"Absolutely disgusting, I had to spend my first day there cleaning up and washing everything in the kitchen, it was not good at all."
The first day there was my wife's birthday and we had planned a day out for her and we ended up cleaning and washing the kitchen down it was manky and grimy, disgusting.
It we with the rest of the house it was disgusting and not as advertised and I will be complaining about it, I want at least 1 days refunding for cleaning that shithole up.
I'm totally outraged and my wife upset after missing most of her birthday, after travelling 3 hours across country.
Not to mention the bloody nightmare of picking slugs up each night, this Absolutely not good.
I will be finding out who I take this to and I will be forwarding all my pictures to them and ve suing.

"Just got back after a lovely short stay in Florence cottage."
The cottage met our needs in every way.
It is conveniently situated to enjoy some lovely walks and to visit many places by bus if you don’t fancy taking the car.
Bus stop to Whitby and many other places is 2 minutes walk away and a lovely way to see the countryside.
Thanks to the owners for providing us with a lovely clean cottage.
Absolutely no complaints.

"The cottage was incredibly dirty."
When I sent photos to Sykes holidays, I had absolutely no response and still haven't had a response from them. The level of cleanliness was not acceptable and I've never had this in a holiday cottage before.
There was nothing on the listing to say dogs couldn't go upstairs. My dog was extremely distressed by this. Had this been listed, I wouldn't have booked this particular property.
The carpet on the stairs is badly fitted and I fell going up the stairs due to the baggy carpet. It's a good job I wasn't going downstairs at the time.

"The cottage is in dire need of maintenance on the outside."
Looked really tatty and nothing like the picture on the website. Outside at the back needs tidying up. The traffic that comes from the campsite needs sorting with almost every driver speeding. It bordered on dangerous. Inside wasn’t too bad. Could do with a.bigger tv. We coped with the steep narrow stairs but only just. The top floor was lovely. Our grandson loved the snug.

"Lovely cottage in lovely part of country, clean and comfortable."
Lack of attention in detail to cleanliness, i.e not dusted everywhere, radiator at dining table splashed, blind in kitchen dirty, but nothing major. Stairs are dangerously steep and narrow. Wi-fi VERY child friendly before 9pm. Betting/gambling sites not available on WiFi till then. Car park very tight esp if bay 5 is pre occupied. But apart from all that, would consider returning.

Straight out of the front door, onto the lane and away you go. Turn the other way and no more than 2 minutes away is St Hilda's Old School Tea Room, excellent food and lovely, helpful people
First floor bed too hard for one of us and very steep, narrow stairs. Just took the edge off what would have been a lovely holiday.

