"All 4 of us enjoyed our time at Water’s Edge."
Loved sitting in the conservatory watching wildlife, canoes, paddle-boarders & trains. Hardly used the lovely lounge. Beds were comfy. Downstairs bedroom was a bonus. Would certainly consider a return stay as well positioned for walking or getting the bus into Whitby.
-
"Yet again we’ve had a relaxing week."
We didn’t get out much as the weather was terrible. But looking forward to our next visit.
-
"Our third stay at Waters Edge."
A lovely home from home in a delightful position overlooking the River Esk. The house is well maintained and the kitchen is fully equipped making eating ‘in’ an easy task. Beautifully situated for Whitby on foot. Decent pub and an award winning butcher’s shop just around the corner. Highly recommend this property ⭐️⭐️⭐️⭐️⭐️

"The holiday cottage was spotlessly clean and extremely comfortable for our extended family of 7."
It was equipped with everything we needed and had wonderful views of the river where we enjoyed watching the seal each day at high tide along with bird life including a kingfisher. The lounge and conservatory were both great places for relaxing, the bedrooms were very comfortable and we were easily able to make large meals and even party food in the well designed and equipped kitchen. We enjoyed the walk and quick train journey into Whitby and visiting the local area. Many thanks for a memorable holiday.

"We try and come here twice a year , it’s a perfect get away ."
Though the weather wasn’t very good this time we enjoy relaxing watching the river .
-
"It's an excellent property."
Well maintained and in a fantastic location. This was a return visit. Would certainly recommend it to others.

"The Most perfect House in the Most relaxed location."
Also wonderful views of the NYMR Steam Trains passing by . Short walk or drive to whitby. Great for exploring the Notth Yorkshire coast and Moors.
-
"We basically lived downstairs."
The conservatory and kitchen were the hub of the house where we all spent time together. Our children and partners commented that they had trouble sleeping in top bedrooms because it was too hot. But overall this is an excellent location and layout for a grown up family. Enjoyed the flat walk into Whitby
-
"Excellent location very nice property only one problem the dining area is a little small for 8 people but that is the only complaint."
It is good that you can walk into Whitby as parking your car costs 6 to7 pounds a day.
-
"Lovely Outlook, well equipped but Only one bath towel in the double bedroom for two of us ."
N ot suitable for anyone not good on steps and stairs. Needs handrail to access the decked area. I would recommend but only to Young legs!
-
"Fabulous stay at waters edge with friends."
Upon arrival we were blown away by the spacious townhouse. The outside space and conservatory area were amazing and is where we spent most of our time, as the North Yorkshire weather was exceptionally kind to us during our stay. When we did sit inside late evening, the lounge area was amazing also, such a spacious room, the entire 1st floor space, so plenty of room for all to sit and relax. Ruswarp is a pretty little village and so close to Whitby, which is an easy walk away. If feeling energetic and fancy a longer walk, then Robin hood’s bay is also walkable along the cinder path, amazing views for most of the walk on the coast. A trip to the Riverside cafe just a short walk from Water’s Edge is also recommended. The accommodation was spotlessly clean and furnished to a very high standard and really well equipped. Communication with the owners prior to arrival was excellent, and should we ever visit the area again, would definitely return here.

"Excellent accommodation in a perfect setting."
We thoroughly enjoyed our stay and would highly recommend. Thank you.
-
"Our second stay in this lovely house in a beautiful place."
A real home from home. Excellent facilities and very well equipped. Perfect. Highly recommend this house.
-
"The house was very spacious set over 3 floors."
The view from the conservatory overlooking the river was stunning. Excellent location. Ruswarp train station and busses into Whitby were a short stroll away from the accommodation. There was also a lovely canal path walk into Whitby town centre which was around a 30min walk. Would definitely recommend to stay here.
-
"Love it here."
The house is great. We didn’t use the sitting room at all,we spent all the time in the conservatory. I have already booked for early next year.
-
"An excellent property in a superb location."
Would definitely recommend it.
-
"The most relaxing perfect location Relax and unwind in a wonderful house."
-
"We had a wonderful seven days stay in this well-equipped, well decorated property."
We particularly enjoyed the conservatory, outside space, the lounge area and kitchen. It was a great base to walk into Whitby via the riverside and also the Monks Trod which only took 30 mins. We would like to stay here again in the future.
-
"Superb house for a very relaxing stay."
Very comfortable and well - equipped. Lounge in particular was huge with lively relaxing furniture and a big TV! The riverside location did not disappoint, and early morning coffee on the patio watching for the kingfisher flashing past was a highlight. Ideal location just a short walk along the railway into Whitby if you enjoy walking! Fantastic little butchers in Ruswarp with possibly the best pork pies (with Stilton) I've tasted. Had no problems all week, but very friendly guy a couple of doors down who would help if needed. Highly recommend, hope to stay there again in the future
-
"We had a lovely stay."
The house description is spot on and ideal for a family get together. The location is perfect, not too far to walk in to Whitby, but far enough away from all the crowds. Ruswarp is a lovely village, we all enjoyed boating on the river and a ride on the little train. We would definitely recommend this property.
-
"Reluctant to put this on as everyone will want to go there, but this is a wonderful house in a perfect position."
We loved every minute . We sat in the conservatory nearly all the time watching the river and the steam trains. We were there only one day and I’ve rebooked it again for the end of the year.
-
"Lovely property in a great location with all the facilities you would wish."
-
"Fabulous location, lovely property - perfect for our needs."
The owner was helpful and knowledgeable - all of her recommendations about walks, pub and shops were spot on. We were extremely lucky with the weather, but even on rainy days there would be plenty to do and the property is perfect for family games days if it’s not fit to go outside. We will be back!
-
"Had a fantastic holiday with a group of friends great space , location , nice pub and walk into Whitby Goodtimes"

