  • "Very disappointed with our stay in this cottage."

The space has a lot of potential but it seems like the owners just can't be bothered, perhaps because the property is for sale. When we arrived the heating was on full blast and turned up to 27 upstairs so it was like a sauna. Even with the windows open to try to cool the place down - in November! - it was still so sweltering we all struggled to get to sleep. It took us three days to find where the information book had been hidden in an obscure draw so we weren't able to find the wifi password. The takeaway menus available were all out of date, half of the restaurants had since shut down! There was a hole in one of the bedsheets. Throughout the house were cobwebs and a huge number of spiders. I understand that spiders do make their way into the house but it was clear no proper cleaning had been done as there were webs everywhere. We didn't find the oven gloves until our last day so had to resort to using the single tea towel that was provided. Only two toilet rolls were provided and there was no kitchen roll.

  • "A large, comfortable property in a good location."

Whitby is about 10 mins in the car. The Stables restaurant was a great place to eat and very dog friendly! Local shop 5 min walk. Broken thermostat on shower was fixed promptly. Only downside was the heating. It was far too complicated with half a dozen different thermos which didn’t seem to provide the heat when and where we wanted it. The radiators in 3 of the bedrooms do not heat up properly and although they sent someone to look at it, it wasn’t fixed. Nonetheless it was a great property and I would stay here again.

  • "Property looked lovely in the listing, but not so good in reality."

Place needed a good clean - walls and woodwork dirty especially the stair banisters posts, kitchen area, entrance areas. Cobwebs everywhere (on doors, walls, lights, ceilings, cupboards etc), things were not moved when vacuuming done so under tables, chairs and especially bedside tables were dirty (thick with hair and dust under tables around beds and even bits if bread/food). Main shower tiles were brown and needed a good scrub. We don't think any of the tiled floors get mopped regularly as there was tea stains in the lounge, food stuck to the floor in the kitchen and dining room etc. Place mats on dining table were dirty with previous meals etc etc Boiler was not working properly when we arrived as it had lost pressure and needed the system topping up - and is loosing pressure somewhere). Water in showers never really got hot especially downstairs shower and never if more than 3 showered (hot water in tank used up we suspect!). Kitchen was well equipped but lacked work surface so preparing a meal for 6 was difficult in the space around the hob and most oven things had to be put through dishwasher before use. Only one tea-towel supplied (take your own!). In past cottages we have always found some left behind salt /pepper, cooking oil etc, foil etc - nothing at all here (take everything you think you would need and don't expect a welcome pack!!!) Toilet in main bathroom not fixed to wall properly and loose and had been for sometime and the sink leaked. Garden gate broken and did not close securely - check before you let your dogs out and the lights in the garden broken and slabs very slippery. Generally the property needed deep cleaning, maintaining and checking by the owners more frequently. It is certainly not 5* as advertised we would give it 3 at most. And as others say, the neighbour does play music/TV at all times and bangs on the walls especially in the night. The pub in the village is permanently closed and the hotel only open to non-residents if space allows! Sleights and the area are lovely and the property has real potential, and should have been lovely, just didn't live up to it.

The water and heating are on 24/7, the water tank is large and there should be no issue with availability. There is a card with contact details to report any issues so that they can be resolved.. We have had instances where guests have turned the water temperature down during their stay, I will get maintenance to check the water temperature setting. The Plough Inn at the top of the village reopened recently and open 12pm-10pm sun-mon and 12pm-12am fri-sat. The salmons leap is at the bottom of the village and opens to the public. I would advise booking ahead for food. The stables a few minutes drive up the hill does not require booking ahead.I will ask the cleaning team to read your review also. Property Owner

  • "We had a lovely 5 nights at Dale View."

The house is very well equipped, stylishly decorated and very spacious, especially as we were just two couples. We enjoyed the wood burning stove (when we eventually remembered to buy firelighters, kindling and matches!). The house is well situated, with Whitby and other coastal towns and villages a short drive away. There was plenty private parking and the house was within walking distance to the station (easy on the way there but be prepared for an uphill trek on the way back). We wanted a quiet relaxing getaway and Dale View didn’t disappoint.