"Loved our stay here."
Small terraced house on a country lane. There is a lot of farm traffic up and down which was tricky upon arrival as we had to move the car as soon as we'd got out and the boot up to very quickly unload our heaviest case and the dog - as a farm vehicle immediately appeared behind us! There is a parking space (no. 4) 1min walk away at the Tea Rooms in the car park for the duration of your stay. House has a fenced in front area with gate, the back door is straight onto a back-alley ginnel of terraces (if nipping out for a night time wee with the dog, put them on a lead as there's no back garden private area). There's a utility room in the front garden area in a built on extension - didn't use this and had no idea where the key for access to this was anyway. Front room is a small terrace house front room with a 3 seater sofa and 2 chairs in the window with coffee table. I did put our own furniture throw over the sofa to protect furnishings from dog hair. The advertisement stated OPEN FIRE which it's not, I did want to make fires at night and wasted time and money bringing logs etc with us. The fire is an electric fire which looks like a burner. The house had the heating pre-set and was comfortable and warm. TV in front room is on the smaller side and doesn't go very loud. Has NETFLIX. WiFi code is provided on the fireplace for use - the signal is very intermittent and overall slow and poor. EE 4/5G signal is poor in this area also. Galley kitchen with a small 4 seater table and chairs. Kitchen is very well equipped with most stuff you need. The "sharp" knives need sharpening (bread knife doesn't cut crusty bread). There were lots of things you'll need (salt, vinegar, lots of types of glasses for wine and drinks, plenty of stuff for baking and cooking too). A pint of milk and a packet of biscuits were left for us on arrival. There's teabags, coffee sachets, sugar provided. There's dog bowls, treats, poo bags and bin bags all provided. Cleaning products also. There's a narrow very steep staircase with a baby gate at the bottom, also a shoe-rack and coat-rack (emergency torch on the hook by the door). Rug (maybe?) smells a bit damp upon front door entry but it's not dirty, just remnants of wet boots and wet dog from a wet winter I guess, it's not offensive - just a damp smell. The house is kept very clean, in good upkeep and is very nicely finished and does not smell, just to clarify. Carpets are upstairs and light in colour but are very clean and have no doggy smell or anything. Others had commented about dog hairs on furniture - nope, it was all very clean. First bedroom is a double. Be aware there is a streetlamp right outside the house and the blinds and curtains are light in colour - if you are a light sleeper it may bother you - didn't us. Heavy farm vehicle traffic starts from around 6am passing by. Bed is very comfortable. Everything is clean and fresh. Bathroom is freshly painted and clean. Bath. Overhead shower. Sink. Toilet. Plenty of room and well equipped with loo rolls. Clean fresh towels provided. Hot water with no issues. A note for the owner: The shower glass needs sealant at the bottom as even when it's inline with the bath edge, there's a small river trail that runs off and across the floor from escaped water. We mopped up, no damage done but it will cause damage over time if left without this minor fix. Up a twisty narrow staircase again is a small lounge area with a bedroom off the side, equipped with 2x single beds. Our teenager really appreciated this private space and thoroughly enjoyed being able to be separate or together with us. Would be great for families with older kids who will enjoy the privacy. Note: it's a very tight, steep staircase with a rope to steady yourself on the way up. Location: Hinderwell is an amazing location. Easy 3mile walk, top of the road and turn right down into Runswick Bay (best beach by far). About 2 miles turn left into Staithes. Go straight up the road into Port Musgrove, again about 2 miles cliff walk. There's a Co-Op about 1 mile away in Staithes. Village chippy is awful - don't waste your time. Takes forever and they are really not nice at all. Very expensive. Two pubs, The Badger Hounds is brilliant, lovely food and good beer, friendly staff. Dog friendly. £14 2x pints. Food about £15 each. There's another pub just further on down the road from the Badger Hounds too (didn't go in there though). On the way to Port Musgrove there's a small very expensive Michelin Restaurant called No. 20. Lovely local food and amazing service. About £100 per person for a meal. LAST WORDS: The cottage is brilliant, great location, very well equipped, well looked after and very clean and tidy, compact and great for teens to have separate time from adults. Dog friendly and yet so clean. Friendly neighbours and farmers always give a wave. We loved staying here and loved Runswick Bay walks with the dog fossil hunting all day. We wanted to stay here again in May school holidays but it's fully booked so will look elsewhere for then, but this cottage is bookmarked in our Sykes listings for future breaks to the Fossil Coast soon. Thank you for making our stay such an enjoyable one.

"My family & I (my husband, two sons, two large dogs & myself) arrived at the cottage quite late in the evening, this was not a problem as they keys were easily accessible in a key safe."
Once inside we immediately felt comfortable & 'at home' it was like staying with an aunt for the weekend, the heating was timed to be on for us, down stairs was exactly what we'd hoped for in a dog friendly, traditional cottage (though still very clean & smelling nice.) Everything you could need was there ready to use, we were even treated to some of our favourite biscuits for a coffee on arrival, a fresh bottle of milk was in the fridge for us too (thankyou-we'd had a long journey & very much appreciated this!)
My boys went upstairs & quickly found their bedroom in the attic, they were so comfortable in their bedroom & loved their own little 'living room' just outside their bedroom, they felt quite grown up as it was like a grown up bedsit for them!
The bathroom was spacious & warm, my youngest son & I both really enjoyed taking advantage of the deep bath as we have only a shower in our own home.
The master bedroom was so comfortable & clean, there was plenty of room in there & should we have needed a travel cot in there it would have still been very comfortable. The window overlooked the little track to the cottage & was full of English country charm.
My family & I all agreed that we can't wait to visit again & wouldn't consider staying anywhere else as Florence is so perfectly suited to outer family ❤️

