  • "The oven could do with a deep clean, not enough waste bags nor clear indication of recycling."

The fire pit was full of cigarette butts and could have done with cleaning out. No locks on bathroom doors otherwise very warm and comfy. We’d definitely come back, the games room was excellent as was the hot tub. The house itself was beautiful, quiet and ideally located to tour the surrounding countryside.

  • "Overall our stay was really good!"

Property and location perfect for us and our dogs. The hot tub was very scummy when we first used it so contacted pool maintenance and they came out the next day. He emptied it and cleaned it which meant it was out of action for a couple of hours. Having a nice clean hot tub was great! Inside the property were lots of candles, we lit the two in the lounge which already contained used candles, one candle fell against the holder and cracked the glass badly! We did leave a note to warn that it was broken and dangerous. Also another's candle holder set on fire whilst we were relaxing in the lounge. We dealt with it but felt it would be better if there was a no candle policy in the property. The games room was brilliant! So much fun! We would definitely return for longer as there are lots of places to visit around Esholt. Ps we couldn't find the vacuum cleaner which would have been handy! This is a great property with good bedroom combinations so suits all age ranges.

The property was comfortable well maintained. We made use of the hot tub and thoroughly enjoyed our time there. The welcome was a lovely touch. We didn't make use of the games room in the garage but there is definitely something for everyone at the property. Would recommend it to anyone.

Things we think could be better: downstairs bathroom - could do with an update and a shower curtain for the shower and tiles which cover the wall to stop it getting soaked, it wasn’t really usable as a shower. Locks on bathroom doors - and ideally all upstairs doors and en-suites! More space to storing food To know someone was coming to collect something early in the morning! Not asking us to strip our beds and leave towels and sheets in the bath by email the day before we leave - when you’re paying a lot of money you don’t expect to be part of the housekeeping process, never been asked to do this before!

Loved the games room, the snug outside and the hot tub. Comfy and beautiful bedrooms. Only things I might add would be a blind on the landing window, being able to lock the gate next to the yard behind and someone checking the hot tub every couple of days. Everything was clean and tidy and the welcome pack was above and beyond, we even had a bottle of prosseco to enjoy. We placed an online grocery order from Asda that arrived as promised with no issues, it was ideal for a large family. We thoroughly enjoyed our stay, we reported that there was not enough wine glasses and they supplied some the same day, a very prompt and polite service.

We only stayed for two nights but wished we could have stayed longer. Maybe in the future. We made full use of the games room and hot tub. We sat in it listening to the music from a festival / fete at the local sports club. The only downside was the scrap yard behind the house. They had a bonfire alight when we arrived and it didn't burn out until 36 hours later. We couldn't sit outside in the shaded area next to the games room because of the smoke from it. Apart from that, everything was great. The Woolpack pub in the village was good for food and drinks.

  • "We had a great week at Cunliffe house."

It has a great set up with the hot tub and games room, as well as plenty of space so you can escape from each other. Beautiful patios and we loved watching the bats while using the firepit. The bedrooms are well appointed, particularly the 2 ensuites. The kitchen has plenty of space but as foodies we'd have appreciated better sharp knifes than are available. Maybe a sharpener would help? I added a plastic lemon squeezer to the items, as we needed one. As others have pointed out the main sitting room's sofas need reupholstering as they are past their best, although look lovely. The garden room has more upright sofas though, and it is a great room to sit in and relax, whilst admiring the gardens. I'd definitely recommend it as a holiday location. The Woolpack served tasty food if you fancied lunch and the village has a number of walks. Hopefully we'll visit again. Thank you!

  • "Nice & cosy property in a peaceful location."

Being able to walk to the cricket club & the atmospheric Woolpack pub was a bonus, where we had a very good meal. A lovely welcome hamper was provided on arrival. Plenty of hot water and linen & towels provided were of very good quality. The kitchen was well equipped. Unfortunately our group was a little disappointed. There was food from previous guests left in the oven. Broken teapot in cupboard had leaked and left a brown tea stain in cupboard. We removed couple of beer bottles that had been left in games room. A broken leg on the lounge armchair & lounge suite was worn. Also a broken zip on the conservatory sofa. Soap container in master en-suite almost empty on arrival & dusty skirting boards in Master en-suite. Lack of wardrobes in some bedrooms. The outside table & chairs appeared not been cleaned for sometime & the fire pit table had ashes left in it. I contacted the owner re: some of the issues. She apologised for the cleaner having overlooked some things & she offered to send someone up to address the outside issues but as it was our penultimate evening we declined. Some of the above would indicate that the cleaning/maintenance could be better. We’ve previously stayed in other properties with Sykes.

  • "We had a fantastic stay for our first family holiday in years at Cunliffe House."