"This was our second stay in this excellent property."
Well equipped & great location just a short walk to Whitby. We love it here.
-
"Terrific location and lovely house."
A couple of different easy walks into Whitby from Ruswarp meant that the car wasn't needed much. The house was great, everything we wanted. We all loved the decking, just watching the ducks and waving to the trains, a proper treat!
-
"Good sized accommodation, in a very peaceful location overlooking the river."
There is an excellent riverside cafe a short walk along the road, which we frequented often. Whitby is only a short drive away.
-
"Excellent holiday property."
Very well equiped kitchen. Comfortable beds with quality bed linen. Ruswarp is a short walk or drive to Whitby and many other lovely places. The Bridge pub is well worth a visit. The food and drinks top notch. The house is on the river which has an abundance of wildlife including seals, cormorants, swans and ducks. Perfect week.
-
"Property has a broken window lock in the conservatory."
Draft when the wind was blowing. 5th year of using this property. Great location, despite Covid restrictions.
-
"The Best most relaxing Accommodation in the Whitby Area Will be Returning again in 2021"
-
"This house is a dream come true, the cleanliness and decor in the house is outstanding, the situation backing onto the river far exceeded anything we expected; kingfishers, heron, jumping fish, crabs, and SEALS!"
!! Waving to the steam train was a treat and the proximity to row boats and the mini steam train was fab. Unreserved recommend for a family holiday.
-
"The accommodation was perfect in every way."
Extremely clean, comfortable and well equipped. The location was great for us to be able to access Whitby easily along the various paths and find quiet routes in without taking the car. Overlooking the water was very calming. Kids loved the house and garden with the river to feed the ducks and see the trains going past, it was particularly nice to wave to the steam trains. The butchers in the village is excellent, also great to have the village shop and pub. We’re were kept busy in Whitby - the beach, park and museum but would love to come back and use this as a base to explore a bit further a field and to hire boats / canoes on the river - this looks very cool!
-
"The most relaxing holiday Perfect Location Perfect Accommodation"
-
"Great location."
.the river views with the wildlife (seals) herons, kingfishers and the like made even the rainy days a treat
-
"The perfect location for a relaxing holiday."
Everything you need for the perfect family break. Easy access to whitby and beyond.
-
"What a fantastic property!"
The position is superb overlooking the river. We loved being able to spend time in the conservatory and in the garden watching the ducks and trains passing. It was like being at home - there was ample pots and pans to enable cooking and it was great to have a washing machine and dishwasher. My husband and I had the ground floor bedroom and our grownup children and their partners the top floor bedrooms - this was great as my husband is less mobile but this did not stop us enjoying time in the large 1st floor lounge which had a superb interactive TV. The butchers in the village is great and we sampled the sausages and the pies. We walked into Whitby twice and returned once on the bus which cost £1.80 each and also in a taxi which cost £6. The position is great for exploring the area but it was great to return to Waters Edge as it was like returning home. The only negative we found were the beds as we found them too soft as we are used to more firm mattresses and the bed on the ground floor creaks. We have had a great holiday in a great property and fantastic weather. Thankyou
-
"Perfect for Family holiday of 3 generations."
Superb location. Great property and local amenities. Just what we have come to expect from Sykes. Many thanks to Owners for sharing your Property with us.
-
"Water's Edge, what a little gem."
The accommodation had everything as you would at home. Loved the conservatory overlooking the River, a real nature's paradise even adding the excitement of seeing a seal in the river. Enjoyed seeing the NYMR steam/diesel trains each day and waving to the passengers. The lounge was excellent and the seating so comfy you didn't want to move. Overall we would definitely book again as it was located perfectly for us and the pub, butchers and local cafes are a must. Enjoy as much as we did.
-
"2nd family break at Waters Edge."
Fabulous property. Woeful weather!
-
"We loved this accommodation, right near the station in a lovely quiet spot on the river."
Great facilities and the owner was v responsive when we had a query. Whitby is beautiful, well worth a visit - overall we thoroughly recommend the cottage and it was excellent value. Thank you.
-
"The house is well equipped and very comfortable but I didn't consider it quiet as it's not far from a busy t-junction and I found the road noisy when in bed."
Also there is a church clock which rings every hour and the diesel trains are noisy with their loud horns. However, you do get used to it as the week progresses. The beds are very comfortable and the house felt very homely. But the steps! The stairs I found to be very steep and I'm sure we gave the neighbours a laugh as we hung onto the railings as we left and returned to the house, as each step to the front door is very high. I would recommend it to someone probably younger and fitter but it wasn't the right fit for us.
-
"We were very impressed with the amenities, cleanliness, decor and position of water's edge."
It accommodated our family of eight easily and we enjoyed the use of the terrace in the back garden which overlooked the river and the Esk Valley railway.
-
"The cottage was in a fantastic place, well equipped and spotlessly clean."
-
"We booked Water's Edge for Christmas last minute as our new kitchen wasn't finished."
It was in a lovely, peaceful location and we enjoyed sitting in the conservatory overlooking the river. The house was big enough to accommodate 6 adults and 2 children. There was plenty of crockery (although some were chipped), cutlery, glasses and pans for us. The kitchen cupboards had lots of half used jars of jam, ketchup, coffee, some out date, and there was salt in the sugar caddy! The freezer and microwave were behind the kitchen door which was awkward when someone wanted to be in or out of the kitchen. The dishwasher didn't always work first time but we always managed eventually. It was a bit of a squash seating 8 round the table. Upstairs the lounge was enormous, plenty of room for all of us, we even did one of the jigsaws in the cupboard, and we all wanted to sit on the chaise longue! The beds on the top floor were comfy, although the downstairs bed was very creaky. The property was clean but there were a few stains on the bedroom carpets. We had a meal at the Stables which was lovely and we can recommend the pies from the butchers in the village.
-
"A lovely house in a perfect spot between Whitby and Robin Hoods Bay."
We would definitely go again to the same property. The owner was very helpful.