"When we arrived at Florence cottage, we were looking for a relaxing, peaceful break and that’s exactly what we got."
The cottage is warm, cosy and the welcome pack much appreciated. It’s extremely well equipped, especially the kitchen. I could have made a cake! Thought the slow cooker was a great idea, coming back to chilli after a long dog walk - perfect. Situated in a lovely quiet position in the village and close to many walking routes, ideal. There are so many beautiful places to explore, close by.
We had a problem during our stay - no hot water. I phoned Sykes cottages to report the fault and the cottage owner rang me, within 10 minutes. A heating engineer was arranged and promptly rectified the fault- brilliant service- thank you. We would both recommend this cottage/owner,to anyone looking for a value for money, clean, comfortable, holiday accommodation. Hoping to return again in the future.

). We found it an ideal getaway from the Christmas stresses and we made full use of the local pubs to enter in to the festive spirit! Loved hearing and seeing the farmer and dogs come past each day on the quad.

Cottage was close enough to walk to local beaches .The owners went above and beyond the extra mile to make our stay a happy one .We will definitely book again for this cottage

stairs a bit steep and narrow for anyone with walking difficulties
bus stop just up the road , which we used, car parking space provided is a bonus, good wallks available with the dog, to the rear can get to staithes through the woods, and then crossing the road you can get to the cleveland way and the coast, did that in 11 minutes, discovered port mulgrave on that walk , now that was different."
used the ellerby inn a couple of miles up the road a number of times , it was dog friendly and the food was great.
all in all , a great spot and a great holiday, would recomend

"We had a wonderful holiday at Florence Cottage in Hinderwell."
The cottage was perfect, very comfortable, with lovely character and charm.
The location was brilliant between the beautiful villages of Staithes and Runswick Bay.
Busier towns like Whitby, Scarborough and Guisborough are not too far away either for family days out.
Its the perfect place to be.
We really didnt want to leave.
The Old School Tea Room at the end of the lane is definitely worth a visit.

"Had a lovely stay at Florence Cottage."
Very quiet and peaceful. Lovely walks round the area. Which Bella & Maddie enjoyed. The cottage had everything you needed. Didn't require the 3rd floor but very well set up if you had children, they have their own space. All in all a very enjoyable weekend to recharge the batteries. Will definitely try and visit again.

The cottage was generally clean but could have done with a more thorough dust and wipe down in the nooks and crannies.
A non slip bath mat needs to be provided for the bath.
All the beds need to be made up (only the double was made up on our visit).
The toilet systern also needs looking at as you had to 'twiddle' with the flush to stop it running continously.
Well provided with kitchen utensils and appliances.
Hopefully the above mentioned minor details can be rectified soon.

"When we first arrived we were immediately hit by an horrendous odour in the hallway, lounge and kitchen."
Along with having the windows open a lot to try to get rid of the smell, we ended up buying a scented candle and fresh air spray to try to mask it. Both the bathroom taps were faulty and difficult to turn off. Some of the double-glazed windows are blown and could do with replacing. Little things like a lack of salt or pepper could easily be remedied. The front garden was a little overgrown and the rickety wooden seat really needs removing as it’s quite dangerous.

"Love the location of the property we enjoyed our stay very much."
However the bed is one of the most uncomfortable beds we have ever slept in. It needs replacing as do the single mattress in the upper rooms. I also felt that the departure time of 10am is to early 11am at least gives someone a bit more time considering it's an arrival time of 4pm.

