The cottage is very dated with a ripped sofa with a throw over it, the furniture needs updating, the garden furniture is unusable, it's very rusty and not fit for purpose, the shower runs hot and cold when taking a shower, the outside picture is very deceiving it looks like it is on a road but you can't get anywhere near it with a car, and have to carry everything from the side of the church, the ship is closed even tho it is advertised as being open, on the plus side marske by the sea is a lovely little village and the people are very friendly

  • "This cottage could be a truly lovely space, however it is in dire need of investment!"

The photographs on the website do not accurately depict the condition of the fabric of the building or its fixtures and fittings. The kitchen wall had plaster missing, the furniture was worn and threadbare, the carpets upstairs stained, the beds very old and the mattresses in need of replacement, the bathroom floor is also requiring attention. Sadly, some of the kitchen equipment and dishes were unusable, there were personal items of different kinds in the cupboards both upstairs and down, including clothing which we found uncomfortable. We arrived to weeds at the front door and to a blocked drain in the back yard, the smell of which had permeated the inside of the house, which was very unpleasant. Upon contacting the owners representative the drain was very quickly attended to. I sent photographs to Sykes via WhatsApp after previously contacting them via Messenger but they failed to speak to me, so I eventually stopped trying after several attempts between 24 June and 1 July. Sykes promise to call me never materialised. I am very disappointed by the level of service Sykes provided. Their lack of communication left me feeling unsupported.

Property looks very tired indeed, all mattresses need replacing, the 2 seater settees also need replacing, as we actually struggled to get out of them, the whole house feels damp making it feel cool, kitchen table needs attention as it rocks about, cooking implements, crockery & cutlery leave something to be desired, as you need to give some of them a thorough clean before using, not enough clothes hangers.

Very homely and we felt it had everything we needed for our stay. The parking wasn't an issue, easily found space on the main road and unpacked/packed the car on the lane. Small yard, secure for the dog and had a seating area. Some really nice pubs just a few minutes away, The Ship Inn and The Zetland had really nice food and everyone was very welcoming. The Cove bar was really nice and the owner really nice, telling us what to see and do in the area. The beach is gorgeous and only a 5 minute walk away, dog friendly and great for the bodyboarding. Would definitely recommend and return in the future. Thanks for letting us stay.

  • "The location is excellent, but there are some genuine problems, and also problems with the way that Sykes dealt with the problems."

I travel extensively and stay in holiday rental properties, so I’m realistic about what to expect. We payed nearly £700, including the booking fee. There are lots of good points and things to recommend it; the bed was very comfortable, the kitchen was quite well equipped, the Wifi and TV worked and getting the keys was straightforward. There’s a good variety of books, the master bedroom is nice and airy, there’s an outside toilet, a nice fireplace and the sofa is comfortable. The shower is powerful and there’s more than enough hot water. It’s a comfortable place to stay and I’d almost recommend it. But….The parking is not trivial as, being on Hall Close, it can be a bit of a walk if one has to park at the far end of it. And…. - the property does not have smoke detectors. Or rather, one had been there but had been removed and the very old one that is there doesn’t work. I flagged this to Sykes who asked for pictures; their messaging app doesn’t accept pictures, leading to a week of messages which went nowhere. Sykes didn’t seem to be at all bothered by this and repeatedly asked if we had told the owners (we did, when we noticed it) - the property is in real need of refreshing; the house smelt strongly of damp when we arrived and there was peeling paint in the kitchen, and damp patches in the living room. We had to buy air fresheners to cover the smell - check-in and check-out times are unclear. The property listing states that check-out is 10am, or 11am depending on the which bit of the listing you’re reading. The confirmation message from the manager stated 12pm. I checked the day before we left, and was told it was 10am, resulting in having to change plans to meet family for breakfast. Sykes have refused to acknowledge these discrepancies. You might want clarification before you book if this is important to you. It was important to us. - alas, the street. Most of the neighbours are lovely, friendly and welcoming. They really are. But a house 30 yards down the street is boarded up with an court order on the metal front door, and another neighbour had a domestic argument with shouting in the street and banging on the door until 3am. Your experience may vary. It didn’t ever feel unsafe though, just some houses felt run-down and a bit uncared for. Many were lovely though - the plaster behind socket behind the bed is cracked; it seems it’s only a matter of time before it cracks completely and the socket becomes very unsafe - ah, the lack of bins. It isn’t even listed in the council website has having rubbish collected (although the neighbours are…). The instructions for waste bins are to bag up your rubbish (presumably with your own bin bags you’ve bought or brought) and leave them in the back alley. In Summer. Potentially for 2 weeks. With rats, cats and local foxes. We were on a “recycling” week, and there was no instructions about what to do then. It’s a small thing, but I don’t much like having rubbish pulling up in the kitchen because there’s no way to store it outside With a little love and TLC, it could be stunning place and a real gem. It really could. As it is, it feels rather like going to stay at an elderly aunt’s, complete with faded pictures on the walls and towels from the early 1990s, dregs of previous holidaymakers’ washing up liquids in multiple bottles, a lack of hand soap and barely enough toilet paper to last more than a weekend.

We booked this as a winter dog walking break. With long sandy beach just a short stroll away and good undulating coastal walks this place was ideal, Value was added in that 250 yards from the home is the "The Dog House ", a Cafe offering excellent Barista type coffee, with humans guaranteed entry if they are well behaved and are accompanied by a dog! Within 300 yards you have various shops, cafes, take aways and micro pubs, yet as you are tucked away on a quiet street, you still get that feel of being away from all the hustle and bustle of life, a home away from home. The mattresses on the single beds are in need of replacing and the seal on the front door has perished. The light fitting in the double bedroom looked as though it had not been cleaned for some time, the door between the kitchen and the lounge area would not shut without a great effort and a lot of noise. It was bigger than we expected and located down a pretty lane. Parking was no problem by the church. The cottage had everything we needed for a family of 4. The location is fabulous, just a short walk to the left is the amazing beach, and a step to the right is all the shops. The locals were so very friendly and the whole village is spotlessly clean and cared for. We will definitely return to Yeomans, it really felt like home from home.

The beds were extremely comfortable with lovely pillows and bedding. The outside area could have nicer, some comfortable seating would have been welcome. We were disappointed that there wasn’t a toilet roll waiting for us which meant we had to head straight the shops upon arrival. On the second day the toilet began to leak from the base, I contacted the caretaker and informed Sykes. I was given a unique reference number and the name of a person who would contact me further. This did not happen and the problem was not solved during our stay. I bumped into a plumber in the road who was aware of the problem he offered to pop round the next day but never did. Luckily the problem was not too bad but just as well as Sykes took no action.

The beds are comfortable enough and there’s an abundance of towels. But, the cottage is in an alleyway with no road-side parking even for safe loading/ unloading. The internet is unreliable, off again, on again! The pots, pans, placemats, oven trays were all grimy and sticky. The rug in the living room is ragged and dirty. There was no cafetière or coffee percolator, not even a strainer to make coffee. There is a neighbourhood cat which will sneak in and run upstairs as soon as the door is open. Someone had made a comment a year ago about the toilet seat in the outside toilet being broken and it was still broken. I had to rewash all the cups/ plates etc as they looked dirty and were chipped. The place overall just seemed tired and in need of some tlc. I believe this property is managed rather than the owners doing the work as it lacked pride in the appearance.