  • "Having returned from our Christmas break at Dale View I wanted to express my disappointment."

The main part being the next door neighbour. As soon as we had stepped foot into the property she made it known that she was going to let us know she was there. From playing loud music, kicking the door and knocking on the walls at any slight noise made from a family, even a slight cry from my 11 Month Old grandson. This is not a property that is family friendly. We were any normal family enjoying our stay. From the first night it was impossible to sleep in the first bedroom to the left of the landing. My granddaughter was woken by her from all hours. This bedroom then not been in use for the rest of the stay. This is not fair when we have paid for a 4 bedroom house. Having looked at previous reviews it quite clearly shows this is a recurring problem and should be sorted by the owner. Our stay was a Christmas present for my family and feel a big downer was put on our time there. We did try and speak with the neighbour but they failed to answer the door. We didn't feel contacting the owner at the time would solve the neighbours actions. You will only solve this by sorting out sound proofing in the property. We feel strongly that this needs to be portrayed to the property owner. We have video evidence of the noise from the neighbour and would be happy to provide this. I'm not one to complain but feel this is needed and compensation should be offered. I have 2 grandchildren that should have come away with happy memories not memories of been scared of the knocking and not been able to settle to sleep. I would really appreciate your reply and comment from the owner. Thank you Dawn

We have lots of families, including our own, stop at Dale View who have left great feedback on the property, mainly in the handwritten guest book. The property is a semi-detached properties and is advertised as such. So it is important when booking that guests consider if this is an appropriate property for them and their noise levels. • "We felt that the property was a little unloved/tired, the paintwork on some of the walls needed to be cleaned or re-painted and the skirting boards needed cleaning."

Allowing dogs to stay in the property was great, the garden needs to be tidied before the next tenants arrive. There was a dirty paddling pool on the patio and beach toys dotted around the garden. The paved areas should have been swept as any debris ended up in the house - brought in on our dogs paws. Unfortunately there was no provision to sweep or vacuum the floors, there was one broom but no dustpan and brush which made any cleaning almost impossible. I had to try to sweep the debris onto a piece of cardboard with the broom - not ideal.

  • "We arrived to find the drive being weed killer treated."

He advised to not let the dogs walk on the drive or the pebble areas in the garden for 3 hours. The bannister rail to upstairs was not fixed to the wall correctly and loose. It had been previously advised in the guest book. The stair hand rail and posts were filthy. We thought it was just the undercoat paint but on cleaning it was just ingrained dirt. We can send photos if required. The house was well kitted out with every utensil/equipment provided. The rear garden was secure but was generally scruffy. We did pull the weeds out of the gravel in the back garden to make sure there would be no harm to our pooches. Previous mentions have been made about the next door neighbour. She did have her TV on loud at various times of the day including the early hours. It also appeared there was some banging on the walls. If you sleep in the rooms away from the adjoining wall you don't hear anything. Care should also be taken driving off the property as vision is impeded by hedgerow and the speed of cars driving up and down. Its not a busy road only at peak commuter times. The cottage is conveniently located to Whitby and the coast. We didn't use the only pub in the village as it didn't seem to open much. We did use the Riverside cafe both in Sleights and Ruswarp both being dog friendly. A welcome pack was gratefully received, drank and eaten. Overall we were happy with our stay and would have given 5 stars if there weren't the minor niggles.

My gardener contacted me regarding the weedkiller, he had mis-timed the application and will do this earlier in future. He has struggled with the wet weather this summer as it needs to be dry to apply the weedkiller and was worried about the presentation of the garden for guests. Please be assured the product he uses is pet safe once dry. An admin error led to the job to fix the stair rail being missed, additional cleaning was requested at the same time, I will check this was not lost also. Property Owner

  • "Lovely property in a nice area."