Netflix excellent choice. I took my two grandchildren and my dog. Kids loved the room upstairs, very nice touch for the kids to have a separate space. The cottage was clean throughout. My only minor niggle was no washing up liquid. However I would definitely stay again and recommend it to others.

Hinderwell is a lovely village with very friendly people.
We can highly recommend the butchers.
The cottage was as expected and very well equipped. It had everything we needed and more.
There was a couple of areas for improvement. Unfortunately there was a fusty kind of smell in the cottage particularly in the bathroom. There is an urgent need to improve the plumbing . When water is run in the bathroom a very loud noise is heard in the kitchen as well as the rap running in the kitchen. When water was let out of the bathroom sink water would come out of the bathroom plug accompanied with a nasty smell.
Apart from this we enjoyed our stay at the cottage and Hinderwell. The Bay at Runswick Bay is beautiful as is nearby Staithes. Just 8 miles away is Sandsend where there is a lovely beach walk all the way to Whitby.

"Our family have thoroughly enjoyed a short break at Florence Cottage."
It is an ideal location for exploring the coastline. Beautiful beaches such as Runswick Bay and Staithes are just a short drive or walk from the doorstep. We even spotted a seal at Runswick Bay when the tide came in.
The local village pubs were closed but getting ready for opening soon. However, there were plenty of amenities, chip shops and quaint pubs a short drive away or hike away.
The cottage is cosy and very well equipped. The outside utility was ideal for sandy boots, buckets and spades to be stored.
The extra snug by the twin room upstairs was a great chill out space for our boys to watch a DVD at night.
We particularly liked the ‘dos’ everywhere... ‘do make yourself at home’.
The small patio space at the front of the property was a real sun trap. The boys were also delighted when 50 cows passed in the evening.
Hinderwell has a lovely community feel and we can’t wait to visit again in the future.

Florence cottage was lovely, very comfortable and in an ideal location for exploring the local area and further afield. The cottage was very clean and very well equipped and the owners thought of everything really, from eggs bread and milk to toiletries and feminine personal hygiene products. The space upstairs was really great for our grandchildren and meant that they had a place of there own to enjoy TV while we 'oldies' had our own space for peace and quiet. Definitely recommended.

"Florence Cottage is beautiful and I’ve never stayed anywhere so well equipped,the owners have thought of everything,I wasn’t expecting a washer and separate freezer but they’re was one in the little utility room attached to the front of the house as well as an iron and ironing board and even dog biscuits in the cupboard and dog bowls in the kitchen,they even had a slow cooker,some things were removed due to corona virus,dvds books etc but we didn’t miss them."
On arrival we found milk and eggs in the fridge tea coffee sugar and a Yorkshire Brack cake on the side which was appreciated. I would love to go again

"A lovely comfortable cottage in a quiet lane in the pretty village of Hinderwell."
Although the kitchen was a bit of a squeeze, the rest of the accommodation was spacious enough and everything was provided. Although a gin glass or two wouldn't have gone amiss. That's me being picky. Our 12-year-old son loved the attic space and extra room. Hinderwell is a great base for visiting all the other places along that part of the coast, has great walks as well as having 2 great pubs, fish and chips, and a very handy butcher/village shop. Everyone is so friendly and accomodating. We have visited the area several times before and will definitely be back.

"We were under the impression that we could park outside the cottage but you could only park there for unloading/loading the parking was further up the road."
We only realised this the next day after going through the folder that tractors use the same lane and it was not a good idea to park there, you do get a card to put in the car. Apart from this we had a great holiday the Badger Hounds and The Brown Cow pubs do lovely food and very friendly, there are a couple of local beaches well a visit.

Hinderwell is such a peaceful, pleasant place. Chip shop, restaurants, all top class. Beatiful walks, Runswick Bay 5 minutes away was a superb find, a little gem. Neighbours were very friendly and very dog friendly everywhere we went. I came for a peaceful break due to having M.E. and enjoyed the whole experience, would love to come back and most likely will.