"A lovely property sited in a great location."
It was lovely to sit in the Conservatory to watch the Steam Trains and the birds; even saw a seal in the river. Great accommodation offering everything needed for a lovely break in a wonderful location
-
"Lovely holiday hoe with great rear garden overlooking the river and railway bridge."
Loved sitting in the sun room with a glass of wine watching the world go by.
-
"Had a great Christmas week at Waters Edge."
Was so pleased that the house was exactly as the pictures with lovely furniture and extremely well kept. It was a lovely house with plenty of crockery and utensils for our party of eight. Great to sit in the conservatory watching the ducks on the river and plenty of room for us all to relax in the wonderful lounge. Local butcher in Ruswarp did amazing pork pies! Location was great - just around the corner from the great local pub where the locals made us feel very welcome, and an easy 20 minute walk into Whitby. Also visited Robins Hood Bay, a short 10 min drive which had fabulous views, and such a pretty village. Would definitely recommend the house, and would happily stay there again.
-
"The quality of the property was excellent, all of the furnishings were very good quality."
We enjoyed the view of the river and it was a bit like the railway children when the Steams trains came past and everyone was waving.
-
"Excellent well equipped property in quiet but very convenient location."

Where you’ll be staying
RUSWARP
Whitby 1.5 miles; Robin Hood's Bay 6 miles.
Situated just 1.5 miles inland from Whitby, the small village of Ruswarp lies on the River Esk, with old stone cottages lining the main street. Ruswarp has excellent amenities, including a local pub with hand-pulled real ales, a village shop and a renowned local butcher. The Esk Valley Walk runs through the village, and it is an easy 25 minute walk to the centre of Whitby. Ruswarp has a regular bus service, and the single track railway has regular steam trains running through! Enjoy an hour’s boating on the river, or feed the local ducks. Arguably the most historic landmark in Ruswarp is the brick-built viaduct. It once supported the main Scarborough to Whitby line. The viaduct is 120 feet high and when it was built it took more than five million bricks to complete. The viaduct was closed in 1965. The viaduct is now known as the cinder track, a walk/cycleway along the former Whitby-to-Scarborough railway line. A perfect location for exploring the surrounding coastline and the dramatic North York Moors.