Totally relaxing environment and would definitely come back, we were a little disturbed by the banging and construction work going on next door but this can't be helped, and the gentleman that came to fetch the mower from the shed a couple of times was very friendly and respectful, especially when he asked if he was okay with the dog. The pool table is not like the one on the pictures which is a shame, but we spent plenty of time on it regardless, a real highlight! My only suggestion would be to have some form of barrier or gate on the drive, or where the outdoor seating area is, as this is not enclosed and we had to park our cars in a way to try and block it off as we had a dog with us - we had a few people walk by the bottom of the drive with dogs/runners etc so this was something we had to be aware of. Although the listing says "fully enclosed", unfortunately this is not true as our dog could easily get out if he chose, and there is a large space in the hedge that goes straight through to a six foot drop onto the road/pathway. So if you do have a dog that is likely to wander or is in anyway reactive, a lead is very necessary! This didn't take away from our stay though as it's still relatively private, and the whole house was lovely, decorated to a beautiful standard, and we genuinely felt like we were at home. We made use of the fire pit/BBQ, went in the hot tub nearly every day, and had an all round fabulous time. We hope to be back soon!

The conservatory at the back of the house is a lovely quiet space and the outdoor area offers different places to sit and enjoy the lovely views. The house is beautiful the pictures on line don't do it justice. The little touches like the welcome basket and bottle of prosecco so thoughtful. Lovely quality of bedding and towels. The family loved the hot tub and games room, just one suggestion to consider perhaps some sort of wooden structure to house the hot tub would make it ideal for use all year round. • "Overall nice cottage in a lovely part of the world, thanks for the stay."

We had an elderly relative with us who has restricted mobility due to a recent broken hip. We chose the property because we could tell from the pictures and description there was a bedroom and bathroom on the ground floor. What we didn’t realise was there was the big step between the kitchen and the rest of the ground floor including the bathroom and bedroom. This was really hard for her, particularly as she is small in height anyway, the step is almost up to her knee! I think this should be pointed out in the description and shown in the pictures so people don’t make the same mistake as us. I also noticed the bath was coming away from the wall in the upstairs bathroom. Also there were cobwebs up in the corners of rooms and on picture frames which is why it’s only got 4/5 for maintenance and cleanliness.

Thank you for providing feedback Nicola, we always find it helpful to hear guest experiences. I have asked Sykes to ensure that the property is advertised with the step so it is more obvious to customers wishing to book the property for guests with physical disabilities. We have taken action in terms of your cleaning comments. I am glad you enjoyed the rest of your stay with us at Cunliffe House :) Property Owner

It’s in a beautiful location - so peaceful and picturesque. The house has everything you could possibly want amenities-wise and the rooms are furnished very tastefully. We found it to be spotlessly clean and the welcome hamper was an added bonus. The hot tub is great, and the games room also added to the experience. We had a bit of an issue with ladybirds all over the front of the house on one of the days, such that we couldn’t open the windows, but of course, that’s not the fault of the house, just nature!! All six of us would love to return.

Fully equipped and everything provided that we needed. Comfortable beds and the added luxury of a hot tub and games room. So much space and lots of bathrooms. Garden areas fantastic with plenty of different places to sit even if the weather is bad. Overall, a great place to stay and would highly recommended. Just a couple of things to point out: Cellar door needs a lock, settees are a bit saggy and dated and cleaning not quite up to par - we had to ask the guy that checks the hot tub to clean the games room (it looked like it hadn’t been cleaned in a while), quite a few old cobwebs around, not nice over the cooker and outside bin filled with flies.

Hot tub was just the right temperature, beds and sofas were comfortable, the orangery was a lovely place to escape to with a book. Although enclosed, the garden is far from secure as at one point the wall is only a few inches high. We therefore kept our dog on a lead when in the garden as we thought it likely he'd jump down to 'greet' walkers passing by. A peaceful location with just a short walk to the village and the very friendly Woolpack and post office.

It was spacious, had a beautiful outlook and surroundings. The welcome basket was great. We found it comfortable and the contact staff were very responsive and attended to any.problems . Just a few issues. It’s billed as a luxury stay but lacks a few things that we would normally find in a more moderate property. So not enough bin bags, washing up liquid ,pan scrubbers etc. As we were in the property for 3 weeks we expected a clean at some point but that was not available. Again there were no cleaning products such as toilet cleaner, surface cleaner or even cleaning cloths which we had to buy. Also we were happy to sort our refuse into recycling and non recycling rather than put all the rubbish in together so maybe another bin in the kitchen for recycling. All the above withstanding it is a super property in an ideal location for walking and sightseeing.

Tastefully decorated. House was bitterly cold when we arrived. Being a big house it took a bit of time to heat up. Once heated though it was cosy and plenty of hot water. Upstairs beds with double mattresses were so high and a bit saggy. Showers in baths, as stated before, could do with a hook so you can stand up and have a shower. No hanging space in some of the bedrooms. Could do with hooks in the utility area for wet coats. All appliances worked. Table tennis table could do with upgrading. Yes, next door yard was full of solar panels and other dumped waste. But being winter we were not outside too often. Great place for large group. Just needs a few little extras.