Well appointed and comfortable. Starting to feel a little bit tired and could do with a major spring cleaning - eg cupboard doors. The bannister rail still needs fixing at the top - it pulls out of the wall at the top - not good for those needing support. The woman next door made her presence felt within half an hour of arrival hammering on the wall. This made us very conscious of every little noise we made. She even banged in the night when my son snored. For this reason we wouldn’t recommend for families with children.

Thanks for the feedback, I will get some additional cleaning organised and will get the handrail looked at, it was solid when we last visited so must have come loose. Property Owner

However can I suggest repairing lock on bathroom door ? Very inconvenient when there are 8 people in a property. Also dog mess in garden and we requested via Sykes to have 2 of the bedrooms made up as twins and this didn’t happen. I notice these issues had been mentioned in a previous review. However this didn’t detract from us enjoying the property and our stay and would highly recommend.

Thanks for taking the time to post a review. I have some additional locks ready to fit when we go up this weekend and I have boxes and spare bedding for underneath the beds in the event they are incorrectly configured and I have also spoken to Sykes and housekeeping to look at how we can improve communications on the bed front but it does continue to be a problem area. I am glad you enjoyed your stay and thus did not detract from your stay. Property Owner

  • "Lovely house in a good location."

The house has been renovated to a high standard. Plenty of space for a larger group in the house, and ample parking. Lots of crockery and cutlery available, more than enough for 8 people. Lots of equipment available in the kitchen. Some baking trays were greasy from previous guests and needed to be re-washed. Unfortunately one of the superking beds had been made into twin beds (not requested by us) which impacted on our sleeping arrangements. No working locks on bathroom doors, not ideal in a mixed family group. Adjoining neighbour had tv very loud at night, and radio loud in a morning. But banged on the wall and shouted at us to ‘shut up’ when 2 people were talking (at a normal volume) in one of the bedrooms. Feel sorry for the owners as previous reviews have also mentioned this, and there is not much they can do, but it did impact our stay as we felt we couldn’t speak in the house. However- we would consider staying again if we were in the area as the house was lovely.

Thanks for such a comprehensive review and we are glad you enjoyed your stay. Apologies for the bed configuration, we have just identified some miscommunication between sykes and housekeeping regarding the bed configuration and we are hoping that this addresses the problem moving forward and when I visit in April I am also going to look at making alternate bedding available to guests if there is an error - so there is the option to rectify this themselves as well as the option to call housekeeping as this problem seems to occur too often. We stay regularly at the property and we rarely hear a peep from the neighbour but every so often she becomes "disgruntled" and makes this known by the occasional knock on the wall. We have taken steps to monitor the noise and add sound insulation and to remind guests not to leave dogs unattended to bark and we are confident that our guests are being respectful. I am also going to get some additional locks for the bathroom doors, they were working when we were last there but they do seem to require occasional adjustment. Property Owner

The neighbour is attached to the property and played her tv till the early hours of the morning, the volume was loud enough for us to hear every word. When I spoke to Skye’s about the noise I was advised to speak to the neighbour as the owner knew nothing about any noise problems. I spoke to the neighbour who confirmed she has been complaining for the last 2 years about the noise from our house, doors slamming, talking can be heard. The owner was aware of the problems. The noise for the first 3 nights from her TV meant I slept very badly, after speaking to her we tried to compromise but this meant us having to be very quiet in the house, I don’t think this made for a relaxing holiday. I will not be booking this house again and would certainly not recommend any friends renting the property. The owner needs to sort out the problem!

I am sorry to hear that the enjoyment of your holiday was affected, the house is a semi-detached and so there is the possibility of noise between the properties. We are aware that our neighbour is sensitive to noise and we added sound insulation to the adjoining walls to reduce sound transfer from our property into hers. Prior to this we had a couple of complaints regarding noise but since this (over a year ago) we have not received any complaints from guests or from our neighbour. So please be assured we have not knowingly withheld any issues from you. We will have a chat to our neighbour when we next visit the property. Property Owner
