy your first coffee of the day, while the more formal dining room next door boasts a light and sunny feel.

Throw open the French doors to the garden and allow a cool, Yorkshire breeze drift through on a warm summers day as you tuck into a delicious feast.

Spend your evenings unwinding in the sitting room, which features dual-aspect windows letting the natural light in and a beamed ceiling adding character to the space.

Tune into the TV, which has Freeview, or simply catch up on your adventures from the day as the woodburner crackles away within the inglenook fireplace.

Lastly, the ground floor offers a double bedroom for those less able on their feet and there is also a shower room, ideal for coming in from a long walk and washing away the mud.

If you fancy some time away from the group, climb the staircase from the lounge to the family suite and find a quiet corner to read a book.

This room comes with an en-suite and has a pull-out day bed ideal for those travelling with kids, followed by a double bed and a curtain to divide the two if you wish for some privacy.

A second staircase from the ground floor leads up to the two single bedrooms and the family bathroom, where you can soak away your troubles after a day at the beach.

Doorstep walks will lead you to the RSBP Nature Reserve, where you can experience that edge of the world feeling atop towering cliffs and glimpse a plethora of seabirds and other wildlife.

The local pub is almost next door to the cottage and the well-stocked village shop is just a little further, allowing you to pick up any last minute essentials.

There are plenty more walks in the area, with fantastic opportunities to be outdoors in the North York Moors National Park.

A day out at the seaside can be had at either Bridlington or Filey close by and you also have Scarborough within easy reach, dominated by its castle.

A splendid choice for a holiday.