  • "Hy. We had a lovely stay in Cunliffe House over Christmas."

But did find just a few little things that we were not aware of before booking. The main one the step from the kitchen to dining area & step to bottom of the stairs. We booked this property with my elderly parents with it having a downstairs bathroom & bedroom. But unfortunately the step as it is the width of the kitchen so no rail to use became a problem. We checked the details again and checked pictures but could not see any step or any mention of it. Saying this the rest of the property is fine. So we used the upstairs bedroom with onsuite for me mum & dad. So then my daughter & husband used the downstairs bedroom but unfortunately no wardrobe so lived out of a suitcase for the week. The pool table side was off as it obviously didn’t work properly so the balls just sat underneath and the shoot they come down is quite sharp when you are trying to retrieve the balls. Only a minor problem Saying this we all had a lovely stay and scenery is second to none. We had lovely walks and comfortable furniture. The hot tub was lovely nice & warm and in a great place to view the scenery as the sun is going down. The beds were comfortable but very high not sure why 2 mattress are needed. The shower was lovely and hot if just a small cubicle. Would i go back to Cunliffe House yes I would but obviously not with anyone who has any sort of walking aids or sight difficulties. I loved the area and im sorry i had to mention the downsides of the property but im sure they can be easily rectified even if only mentioned to make others aware. Iv already booked another sykes holiday for next Christmas so definitely not put us off

  • "The house itself is great, very spacious, nicely presented, and the kitchen is well stocked: cafetiere, tea pot (including for loose leaves), hand-held soup blender, small food processor, various utensils and trays/dishes."

The fridge/freezer is large and there is plenty of worktop to get on with cooking. A useful thing to know (if bringing a dog or toddler or both) is that the stairs can be completely shut off by the doors, making it easy to keep a toddler downstairs, or your dog downstairs (as requested). The travel cot was a good size and in good condition, as was the high chair (thank you). The location is great, and there are lots of things to do within a 40 minute radius. There are some lovely dog walks straight from the property, one is the footpath that runs past the house, the other is just up in the forest behind the pub. We really enjoyed our stay here and the house was very quiet and relaxing for the most part. The only downside is that the property is adjacent to some sort of dumping ground (behind and to the left), and on several occasions during the week, large white vans would turn up and dump loads of stuff into this waste land. This was a bit jarring to an otherwise lovely house and spot. A thing to note for any large groups, while there are 4 bathrooms, the two with a bath do not have a shower mounted on the wall (even though one of these bathrooms has a shower screen added to the bath), so the only proper showers are in the en-suites, so if you are not in one of those rooms, there is no good option for a shower. It didn't affect us, but it could easily be fixed by just adding a mount for the shower to the other two bathrooms.

The games room was a great bonus and obviously the hot tub. Overall a fantastic property in a brilliant location, we would definitely return!

  • "Had a lovely week at Cunliffe House, views are lovely, very peaceful."

Really nice hamper left on arrival lovely touch. We was disappointed that the local pub was not open probably due to COVID, be prepared to drive if you need essentials as no shops/bakers/butchers etc, the nearest really would be Guiseley. Overall we would recommend the property is a nice sized rental and the games room is a nice added extra although we did have to buy chalk and new cue tips as nothing for the pool table, And cues had no tips, could do to be looked at.

  • "The cottage was fantastic, very clean, excellent facilities, the games room was brilliant."

The only things I would say slightly need to be looked at are the directions as you get to the house, they say to go down the drive however the drive is in fact up a hill to garages. There were only a few black bin bags which we filled right to the top, only a couple of dishwasher tabs even though we were there for 4 days and no washing up cloths, we could only find a sponge. As we arrived the WiFi wasn’t working, we contacted Helen to report it and she didn’t have any account details or a number of the phone line, I rang BT and managed to get a ticket logged and it was still unavailable as we left. This wasn’t the end of the world for us as we could rather off our mobiles. The final thing was we couldn’t find any handbook for the cottage, I suppose everything was easy enough to work out but it would have been helpful. All in all it’s a fantastic place, very new decor and a place we will independently return to I’m sure.

  • "We arrived in the dark to find the information sent for locating Cunliffe House was in fact details for Cunliffe Barn?"

There were no names identifying either of these properties! Having said that Cunliffe House was an immaculate property very clean for our party of 6 adults and a 2 year old - we all had plenty of room in the well decorated bedrooms - the hamper was a very welcome addition. We all had a wonderful weekend

  • "Arrival details referred to the adjacent property and not the property booked?"

A bit disconcerting for us because of uncertainty of access code for key-safe. Web chat person was very hostile to my request for confirmation of key code!!!! Not nice!
