  • "The property was absolutely brilliant."

In a beautiful spot, and the host Richard was excellent. We would not use Sykes again though. We initially booked 14 nights, and decided a few days before the booking that we would like to add an extra night as we could see that the cottage was available, making 15 nights in total. Sykes were not helpful at all and wanted to charge an astronomical amount for booking an extra night (including a £30 amendment cost). This was not negotiable at all and not at all helpful.

  • "The cottage is in a lovely secluded setting with deer, rabbits and other wildlife seen within the grounds whilst we were there."

It is located at the end of a very long drive and so I wouldn’t recommend it, if you don’t have your own transport. The cottage is in close driving distance of Bridlington, the lighthouse and other amenities. It was lovely and quiet as we were the only family on site at the time. The enclosed courtyard was great for the dogs as we didn’t have to worry about them escaping. The cottage had everything we needed. It is clean and modern and is stocked with soap, dishwasher tablets etc . There are two bathrooms one with bath and one with shower. Only minor issues were that there is no lock on the door of the bathroom with the shower and taller members of our group found the bed too short as they had footboards but other than that we enjoyed our holiday very much and would return and recommend to friends.

  • "We really enjoyed our stay here, lovely walks from the door step and the grounds amazing."

Our main concern was that the showers extractor was not powerful enough, the walls after 3 of us had showered were very wet . But it's a great place to stay and we will be booking again next year .

  • "Thank you for a lovely peaceful stay in fabulous, quiet and beautiful surroundings."

Overall we were very happy with Highcliffe cottage and Richard our host. Bedrooms were well appointed and comfortable. All linen and towels were clean. Kitchen was very well equipped. Richard was very happy to communicate and accommodate our needs on the same day of request. Plenty of parking space for our cars, as we travelled as 3 couples in separate vehicles. If I needed to be a little picky, I would suggest putting a warning about the step from kitchen to living room in the cottage description and maybe adding a non slip mat to shower and/or bath. Thank you again.

  • "We stayed at High Cliff Manor cottage for a week in mid June."

My 80 something parents stayed with us and the bungalow was well suited to their needs. The beds were comfortable, we all slept well. My parents would have liked a booklet/guide to the cottage (how things work eg shower/hot water etc.) and for local recommendations, but that is a minor note. A couple of small issues were dealt with quickly and without any fuss. The grounds are beautiful and peaceful, seeing deer and barn owls from the living room were daily highlights. We would be very happy to stay at the cottage again, we all had a great time. Many thanks

  • "Lovely location and the cottage is fine."

We found a general lack of attention to detail and maintenance issues were our main bug bear. There is no welcome booklet so no instructions for operating the tv, cooker and hob. The shower needs replacing as it is intermittently hot and cold if put on a setting above low. The courtyard needed weeding and we witnessed rats running around which meant we could not allow our dog free access. There was no internet connection. The fire alarm is temperamental and this seems to be a known problem. All in we think Richard, the manager, is doing his best as this place could be a little gem with a bit more tlc.

Hi Angela Thank you for your feedback it is gratefully received. We always provide a contact number and do wish you would have called during your stay as we could have told you all the instructions are in the kitchen, although they're standard appliances and work the same as any others. We would have had Richard pop up and show you anything you were stuck with. It does appear that a fault has developed with the internet, thanks for pointing that out, we are now awaiting a BT engineer attending. We are surrounded by hundreds of acres of open farmland so it is not inconceivably that rats will move about. When you called to say you'd seen two in out courtyard, as you know we had a pest chap attend the very same day and put bait boxes down. We are glad you brought this to our attention and we have increased pest control around the grounds. As a fully renovated property which was completed less than12 months ago with all new appliances and fixtures, we are not sure what is meant by maintenance issues, the property is very well presented. We act immediately on faults or issues. Thanks for the feedback on the shower, which is less thank 12 months old, we wish we had been informed during your stay we would have called our plumber out to look at it for you. Following your feedback, we have checked it , it appears to be working just fine and we have spoken to the guests who left yesterday, they had no issues. This one seems to be a mystery unless there is an intermittent fault. We shall continue to monitor and check it. The fire alarm is not temperamental, it is certainly not a known problem, we have no idea where that notion came from. There was one false alarm, which was attended by Richard within minutes to reset the alarm, following him checking you were OK and there was no fire. False alarms are rare but can occur. We take fire safety seriously and if there was an issue with our system we would act immediately. The day after the false alarm Richard spoke with your husband onsite and informed him, that we had called the alarm company out, who attended the same day to check the system to ensure there were no faults or issues. Ours is a fully monitored L1 maximum life protection automated fire alarm systems are the most comprehensive and feature multiple detectors in all parts of the building that a fire could start, including larger cupboards, roof spaces and voids. Please accept our apologies for any inconveniences that may have been caused. We do hope you had a wonderful stay and enjoyed the local area. Property Owner

  • "Loved the property and location!"

!! The open plan living area was great as it meant that everyone could socialise even when cooking in the kitchen. The beds were comfy (which is unusual!) and it was very clean. The location is great for walking to either North or South Landing and the town. It is also quite central if you want to drive to Brid or Filey. It’s a very quiet location with extensive grounds. Lots of wildlife etc. The only small issues we had was the water pressure is very low and this affected the shower and hot water taps , there is also only one shower which meant a bit of a queue on a morning. The WiFi isn’t great especially when guests arrived at the big house. It didn’t ruin our stay and we would definitely visit again.

  • "An amazing cottage."

Everything provided that you could possibly need. Comfortable beds and pillows, and I'm hard to please! A fabulous location with easy access to a nature reserve, a lovely courtyard which would be super in summer, we were here over Christmas. Richard could not have been more helpful whenever we had a query. Had a lovely Christmas tree in the lounge.
