  • "We had a lovely week, the cottage is very comfortable and well appointed, the bathrooms and bedrooms were excellent."

However it is important to point out a few issues the most important being the outside sewar stack from the upstairs toilet which is in a terrible state, and is in fact leaking into the back yard presenting a HEALTH AND SAFETY issue. The provision of more plates for example there are no large pasta type bowls, we found a large cooking pot lid but no pot. The rubbish bins were already full on our arrival making it difficult to recycle. Having said all that we had a very enjoyable stay at this lovely cottage, but there are issues that need to be addressed.

  • "We and our family enjoyed our stay here."

The village is nice and it is central for all the local resorts. The cottage is within easy walking distance to all the local amenities such as shops, takeaways and pubs. Our only only gripe was that we could not find any local information in the cottage with regard to what we could and couldn't put in the recycling bin.

  • "Courtyard Cottage made the perfect base for our family."

The cottage was furnished beautifully and the kitchen well supplied with all utensils and equipment anyone could need. The bedrooms were comfy and spacious, only the double bedrooms had hanging space however which meant we had to share wardrobes. Both bathrooms were nice and the showers hot and powerful. We would have found a separate toilet to the bathrooms useful as with 7 of us there was often a queue for the bathrooms. The only things we would improve were the cleanliness of the floors, even upon arrival our socks were caked in filth from the floors which clearly hadn’t been cleaned since the previous guests and there is no main light in the sitting room so either you leave the curtains open giving everyone on the Main Street a view of the room or you sit in the near dark as the side lights only work on one side of the room.

  • "Holiday cottage was perfect for our week away."

It had everything we needed and was very comfortable. Excellent location and local amenities were fab. Beds were all very comfortable and cottage was warm. Bath took a while to fill/ drain but not really a huge issue. Wifi worked perfectly well throughout the house which was useful for evenings as we were too busy out and about in the day. Always managed to get parked out front or just across the road so that was easy. Great little touches for families as well such as the step in the bathroom, plastic cups and plates and a highchair (not that we needed it). A really happy holiday was had by all.

  • "Lovely cottage in a beautiful village, anything you need is within a few minutes walk."

Nice friendly pubs with good food and a park for the children. The cottage had everything we needed for our party of 6 and a dog. There are several steps in the cottage that can take you by surprise, especially at night until you get used to the layout! The garden would benefit from a little tlc, but overall happy with our stay and would recommend.

  • "Lovely cottage!"

Well equipped and comfortable. Lovely and clean too. Set in a lovely little village. Co-op a minute away, and a pizza, Chinese and fish and chip shop 5 mins walk away. Lovely pubs all within a quick 5 min walk. On street parking was never a problem and we had 2 cars. Only issue (and I’m being picky ) was the wifi. Only really worked upstairs in the property. Would definitely recommend.

  • "Lovely clean cottage, well equipped with the only improvement being the addition of a tumble dryer especially when the cottage caters for a large number, having 3 kids out of 7 of us and rain a tumble dryer would have made a massive difference, rather than bringing wet clothes home due to not being able to get them dry in time to pack, also would allow us to wash and dry the towels as using one set of towels for the whole week unable to wash and dry was not ideal."

  • "Enjoyed our stay."

Location / accommodation brilliant for a group of friends visiting the area for the first time. Great local amenities. More crockery and cutlery would have helped at times. Also a lamp or two in the dining room or dimmer switch on main lighting for better ambience for evening dining in would be a nice touch. Oven instructions could have helped though we did work things out between us.

Telephoned on Monday 13th March regarding lack of cleaning in property and issues. Sykes said they would call me back when the got hold of owner. Email sent today, (no telephone call), Friday 17th March requesting photos as evidence. Sent a number through as requested. Awaiting reply. Cottage otherwise lovely, just didn't expect to have to clean up on arrival . Hopefully issue will be resolved.

  • "Overall a fabulous property in a great location, would love to have returned at the same time next year but sadly the property was already booked."

Facilities marked down slightly because of insufficient cutlery & crockery. The property accommodates 7, but 1 set of plates and cutlery isn’t enough, some extras would have been good (maybe 10 pieces for the in between meal nibbles). There were only 6 folks, so 1 of us had to eat with a spoon, maybe a folk was lost previously, so spares are needed. Otherwise no problems at all, we had a wonderful time. Thank you

  • "Great cottage, spacious and comfortable."

Mattresses were good and comfortable. Parking on street was never a problem and it is close to pubs, tea room, food shop. Mostly the kitchen, which was very nice with a large oven and hob, was well equipped. But if I have to be picky I'd say they need to provide more than one Tea towel for a week, a pair of oven gloves and some bin liners. Also two bedrooms have no hanging storage so that was awkward at times. A few hooks and hangers in both bedrooms would have been good to hang dresses etc. If two people are sharing the twin room, one small set of drawers with some of the handles missing is not enough storage. Put some hooks on the wall perhaps. It states on the description the cottage is a 'stones throw' away from the sea, so I took that to mean I could walk it, you can't! I wish I'd checked the map before booking. It's a misleading description and Sykes need to take that wording out. The cottage is deceptional and is larger than it looks. It's probably not suitable for the very elderly or anyone with walking difficulties as it has one or two steep steps in the kitchen and dining room and a few smaller ones too. Generally it was clean and well equipped and I would recommend it.

  • "We were delighted to see the incredible layout of this cottage, which didn't look very big from the outside, but which was Tardis-like inside."

We had a lovely break, and would recommend the cottage. However, in a week where the weather was rather changeable, we would have appreciated being able to dry our wet washing in a tumble dryer, and would have liked to have more that 8 sets of plates, cutlery etc, which meant the dishwasher was needed every day.

  • "The uneven floors were of great concern as were the stools in the kitchen."

They were far too wobbly for any of us to sit on, especially my wife who suffers from Parkinson’s and Osteoporosis. A fall could have resulted in a broken bone and I’m sure the owners would prefer to avoid that happening. Also the island itself moved very easily at the slightest pressure and would benefit from a secure fixing being fitted to avoid an accident. Other than that it’s a beautiful kitchen.

  • "Courtyard cottage is absolutely lovely it’s very spacious and has everything anyone could possibly need to have a wonderful holiday."

My only slight criticism (as this is more an error on my part because I perhaps should have asked this question of Sykes upon booking) is that the cottage does have a number of steps inside the property going between the rooms that weren’t mentioned in the description. One particularly large step that caused a bit of an issue with one of our party who has accessibility problems is the one between the kitchen and the dining room which is the access to the stairs up to the bedrooms - my recommendation would be for the owners to consider installing a handrail to assist people like my sister in future so they don’t have any issues. My fault entirely for not checking upon booking but it was quite a large step and I did feel it should be mentioned as I had to help her up and down it safely so she didn’t fall. I chose the property because of the open showers due to her accessibility issues so it was a shame to then have steps inside that we weren’t expecting but it is a lovely cottage and I would absolutely recommend it for a lovely well kept accommodation.

The cottage was classic on the outside and contemporary on the inside. Our large family group was spoiled with space, which accommodated for both quiet time and family fun time. Hunmanby village was lovely, the locals were very friendly. The train station was a super link to Filey and Scarborough and saved on arguments about who had to drive back home.
